This company is extremely unprofessional Truthfully I'm sure Fred is a great man but who he has chosen to represent him is shameful. The woman that work at the office are some of the most unprofessional and lazy individuals that there could possibly be. The supervisor Oscar is complete garbage. Their units are extremely outdated when I tried to get a new stove they sent over another used unit that was possibly even worse than the one I had before! I believe Oscar the supervisor does submit request but he pockets what the company actually buys and keeps the new things for himself or to sell and profit himself. You can tell he is a crooked guy. My lady manager is even worse doesn't do anything. But poor management in buildings seems to be the norm for this company. Currently here at their office, waiting. And waiting. And waiting. A process that should take no more that 35 minutes is taking now close to and hour because Patricia simply walks away every few minutes and doesn't return for another 15-20 minutes. They must have the slowest fax machine, since Patricia walked back there to fax a document 20 minutes ago. To add, when I would email her, instead of emailing me back, she'd call me. Of course I would miss her call, because I AM AT WORK and emailed because I cannot, at that time, take calls. This happened 2 times. When I had the chance to call her back and left a message, I didn't get a call back for two more days. Complete disregard for someone else's time is very rude and unprofessional. Very disappointing to HAVE to work/deal with such people. I'll add that I own a rental property in AZ, and if I knew that my property manager was this way, oh! I would switch in a heart beat. I lived in a one bedroom apartment, 4th floor, with stunning views and a huge master closet in LA for a price that is unheard of. Due to COVID I have since moved out, but I wanted to take a quick moment to write a review for Eric Giel the Supervisor of my building as well as Henri, the property manager. While the apartment itself is a gem and everyone who visited wanted to find something similar, I am very grateful that when I made the decision to leave, Henri and Eric both made the process easy. Moving is a nightmare, but they really made it efficient and painless. While I lived in the building on Mariposa Ave, Henri ALWAYS answered my calls and texts regarding any concerns I had and I felt very safe and comfortable with him as my property manager, a rare find in any apartment living situation. On Sept. 27, 2023, my kitchen faucet was being replaced because of multiple leaks in the faucet. After the new faucet was installed, the hot water came out full force, but the cold water was only a small, pencil-thin stream of water. I told the plumber that this was not going to be acceptable as BOTH the hot and cold water needed to be full force. The plumber told me that to fix the thin stream of cold water, that would entail more in-depth plumbing including taking the pipes apart to see what was causing the clog (which was creating the small stream of cold water). He said that he would need to come back another day to fix it as it would take a couple hours and would need to be rescheduled. Also, he said that the water to the whole apartment building would need to be shut off for a couple hours while he located and fixed the problem. All of this was depressing news to me and would have inconvenienced not only me but the other tenants in the building, who already had to deal with the water being shut off, for 30 minutes, while the new faucet was being installed. The plumber contacted Oscar Hernandez and told him about the pencil-thin stream of water coming out of the cold water faucet. Oscar told the plumber that before they reschedule to come out again, and begin taking pipes apart and shutting off the water to the whole apartment building for a few hours, he would like him to try another option to see if it might work to solve the problem. The plumber tried the other option and, miraculously, it worked! The material that was clogging the cold water pipe shot out, and the cold water began coming out in a full force stream. I would like to thank Oscar for coming up with another option, on the spot, to fix my problem, that worked and saved me, the other tenants and the owner a second visit out, and a lot of inconvenience and expense. read more

We live in a property managed by Fred Leeds. I have never had a less attentive on site manager. They don't respond to emails or phone calls. The regional manager Elena, has spoken to them on a number of occasions and they just ignore her. If I did my job this poorly I would have been fired after the 3rd, 4th 5th complaint. We're into the 20's and 30's as far as how many screwups they allowed. I have the regional manager, Elena's phone number on speed dial because the on site managers are a mess and don't do anything on the property to assist the tenants. They aren't available on weekdays or weekends. When we ask them to let the contractors that they've scheduled and hired into our apartment because we're at work they just don't. My oven didn't work for almost 6 months and they did nothing until I got the regional manager involved. We had multiple roof leaks that we were told were repaired and weren't. The previous companies that have managed this building were great. Fred Leeds is not on top of things at all. I would never hire them to run a lemonade stand never mind a property that I own. We love our apartment but they are making it a terrible environment. Since they've taken over more than half of the residents in our buildings have left. I would run far away from this company if I were you. read more

I lived in one of their properties for 2 1/2 years (7005 Lanewood Ave / 7000 Hawthorne Blvd - same building). The pricing is much cheaper compared to the apartments surrounding it but the place is infested with cockroaches. The previous manager, Josh, was actually a great manager. When we had cockroach sightings, he immediately fumigated it and we wouldn't see any for a while. Ever since he moved elsewhere, the new manager, Angela, has been a nightmare. She's horrible at communicating, does not respond or follow up, so you can imagine when I had cockroach issues, it got significantly worse. They installed a new trash chute, and I'm not quite certain what happened, but my assumption is they must have punctured a hole in the wall somewhere. And ever since we've been killing on average 15 cockroaches a day. It's gotten to a point where I'll walk down the hallway of the apartment building and see cockroaches crawling on walls. The worst was when a cockroach fell from the ceiling right onto our dinner table, and that was the day we decided we can't handle it anymore. We've been roach gels, baits, motels, sprays, fumigation, nothing. And the manager could not care any less, neither does Fred Leeds properties. I've talked to tenants in the apartment, and they're all starting to realize how big the cockroach problem is, and they've unanimously agreed the apartment manager is terrible. read more

