I didn't have a good experience with this company. My unit became uninhabitable from years of water intrusion from negligent building maintenance like basic waterproofing and landscaping. Effects include reoccurring mold, constant fungus gnats, and structural decay in the flooring and framing. The estimates for repair are expensive, so only cosmetic repairs were ever performed. All of the issues in the unit and building continue to exist and will likely be sold to prospective renters without disclosure. Everything is available as LA County Dept. Public Health or Burbank Code Enforcement public record. While the company owner failed to maintain the implied warranty of habitability, he did raise rent by $300, introduce a $35 fee for online transactions, charge for estimated water usage, add chargebacks for repairs and ultimately evict me from the property. The property. 3610 W. Chandler Blvd. Unit #A, remains in a state of uninhabitability currently. The company presents itself as corporate professionalism, but it's just a sole-proprietor with a high-turnover staff that's incompetent on its best day. The conditions pictured still exist. My landlord is getting ripped off. SIG has been dragging its feet sending me the simple addendum to add a roommate. It is in their contract that they will handle the rental paperwork and instead they are playing games. First they claimed they would send me a simple addendum then three weeks later they have attempted to entrap me in a new contract instead. This situation is highly unprofessional. Bait and Switch, the week before the new roommate moves in. SIG claimed it was fixing the building plumbing and I had no leak in my unit. Then the next day after they 'fixed the plumbing' the pipes burst under my kitchen sink due to the water pressure changes they made. I called the SIG 24-hour emergency line and they said they would have someone contact me. 2 hours later no one contacted me, so I called again and this repeated all night. 8 hours later my kitchen is flooded at 3am and there is no one calling me to tell me how to turn off the water nor to schedule an emergency maintenance on the plumbing. The entire kitchen is drenched. SIG 24 hours emergency maintenance is a marketing scheme not a reality in my experience. We are on the 2nd floor so the water flooding the kitchen will drop down on the tenant below us. read more

I'm really surprised to see one-star reviews--our experience with S.I.G. has been fantastic over the past 6 years. We've rented the same home that whole time and have consistently found them to be responsive, fair, and easy to work with. We've never had to chase them down to get something handled--they're just on it (and you can log into the tenant portal and check the status of your maintenance requests). Angelica (Team Yellow!) is usually our main point of contact, and she's always been very helpful, responsive, and a pleasure to deal with. Jessica, the property surveyor, comes by once a year to do a walk-through and flag anything that might need attention. She's also lovely to work with. The company has a tenant portal where you can make your maintenance requests and see when a technician is contacted--v. helpful for peace of mind. And in California, property managers aren't required to do annual HVAC maintenance, but S.I.G. always sends someone out before summer begins to make sure the unit is running efficiently (I'm actually waiting for that visit now, which reminded me to write this!). As for rent--while I don't know if pricing is set by the property owner or S.I.G., I will say this: if they'd raised our rent by the maximum legal amount each year, we'd be paying over $1,000 more per month. Instead, the increase has been a little less than half that--which is also less than the (skyrocketing! untenable!) market rate in our neighborhood. That stability has kept my family in a home we love (and walking distance to my son's school!). Bottom line: We're very happy with S.I.G. and grateful for how they've managed our home! read more

If you have dealings with Tiffany you can expect 3 inevitables: 1.Being ignored 2.Mistakes 3.Incomprehension of communication In all my years of property management, I have never met a less reasonable "professional" than Tiffany I was helping a family friend secure a place while they were undergoing a difficult life event. Was accepted for a lease in writing and received the lease. This unit was vacant for 6 months. Our conversations were stripped with Tiffany's mood swings. The outcome of the situation was entirely based on her current emotional state. We spent 6 days trying to get a hold of her on the phone. Tiffany gets confused easily, spirals and then cannot receive any new information. Poor Kyle has the weight of the world on his shoulders defending her. read more

