I feel pretty comfortable leaving an honest review since I've had the privilege of being here almost 2 years now with my pup The costs of living here: EXTREMELY reasonable, not just for the area, but with utilities, amenities included(gym, trash, laundry on site, parking lot) in comparison, I see places 500-700$ more expensive with not even all of those. I have probably one of the smallest units here, and honestly there's a place for everything. But they have bigger sizes in units if I ever want to upgrade. Workers: The property manager Grey is very personable and extremely communicative and odds are high if there's ever any issues, he noticed hours ago and was already on top of handling it and sent out communication to all tenants with updates/eta of fixing.The cleaning and maintenance staff are delightful and very hard-working.There is a resident cat and security guard, Isaac, who also works very hard to greet everyone and patrols our property for safety(pictures included) Building/Area:For an old building, there are barely any issues I dealt with. Consistent hot water and working, central AC has been my experience. When there was issues, the property manager is always on top of it and very communicative and offers accomodations. Plus, the location is great, with shops and restaurants in every direction and underneath the building. Police station is one block away and I feel safe walking my dog at night. Me and my pup are very happy here, if you're considering or need a place, I highly recommend scheduling a tour and checking out the units. I recently moved out of my amazing corner unit apartment on the 6th floor . The apartment has awesome views of Montrose and the surrounding areas of downtown Glendale but we had to give it up due to life changes. Glendale Flats is close to grocery stores , restaurants and public transport . I am knocking down one star for the not so convenient parking situation, otherwise it's a great place to live in. read more

Avoid Glendale Flats, Eberly Company Corp., and their management. The way they treat residents is incredibly unprofessional. For example, my legally parked car, with my parking pass clearly displayed, was towed from its spot. No signage in the lot, no sign on the door - nothing. I was physically present in the building at the time and could have easily moved my car, yet the property manager chose not to contact me. Instead, he called the towing company and waited over an hour for them to arrive and remove my vehicle. Ironically, this happened RIGHT after he sent an email to the entire building calling tenants "fools" who have no respect for other people and who can't exercise common courtesy. It cost me over $400 to deal with it. Later, management claimed I had "opened" a notice through the tenant portal (an email sent late on a Friday, nearly 48 hours before the tow) but I have no memory of opening it. Regardless, electronic logs do NOT replace the legally required physical signage in the parking lot. There was none. Other things I experienced include: 1) dead red cockroaches in the hallways; 2) package theft; and 3) persistent problems with the air conditioner not working. read more

I've lived at the Glendale Flats building for 3 years now and I couldn't be happier with it. The rent is basically reasonable, everything works and when it doesn't it gets fixed in a timely manner, and I've never had an issue with bugs! Which is rare in an urban apartment building with this many units. Grey the manager is fantastic. On top of everything and always communicative. To wrap things up I think it's a quality place if you don't need much space, but enjoy being in the heart of Glendale. read more

Glendale Flats is a gem! Located in the heart of Glendale, it's conveniently close to everything you need and within walking distance to the very popular Americana at Brand, as well as the Glendale Galleria and all the shops and restaurants on Brand Blvd. It also has a lot of cool history. Let me nerd out for a second. The building was originally built as the Hotel Glendale in the 1920s and the management does a great job of throwing it back to those times while keeping it modern and clean. Love that the rooms have a brick window with original brick! The studio spaces don't feel cramped and have everything you need. There is also a basement floor that has on site laundry and a gym. There's also free parking in the back of the building. And if you're a coffee person, Highlight Coffee is part of the building and OH so good! One of the main reasons that sold me on this place is the awesome management. Paul is an exceptional building manager that goes above and beyond to make his tenants happy. He always is quick to respond to tenants' needs and is a fun person that makes the building feel like family. If you're in the area and apartment hunting, check it out! read more

I've lived at Glendale Flats for 8 months. The units are beautiful and it's very walkable. My second day living there, there was a fire in one of the units and the entire building had to evacuate. A month after living there my AC stopped working and it took them 3 months to fix it. Starting in October, trash pickup became intermittent. For a building with 70+ units and multiple businesses, this means there is a 4-6 foot wall of trash next to the building 3-4 days a week. Tonight I woke up at 2am to the ceiling caving in and water flooding my apartment because the pipes are old and one broke in a unit above me. Their response was "your renter's insurance will cover it." read more

I just recently moved out of Glendale Flats and I will say I left with nothing but good memories and good friends! Yes, the building is "old" but thats the best part. Its got character. Its a very diverse building and you'll meet great people of all ages and cultures. I've always felt safe and whenever there's been any issue Paul is quick to respond. Glendale Flats is a beautifully-renovated, centrally-located property in the heart of Glendale, CA. Close to shops, entertainment, and restaurants - anything you could possibly want is within walking distance. The neighborhood is safe and the building is secure. I'm reading he previous reviews and it looks like they proceeded to fix all of it. The fact that it sits across from the city hall and police station is probably why the crime rate on this block was zero. Plumbing is strong, elevator solid, walls are thick and you don't hear your neighbors. There is free and metered parking on all sides of the building and overnight is free. Residents can also apply for preferential parking with the city which lets you park in metered spots without time constraint. So far so good. Five stars read more

