We moved here in October, and it was the best decision for us. We've had six months of peaceful living in a great unit with a beautiful balcony and lovely interior design. I'm truly impressed with how well they maintain the property - everything is always clean, and the gardeners do an excellent job. My fiance and I have lived at this location for 8 years. We love it here. The property and the people running it are fantastic (shout out to Chris, Jonathon, and Ashley). When Atrio took over the property they really made it a community. The amenities (pool table, movie theatre, library, grills, gym, pool) have never been better and have been a great way to meet our neighbors. We love the grounds and love the safety Atrio provides, walking our dog comfortably at any hour is the biggest amenity. I've been living at Atrio for two years. Initially, things were fine--but serious issues with safety and poor management changed that. After a package was stolen from my door, I installed a Ring camera. When it happened again, I captured clear footage and my husband sent it to the leasing office. We received no support. Instead, management actively blocked my efforts to warn neighbors or gather information about the repeat offender entering the building. From this, I've learned: 1. Management is uncooperative and dismissive of resident concerns. 2. They discourage any sense of community. 3. Security is a major issue. 4. Thankfully, the residents are supportive--we shared footage and stories to help each other. Unfortunately, I renewed my lease just before all this happened. I no longer feel safe here and deeply regret staying. Management's unwillingness to help or allow residents to take action is incredibly frustrating. read more

There is so much to say about Atrio. Let's start with the basics. It is a big complex, yet so quiet it's hard to think other people actually live here besides myself and my family. You certainly forget you're in-between train tracks and the airport. It's beautiful. The pool area makes me feel like I'm in Cancun or something. I can't wait to swim in it once the weather gets a bit warmer. All of the flora surrounding the complex not only provides privacy, but truly takes you to another world. It makes me think of resorts in Hawaii honestly. The gym is stunning. I've seen a lot of apartment gyms when touring other places, they are absolute garbage compared to this one. Beautiful equipment in great working order, all you could ever need to get a full workout. The parking garage! Oh the parking garage! I've never seen a parking structure quite like this one. I've only ever seen underground ones but maybe I haven't been paying attention. I love that it isn't the annoying tandem parking spaces you'd find at most other apartment complexes. I get my own space all to myself, with no need to worry about someone parking in it or having to swap cars depending on who has to go to work first that day. And I get a nice view of the Valley every time I park as my spot is on the 3rd level. I never have to worry about moving for street sweeping ever again! What a blessing that is. The apartment itself is perfect. Incredibly spacious for the price. All of the appliances are great quality and look brand new. Double pane windows (something I haven't had or been able to find in many years), tons of storage space, Nest thermostat, fireplace, it truly has all you need. At one point our sink backed up with water after we ran the dishwasher upon first moving in, and maintenance was at our apartment within an hour of me submitting the request. I was shocked. They fixed it within 10 minutes and it's been perfect ever since. The staff. They have been nothing but wonderful. Jonathan, Chris, Ashley and the maintenance team (I feel terrible for not remembering their names but I will find out) have been kind, very responsive, and have answered any dumb question I have ever had. They are very helpful and I'm very grateful to have them working here. I'm not a bot. I'm not AI. I'm not paid by anyone other than my work and I'm not best bubs with anyone who works here any more than I am with you, reader. I'm just an honest, long-winded guy who wanted to share just how special and wonderful Atrio has been. Ignore those 1 star reviews with tons of 1 star edits, they are weird and kind of psychotic. Beautiful and gorgeous pet-friendly apartment complex that looks even better than the photos! My boyfriend and I just moved here in February and we absolutely love everything about it -- the community center with a game room, library, gym, theater, heated pool, and jacuzzi! Even though it's on a busy street, there's peace and quiet within the community. Even inside the buildings, there is seldom noise. We have wonderful neighbors. Jonathan and Chris are super helpful as well, always answering whatever questions we have SO promptly. They are both super approachable and easy to talk to. I've lived in other complexes where management was awful -- what a huge change living here! Nope! The staff is nice but the complex is extremely close to a train and the whole 3rd floor SHAKES TERRIBLY throughout the night. It literally feels like an earthquake that shook my closet doors and bed and was extremely unsettling. It woke me up every night and when I asked for the disclosure there was none. The best part is their response to my complaint is that apparently in the lease fine print I "waved my tenant rights to the CA civil code to live in peace without disturbance." Unbelievable. I had to move and they are trying to capitalize on it by charging me an exorbitant amount of money. I have videos as proof and now have to take them to court. Toured and enjoyed the apartment complex and renovations. I even enjoyed my interactions with Chris at the time of the tour, after not so much when I saw his true attitude. To make a long story short, when I found the top floor unit I wanted I was elated to apply (won't be ready for over a month). They don't honor first come first serve, don't follow through in a timely fashion after tours or during tours with the application process and hold units and/or give preferential treatment to others. This left a sour taste in my mouth, and I will never return or consider Atrio again. Shame because I didn't enjoy it. But to be honest, the ongoing renovations would've probably annoyed me anyways on top of the attitude from staff. Do better. read more