I'm more here to praise our Building Manager Elana Urias than I am to bury FLP. I've lived in an FLP Apartment for almost two decades now and am beyond disappointed by their performance. However, Elana has been fantastic, always advocating for us despite her Sisyphean task in doing so. If you are looking for a Building Manager and you are a decent company, she is perfect and you will have a very smooth situation and happy tenants. If you are like FLP, you also need to hire her because she is the only thing that will keep your renters from revolting or (more realistically) not caring enough to treat your property well. read more

This is the most horrible-place I've ever lived!! They are very unprofessional and rude!! They keep raising the rent and won't fix anything that needs fixing. Every time it rains the ceiling gets covered in fungus. And then the paint starts peeling. The heater never works. Instead of putting in a new one they keep sending a guy that sweeps it and lights it and then it stops working again. And it only takes them about two weeks to send someone. The gas line for the stove is not even the proper line. They have a huge laundry pipe for the gas line instead of an actual pipe for the stove. Roaches is a huge issue!! Waiting 7 years for a changed of carpet. When I moved in they told me they washed it because the tenant before wasn't living in the apt for very long. So it wasn't new. And when they do send someone to fix whatever problems there is, they are so unprofessional. They leave all the paint they scraped off the ceiling wherever it fell! Their dirty shoe print is all over my couch! The potty they used to cover up the mold dripped all over my new curtains and couch. They didn't even care when I call to complain. When I called the emergency number no one picks up. Can't leave a voicemail because the mailbox is full. No one returned any calls. They show up in your apartment without giving you a notice, which they are supposed to do 24 hrs before. They don't let you know that they have been in your apartment unless they have been caught. They thought no one was home and just used their key and walked in! The doors doesn't work at all. Lock and close them, then push on them and they open right up. Even the main door! And when you tell them it needs to be changed, they said not enough people report that their doors aren't working properly. So sorry I ever moved here!! Can't wait to leave‼ read more

Love our building, great space, great views. Some unresolved plumbing issues, but will work those out. On-site management is pretty much MIA and never responds to us when we attempt to contact them. However, so far, contacting the FLP main office has been a good experience if we have maintenance issues or building questions that our on-site manger tends to ignore. (Caution: The Fred Leeds web link here is unsecured with dead links, stock photos of happy people, and no property information available whatsoever. In fact, it could pass as a fake phishing site if I didn't know any better.) We told them about this in May 2015. They ignored us and now we have a major leakage with major water damage. Man, I struggled getting INTO one of their properties AND getting OUT of it. Everything is SO DIFFICULT even when you present everything they ask for. You do your due diligence and they simply don't do their job. When I first moved in, I had to escalate things by cc'ing everyone under the sun for things to get done. You leave voicemails (or messages for those who somehow still don't have voicemails set up) and no one ever returns your calls. You send emails and no one replies to you for a few days (even after repeated follow ups). I have been able to get things done by going in there and physically speaking to someone but sometimes even that isn't enough cuz they route you to your properties' management or someone else. Fine example, it literally took like 3 weeks to get the okay for my approval and it only happened because i went into the office to get my deposit back since I was under the impression that I hadn't been approved. Prior to that, no one was answering my calls or emails (which is why I thought I hadn't been approved) but it was because no one had done anything on my file. After i went in, i was approved within 24 hours. What a surprise! In getting out, I was told multiple things by multiple people leading me to finally get in touch with a manager who summed up how I have always felt about the staff by saying "which one of my idiots told you that?" The individual knows of the staff's incompetence. No one knows anything yet act as if they do. Truly makes you want to pull your hair out. So to summarize: Do they have decent properties? Sure. Will you have a hard time getting in those properties? Absolutely. Will it be your fault? Most likely not. Did it eventually get done? Sure. Would I recommend them? I mean, as long as you know what you're going to be dealing with, then go for it. The property I lived in was well maintained and was safe so I can't give it a 1 star as much as I would like to. read more

Hot water is constantly running out at random times and when they come and "fix" it it'll occur again next week. They have broken my walls to fix tubes and take weeks to put it back together. I've been impressed by this management company for some time. My friends live in one of there buildings. So I took a shot and moved into one of their other buildings near by. Inside the apartment very well designed with the tenant in mind. The maintenance crew is on standby to help fix any issues, that may occur. Haven't had many and nothing out of the ordinary. The on-site landlord Denise has been awesome. She's made moving in and living in the building a seamless process. I've since had other friends move in and enjoy the experience here as well.