I've been working with SIG to help manage a multi-unit property for about 6-7 years now, and would not hesitate to recommend them for any rental property management needs. I did go through a couple of newbie managers (they both left SIG within the year) before landing on Angelica Idiaquez, and we have been SO smooth sailing since. I trust her and her team to just take care of whatever issues that come up, with simple "FYIs" to keep me in the loop for the bigger items. She is literally an angel - She's responsible and competent in her job, and it's clear she takes pride in her work (deservedly so). The legal definition of a slumlord is a property owner who does not properly or ethically manage their residential property. SIG manages our property for some owner, but their combined efforts, or lack thereof, have gotten them dangerously close to slumlord status. There was the time we realized our keys didn't work in the front and back doors to the property and we asked for replacements, as did other tenants. Instead, they removed the locks entirely. It was probably cheaper. Months later, when a homeless person came into our building and we had to call the police to have him removed, we asked SIG again to provide us with locks and working keys, while citing the police report, and they said, "The owner doesn't wish to do that at this time." Got it, the owner doesn't care about our safety and well-being. There were times when we had a nasty sewage smell coming from underneath the building and every time we informed SIG they sent a plumber who "didn't find anything." When I finally asked what they thought would happen if I notified the department of safety and health about this, they sent a plumber out who finally found that the pipes were leaking. They carved a hole in the front of the building and replaced the pipes, but left the hole (with cardboard stapled over it) for a week and a half. This was during the time of a storm, the cardboard was blown off and a lot of rain water got into the hole and ON the wood, damaging it. We asked SIG several times if someone would check to make sure it was okay before patching up the hole, never an answer, one day someone just patched it up. Hope the wood holds up! There is the fact that EVERY TIME it rains for over a year we lose hot water because something is either installed incorrectly or there isn't proper housing for our outdoor heater. There are the countless times they tell us that they, or a plumber or some other vendor, will be coming into our apartment for checks... and no one ever arrives. We rearrange our schedules to make time for this and when we ask them why someone didn't show up... they never have an answer. Two separate months I had multiple days of no hot water and multiple days with the inability to use one sink or another due to issues, leaks, flooding the downstairs neighbor's sink... I asked if I could get a discount on those months as they were unable to provide me with the bare essentials for several days of each month (which has legal precedent.) I call and email dozens of times and either get no response or I am informed by employees that the managers or higher-ups will get back to me... they never do. Oh, and instead, they raised my rent $100 for this FABULOUS building with NO amenities. The safest place I could keep all my sensitive information would be in an email to SIG because NO ONE reads them. Do yourself a favor, NEVER rent with SIG. They are unresponsive and it is glaringly obvious that they and/or the owner of the property DO NOT care about the tenants safety and well-being. read more

LOL after I was told there was no other applications.. get this THE PROPERTY IS STILL AVAILABLE still on all sites I've called 3 times in 2 days to confirm it's still available! I also asked to be sent the applications and they did! so either you lied to me and your property is available OR your property is rented and your just collecting application fees as a SCAM! Here is an updated review of SIG. I've been with them for over 10 years now. They continue to provide excellent service. I live 400 miles away from my property and rely on their taking good care of it while not overcharging me ... that demands trust. And they have earned it. A few extra highlights since my prior review: 1) They helped find me renters, and I could not ask for more from my tenant. They've been with me for the full time I've been with SIG. My tenant even does minor repairs around the house at no cost to me. 2) When repairs, driveway paving, tree trimming, etc. need to be done, SIG is easy to work with and readily provide pictures and consulting to ensure a quality job at a fair price. 3). Their reporting is very good ... I get useful management reports and tax statements. 4). The nice thing is I spend very little time thinking about my property ... there is no need. In conclusion, I'll contrast my experience with a friend's who manages his property himself. For him, there are endless headaches. Tenants rotate through, and every time that happens it means another cash infusion and a lot of attention. He has to deal with repairs whenever they are needed. He needs to see his property regularly to ensure everything is being kept up. He is responsible for everything. He may save the cost of a moderate property management fee, but he still spends a lot of money on tenant rollover as well as the value of his own time. I could not recommend SIG any more highly. read more

I'm not sure where these people get their smoke detectors because now they're mal malfunctioning just 9 months of being installed. I called. Reported they were malfunctioning and was told they will send someone. I waited and no one showed up. Friday afternoon at 3:30 PM I get a text saying no technician is available and no one can come out until next Monday. I finally was able to move out of the SIG managed property and I must say they did a terrible job while I was there. First I moved into an amazing apartment at least I thought in Burbank but quickly found it wasn't. The night before I moved in fully I went to clean and noticed dead bugs ie roaches. I asked if there was an issue. I was told there was not (I have email and pictures for everything that I am discussing) but there was a huge known problem. Upon moving in I saw live roaches and SIG acted as if they didn't know. I asked my neighbor and she told me the man below me was disgusting and had roach issues. I dealt with this for two years, they would have someone spray but they did not deal with the issue truly. They let this man ruin this apartment and I'm quite sure that this was the reason the person before me moved out and probably the others too. Because when I moved in there were three units avail. The problem was not resolved either even when I begged them to do so, the way it was solved was sadly that the man died. If he hadn't they would have let my apartment still have issues since they refused to also make sure my home was not being overrun by roaches from below. Soon as he was no longer there the issue was resolved. What makes it worse is they never got to the root about anything. the tub should have been replaced, my windows had mold growing in them they always did quick fixes. When I finally moved by the grace of God they took almost 500 from my apartment deposit and said I was filthy. I have photos before i left and the place was spotless. This is from a place that allowed the man below to turn the apartment into ruin. They also never cleaned our laundry room it was always gross, dusty and dirty. DO NOT go with SIG they are thieves. I wouldn't have even come here if they hadn't stole so much and lied on my cleanliness. If you want to deal with thieves after you move out with stealing all they can then move here. If you want a management company that cares about how ppl have to live in their apartments then go to someone else. See attached apartments I left the place better than I received it.