I toured several apartment complexes in the Burbank/N Hollywood areas for several months. The only one I found was the right fit was The Atrio. It was first and only choice. I moved in a month ago and am so pleased by the amenities - gym, pool, dog park. Not to mention an entire soccer field next door. The design is perfect with access to my car. I love the fireplace! It heats up my entire place. Chris, Ashley and Johnathan (Site managers) were helpful from the start. They were friendly, accommodating and always accessible. I've been living here for about a year now and everything is going great! The community is always kept clean and well maintained. They've been doing some renovations which are great. Management is friendly and quick to responses. Maintenances are quick. Neighbors are quite and the community is dog friendly. No homeless or weird activities around the area. It has been 2 weeks since I moved into this apartment. The apartment has remodeled swimming pool and fitness facilities, and the gardens are beautifully decorated. The staff members are always friendly, and if something in the apartment breaks down, I can request it immediately through the apartment website. In particular, a repair-staff named Alex responds very quickly and takes care of most of the requests, showing great dedication. Especially when something broke down recently, if I requested, they would come the next day and fix it right away. The apartment staff always think about how the residents can be happy. Most of the residents are gentle and greet each other. The residents' parking lot is equipped with a double lock system to prevent outsiders from parking, and there is also enough visitor's parking space. I am very happy living here. read more

My husband, children and I have lived at Empire Landing (now named Atrio) for about 5 years now. We have stayed at Atrio for many reasons including safety, cleanliness, amenities, supportive staff. New management has promptly responded to all of our questions/concerns/requests. Jonathan and Ashley in particular have been very attentive and supportive. Alex and Tony have been part of the team for many years and have always been professional and efficient with maintenance request. My family and I treat the entire team with kindness and respect and this is reciprocated. Although renovations took some time and amenities were not available, we are happy we get to enjoy the amenities now. My husband uses the new gym regularly since it opened and the children are excited for the jacuzzi & pool this summer. One item that I do think needs to be explored and hopefully modified is the visitor parking fees. We have our elderly mothers visiting the grandchildren 4-6 times per month and they have to pay $7 for parking if they stay past a certain time. Scanning the QR and having to register their car is stressful each time. This would be my only area of improvement, other than this I would recommended Atrio. read more

