She consistently demonstrates a high level of professionalism, dedication, and care in every aspect of her role. Her ability to foster a positive and inclusive environment has made a significant impact on me and our community overall! The property has improved so much over the past year through management and new additions like vending machines, an Amazon locker, structured parking, enhanced building security, more timely and reliable maintenance service, better organized and more enjoyable community events, and of course the freshly painted hallways... just to name a few. I moved here for the park up the street so my dog could have some space to run around; I stayed for two years. The benefit of the complex is that it is centrally located. Freeway entrances are right across the street which is convenient for a morning commute. The cons of the complex are lengthy. I have experienced someone from the complex attempting to unlawfully enter my apartment at least twice. I have a big dog that prevented entry, but signs of attempt were clear. My apartment flooded within three or four months of my moving in. The complex told me they would provide me with a check to cover damage and expenses in having to relocate to a hotel for four nights with my dog. I did not receive any such check; instead they credited my rent $500 and called it a day. My expenses due to their negligence were closer to $1500. The area is extremely unsafe. The complex is aware of break-ins to cars in the garage almost monthly and does nothing to update security. There is an "emergency" maintenance line that is never answered. Any real emergencies will leave you feeling panicked, frantic, and forgotten. That's exactly what you are. When tenants unfortunately suffer evictions, notices are posted on the glass door for everyone to see. There is nothing "luxury" about broadcasting evictions. Jones & Jones are slum lords. If you are a single woman living alone, please consider literally any place else. Unless you have a big dog. And even then... please consider any place else.

TLDR: Slumlord conditions. Jones & Jones is one of the largest apartment building owners in Los Angeles--and one of the worst. I stayed partly out of spite and partly to fight against greedy corporate landlords who rely on tenant exhaustion and legal costs to get away with this behavior. This is still my home. They are doing everything to force tenant turnover after one year. Long-term residents are a problem to them. Consider this a warning. You will regret moving here. I regret living here now. Greedy corporate landlord is exactly what they are. They respond to reviews publicly while ignoring tenant complaints, maintenance issues, health & safety concerns, & emails. Have lived here for 16 years and have watched this building go from a genuinely good place to live into something intentionally hostile to long-term residents. I am a dependable tenant who always pays rent on time. The turning point was 2020, when on-site management changed, managers were removed, & everything shifted--for the absolute worst. Since then, Jones & Jones has made it clear they want long-term tenants out. Everything I describe is documented with in multiple ways. 1. Pandemic Price Gouging & Christmas Eve Rent Notice: In 2020, during COVID-19 and a state of emergency, they tried to raise long term tenant rents (including mine) by $1,000+ per month, plus a security deposit. This was blatant price gouging. Even worse, they sent the first rent increase notice on Christmas Eve. I remember opening that notice and breaking down in tears. Who can suddenly afford that kind of increase during a pandemic? Without hours of wasted time and help from the Coalition for Economic Survival and Neighborhood Legal Services, it would have gone through. 2. Entering Apartments Without Notice: Management entered my apartment multiple times without warning. Installing a doorbell camera stopped it. 3. Abusive Neighbor: For over two years, a loud, abusive neighbor terrorized our nights screaming, fighting, slamming things against walls with her boyfriend. Excessive music as well. But I mean the screaming waking one up at 3:30 am regularly for 2 years. Management's only advice: "Call the cops." No intervention or support. Just pass the problem back to the tenants. This could have been handled responsibly if management cared. 4. Rent Increases, No Improvements: Rent rises every year to the maximum, with no upgrades. The building is falling apart. 5. Communication So Bad It's Almost Impressive: Emails ignored. Follow-ups ignored. Unless it is an unavoidable emergency maintenance issue, they do not respond. This is standard operating procedure. I have the emails to prove it. 6. Laundry Issues: Shared washers and dryers are $3 per load, 16+ years old, break weekly, and steal money. Vendor is unresponsive. 7. The "gym that's never gets finished" has been under construction for two years--far longer than promised. Ask for updates? No response. 8. Brand New Windows That Leak Every Time It Rains: New windows were installed two years ago. The first rainstorm revealed massive leaks. Water pours down the walls. I reported it immediately. Nothing happens. Blue tape marks the leaks--and is still there. Why spend money on upgrades only to destroy the building from the inside? Floods downstairs neighbors entrance every rain. 9. Emergency Unreachable: LADWP transformer exploded. Windows blew out. Residents scared. Fire department could not reach management. Resident "night manager" (a lovely neighbor who was a bartender) was at work and unreachable. Emergency maintenance line only covers plumbing--not building-wide emergencies. Unacceptable. 10. Theft & No Security: Packages stolen, parking garage and cars broken into, callbox ripped off building, mail stolen - all multiple times in 2025 alone. But many times 2020 - 2024. No security or support provided. 11. Major construction is happening in the apartment next to mine--ripping down a wall due to city code violations. No notice. On a quiet morning, the building shook from a massive BOOM. I nearly fell off the couch. All they had to do was send a simple notice about construction times. Emails ignored. 12. Flies constantly in hallways. Enough said. 13. A Hallway That Smelled Like Death: A former male resident covered in feces and urine roamed the halls, touching doors, machines, and vending machines. The smell was unbearable. Air purifiers or fresheners requested. No response. Stopping here only because yelp has character limits. Update 02/04/26: the BS continues. They respond "we would love an opportunity to speak with you". Have they reached out? NOPE. They only do it publicly so prospective future tenants see it.

