Getting approved for a lease in LA is always a HEAP of paperwork, but I really enjoyed working with Cyd, because in just ~3 emails my application process was done. It was really refreshing to work with somebody who was a good communicator, was knowledgeable, and who didn't present a half dozen custom leasing application forms. read more

Walls Property Management has been absolutely fabulous to work with. We recently moved into one of the properties they manage, and we couldn't be more pleased with our experience so far. Jim is very pleasant and clearly brings years of experience in property management, and John has been extremely helpful and responsive throughout the process. They offer an easy-to-use system for logging repair requests, and any issues are addressed quickly and efficiently. Walls Property Management has provided excellent customer service across the board. Highly recommend! read more

Absolute worst Property Management company that anyone can ever use. First off for a home owner wanting their home rented, these people take so much time with each individual that the home could have been rented over and over like 5 times. And the application process is too extreme!! Jim Walls must have been screwed over in his life multiple times and he is just disappointed with everything. They ask you for things that should not even be asked for when renting a house. They asked for 10 times more than mortgage companies selling a house to someone, which is a life long commitment. If you are interested in renting a home, do not go through this company!! They will string you along and have you paying fees to run applications that I do not believe ever get ran. They most likely use Rentspree like everyone else because this never showed on my credit report. They pretty much deny everyone, which is funny because people like myself that have extremely high credit scores and have 4 times or more the income, they just deny you because. They ask too many questions about your bank accounts, which is crazy because they act like you shouldn't spend not one cent, like people aren't supposed to live!! They are a joke and ridiculous!! I rented a home but through rentspree and it was less of a headache and cheaper and the results went fast, not weeks at a time. I pay my rent 2 weeks ahead of time and have not missed a beat. Worst part is if you call the office, they act like they don't know anything and act like there are so many departments in that tiny office. Please stop taking peoples money that you have no intentions on renting from to begin with. Jim Walls face says it all when he first meets with you. And to make it worse the claim that they will mail out a reason why you were rejected, but you will never get a letter, nor ever be given a reason. BE CAREFUL, I WOULD NEVER RECOMMEND THIS PLACE TO ANYONE!! read more

I am a new tenant at a Walls Property Management home starting in November. Jim Walls and the entire team at WPM have been so wonderful to deal with. First of all, the property is extremely well cared for and move-in ready. Secondly, the entire team made the application and approval process not only painless, but a pleasant experience. I can't say enough about this Management Company. Everyone was so easy to work with and made my family and I feel so welcomed into our new home. Thanks to the entire Walls Property Management Team! read more

I am a tenant at one of the properties they manage. Very clean and in great shape when my family and I moved in. I've needed their help in a few occasions and their response was very quick and professional, they took care of the issue immediately. Definitely recommend Walls Property for your renting needs, and the way they care for the property, I would also recommend if you are in search for a great company to look after your investment. read more

We've been renting a property from Walls Property Management since the beginning of the year and we've been very pleased. The application process was efficient, professional and thorough. Our unit was immaculate and spotless and the couple of times we've had a maintenance inquiry, the issue is resolved in a day! Jonathan is great to work with and we are very happy! read more

Great management ! Whenever anything needs attention in my unit , it gets attended to right away or as soon as possible . Marcy , who manages the building I'm in amongst others , is always on it and gets back to me right away and makes sure things are fixed immediately . Horrible company and greedy owners. Don't expect to get your deposit back as they charge you for the dumbest shit just to keep your deposit. I would never rent a place from this management company and their client ever again. If I can give 1 star, I would! read more

Walls Property Management - On their webpage, it says they are committed to respond back timely. This is not true and they do not abide by this statement. - Property Management Near Me - Northridge, California

Very prompt and professional responses to maintenance requests. No difficulty having appliances/plumbing equipment replaced as needed. Quality of service providers has been excellent. Office staff has been responsive and professional. Easy to use portal for making rent payments. All you can ask for in a management company! read more

Walls Property Management is amazing; plain and simple. We have been renting from this company for over 6 years and have never been disappointed. Our home was well cared for and very clean when we moved in and any time we have ever had a need for maintenance the response has been quick and thorough. I have been impressed that as standards for safety (such as new smoke and carbon monoxide detectors) have been state mandated, the company has come in and installed new units to make sure we are up to code. Previous companies from whom I have rented have not been the same. The rent we pay is fair and appropriate for the area. Staff has always been kind and attentive. I wish I could take with me the attentiveness and care that Walls Property has shown to my family home when we move to our new home soon. read more

I had a great experience working with Walls Property. Everyone in the main office was always very nice and got back to me promptly. Maintenance was pretty much always done in a timely manor and they would do their best at to working with my schedule. I lived at the Vassar apartments in Canoga Park in a studio and it was a super special space. If it weren't for me being pregnant and needing to move I would probably still be there. Thank you Walls Property for doing a great job making em feel at home. I usually had most contact with CydMarie in the main office and she was super kind and helpful! Thank you Cyd! read more

