We have had a cockroach infestation since last year, one unit got them and then they spread to another and then to mine. Glen west was not proactive at all, which is why it spread. They had dewy pest control spray a couple times, which has done absolutely nothing because they are in the walls in huge nests. The will not fix this because all they care about is collecting checks and sparing no cost, even if we are in a health hazard, they don't care, they are slum lords. I see now our small apartments are going for $3,000 a month which is an absolute joke considering how bad this place is. They are greedy and will not fix anything, even an infestation! read more

I absolutely loved living at Glen West Rentals in the Enzo Community! My daughter and I lived on the first floor, and we never felt safer. It was truly one of my favorite places I've ever lived. Be careful to read all the reviews with 4 or 5 stars. Most of them are only in regards to the manager Jason. Glen "Worst" is what our bldg calls them. Don't rent from them! My experience was specifically with Jason Murayama at 430 1/2 E Cyrpress. I tour the apartment and everything is mostly remodeled. I asked him why their property management company has such low ratings. His response is "Nobody takes the time to write a review unless they have a negative experience." I told him that's not true and many property management companies in LA have positive reviews. He says "Yelp makes you pay to have positive reviews." (True) But I tell him that I am not talking about Yelp; I'm referring to Google. He says Google does the same thing. I agree to disagree. I turn the kitchen sink on and the entire faucet jolts up. This could be a minor or major issue. He says the refrigerator was the prior tenant's and that if it ends up breaking, I am responsible to dispose of it. This made sense but if the fridge never worked in the first place, I shouldn't be responsible. I wrote an email to Jason saying that I was interested but that I was concerned about the sink, and if the fridge never works, then I shouldn't have to dispose of it. His response was that they can put in a work order for the sink, but if the fridge doesn't work, then I am responsible to dispose of it. And that he didn't remember any issues with fridge. I was hung up on this. This reflects very poorly on a property management company that they would just dump a fridge on someone if it did not work in the first place, and he was refusing to simply say that if the fridge never worked that they would dispose of it. I subsequently asked him several times about the fridge, and his answers were the same. Vague, noncommittal and not clear about getting rid of the fridge if it never works. I still decide to fill out the application. We go through the entire process of vetting my prior landlord and my employers and they approve me. I asked him about having a final checklist walk-through to ensure nothing is wrong with the apartment such as the sink and he says there will be a walk-through once I pay the security deposit and first months rent. I reply telling him that my move-in date is requested to be September 1 instead of August 1 because I just got a gig watching someone else's house. He says as long as I pay security deposit and sign the lease, they can hold it for 30 days and my first months rent wouldn't be until Sep 1. I tell him as long as they will get rid of the fridge if it never works and that they will fix the sink prior to September 1, I would pay that deposit and sign the lease agreement today. He now finally says something along the lines of "Of course we can get rid of the fridge if it never works." Why wouldn't you just say that from the beginning? Why did you give me such a hard time about it for 5 days prior? So he sends over the lease agreement and there are about 7 things in it that I asked for further clarification or asked for the wording to be changed because it didn't seem fair. I can't list it all in detail or the review is too long to post. He replies five minutes later saying that we are too far apart. Can't really see how he could have read what I wrote in that short of span of time but nothing that I was asking for was irrational and were just clarifications. "people don't bother writing positive reviews"... yeah ok. I had red flags in my gut from the beginning of interacting with Jason and dealing with this company so it is probably for the best, but I just felt it's important to add to their already poor reputation and tell my experience with them. If a property management company tells you they only have low reviews because people only bother writing bad reviews then they are not a good property management company. There's a reason they were below a 3 before this review gets submitted. And now there's another reason it's going even lower. Have some common sense and common decency Jason/ Glen West and maybe your reviews would be better. read more

We stayed at 10720 Palms Blvd for over 2 years and recently had to move out of SoCal. Reasonably priced apartments. Big plus that they are quite spacious with well designed floor plans. The property manager Jason Field is the best I have come across in 10 years of living in LA. Very warm welcoming person, takes his job seriously and goes above and beyond. I've been using Glen West for well over 20 years; a condo and an apartment building. Whenever there is an issue with a property, they take care of it in a timely manner. They also handle new tenants. I was recently notified by the City of Burbank that apartment buildings like mine needed to be retrofitted for earthquake. GW had already recommended this retrofit and we installed this retrofit about two years ago. GW took care of this notification with the city of Burbank. My monthly statements and end-of-the year totals are easy to understand. My CPA has commented and appreciated their annual statements. I highly recommend Glen West Management. read more

Jason Field is an amazing property manager. He's extremely reliable, responsive, helpful, and truly cares about tenants. Every time we had an issue or even a concern about a potential issue it was addressed very promptly. Repairs were made much more swiftly than anywhere I've lived previously. He also checks in to ensure that once an issue is addressed it doesn't recur (ex. follow-up mold and pest treatments). He's always available via text/call and keeps everyone in the building up to date about inspections, maintenance, and other building-wide issues. I lived at 10720 Palms for 3 years and Jason Fields was by far the best property manager I've ever had. One time I texted him about having an issue with my shower draining at 12am. I woke up at 11am the next morning to him knocking on the door with a plumber to fix my issue. My experience was with Vahe from Glenwest at 10815 Camarillo st. Look, I've lived in quite a few places around Los Angeles with different property managers, and dealing with Glenwest was the best experience i've ever had with any. They are actual people that care and are respectful to their tenants. Promptly took care whenever there were any maintenance issues. Their VENDORS (plumbers, handymen) were always incredibly nice and respectful. Ended up having to move because of having to take care of family in another location, otherwise would have stayed longterm. A few months back my car was getting vandalized at 518 E Cypress st. I reported it to Glendale Police Dept, spoke w Officer Corrales who's the Lead Community Officer for the city and she recommended I install a surveillance camera. After doing so a couple of days ago, my other surveillance camera caught the Building Manager focusing the decoy camera away from the carport and aiming it to the ground. Not only does he do stunts like this but he's also violates city ordinance by wasting water, he waters the driveway as if California is not suffering from a draught. He's been reported to corporate management but still continues to do so. Incompetence at best! read more
