I live at 563 N Hoover and management is terrible. They never get back to you or help and are virtually unreachable as you can't contacgt them directly by phone. There is zero insulation in the building so you can hear everything upstairs even a conversation, the walls shake with footsteps, etc. Management doesn't inform anyone when there will be constuction etc upstairs like most buildings would. Neighbors have complained multiple times about someone letting their dog poop all over the astroturf roof, and the issue has never been resolved, management didn't send out a note to us to ask us to stop, or anything. The alarm elevator on the first floor starts going off every day and we can't do anything about it because management is unreachable. If you have a timely issue- forget about getting any help with it. Do better. Respond to our emails. Notify us of construction in units above ours. Take care of the elevator and dog poop and insulation issues. The rent is way too expensive to justify the complete lack of care. read more

Paid first and last months rent, plus deposit, had all utilities transferred to a unit owned by Highpoint. An hour before I was to pick up the keys to the property (truck loaded with belongings) I was told I couldn't move in bc of a plumbing issue. A blatant breach of contract and had I the time and energy I would have contacted an attorney as Highpoint held my money until I (essentially) agreed not to sue them for all I was obligated and pressured to pay. Highpoint offers "Micky Mouse" type units to lure you. They will press you to move into a rental ASAP to lock you into a property they know has severe mechanical/electrical/plumbing issues. They will avoid communication to buy themselves time after they take your deposit knowing you have little choice when you need a roof over your had. All it takes is one person who has the time and ability to put finances on hold to take them to court. If you are reading this, you likely have a case. In LA county there are tenant rights attorneys who offer services pro bono. Check into it before signing anything with Highpoint. read more

Here's a part of my list: 1) multiple outlets not working/broken 2) no window screen in bathroom 3) everything is FILTHY 4) bent window frames in front 5) Front door has a hole that was poorly patched. This is a safety issue. 6) bathroom sink is leaking water 7) base of toilet is cracked 8) no shower rod/holes aligned wrong 9) paint is spilled everywhere in every space 10) wall in bathroom is full of water damage 11) dead bugs everywhere 12) shudders in my room are broken 13) window screwed shut which is illegal and causing indoor temperatures to become almost intolerable 14) possible black mold on ceilings It's been 4 days and still not a place thats safe or habitable for a tenant. I feel scammed by this property management. Their leasing office lied, rushed me to sign and left me with this and they're making me wait still. DO NOT WORK WITH THEM. I specifically want to thank Eddie - the last month of my least my property switched ownership to Highpoint and I was skeptical and nervous because the move out process is very stressful. However, Eddie was incredibly response, attentive, and supportive, and he was able to work with me. My apartment lease was actually acquired by Highpoint after being managed by Mashcole. We were quite impressed with their online portal where everything was accessible from paying monthly lease to general communication. Recently due to personal reasons we had to move and end our lease. That was easily initiated through the portal where we set up our moving date. We're very impressed by Highpoint's move-out process, especially with their inspector Eddie. He came by to inspect the premises and gave us a fair assessment. He was able to differentiate between the wear and tear that happens when living in the apartment and the damages that were already present in the unit before we occupied it. I've lived in my apartment for close to 10 years with HighPoint managing it the last 2 years. During those 2 years my rent has gone up more than the previous 8 combined (I live in a rent controlled building) and when I asked about the rent increases they wouldn't respond. I'm still trying to figure out if my rent increase was/islegal or not. Update - After being told my apt was not a part of RSO when I check my lease it definitely says it is a part of RSO and also says the max increase will be 4% a year, not the 9.9% HighPoint is charging. read more