I had a very unpleasant experience with this company and do not recommend them. I tried to rent a property with them and was very disappointed with their inability to communicate things professionally; most importantly their complete refusal to disclose any helpful information as to why they denied my rental application. Had to call three times and email twice to get a call back about a rental unit. Finally was told to make appointment to view. Made appointment, drove all the way over there. Simply terrible all round experience. They don't answer their phones and take forever to respond to emails. Office personnel are rude and have attitude. If they are "managing" a property for you, I'd think again; They're most likely offending the best poetical renters searching for your property. If you're looking for a new place, stay away unless you want to be messed around. As an experiment, try calling their office to report a maintenance issue... read more

Due to selling our home, we just became renters for the first time in forever. We worked with Cydmarie during the application process and she was so easy to communicate with! We have been using Walls Property Management for about ten years, and we are very pleased with their excellent service. Jim Walls is one of the most honest, conscientious people we know, and he goes above and beyond to properly care for our apartment building. I had great experiences with Cyd Aloy of Walls Property Management while renting a home in Woodland Hills. A few times, major repairs took a bit longer than normal because the landlord went through their home warranty to cover repair costs. Cyd Aloy was the property manager and she was incredibly responsive each time this took place. It was a situation where Cyd had to balance everyone's requirements and did a great job of making sure we felt respected as tenants and our rights were honored, while at the same time making sure the landlord got what they needed too. Highly recommended!! read more

I recently stayed at an airbnb with Walls Property in LA, the check in process was a breeze! The apartment was nice and tidy and the resident manager and Walls Property were quick to respond. I loved the customer service and speedy responses, not to mention the airbnb was close to literally everything in Hollywood! I would definitely stay here again. read more

** IN SHORT: UNPROFESSIONAL, SCAM ARTISTS, STAY FAR AWAY** My partner and I viewed one of their properties, we paid the $30 verification and background check fee. Both of us submitted an application through Smartmove. The property management company sat on our response from Smartmove for more than a week, although we were guaranteed it would take between 24-48 hours. I called the management company and the receptionist was extremely rude and unprofessional. However, I was able to ask if I was speaking to Walls Property Management. She told me that our application was denied and that she cold not release a verbal response as to why it was denied but stated that I would receive a letter within 10 business days. Two weeks have now passed and I have not received anything. Puzzled by this, I contacted Smartmove to see if they had any information and they stated that our application passed and was approved for the rental property. However, Walls Management denied us and refuses to explain why. I believe there is discrimination at play here due to our sexual orientation. I should have read their reviews before proceeding seeing as how many people have had very negative experiences with Walls Property Management. AVOID THIS COMPANY AT ALL COSTS IT WILL SAVE YOU HEADACHES AND $30.00. read more

As seems to be the trend, my experience with Walls Property Management was terrible. I stayed in one of their properties in DC through Airbnb, for a 10 week summer stay, and our apartment had no air conditioning for 6 of the 10 weeks. It took constant emailing to finally get the AC fixed, and even then it took them four days to do so. In trying to get a refund, we reached out to our property manager, who then had us reach out to Walls, who sent us back to the property manager. I think because we're college students they felt that they could take advantage of us and basically dragged their feet until the lease was almost up and I reached out to Airbnb about it. The host denied that the apartment was ever hot, which was patently false, and refused to give any refund. Though they provided fans, both bedrooms were easily 80+ degrees, especially given that the temperature was in the 100s, with high humidity, for a good chunk of our time without AC. Can in no way recommend that any one ever uses them. read more

Hehehe I new they would remove my post because it's all factual and very much the truth! Can't handle the truth, huh guys? I just want to warn the public on how unprofessional this management company is. I'm already going close to one month and still have not received my letter, as promised on why my partner and I were denied a rental unit. The credit company already informed me that my credit was good and accepted. Walls property Mgmt. was given the green light. But for some odd reason they sat on the paperwork for more than a week and again never informed me of the reason. Please let me save you time and $30.00 if you have an application and Walls Property Mgmt. is the owner, don't waste your time and run the opposite direction! read more

Walls Property Management is a breath of fresh air when it comes to renting from them. I really enjoy how modern the company is when providing services to their tenants. I am able to make my monthly payments and send work order requests online from the comfort of my own home. I love how they reply the same day when it comes to work order requests! My heater was busted on one of those cold, rainy, gloomy afternoons and they sent someone the SAME DAY! I have never had service like this before and this is the way it should be! read more

They started off to be very good, a year ago, at least that's what I thought, Cyd was always kind and helpful, sadly they work with slum lords, they gladly take your money and frown when they have to fix something. They work with a so called contractor named Ahmad with ATS Construction, he does a half ass job! They allow you to live in less than uninhabitable living , but gladly take money that is not even theirs. A refund was due to my husband and I for having to relocate due to Black Mold and water damage in the house and Walls Property Management took it. Now, They won't return calls or address the ongoing Mold issue in the home that we pay a pretty penny for. Shame on them! read more

