    Another car that enjoyed my paid parking spot for days.

    If I could give zero stars, I would. Just google Greystar to see how little they care about tenants and how they are manipulating rental prices to inflate the market. The Griffith will raise your rent nearly $300 upon renewal, just because they can. The building manager did nothing to address a resident bathing in the hot tub (scrubbing and exfoliating his entire body) and they definitely didn't send out a notice about it. Multiple residents go straight from the gym and jump into the pool to wash off. Plenty of residents smoke and litter around what once was a nice property. Children play in the gym and roam the building unattended. The walls and floors are paper thin, so be prepared to hear the domestic violence taking place next door, or loud parties raging until 5am. I had the pleasure of listening to the SoundCloud artist upstairs playing the same song on repeat despite multiple complaints. I've complained about flies, black widow spiders, and bug infestations for years and nothing has been done about it. Residents have aggressive dogs in the building who bark incessantly and will try to attack your pets. The fire alarms have been faulty since 2020, and will randomly go off at 3am. I pay for parking, and have had to complain multiple times about unauthorized vehicles in my spot. Need to park in handicap? Well, the building managers absolutely do not care if unauthorized vehicles are occupying handicap spaces once the leasing office is closed. If you're on the first floor, get ready to listen to drug addicts yelling outside your window at all hours. I had the pleasure of a Peeping Tom watching me through my windows. Do yourself a favor, and do not give these corporate shills a dime of your money. The only positive is that the cleaning and maintenance staff here are incredibly friendly and kind.

    continued: Then there is the occasional, past midnight *we don't know what happened, someone should have sounded the alarm* type of alarms; which happened three times during our stay - the issue: they can't figure how to turn it off. Extremely loud washer and dryers: the washer and dryer for our unit was in a closet right in the middle of the unit, between kitchen and the living room. When these were on, we wouldn't be able to take calls or even talk and be heard across the room. Parking: the parking situation is a joke here. We had a unit on 3rd floor and were given two parking spots on the roof. Then we complained and complained till they moved us down to the 5th floor parking. The number of parking spots on each floor is more than units, so there is no rationale behind every unit not getting a minimum of one spot on the same floor they live. We were later given one spot on the third floor and one remained on the 5th, which we never used and the management policy won't allow residents to swap or give away their unused spots to other residents; which again means there are a lot of empty spots that no one uses. Oh, we found a homeless person parked at our unused spot a couple times and left a bunch garbage behind when he left. From a security standpoint, the garage door was no working for some time, during which it sat open and there were reported break ins, homeless visits, tire theft, etc. Other Cons: these cons are outside of the management's control; nevertheless, your experience here will more probably than not be impacted by them: - Animal hospital on Gardena: right across the street from the building on Gardena St, is an animal hospital that creates a lot of noise. Cars honking, hospital's staff shouting names of the clients in the street, animals barking and whining, contractors running leaf blowers in the sidewalk at as early as 7 am, etc. all through the week and on Saturday mornings too. it's noteworthy that for units in that wing of the building, the bedrooms are right by the street. - Mail room: I have lived in rental apartments all my life and none have had such a messy situation when it comes to receiving mail. We experienced many lost or substantially delayed mail pieces, in addition to having other people's mail in our mailbox multiple times.

    We have lived in this stunningly beautiful and maintained building for 3 years and have felt safe and treated with respect and kindness by everyone. Community and all staff alike. Any rare noise complaints were immediately addressed and solved. Our apartment faces into the pool area, and security always took good care of loud party people after 11pm. This was pre-Covid. No problems since. Yes, the fire alarm goes off easily with the use of the oven, but you learn to use the AC and ventilator to prevent it from going off. Yes, the alarms are very loud when they go off when someone tempers with them. But it hasn't happened in a long time now. Yes, the rent is very costly, but if you compare it with what is out there for $500-800 less, you'll be very glad you live here. Every maintenance issue we have had was fixed within 1-2hr. I was very pleased with every interaction I have ever had w manager Steven and Manny and maintenance. I feel cared about and taken seriously. We have invisible disabilities and have been treated with dignity and respect. We are very grateful for the experience. Yes, security cameras in the garage would be helpful to ward off future break-ins. I highly recommend to live here if you want and need safety and dignity.

    I would not recommend renting at this property. The elevator was out of service for more than 20…read moredays, and neither I nor my emotional support animal could safely use the stairs daily since our unit was on the top floor. I had recently undergone an MRI on my leg, and my dog was on pain medication for his legs, yet management provided no assistance, no alternative accommodation, and no rent credit for the time the building was uninhabitable. On top of that, I was unable to work because I run a photography business and need to carry heavy gear daily -- which was impossible with my leg condition and no elevator access. I had to temporarily move into an empty apartment I had just applied for since my lease was about to end just to have a safe place to stay and work while my belongings remained stuck upstairs. This meant hiring movers twice at my own expense, because the first time they could only move my clothes and work equipment. Communication from management was minimal and dismissive -- especially from the regional manager, Matthew. For tenants with disabilities or even basic mobility needs, this situation was completely unacceptable and extremely stressful. I will be filing a formal complaint with the Los Angeles Housing Department (LAHD) for habitability and accessibility violations. Additionally, if you don't want to wake up every morning to loud trash takeouts or struggle to sleep because of a nearby restaurant that blasts music on weekends (despite having no proper roof), I'd strongly suggest staying away from this property. Forget having your windows open -- noise is constant. Both I and other residents have called the police multiple times just to be able to sleep, since parties often go until 1-2 a.m., followed by trash collection at 7 a.m. directly under my unit. While I understand this may not be the building's fault, I felt completely blindsided when signing my lease. Future tenants should be aware of this, as it directly affects quality of life. Lastly, the building itself is poorly constructed. My AC unit and ceiling fan both made loud mechanical noises. When I filed a maintenance request, I was told that "every unit sounds like that." A few days later, the AC started leaking and required a part replacement -- confirming that it had been malfunctioning all along. Also they never properly clean the gym. They only takeout the trash and clean the bathroom, the machines and the floors are extremely dusty. I made mistake of wearing brand new white short there once and after they were so stained after using the dumbbells that I had to bleach them. I'm very glad I documented everything throughout my tenancy and only had an eight-month lease. Future tenants deserve full transparency before renting here.

