    This is our latest response from eLAvate (IAG): This is a common problem all over Los Angeles and there is really nothing we can do about it. Everyone should be vigilant and call the police if they see any suspicious activity. We are not going to install fences or anything like that. Kind regards, Karen

    Current tenant ( El Monte, CA) this company and managers are not professionals. Needed a sink replace its been almost 2 months since i complaint that paint was peeling, old sink, needed a new one. They dont listen to u as tenants. DONT RENT FROM THIS COMPANY!! Apartments are not well mantain, workers do mickey mouse job on repairing apartments. I had to replace my own sink and they dont want to help out. Bad company!! Keeep Away.

    Do not rent from Ingenious Asset Group. I lived in one of their properties they are terrible! I made several phone calls regarding a cockroach problem and each time I was told someone would contact me. It was not until I hired a lawyer that they contacted me and sent an exterminator. The exterminator they sent may as well have sprayed plain water because the treatment made no difference at all. This guys are horrible and they don't care about their tenants.

    Zero contact. Called to verify if apartment was available for rent and sounded like it was a hassle I was calling. No follow up. After I reached out almost 2 weeks later ( when they say approval is 3-5 days) someone randomly calls and will not leave a voicemail. I call back since it's an LA number and they say I called and no one answered, correct, I have a job, leave a message and then says you haven't seen the apartment so I haven't even run your application. What?? So are you not going to tell me? We discuss I have moved several times across US and I don't need to view I just need to know if I'm approved or not. The random man says okay. More time passes and I remember I still haven't heard back. I message again and get another random call while working and ask them to leave a voicemail and call me back on a status. I then get a text from Mark with COMPLETE LIES and it's posted below. I would NOT recommend renting here. If this is the application process, I could only imagine the horror of having to live in anything managed by this company.

    Update on 11/23: came home from a 48 hour shift to another water damage leak. Ingenious has not done any repairs for over a month since the last water leak. City Inspector already ordered repairs and nothing. I asked for mold testing on the water damaged area and they refused. As you can see, the area is infected by black mold. Water damaged my furniture inside unit and have not received replacements. At this point filling for a lawsuit.

    So I dunno if they ever realized that the previous tenant left but they're never here so how would they know.

But for now, this is my honest experience in case its helpful for anyone else who is planning to rent with Earnest Homes. First, I'll say that working with Donna Cura has been great. She's extremely professional, and has been incredibly attentive at answering my questions around lease documentation. Thank you Donna for making the lease process go extremely smoothly. My concerns so far are with the move-in experience. Move in day is supposed to be exciting - you've just made a big commitment to sign a lease, put a deposit / pay first months rent, and have gone through the process of setting up all your paperwork and utilities. Come move-in day I thought I would be receiving SOME level of PROACTIVE communication / outreach about move-in day logistics and a walkthrough of the house. Instead, my move-in experience was the opposite. It felt like after I signed the documents my move-in process was an afterthought. I scheduled a walkthrough around 12:30 PM on a Friday, and was met by Oneda, who was really only there to conduct an inspection of the house. She didn't know how the house was set up or have any instructions for me on how to use the things in the house. I'll go into detail around what went wrong. To be fair, Oneda did a great job going through the inspection and was very thorough and objective at documenting the different issues (e.g., cracks in the tiling, stains, scratches, etc.) Now, where the experience went downhill for me. When we entered into the home, there were a HOST Of things that did not go right: 1) There were three electric outlets that had not been completed prior to move in, they had no covers on them. It looked as if the team had painted but forgotten to put the covers back on. 2) There was a lot of grime and dirt on the bathroom faucets. It didn't seem like they did a thorough cleaning prior to us moving in. 3) Oneda did not have any idea on how to navigate the things in the house, for instance, there were electric blinds that were down and she had no idea how to open them. I randomly figured it out by pressing a button on a remote nearby. Not a good look for someone who is supposed to be showing ME around the house. 4) The previous owner left their front door security camera system + a nest security system(?) I'm not even sure what it is because no one explained / has explained to me what it is for. At the moment, I'm not sure if its the previous owner using it to spy on us or not, because I have been provided literally zero information on it. 5) I have no hot water at the moment. I did my part to set up SoCal Gas, but I was again not given any information on move-in day on how to turn on the water heater. I was not even told where it was located, I went to the backyard to find it, and once I located it I had no idea on how to turn on it / determine if its even working. I followed the instructions / watched a youtube video in hopes of trying to turn it on to no avail. 6) Now, the one that really started the negative impression of the move-in experience - I was not given the front door access codes until 4:47 PM, despite my walkthrough being at 12:30 PM. And the ONLY reason I received them was BECAUSE I HAD to follow up and ask for them! I sent an email at 1:40PM, which did not get a response. I then called the number around 4:07 PM to follow up and thank god for Brian, because he followed up with my account manager, Keren Mendoza, (who I believe is supposed to be responsible for onboarding us) and I then received a response from Keren on how to unlock the front door code at 4:47 PM. That is absolutely ridiculous. She did not include ANY other information required like how to turn on the water heater, or use the electric blinds, or security system. I'm still hopeful that this experience can be turned around, but I will wait until I get a response from the team to provide an update.

    I do not recommend Elevate Property Management based on my experience as a tenant since September…read more Over the past several months, there have been ongoing health, safety, and habitability issues that have not been addressed in a timely or effective manner, despite repeated notifications: * Laundry room debris and sanitation issues that persisted for an extended period * Mushroom/fungal growth in landscaping mulch directly adjacent to walkways, creating a safety concern for residents and children * Automatic fire alarm system activating late at night or early in the morning, disrupting residents and raising concerns about system maintenance * Multiple serious habitability issues inside the unit, including: * Heater not functioning during cold weather * Periods of no hot water and no water at all * Electrical hazards in the kitchen, with power shutting off when using appliances * Microwave not working due to unresolved electrical problems In addition, tenants have been informed that the building is still listed as commercial rather than residential, which has created significant permit and licensing concerns. Because of this classification issue, tenants have experienced difficulty having complaints properly addressed through LAHD, as the property does not appear to be fully recognized as a residential building in the system. This has delayed inspections, enforcement, and accountability for ongoing safety and habitability concerns. There has also been little transparency regarding resident screening, and multiple tenants have expressed safety concerns related to building occupancy. Despite repeated reports, management has often denied prior notice, delayed repairs, or sent multiple workers who were unable to resolve the underlying issues, resulting in problems recurring rather than being properly fixed. This has been an extremely stressful experience, particularly as a tenant responsible for a child. Basic habitability, safety, and regulatory compliance should not require constant follow-up, documentation, and escalation. I hope this review encourages improved maintenance practices, clearer communication, and accountability, and helps prospective tenants make an informed decision.

It depends on with you building is legal or not! But the maintenance coordinator shamelessly stated after I confronted them with the dispute he stated well I'm glad you understand This was in reference to them boarding up my yard to cover their ass at my expense without paying me I now have an appointment with the board of real estate licensing Hopefully somebody will put a stop to this b******* Because here in America if you want to pull a scam you have to pay all parties involved because we are not going to take it laying down otherwise~