All experiences with this company have been unpleasant and unprofessional. We decided against renewing our lease after one year due to our experiences with them. During our last month in the property people continually showed up at our door stating they came to view the property. We were not made aware of appointments ahead of time/or asked for permission by the property management company. 90% of the time the rep from the company (Talia) stood up the poor possible future tenants. They made us extremely uncomfortable and unwelcome. All around horrible customer service. read more

I rented an apartment on Manning Ave managed by Walls for two years, and had a great experience working with them. The rent was more than fair and cost-effective, particularly for a graduate student like me. Cyd is really fantastic--she is SO responsive to emails and calls (she literally responds within an hour), and working with her throughout the rental process was easy and seamless. Walls is also good at maintenance. During my first year, we had a plumbing issue because one of the other tenants accidentally clogged the plumbing. I called Walls and a plumber arrived within an hour, and fixed the issue immediately. I've had bad maintenance experiences with other managing companies, so I was extremely grateful that Walls responded to maintenance requests promptly and seriously. I have actually recommended Walls property to a few of my friends as well (one of them moved into an apartment and is very happy so far). Finally, even after I moved out of my apartment, Cyd and Walls continued to be responsive and helpful. I had a few packages sent to my apartment after I moved out, and a Walls representative put the package inside so it wouldn't be stolen. Cyd helped arrange a time for me to come to my old apartment to get my packages. All in all, LA has a lot of terrible management companies, but Walls Property is not one of them. Highly recommend renting with them. read more

So far everything has been super smooth. Absolutely the worst company I've ever had to deal with to date. Completely negligent and unresponsive to major emergencies. I've personally had been dealing with plumbing issues in my unit that was coming from a leak in the unit above mine, to the point where my ceiling was on the brink of falling through, and requested a plumber to come out as the leak was a HEAVY stream and not even a drip at this point. Of the 30+ times I tried contacting someone over the course of 5 days read more

Walls Property was by far the most difficult management company ive ever dealt with. They are rude, don't do anything in a timely manner and totally scammed money out of us. Our pool was a green swamp for half of the time we lived in our home, we sent dozens of requests to have it fixed. They actually completely drained the pool once without our consent and filled it back up on our water bill, told us they would compensate us for it and then never did. We left the home looking 10x better than it was when we moved in and still had money taken from our deposit. When we moved in there were literally dead bugs all in the wallpaper, cabinets filled with grose stuff like nail clippers etc in the bathrooms, the garage was filled with junk and file cabinets that we had to get rid of. There was mold in the walls from a water leak that literally took them months to fix and they didnt put up proper coverage and my furniture was covered in a layer pf white dust. Really tough people to deal with. Beware. read more

Dishonest. They stole my money. I had made a reservation for a 4 night VRBO in Washington DC. I had to cancel it and did so 68 days before the date. Walls Property replied with "Reservation CANCELLED" (yes all caps). They reminded me about a $75 cancellation penalty (also seems extreme) that had been agreed to in the original rental agreement that I had accepted. They will not refund my money (so far- after many emails and no phone support) because they said I did not confirm the $75 penalty I had already agreed to and accepted. This is disgusting. I cannot afford to loose $1000. They are completely unwilling to even compromise. I would never trust Walls Property or give them any business. The lawyers will have to settle this. read more

Extremely unprofessional realtors and real estate company. DO NOT WORK WITH THEM. They are liars and do not communicate well at all. I should have had the same feeling I do now as when I began looking at their property. I was one of many people who responded to their text to view the townhouse and nobody was there to show the group of three people(myself included), the property at said time. We waited 20 mins for someone to get there. Then they lady says they are charging double the security deposit because of Covid-19, as that's a California advisement. So I said send me that link so I can read over that and she just kept beating around the question. Then my cousin calls to inquire about the info the realtor just gave me and he is told the double security deposit has to do with the application. LIARS!!! Then we put in our application and first the realtor responds that three people in our group haven't yet submitted their credit and background check for processing over. I give it the weekend, ask how we are looking come Monday and no response. Not the only time she didn't respond. Then I call and they say the same three people haven't submitted the same documents when they had but at the same time they are relaying this info to me, they fail to tell me the property has been rented. UNPROFESSIONAL. I hope they decide soon to change realtors and or management. read more

Stay away from these guys. Terrible property managers. I moved into a house and had issues with the plumbing immediately. After weeks went by they finally sent a plumber out to snake the pipes. He removed months old tampons from the pipes. He left them laying in my back yard with my dog. Walls Property Management then blamed me, a single male living alone, for clogging the pipes with tampons. How? That was just one of many terrible encounters with them. There isn't time or room to go into how utterly pitiful they are. read more