On top of that, I was unable to work because I run a photography business and need to carry heavy gear daily -- which was impossible with my leg condition and no elevator access. I had to temporarily move into an empty apartment I had just applied for since my lease was about to end just to have a safe place to stay and work while my belongings remained stuck upstairs. This meant hiring movers twice at my own expense, because the first time they could only move my clothes and work equipment. Communication from management was minimal and dismissive -- especially from the regional manager, Matthew. For tenants with disabilities or even basic mobility needs, this situation was completely unacceptable and extremely stressful. I will be filing a formal complaint with the Los Angeles Housing Department (LAHD) for habitability and accessibility violations. Additionally, if you don't want to wake up every morning to loud trash takeouts or struggle to sleep because of a nearby restaurant that blasts music on weekends (despite having no proper roof), I'd strongly suggest staying away from this property. Forget having your windows open -- noise is constant. Both I and other residents have called the police multiple times just to be able to sleep, since parties often go until 1-2 a.m., followed by trash collection at 7 a.m. directly under my unit. While I understand this may not be the building's fault, I felt completely blindsided when signing my lease. Future tenants should be aware of this, as it directly affects quality of life. Lastly, the building itself is poorly constructed. My AC unit and ceiling fan both made loud mechanical noises. When I filed a maintenance request, I was told that "every unit sounds like that." A few days later, the AC started leaking and required a part replacement -- confirming that it had been malfunctioning all along. Also they never properly clean the gym. They only takeout the trash and clean the bathroom, the machines and the floors are extremely dusty. I made mistake of wearing brand new white short there once and after they were so stained after using the dumbbells that I had to bleach them. I'm very glad I documented everything throughout my tenancy and only had an eight-month lease. Future tenants deserve full transparency before renting here.

The good (and not-so-good): ~ Area is safe and super close to shops and restaurants. ~ Americana and Glendale Galleria are within walking distance. ~ A movie theater (Laemmle) and a restaurant (Panda Inn) are on the ground floor. ~ Community spaces are always clean. Someone cleans it regularly during the week. ~ Occasionally, the elevator or garage gate would be out of order, but someone usually gets it fixed in a timely manner. ~ Walls are good and you won't hear your neighbor talking or watching TV (which is a huge plus). But since floors are the vinyl plank kind (except for the bedroom where it's carpeted), you can and will hear the steps from your upstairs neighbor. Unless your neighbor walks like an elephant, it is usually fine and tolerable. No biggie. ~ Finishes and materials, while modern, do not scream luxury or high-end (still look good, though, don't get me wrong). The good thing is that the building is fairly new, so everything is still in relatively great condition. Everything works in the unit, so there's little (if any) need for maintenance and repair. ~ When it comes to neighbors, it's a pretty quiet community. I've seen residents come and go through the years, and overall, the tenants here are a good bunch. Small families, couples, and working professionals. No loud, rowdy college students here. Just really good peeps. The best part of this place? Alex, the community manager. She is a ROCK STAR. From the moment I inquired about leasing to now (two renewals after and over 3 years living here), she has been nothing but a joy to deal with -- a true professional. She handles everything with ease, and quickly responds to questions and concerns. I have been impressed with her since day one, and she is definitely one of the reasons why I love living here.

People let their pets pee everywhere around the building, including in the grass areas where families and children spend time. These areas are not supposed to be used as dog toilets. The smell is horrible and the entire environment feels anti-sanitary and unhealthy. Something needs to be done about irresponsible pet owners because the situation is getting out of control.

Move out was pretty easy; no problems getting my security deposit (but don't expect the full amount because they repainted our unit for whatever reason). Otherwise, no real issues. In my two years here, maintenance was reliable and there was regular cleaning for the outdoor areas. They also upgraded the front door with a butterfly system so that it was locked. There was still a small mail stealing issue if you left packages out for too long. Biggest downsides were, for one after Bryan left, they had trouble keeping a long term property manager. The latest one when I moved out was a woman managing two other properties. It lead to some slower response times. The second was, because it was an older building with renovated rooms, the water system and parking gate often needed repairs. They usually gave notice, but occasionally there were emergency situations where water had to be turned off. But overall, I'd stay here much longer if I could. Rooms on the third floor get such beautiful views and lots of natural light. The renovations of the rooms made the building feel very modern. And it's a short drive from downtown pasadena. My final tip would be to look at the apartment before moving in because I've heard some of the first floor rooms get a bit less natural light (which is sort of a good thing in the summer when it's super hot, but I know a dealbreaker for some folks).

There's no designated smoke area (not sure what the property's rules are since I don't smoke), but the front is filthy and littered with cigarette butts.

Our manager Sylva was wonderful. She was always quick to address any issues and was very welcoming. Pure gold, as was the rest of the staff.
