After my reported experience, Carlo send me an additional check to add to my refund of expenses while they did the repairs for our unit. Although I am still dealing with the dust and debris, I am pacified. I am grateful that they are attentive in keeping the building in order although I would suggest a cleanup of the vents. Carlo does a poor job of retaining tenants. Comparable apartments in the area are going for lower rents while Carlo continues to raise theirs without justification. Appliances and amenities are very dated. Security measures are tenuous as best. And although they market their apartments as luxury properties, Carlo Inc management has assured me they do not maintain them as such (despite escalating rents). Property supervisor Ashley Miranda requests that tenants simply leave if they raise legitimate concerns. I have never missed a payment and treat my unit/neighbors with the utmost respect. WELCOME TO HOMELESSNESS looking for a home base for my travels Well over $100,000 in the bank, no evictions, no bankruptcy, a credit rating of 802 and 803 and an offer to pay 6+ months in advance and a "paying on time" track record didn't pass. Also, you have to turn over a lot of your confidential information and they don't want you to redact your account numbers. They also examine all your spending patterns on credit cards. My tattoos don't show and I own a serious college degree as well. SO, this is still not the correct recipe for getting a roof over your head And this was for a typical run-of-the-mill generic apartment with no balcony, no fridge, very little storage and nothing really impressive. All I ask is that there are no roaches as roommates, that my car is safe and that there are no beds, broken furniture or urine smells in front of the door. Onward....Three times income needs to be proven to them and SHOULD you need/want a co-signer, that cosigner will need financial strength of five times income which easily could be $10,000 a month, 12000 a year, on a little over 2,000 a month apartment. They also will vet you for your past residency over the last 4 years You will be asked pay $45, NOT to be returned, to do a credit check and do normal paperwork. AND LET ME TELL YOU ABOUT THIS CREDIT CHECK...... It is five pages long and is so deep it goes back to your first lemonade stand as a kid. Through it all, they know more about you than you yourself knows about you. No background check though; so they seem not concerned if your neighbor is psycho. My bank insisted on changing account numbers because I don't know who these people are and where my sensitive info will be exposed to. Carlo Inc. wants to paint the facade that they are a company that cares about their tenants. They also want you to believe that they manage their company well, but they could care less about their tenants' issues; all Carlo Inc. cares about is trying to get as much money out of their tenants as they can. I recently moved out of one of their properties, The Enclave and had quite a field day living there after three years. The "amenities" were almost always broken. The jacuzzi in our building was always breaking. The TV in the exercise room took over three months to get fixed, and at least one of the washer/dryers was always broken (without a sign saying that it wasn't working, therefore wasting $1.50 of your money). Tenants would regularly leave the gates to the parking garage open which results in numerous car break-ins (you can see all of the vehicle thefts that frequently happen at The Enclave on Crime Reports if you type in 10900 Bluffside Drive). When I brought this to their attention, management didn't do anything about this but posted silly flyers throughout the building saying to lock your car instead of addressing the real problem of telling tenants to close the garage gate behind them. What's the point of paying for secure parking if the gates are always left open? My biggest complaint with Carlo Inc was when I moved out. To move out, the Carlo Inc Manager, Valeen will schedule a time with you to inspect your unit. When she came by and looked at my apartment, she said that the only charge that she was going to charge me for was for my sink (I had a small chip in it) and for cleaning my apartment. I told Valeen that when the chip in the sink first happened and I put in a maintenance request form for it. When the repair people came, they just painted over the chip and never actually fixed the sink. Valeen didn't care and said, "Well it wasn't like that when you moved in." She initially planned on charging me for a brand new sink! After a few email exchanges with her, she decided to waive the charge. I found the customer service here to be unfair, why would they not repair my sink when I was a tenant but be so quick to charge me for it, and have it fixed for a future tenant? The time to have fixed my kitchen sink was when I initially put in my maintenance request form, not a year later when I moved out. Carlo Inc knew that I needed a new sink and didn't feel like paying for it themselves and instead wanted to take the cost out of my security deposit instead (which is why the repair people didn't fix my sink initially). Secondly, I explained to Valeen that I shouldn't be charged for my apartment cleaning. They are going to clean my unit out anyways for the next tenant, and I didn't damage my apartment in any way, so why should I be charged anything? Valeen then says that they charge all of the tenants for cleaning when they move out, again another way for Carlo Inc to be cheap and not give you back your full security deposit. I hated always having to "fight" and argue with management all the time for things that should be fair, which was my biggest drawback from the company and why I can't recommend them to anyone. It