The apartment was very clean and free from bugs, which is very nice in an older city. Also, the apartment was lovely, and I always felt proud taking people to see my place. But, for $1695.00 + utilities / month for a 355 sq. ft. apartment...it better be clean. The management, as usual with any apartment complex, set the tone of the place, and the tone was shoddy and incomplete. When I paid my deposit on the property I was promised a trash chute that led from my floor to the trash in the basement, an onsite laundry room, and a working call box at the front door, all to be completed within four weeks. I moved out a year later, and my trash receptacles​ were taking up valuable parking spaces in the parking lot half a block away, there still was no onsite laundry, but the phone box had been installed. Parking was supposed​ to be enforced​ with a parking pass, but it wasn't, and the 30 or so spaces, for the entire building, was also utilized by patrons visiting the businesses on the first floor. The plumbing also will need an overhaul soon, and I do not want to be there when it does. There were minor leaks and moderate backups in the unit​, and I can only assume that they will get worse as time goes on. Finally, upon my moving out they had "paperwork issues" and "administrative issues" and it took countless emails, two months, and three separate​ checks to finally get my deposit back. read more

I've lived in Glendale Flats for 4 years now & still love living here! Saw this place on an ad 4 years ago, what caught my attention was that it used to be The Glendale Hotel back in 1920's and as an old building it has so much character. All the units still have the original brick wall with updated flooring. The building also has newly installed laundry room, a gym and a lounge area. The building manager Paul, is also always so pleasant to communicate with. He attends to your needs & is always available whenever you need something, he is just one text away! I would recommend renting here, it's a nice little gem in this city, it's like living in downtown LA but less crowded! read more

The truth is that management is really bad. Paul will say anything to get you in, he claims to be on site 24/7 but he is not. He parks 3 of his personals cars when there is no parking for tenants. He will refer you to a management company that will never return your calls. No rules are enforced in the parking lot so you could be blocked easily. You have to buy a card to do laundry, in other words they charge a fee for everything . be aware that you are not dealing with an upfront business owner. My boyfriend and I have lived there for 5 years and recently moved. It is a very nice newly renovated building with some nice amenities. The location is perfect for nightlife people because you are walking distance from everything! The building manager is nice and a Great person to talk to, as well as the handyman who is always on top of the building. We will miss it there very much. When I checked this building out about a year and a half ago(ish) the rents were about half of what they are now. Wow. Really? They re-name it, clean it up and updated it some with paint and furniture in the lobby - and now charge almost DOUBLE? $1,695 for a studio that used to be $900!? So you cleaned it up a bit. It needed it. Note: There is a for lease sign on the building 24/7/365 so... Landlords in Glendale really need a reality check. read more

This apartment building is really one of the best in Glendale. It's literally a walking distance from all glendale main attractions. The manager at the time I was a resident, Paul inalou, is really helpful and cooperative and this guy goes above and beyond for the safety and comfort of the residents. I moved to Glendale Flats a little over six months ago and I love it! Great space with a lot of character and the things seem consistently renovated. Specifically during the pandemic and stay at home orders, the building manager Paul has been leaving updates on the situation city wide in the elevator and going around door to door handing out toilet paper, masks and gloves for those in need. I've lived here for a year and a half and couldn't be happier. The building has a fabulous history and the apartments and studios have so much charm: exposed brick walls, wood floors and lots of light. Best of all the building manager is great! He's really been on top of things during this damn pandemic, handing out masks, TP, gloves, etc. and has offered assistance in getting groceries. I especially appreciate his communication with the tenants. He keeps us informed as to the status of the virus in Glendale, encourages us to practice safe distancing and encourages a sense of community. It's a great place to live! read more

I used to live here....honestly I'm so glad I moved. I moved to a loft in North Hollywood a couple of months back and so glad I did. The community is not friendly, the parking is a mess and unfortunately the reason I left was because of a roach infestation. Management is a bit of a mess. Just a couple of years ago this place is $500 a month and nobody wanted it because they don't want police in their faces 24/7 because that's when you can you get pulled over a lot for stupid things like looking for a parking because the parking you supposedly have is used by people visiting the businesses and of course the police department right across the street which you will have full view of out your window the other option is the big stinky trash cans in back of the building but if you keep your window closed you'll be fine ... hot n stuffy but, fine. You will feel police presence but not just any ole police you will have a lot of corrupt ones because after all it's Glendale PD and they don't even read you your Miranda Rights the Police Department and court system is really weird it's almost scary the stories I've heard I wouldn't recommend living they're so small you can barely fit two people in there and if you're fat, forget about it just one will fit comfortably it's a studio that they put about 20" of drywall in the middle of the original single room for the illusion of a bedroom wall lendale open hyping up their rent and it's just ridiculous this place used to be a hotel many years ago they did nothing to this place but paint it and put up that little 10 inch wall on each side of the wall to make it look like a open bedroom but it's not it's just living room that used to be there with a separator and no utilities are not included even though they say they are this place is ridiculous they need to seriously look at the other places that are charging that price and humble themselves because they are just being rent gouging Pirates yeah people might renter of course but not for long no one's going to stay there for those prices as a you move there they're probably very desperate until they find a place that's worth that money cuz this definitely isn't you could read more

Nothing has been fixed, management is the worst. and there is nothing personal about this review. For sure probably a competitive rate for most standards in LA but the inconvenience of poor management is something that you will regret most of your year (if you make it that far) as a tenant. all appliances are cheap and when you move out they will hit you with $550 dollars bill "cleaning and moving out fees". And all they do is have Freddy the handyman clean the place. Is call deceiving and getting the most money out of your tenants. i.e. At times, it will take a few days to fix the elevator and the manager on site claims Monday is his day off, so would luck getting any help for a three day weekend. If you are unsatisfied the manager on site will refer you to the "Manager" of the property owner, her name is Alma and if she ever responds to your calls, she will refer to the manager on site. Don't make the mistake to rent here and learn from these reviews. read more