The good (and not-so-good): ~ Area is safe and super close to shops and restaurants. ~ Americana and Glendale Galleria are within walking distance. ~ A movie theater (Laemmle) and a restaurant (Panda Inn) are on the ground floor. ~ Community spaces are always clean. Someone cleans it regularly during the week. ~ Occasionally, the elevator or garage gate would be out of order, but someone usually gets it fixed in a timely manner. ~ Walls are good and you won't hear your neighbor talking or watching TV (which is a huge plus). But since floors are the vinyl plank kind (except for the bedroom where it's carpeted), you can and will hear the steps from your upstairs neighbor. Unless your neighbor walks like an elephant, it is usually fine and tolerable. No biggie. ~ Finishes and materials, while modern, do not scream luxury or high-end (still look good, though, don't get me wrong). The good thing is that the building is fairly new, so everything is still in relatively great condition. Everything works in the unit, so there's little (if any) need for maintenance and repair. ~ When it comes to neighbors, it's a pretty quiet community. I've seen residents come and go through the years, and overall, the tenants here are a good bunch. Small families, couples, and working professionals. No loud, rowdy college students here. Just really good peeps. The best part of this place? Alex, the community manager. She is a ROCK STAR. From the moment I inquired about leasing to now (two renewals after and over 3 years living here), she has been nothing but a joy to deal with -- a true professional. She handles everything with ease, and quickly responds to questions and concerns. I have been impressed with her since day one, and she is definitely one of the reasons why I love living here.

It's important to understand their deceptive tactics before making any commitments. This all happened because I didn't fall into the trap of signing their renewal lease, which they raised by over $200 without offering any additional services. In fact, they listed my exact unit below their so-called renewal offer price. When I questioned them about this discrepancy, they simply had no answer, so I decided to leave. 1) Inflated Inspection Charges: Despite your claim in the response, the inspection charges were initially quoted at $550. However, after I vacated the unit, the amount was inflated, leading to a fabricated bill of $775 (see attachment). Since my entire $600 security deposit was retained, the remaining balance--despite the inflated charges--should only be $175, not the $250 that was reported to the collection agency as unpaid debt. This discrepancy clearly indicates that the reported debt is fabricated, and falsifying the debt amount constitutes a violation of California Civil Code § 1785.25(a) and the Fair Credit Reporting Act (FCRA). 2) Ignored Formal Request for Invoices: I submitted a formal request for the invoices via email to ModeraGlendale@MillCreekPlaces.com, yet I have received no response. 3) Obligation to Maintain Resident Portal: As a former tenant, I am under no obligation to maintain access to the resident portal after vacating the premises. All post-tenancy communications, including any invoices or notices of charges, should have been mailed to my forwarding address as required by law. 4) Invalidity of Provided Invoice: The "invoice" provided is neither legally valid nor acceptable in California courts for the following reasons: A) Failure to Mail Invoice Within 21 Days: California law mandates that a detailed statement of deductions from the security deposit must be mailed within 21 days of vacating the premises. I did not receive any such invoice within the required timeframe. B) Absence of Required Receipts: California law requires that any charges exceeding $125 must be substantiated with receipts. The charges listed in your invoice lack the necessary documentation and exceed both the inspection estimates and prorated amounts., and the initial inspection amount. C) Improper Charges for Painting: California Civil Code prohibits landlords from charging for repainting due to normal wear and tear. The paint condition when I vacated was identical to when I moved in, with no scuffs or nail holes, making any charges for painting unjustified.

    Listen here because this one is beyond deserved…read more This is the first apartment building we've lived in since selling our home, and I can honestly say the experience has exceeded every expectation. From day one, the property management and maintenance teams have been nothing short of exceptional. They are incredibly kind, approachable, and genuinely create a personal connection with residents--which is rare to find. Every maintenance request I've submitted has been handled quickly and efficiently, but what really stands out is the follow-up. I'm never left wondering about the status of a ticket--they proactively keep me informed every step of the way, which makes such a difference. A special thank you to Dana, the property manager, who has been amazing since coming on board. She is attentive, organized, and truly cares about the residents and the overall experience in the building. And Leonard from maintenance deserves just as much recognition--he is fantastic. Professional, reliable, and always goes above and beyond. There's currently some minor construction happening on the first floor, and I initially thought it might be disruptive--but it's honestly been the complete opposite. It's so well-managed and unobtrusive that I barely even notice it. The construction team is also incredibly friendly and respectful, which just adds to the overall positive environment here. All in all, this has been such a seamless and enjoyable transition for us, and I truly couldn't recommend this building more. It feels like home--and that says everything.