only took 3 months and 8 days to get my deposit back! Their management work ethics are very poor. One might say unbelievable since legally they have only 21 days to return your deposit. I've been living in Vista Pointe II for the best part of a year. Doing so was one of the best decisions I've made upon coming to California. The neighborhood is safe, convenient and a nice change from the noisy environment I used to experience when living in Hollywood. Briana and Hank are everything you could ask for in a manager. They were very particular about making sure the place was well cleaned and painted before my move in date. They're easy to get ahold of and have promptly answered any questions I've had. Good management is very hard to find. I remember having an awful experience with a manager of a different property. It only made me that much more grateful to live where I do now. I'd recommend this place to anyone who wants to live in a safe, quiet and clean neighborhood. I can't imagine living anywhere else and being this happy. And speaking of the Better Business Bureau, I see Valeen made absolutely no attempt to explain why Carlo Inc. apartments (Vista Pointe 1, Studio City) has an F rating. Here's a hint based on the reviews I'VE researched. First off, there's multiple break ins where management never acknowledged, ignored or failed to address. Another review states Valeen Farrar (personal defense attorney for Nataliya) jacks up the price every year. These are unfortunately just the tip of the iceberg. Anyone who cares where they plan to live can easily access these details available online for confirmation. If calls can be monitored and recorded, they obviously can be erased or deleted. Duh. What company in their right mind would actually provide us with damaging evidence to use against them? Helloooo? Valeen naturally saved the initial calls and deleted the one where Nataliya went Joseph Stalin on me. Valeen Farrar pretty much said a mouth full in her response. "SOME residents have chosen to call Carlo Inc their home." But she apparently forgot that the REST of her tenants went to the Better Business Bureau!!! One last thing, my ex co-worker got robbed at gunpoint near Vista Pointe 1 in Studio City a few years ago when she was only 16 by two black males. I had previously written a review of Carlo Inc. stating that they were responsible for an inaccurate water bill from Conservice. Since then I have learned that it was not the responsibility of Carlo Inc. and Conservice was the one at fault. Hamlet, the general manager at Carlo Inc. learned of my situation and promptly addressed it with Conservice. He did his best to resolve the situation and put his tenant first like he has always done. My wife's application was denied in one of their properties, called to work something out with them and I was transferred to NANCY, I kindly asked her why the application was denied, her answer was credit report then I asked if we can work something out, she said NO, I said why, she said NO (they didn't look at bank statements, employment verification, didn't call previous land lords, nothing of that) then I asked for her supervisor, she was even worse then Nancy, not even explaining anything or giving me any satisfaction then she hang up on me. I lived at the Windsor for quite some time and absolutely loved it. Carlo Inc was by far the best property management company that I have ever dealt with. They constantly strive to maintain the quality and appearance of their buildings, while also searching for ways to improve it for tenants. I was so impressed by and thankful for how quickly my maintenance requests were tended to EVERY single time. I wish I could say the same about my current management company! There were a few different managers during my stay at the Windsor, but all of them were very nice and helpful. The Operations Director, Hamlet, is a very reasonable and extremely professional guy. I believe they have a couple dozen properties, so I was astonished by how often he personally visited my apartment community. I do not live in LA anymore, but if I did then I would definitely rent from Carlo again. Go check them out for yourself and I promise you'll be impressed. I recommend them 10/10. read more

I have been a resident for 4 years at one of the Carlo apartments and have been very pleased with the management. My manager is very nice and takes care of any questions or requests quickly. I like that they have a maintenance staff. If there is a repair issue, I don't have to wait for days, it is taken care of right away. I don't understand the other review, maybe it was just a bad day. The building is taken care of and there are no problem with noise or other typical apartment issues. I plan on living in my apartment for many years to come. read more

We moved in here little over a year ago, in a loft style townhouse. Units are small yet well designed and cosy. Secured entrance and minimal foot traffic. There are hardly any maintenance issues and if there is one, apartment manager Bobby takes care of it ASAP. Bobby also keeps this place neat and highly functional. hi, i have been a resident for a little over 3 years at one of the Carlo Inc apartments. check this out, when i signed the 12 months lease back in 2009, there was a special of $500 security deposit plus the first and last month aprox $1000. when i left Carlo Inc, in 2012, i was on a month to month lease. come to find out 6 months after that they sent me to a collection agency saying that i owe them $600 for the security deposit. when i called them to explain why they did that, they just jerked me around, not having an answer... therefore i would not recommend them to anyone. their $500 security deposit special was just a scam, so they can mess with you at the end.