As a tenant and having had experienced their service for now more than 6 months, I can say they are the worst management company I have ever experienced. If your building is managed by them, good luck, and if you haven´t moved yet to a building managed by them, don´t move. They are very disrespectful and don´t take care of the problems in your unit. Our building is always dirty (they have never cleaned the building while the prior company had someone here weekly), the communal laundry machine keeps getting broken- so you load all your clothes in the washer and the machine just stops working and all your clothes are soaked and the machine full of water, and they are very disorganized when you need service in your apt (for example plumbing- I had service scheduled and stayed at home to wait for the plumber and someone not just didn´t show up but I got a notification that the service was completed). I wish I could rate with 0 stars. They will not communicate with you after they get you to sign the lease. We called Emily upwards of 30 times and each time she acted like she had no idea what the situation was. Each time she said she would have a leasing agent call us and never once did we get a call back. When we asked Emily why she said she had never talked with us before. Literally every time we call, Emily answers. Try it out... call them and ask who you're speaking to. We also put everything in writing with pictures, dates, times, etc and they just do not answer emails either. The other tenants literally changed the locks (without notifying High Point) before we could move all of my daughter's belongings because they were angry she was leaving at the end of their lease and High Point did nothing about it. As a tenant in West LA, I had been through 3 different property management groups before Highpoint came in. They were extremely helpful and took care of every issue my unit and the building had In a timely manner. When building issues got bad, their supervisor would give me call to give me peace of mind. When I had to move out, Highpoint responded professionally, returned my full deposit, and wrote a lovely recommendation letter for me to use on a new apartment I had applied for. No sound proofing we were yelled at repeatedly over sound when we just walked around our complex and in addition to that our upstairs neighbors have been INCREDIBLY loud again I assume due to the lack of sound proofing. This is the nastiest building I have EVER lived in in my 32 years, at luxury prices to boot. I pay $2095 a month for a unit that is advertised as newly renovated. I have had a MASSIVE roach problem since November, and as everyone (besides Stacey, the idiotic maintenance coordinator) knows, roach feces and droppings are toxic to humans when inhaled. I only just had my third assessment today, Feb 3, after one treatment that did absolutely nothing. They are inside of my dishwasher and my washer/dryer, my personal items including small kitchen appliances that now need replacing, and I cannot even cook because the roaches come out to eat any time I chop a vegetable. This would be terrible on its own if not for the absolute nightmare of a maintenance coordinator Stacey. She is not only incompetent, but also incredibly rude and disrespectful. She has gaslit me, talked down to me, hung up on me, and flat out refused to do her job. It takes a LOT to anger me and I am now LIVID with the way I've been treated by Stacey and the rest of the staff here the last year. And on top of all of this, I was illegally without heat for a MONTH in the end of November/December, which according to California Tenants Rights, makes the home uninhabitable. I should have been given the full next month of rent off for this uninhabitable condition, but the landlord offered $200 and I negotiated it up to $500, which last time I checked, is not a full month of rent. I could not live here for a MONTH. TLDR: RUN FAR AWAY from Highpoint! Do NOT buy into the fake 5 star reviews! It is a ROACH MOTEL. read more

I have never come across a more irresponsible company than Highpoint. I had a situation in which the other tenants in my house sent me harassing messages and forced me to move out that very day. Although I was going through horrific abuse by those housemates, Highpoint refused to answer any questions I had or help me end my lease. When my 1 year lease ended (and I had been paying my rent, even without living there anymore) they still would NOT let me out of the 1 year lease. They made excuses until the other tenants found a new roommate. After this, Highpoint told the other tenants that is was up to the tenants discretion how much of my security deposit I got back. Of course the tenants made lies and excuses to not let me get my security deposit back (even though I left my room in great condition). Highpoint is UNPROFESSIONAL, predatory to young renters, and just cruel. DO NOT RENT FROM THEM. Once they get your money, they don't care about being professional. read more

I can't tell you how phenomenal they've been, and this was before COVID - during 2020, they were incredibly responsive and understanding. Lived in their 563 Hoover St property for a year. Was forced to move because of excessive noise from the neighbor above us. I would wake up almost every single morning at 6AM-7AM from running, screaming, banging, you name it, and then the noise would continue right when I came home from work. The only solution High Point could offer was a "friendly neighbor approach" because they refused to install sound proofing or administer noise complaints despite our countless videos proving that this wasn't normal noise, it was excessive noise. This building was built in 2018 and they installed no sound proofing. You can literally hear people's conversations through the walls. The neighbor eventually just stopped answering our respectful texts about keeping the noise down and the noise never stopped, in fact it got worse. We learned that we were not the only unit complaining -- the unit next to this neighbor was complaining as well, along with the unit next to us -- that's 7 people's lives that this neighbor is constantly affecting. High Point refuses to do anything and now this apartment is a revolving door for tenants. On top of all of this, when I was touring this apartment I told High Point representative Avi that we were moving because our last apartment was extremely noisy. This would have been a great time to tell us we would be living directly under the only noisy apartment in the entire complex (there's literally only like 9 units), but he didn't because High Point just wants your money. While we were dealing with this issue for the entire year, Kaila from High Point was very slow to respond and did not take our feelings seriously or ever apologize. I'd love to see you both live like this for a month. But I'm sure you don't have to because you both live in luxury sipping on your cocktail while your tenants are suffering. DO NOT support High Point and DO NOT live here if you are sensitive to noise. read more