This is a good place to live because of community. The management team has regular events to bring people together. We had a recent ice cream social for example. It's safe, and secure, with people of all ages, ethnicities, backgrounds and current interests. At the same time,privacy is assured. Good day! My family and I have resided here approx six (6) months after the gates opened for new residents. Let me first address the elephant within these reviews: Yes, we have experienced a couple of newer ownerships within our complex over the past decade. We now also have new branding, a palette of lighter colors, and new amenities -- coming under construction and coming with higher premium costs. But, could this not be aspected? With our current management team, we now have Ashley and Jonathan running things. Both are fantastic and punctual in listening to my feedback and addressing all our issues. They have only responded with the same professionalism and respect I had provided them (Note: To include; our maintenance team also) - nothing else follows. That said, we have many amenities that are getting enhanced and refreshed with newer additions - ahead. I guess if you are not looking for "state of the art" or afraid of change. Then you should be looking to invest in your own home of residents. As for my top favorite, it is all about LOCATION. Within walking distance, we have; Target, Walmart, Ulta, Sephora, and an exhausting list worth looking up via Google Maps or Street View. Not to mention, you can easily find yourself jumping onto the I-5 or 134 freeway within minutes. Nevertheless, I hope you (keep an open mind) take a few minutes to consider the property and do some vetting for yourselves. DO NOT MOVE HERE. THERE IS NO PEACE AND QUIET. This was one of the worst places I've ever lived. Please beware of the fake positive reviews, especially the ones on Google. I originally posted my review there; and Atrio false-flagged my Google account, which led to it being banned. Most of the fake positive reviews were written by friends or alt accounts of the staff. Others are written by prospective tenants who were pressured to leave 5 stars and include the first and last names of staff members they just met after only receiving a tour. My mother and I moved in in 2022. The unit and grounds are beautiful. It seemed like a wonderful place to live. However, the upstairs neighbors were horrible. They would move heavy furniture, stomp in place, drop what sounded like bowling balls, and yell loudly for hours on end. The noise would start early in the morning and wouldn't end until early the next morning. This wasn't the case when we moved in, so I assume something happened to cause this change in their behavior. We reported the issue, but the noise never stopped. The on-site Property Manager, Jonathan Ramos, was very unhelpful. He would only copy/paste instructions to call Courtesy Patrol - even when it was outside of Courtesy Patrol's operating hours. Courtesy Patrol was also ineffective. The complex used to have a 24 hour security team, but this was cut to save money. Now, a single guard is available for limited hours each day. Other reviews noted that gardening services were also dropped to cut costs, leading to a lot of rotting plants on the premises. The noise continued for 9 months and was so disruptive that I was unable to sleep. This was especially challenging once I became pregnant. I kept reporting the issue to Jonathan, who was completely apathetic. We asked if we could move units or terminate the lease, and Jonathan never directly answered. He could only be bothered to copy/paste instructions to call Courtesy Patrol. After 9 months of noise and eventual police involvement, Jonathan finally escalated the issue to Regional Manager Ashly Fennel. She said she would reach out to the noisemakers and give updates, but nothing came of it and the noise continued for another month. I let her know I was pregnant and needed sleep. I asked again if we could terminate our lease. She eventually agreed. I asked her what could be done about the noise in the meantime, and she accidentally responded to my email by leaving in the Chat GPT prompt she had been using to type the whole time. It made me question if Ashly was a real person or just a bot. I got confirmation that she was a human after calling out the lazy AI use and getting a really rude email response that was tonally completely different than what AI had been writing for her. We moved out in August 2024. Packing and moving during my second trimester was awful and not something I would've done if the noise wasn't so unbearable. After moving, it then took TWO ADDITIONAL MONTHS to get my final list of accounting and deposit back. A series of errors in their office led to the delay. The person I spoke with the most was Norma. She was extremely rude and condescending every time we talked. She kept making excuses; saying that both Jonathan and Ashly were no longer there because they were on maternity leave. She also confusingly mentioned that she was a mother too. I wasn't sure what this had to do with my refund; but it was baffling having someone who is a mother treat someone else's child so harshly while also asking me to sympathize with two people that made the first part of my pregnancy miserable because THEY'RE starting families. Over the two months I'd call about my refund, Norma would keep repeating that I "called multiple times" and "[she] KNOWS [I'm] pregnant." I have no idea how a person this prickly ended up in a people-facing position. Obviously, I wasn't calling because I enjoyed speaking with her. I just wanted my refund. After NEARLY A YEAR of misery between never getting any sleep in my apartment, going back and forth with a copy/paster and AI, and enduring verbal abuse from Norma; Isaiah was able to close out my account and issue my refund. I appreciate his help, and we're SO glad to no longer live here. read more

I've been a resident of Empire Landing for the past year. The apartment complex was recently acquired by Westhome Property Management. I want to give a balanced review of the pros and cons of living here in 2022: PROS: 1. AMENITIES: The apartment complex has great amenities, including a pool, spa, and gym. The landscaping is beautiful. 2. SAFE & QUIET: Empire Landing is a gated community with a 24/7 patrol. The new landlord expanded this service with trained personnel who frequently patrol the area for safety. 3. FAMILY-FRIENDLY: A lot of residents are families with children. Community members are welcoming and friendly. CONS: 1. UNRESPONSIVE MAINTENANCE: We recently had flooding in our apartment from a broken kitchen sink on a Saturday night. Maintenance took 3 days to respond (submitted the maintenance request on Saturday night and didn't get a response until Monday). Calling in the next day for an update, a gentleman named Michael at the front office mentioned, "Sorry sir, according to Westhome company policy, this doesn't qualify as an emergency maintenance request." I learned that there is "limited maintenance on weekends" according to staff. Not necessarily as responsive as expected from a "luxury community." In addition, 3 of the 4 treadmills at the gym no longer work. I submitted a maintenance request for these and it was quickly removed from the ticketing system without any resolution. Residents have tried troubleshooting the treadmills on their own by unplugging and plugging the machines back in. Good luck getting responsive service from the company. 2. EXPENSIVE GUEST PARKING: Guest Parking is not a community amenity, but is a paid service. Recently, Empire Landing partnered with Parking Boss, a mobile app that requires guests to register their car with the service and only offers free parking between 9 am and 9 pm. For guests outside of this time range, they are charged $7. This was surprising to me given most communities offer free guest parking as an amenity. 3. INFLEXIBLE MANAGEMENT: Recently, rent prices have increased at the community by a few hundred dollars to around $3,000 for a 1 bed/1 bath apartment. When it came time to renew our lease, the landlord mentioned they were unwilling to keep our monthly rate within a similar range to what we're paying previously (~$2,400). Although we were refused a discount, the landlord offered a 4 week free rent promotion to new renters a week after we signed the new lease (but did not make the same offer to existing residents). If you want significant increases in your rent, this is the right place for you. Overall, for these reasons above. I highly recommend not living in the Empire Landing Community. read more
