This has been one of the worst living experiences I've ever had…read more The neighborhood feels very unsafe. There are large numbers of homeless individuals around the block, and I've personally been chased multiple times. It's incredibly stressful just coming and going from your own home. Another major issue is the trash collection. The city trash truck consistently comes before 7 AM, and the noise is extremely loud--it will wake you up whether you want it or not. I brought this up to management, but their response was essentially that there's nothing they can do. So you're stuck dealing with it every single morning. On top of that, the building itself is poorly managed. From noisy neighbors throwing parties and screaming at 4 AM to other ongoing issues, management never takes meaningful action. Their response is always the same generic script: "We are working on the issue. If you're not happy, we can review lease termination options with you." In other words, either tolerate the problems or pay more money to leave. The neighbors above me are extremely loud and seem to start their activity late at night, often around 1 AM. The noise is so intense that it wakes me up with a racing heart. It's not occasional--it's every single night. I haven't been able to sleep in my own bedroom for the past year because of this. Instead, I'm paying $3,400 a month just to sleep on my sofa. That's completely unacceptable and far beyond anything anyone should have to tolerate. Between the unsafe surroundings, constant noise, and lack of accountability from management, living here has been extremely frustrating. This place has seriously impacted my quality of life, and I regret signing a lease here.

I didn't make appointments totally my fault but we were just trying to feel out the neighborhood. Most places turned us away as soon as I mentioned our move-in timeline but not L and O Apartments. And that's exactly why I'm taking the time to write this. They were the only building that welcomed me as a walk-in. As soon as I walked in I was greeted with smiles. The lobby smelled amazing and the entire vibe felt warm and inviting. They offered me coffee and had apples and bananas out which my son absolutely loved. Chelsea is the one who toured me and she was so kind so sweet and absolutely amazing. After seeing the rooftop, the gym and everything else I'm seriously considering this place. If there's one thing I noticed it's that they actually make you feel like a future resident not just a number based on when I needed to move in.

Great building managed by our awesome apartment manager, Jillian! The building is well maintained…read moreand clean, and Jillian has always been responsive and quick with any issues. My husband and I have lived here for almost 4 years and we've not had any serious issues. The elevator does get squeaky from time to time though. Notices are posted in a timely manner, and any water shutoffs usually follow the posted time. Trash, recycling, and compost are taken out weekly. During heavy rains when the drains got backed up, Jillian ensured that they got cleared asap. For a building of 40+ units, the tenants are considerate with noise, they are mostly small families or working couples, so it's pretty quiet most days. There is a tiny gym (2 treadmills, a cycle machine, 1 elliptical, weight machine) on the ground floor which came in handy during the pandemic, and the pool was retiled earlier this year. The laundry room was also renovated about 2 years ago and you can pay the machines using an app. There's also 6 guest parking spots which is nice for when family and friends visit! After the building changed ownership in 2020, tenants were allowed to have pets, which can be difficult to find in Burbank. We enjoy living here with our two cats and it's super convenient and walkable to the central library and downtown area.

I've lived in this building for 3 years, and it has progressively gotten worse. I rent a 1 bed / 1…read morebath + loft in Building 1 (apt 1-314) and pay $2,815 (started at $2,650). Things got so bad they didn't even try to raise my rent this year -- yet the SECOND I put in my 30 days, the same unit was listed for ~$3,100. Do NOT be fooled. $2,650 is the absolute max I'd pay to live here. Pests are the biggest issue. This place is INFESTED with large German cockroaches and flying tree roaches. I keep an overly clean apartment and still see a big roach at least every two weeks. In summer they climbed the balcony walls. Pest control exists -- it doesn't work. And yes, my cousin and I were once greeted by a RAT in the hot tub. Mold is another major problem. There is visible black mold in the bathroom and laundry room. I reported it multiple times and was ignored. Paint is chipping and the unit is falling apart. A neighbor had an inspector confirm mold, and the building told her "all apartments have mold." LOL. The unit and appliances are trash. Closet doors were never on the tracks and had to be removed. Washer and dishwasher leak, washer/dryer are insanely loud and ruined clothes, fireplace works when it wants to. The shower is made for a child -- I'm 5'7 and had to install a gooseneck just to wash my hair. Noise is constant. At least 5x a week there are gas-powered leaf blowers, tree cutters, gardeners, or power washers -- plus dogs and kids screaming through the echoing courtyard. If you work remote or get migraines, don't live here. Notices are often same day or for the wrong building, and complaints rarely get resolved. Amenities = chaos. The gym and pool were closed over a year for a remodel and the gym is worse now. The pool and hot tub are constantly overrun with kids and teens who smoke cigarettes and throw parties. It's now wristbands-for-guests like a club. Food Truck Tuesdays are overpriced and not good. Parking & guest parking are a nightmare. Construction workers constantly block resident parking, and residents are told not to tow. Last week, white/grey paint was spilled all over my parking space and down the side of my BRAND NEW 2025 black Lexus NX. I reported it to Robert (operations manager). After initially saying he'd "see what he could do," management ultimately refused to cover any of the damage and stated that parking in the lot is "at your own discretion." Guest parking used to be free -- now it's $5/day, requires printing a permit (you can't print it at the office), and if the pass isn't perfectly displayed the car will be towed for $467. The building will not help. Management & maintenance have declined. Christina in the leasing office is great, but I was overcharged and ignored for months before it was fixed. Maintenance used to take days -- now it takes weeks. Brennon and Jose are awesome but clearly overworked. I had a work order open 12+ days with no response while still paying full rent. Robert did call after I ended my lease and was kind, but it was too little too late. The only real positive is the location. Safe, walkable, close to bars, movie theater, and the mall -- though there's been an increase in homeless people, and there was a recent stabbing at Burbank HS where kids ran into our pool. Packages were stolen only twice in 3 years, which sadly feels like a win in California. 5-star reviews: Many from December are not organic. At a community party, residents were offered drink tickets for 5-star reviews. I opted out. Final thoughts: Why pay almost $3k/month for mold, roaches, nonstop noise, damaged cars, slow maintenance, and chaos? I'm taking my $2,815/month and moving farrrrr away.

Since then, the issues have only multiplied: ants everywhere, black flying bugs coming out of drains, and maintenance requests that take at least a week to get any attention. They call this "luxury," but it's far from it. Rent keeps going up while the service gets worse. They recently switched to digital locks and now charge an extra $25 per month for them -- why are tenants paying for changes we didn't ask for? We're not allowed to have anything on our balconies because they want us to pay extra for storage. They claim it's to "keep the community looking nice," yet there's been an old stove sitting by the elevator for over two weeks. How's that keeping things nice? Maintenance used to be responsive, but now they use the same small team of four people to cover four different properties across multiple locations, so everything takes forever. If you submit a request for something essential, expect to wait at least a week just for a response. Meanwhile, they're charging nearly $4,000 for a two-bedroom apartment. This is supposed to be a non-smoking community, yet people smoke everywhere -- even in the stairwells -- and nothing is done about it. Overall, it's not worth the money. The management seems to care only about collecting fees, not about maintaining the property or the tenants' quality of life.
