Effects include reoccurring mold, constant fungus gnats, and structural decay in the flooring and framing. The estimates for repair are expensive, so only cosmetic repairs were ever performed. All of the issues in the unit and building continue to exist and will likely be sold to prospective renters without disclosure. Everything is available as LA County Dept. Public Health or Burbank Code Enforcement public record. While the company owner failed to maintain the implied warranty of habitability, he did raise rent by $300, introduce a $35 fee for online transactions, charge for estimated water usage, add chargebacks for repairs and ultimately evict me from the property. The property. 3610 W. Chandler Blvd. Unit #A, remains in a state of uninhabitability currently. The company presents itself as corporate professionalism, but it's just a sole-proprietor with a high-turnover staff that's incompetent on its best day. The conditions pictured still exist. Some of the vendors they hired drank while working leaving their empty bottles in my trash can which is unprofessional and rude. I would not rent a unit from GPM in the future and most of these reviews (if you actually read them) are fake.

They never visit the property to inspect its…read morecondition and too often, notices for the tenants are sent to the wrong tenant or contain inaccurate information. Recently the city inspected the units determining amongst items requiring repairs is the tenant parking lot which has extensive repairs due to damage caused by tree roots. We received a notice from GPM referencing the dates when work will be performed. The notice stated work will begin on 2/24/2026 and afterwards take 6 days to dry before we could park on the property again. On 2/24/2026, we received texts from Seda, a representative at GPM, advising us that work was being postponed for a few days due to recent rains. Under county law, GPM is required to issue an updated notice, not a text. About 30 minutes later, at about 8 pm, I went outside and saw two men standing at the driveway entrance and one was holding a flashlight. I walked over to where they stood and asked if I could help them. One said they were going to inspect the property where work was to be performed. He added the work would be started ths following day. I advised him that I had just read a text stating the work was being postponed for a few days. I asked if GPM had been contacted. He said he did not know because he was speaking to the owner on his cell phone at that moment. I then heard the owner who did not realize she was in loudspeaker, tell him that she wanted the work to begin the following day, I told the owner I could hear her and suggested she advise GPM so they can advise the other tenants. The owner stated the work would be completed in a day and take 6 days for the cement to dry. The following day another tenant advised me she was in communication with Seda at GPM because the workers had opened the driveway and left chunks of cement scattered on the grpund which posed a hazard for her 86 year old mother. Seda had replied with an email stating that the company contracted by the owner are not contracted by GPM. In the past, Seda has said that the owner doesn't like spending money and contracts her own, less expensive vendors. Irrelevant of who contracts the work, GPM is required by law to issue notices referencing accurate information to all tenants. I composed a letter and emailed it to GPM asking for an updated notice with correct information. I also spoke to a worker who said the work requires days to complete and afterwards, 4 not 6 days to dry. Today I received the reply from Edwin Savadian which I posted below. The disparity in communication between GPM and the owner doesn't absolve GPM from its responsibilities stipulated under both local city and state laws. It's also interesting that at the end of the reviews on this page is a statement by Yelp that states there are an additional 35 reviews that though still appearing, were removed for violation of Yelp policy. If you read those reviews, almost all praise GPM and one praises Edwin Savadian. The reason these were removed is likely, because Yelp confirmed they were posted from the same IP address. Poor optics for any legitimate business.
