After repeated requests to have a plumber sent for a sink that would not drain, Howard Management is now attempting to charge us for the service call. Even more concerning, they insinuated that because we are parents, we must have caused the issue by putting baby wipes down the drain - a completely baseless and frankly insulting assumption. Why on earth would one put wipes down a sink drain... It's disappointing to see how far this management company has declined. Rather than addressing legitimate maintenance issues professionally, they seem more interested in shifting blame onto tenants without evidence in order to save a couple hundred bucks here and there. I would strongly caution prospective tenants about how maintenance concerns are handled, and landlords / owners. read more

About a month ago, we needed some sudden plumbing work done. By its nature, it was an emergency. As a renter, I emailed the company and within minutes, they came back to me and said a plumber was on the way. I was really surprised at how quick the process was. It's like, they were on it! From the time I emailed the manitenance department to the time the plumber had gone. (having completely fixed the issue), it was about two hours. Super quick. read more

Just to update and continue to caution renters. They raised all of our rents in retaliation for writing yelp reviews and requesting repairs. They threw a giant tarp of plastic onto our roof instead of fixing the leaks. Now, with the wind...the tarp has fallen off and is dangling by a thread. Video attached. Very poor building management. Residents constantly have to follow up on maintenance requests. Things take weeks to get completed, no sense of urgency. The gate on our property had been broken for months and we constantly told them it was a major security issue. Homeless people were roaming the property and packages were getting stolen due to the gate not locking. They clearly didn't think this was an urgent issue. The maintenance coordinator Carolina Lopez is slow to respond to emails and lacks follow through. Poor coordination between her and the vendor. She doesn't know what has and what hasn't been completed. She needs to be replaced with a more competent individual. She lacks the skill to manage a historic property. The vendor they use for repairs performs low quality work and the crew lacks attention detail and often leaves behind a mess after the work is complete. read more

I've worked with Howard Management for several years now and they are a professional, easy to communicate with and friendly management company. I would recommend them for your property management needs if you own an apartment building in Los Angeles, particularly Santa Monica to Hollywood area. The vendors they use are reliable, trustworthy, and fairly priced. For those reviews attacking Howard Management - understand they are a property management company, not owner/operators. So if something isn't fixed to your liking it's not Howard Management's fault - it's that particular owner. Howard Management is the intermediary between the tenant and owner/landlord. Just wanted to stop by and thank HWM for all their hard work. Most recently an unreasonable tenant moved in downstairs to us and since moving in they have caused us many inconveniences. Some of which have required work being done in our unit for access into theirs. Needless to say that due to the nature of the work my partner and I had to miss work to accommodate the workers, our home becoming covered in dust numerous occasions, and it affecting our health. Over all though, HWM, specifically Joe, Becca, Ashley, Fillip and some 3rd party techs like the painter & dry wall installers made the experience a lot more bearable than it would have been if we had a different management company. Granted there were many hiccups along the way but ultimately HWM did what was right in securing our home was taken care of. I am very happy it wasn't an uphill battle and they took care of us. Impossible to get into contact with. I've left several voicemails and texts, which are all unanswered. I've gotten in contact a couple times with someone over the phone when they decide to pick up, and they have never followed up with a call or email to remedy my issue as promised. My apartment complex had switched management companies and they incorrectly charged me for rent on autopay during the switch on 5/1. It is now 6/24 and they STILL haven't resolved the issue and paid me back for the full month of rent. read more

We had a good experience renting from Howard Management. We had a short term lease, for 9 months, while our house was being renovated. Howard management was flexible when it took a little longer than our original 6 months, even down to the last few weeks when we had to extend. They were also very prompt with any maintenance issues we had. My only complaint would be that the apartment could have been cleaner when we moved in and some of the maintenance things could have been done before we moved in. Many of the reviews I have read refer to the status of the neighborhood or things in the rental that are partly just due to age. As a landlord myself, I know that if I don't approve things, my manager will not do it - so blame the owner, not the manager. In addition, if you move into an old place, don't expect new windows - you have a right to check the windows before you sign the lease. I feel like blaming the manager in many of these cases is misaligned. Our experience with Howard Management was superior to many other leasing companies I have dealt with over the years. read more

I 'm also always amazed at how quickly they respond to maintenance requests. Even if they fall on a weekend -- like this past weekend. I lived in my apartment under Howard Management group for 3 years and they were excellent. This is the first time I have had building management that actually cared. They replaced my broken wall heater immediately upon calling in the request. I also called about a side gate to the property that needed a new latch, as it was blowing open. It was fixed the next day. I also asked for some wall outlets to be upgraded and the electrician called me within an hour to schedule. They also don't charge any pet fees or pet rent as most other places take advantage of doing. I moved out after 3 years and got my full deposit returned within 20 days without issue.
