Over time, I've submitted quite a few maintenance requests, and every single one has been handled in a timely manner and with exceptional care. Most recently, they completed a major flooring project in my apartment, and the team they brought in worked quickly, efficiently, and very carefully around my furniture. The finished result exceeded my expectations. What stands out most to me is the responsiveness. The property manager and maintenance coordinator have consistently responded quickly, communicated well, and found vendors who didn't just resolve the issue but often went beyond what I expected. It's easy to complain when property management gets things wrong, so I think it's equally important to acknowledge when they get it right. I'm very grateful to live in a property managed by a team that clearly cares about maintaining the building and making sure their tenants are comfortable in their homes. After repeated requests to have a plumber sent for a sink that would not drain, Howard Management is now attempting to charge us for the service call. Even more concerning, they insinuated that because we are parents, we must have caused the issue by putting baby wipes down the drain - a completely baseless and frankly insulting assumption. Why on earth would one put wipes down a sink drain... It's disappointing to see how far this management company has declined. Rather than addressing legitimate maintenance issues professionally, they seem more interested in shifting blame onto tenants without evidence in order to save a couple hundred bucks here and there. I would strongly caution prospective tenants about how maintenance concerns are handled, and landlords / owners. read more

just to keep highlighting this company's pitiful behavior, our laundry room has stopped working for the 9th time this year. they send us texts at least once every 3 weeks about an emergency water shut off and ask for us to be available for "plumbers" come through our units. despite the countless failures in pipes, plumbing, laundry etc they have yet to attempt to resolve and howard management just tells us suffering residents that "our hands are tied. it's Agnes and Bill the owners who refuse to pay to fix anything" seriously do not rent from this group. read more

Customer service needs serious attention. I was told an opening to my windows in my bathroom didn't lead to anywhere. But in reality, there was a open space outside of the pool area that leads to the space right outside of my bathroom window. A man climbed through the open space in the front of the building near the pool. He then proceeded to climb through that space that at once been barred up, and that was now rusted and bent open. He climbed through that space and lifted himself up into my window. He was standing behind my bathroom door. And the police are now involved after a long night of chaos and and trauma. The customer service that has been given and or empathy on site has been not great. The police did prove how this person got into my home and I felt like my concerns are not being taken seriously no one has come to secure the space and they are violating codes when it comes to my safety. For the safety of tenants, they should of lease boarded it up today. I am greatly concerned about the safety of where I live. Highly unnecessary, avoidable, unsafe and disappointing treatment during a serious matter. read more

About a month ago, we needed some sudden plumbing work done. By its nature, it was an emergency. Just wanted to stop by and thank HWM for all their hard work. Most recently an unreasonable tenant moved in downstairs to us and since moving in they have caused us many inconveniences. Some of which have required work being done in our unit for access into theirs. Needless to say that due to the nature of the work my partner and I had to miss work to accommodate the workers, our home becoming covered in dust numerous occasions, and it affecting our health. Over all though, HWM, specifically Joe, Becca, Ashley, Fillip and some 3rd party techs like the painter & dry wall installers made the experience a lot more bearable than it would have been if we had a different management company. Granted there were many hiccups along the way but ultimately HWM did what was right in securing our home was taken care of. I am very happy it wasn't an uphill battle and they took care of us. Impossible to get into contact with. I've left several voicemails and texts, which are all unanswered. I've gotten in contact a couple times with someone over the phone when they decide to pick up, and they have never followed up with a call or email to remedy my issue as promised. My apartment complex had switched management companies and they incorrectly charged me for rent on autopay during the switch on 5/1. It is now 6/24 and they STILL haven't resolved the issue and paid me back for the full month of rent. read more

We had a good experience renting from Howard Management. We had a short term lease, for 9 months, while our house was being renovated. Howard management was flexible when it took a little longer than our original 6 months, even down to the last few weeks when we had to extend. They were also very prompt with any maintenance issues we had. My only complaint would be that the apartment could have been cleaner when we moved in and some of the maintenance things could have been done before we moved in. Many of the reviews I have read refer to the status of the neighborhood or things in the rental that are partly just due to age. As a landlord myself, I know that if I don't approve things, my manager will not do it - so blame the owner, not the manager. In addition, if you move into an old place, don't expect new windows - you have a right to check the windows before you sign the lease. I feel like blaming the manager in many of these cases is misaligned. Our experience with Howard Management was superior to many other leasing companies I have dealt with over the years. read more
