My husband and I have lived here for almost 4 years and we've not had any serious issues. The elevator does get squeaky from time to time though. Notices are posted in a timely manner, and any water shutoffs usually follow the posted time. Trash, recycling, and compost are taken out weekly. During heavy rains when the drains got backed up, Jillian ensured that they got cleared asap. For a building of 40+ units, the tenants are considerate with noise, they are mostly small families or working couples, so it's pretty quiet most days. There is a tiny gym (2 treadmills, a cycle machine, 1 elliptical, weight machine) on the ground floor which came in handy during the pandemic, and the pool was retiled earlier this year. The laundry room was also renovated about 2 years ago and you can pay the machines using an app. There's also 6 guest parking spots which is nice for when family and friends visit! After the building changed ownership in 2020, tenants were allowed to have pets, which can be difficult to find in Burbank. We enjoy living here with our two cats and it's super convenient and walkable to the central library and downtown area.

The manager at the time had lived/worked here for 19 yrs. It was a true community. Since Sarah has taken the manger role in 2023, things have been a constant struggle yet we're still paying prime rental rates. Her hrs are reduced so we have much less responsiveness to issues. Washers take weeks if not longer to repair. We get little notice when the water will be turned off for repairs. We're limited what we can put on our patios, plants no longer allowed (previously appreciated). Lately we have issues with our parking garage security gates and were told the vendor says they're working fine so the tenants need to figure out if our clickers are causing a problem. Wtf?? The landlords now charge a % fee to pay rent online with a credit card (standard in most places) but they also now charge a fee to pay via debit online. Unheard of so I've gone back to writing checks. During the rains over the 2025 holidays, I had water damage in my apt which they repaired over 20 days, but they have offered no compensation or reduced rent while my apt had a large portion uninhabitable. I would no longer recommend this complex and will move once viable.

I'm attaching a photo of the trash area near the elevators where garbage is piled up and spilling out. It's not a one-off. When the shared spaces look like this, it tells you everything you need to know about how the property is being run. 2) Roaches. I'm also attaching photos of a roach in/around the bathroom area (near the shower items). And no, this isn't just "a random bug." Neighboring tenants have confirmed it's been an ongoing issue in the building. 3) Old building + old elevators + constant disruptions. The elevators are old and the building feels dated across the board. Fire alarms have gone off at weird times at night, waking tenants and forcing people to vacate. On top of that, water shutoffs happen way too often (it felt nearly monthly) "for maintenance." That's not normal living--especially for what they charge. 4) "Security" feels like a marketing line. They claim security is on-site, but I've personally seen homeless individuals make their way into the parking garage and even into the elevators multiple times. That's a serious safety concern, and it didn't feel like access was controlled. 5) Front office is unprofessional. Interactions with the front office were consistently frustrating--unprofessional, and at times borderline rude. If you end up needing help from Jen or Will, don't expect clear answers or urgency. Bottom line: If you know what's best, look elsewhere. Between the overflowing trash, roach issue, safety concerns, and constant disruptions, this place isn't worth the stress.

Betty Olaya, the building manager, has been exceptional throughout my time here. She is always quick to respond, helpful, supportive, and genuinely cares about the residents and the property. Whenever something in my apartment has needed attention or repair, Betty, John, and the maintenance team have responded quickly and taken care of it. That kind of consistent service makes an enormous difference when you are renting a home. I have also always felt safe here. The property is gated and well maintained, and the location is extremely convenient, with grocery stores, banks, the post office, pharmacies, cafés, and many other everyday necessities close by. It is also easy to access the major freeways. As I prepare to leave after ten years, what I will remember most is how well I have been treated. Freeway entrances are right across the street which is convenient for a morning commute. The cons of the complex are lengthy. I have experienced someone from the complex attempting to unlawfully enter my apartment at least twice. I have a big dog that prevented entry, but signs of attempt were clear. My apartment flooded within three or four months of my moving in. The complex told me they would provide me with a check to cover damage and expenses in having to relocate to a hotel for four nights with my dog. I did not receive any such check; instead they credited my rent $500 and called it a day. My expenses due to their negligence were closer to $1500. The area is extremely unsafe. The complex is aware of break-ins to cars in the garage almost monthly and does nothing to update security. There is an "emergency" maintenance line that is never answered. Any real emergencies will leave you feeling panicked, frantic, and forgotten. That's exactly what you are. When tenants unfortunately suffer evictions, notices are posted on the glass door for everyone to see. There is nothing "luxury" about broadcasting evictions. Jones & Jones are slum lords. If you are a single woman living alone, please consider literally any place else. Unless you have a big dog. And even then... please consider any place else.

TLDR: Slumlord conditions. Jones & Jones is one of the largest apartment building owners in Los Angeles--and one of the worst. I stayed partly out of spite and partly to fight against greedy corporate landlords who rely on tenant exhaustion and legal costs to get away with this behavior. This is still my home. They are doing everything to force tenant turnover after one year. Long-term residents are a problem to them. Consider this a warning. You will regret moving here. I regret living here now. Greedy corporate landlord is exactly what they are. They respond to reviews publicly while ignoring tenant complaints, maintenance issues, health & safety concerns, & emails. Have lived here for 16 years and have watched this building go from a genuinely good place to live into something intentionally hostile to long-term residents. I am a dependable tenant who always pays rent on time. The turning point was 2020, when on-site management changed, managers were removed, & everything shifted--for the absolute worst. Since then, Jones & Jones has made it clear they want long-term tenants out. Everything I describe is documented with in multiple ways. 1. Pandemic Price Gouging & Christmas Eve Rent Notice: In 2020, during COVID-19 and a state of emergency, they tried to raise long term tenant rents (including mine) by $1,000+ per month, plus a security deposit. This was blatant price gouging. Even worse, they sent the first rent increase notice on Christmas Eve. I remember opening that notice and breaking down in tears. Who can suddenly afford that kind of increase during a pandemic? Without hours of wasted time and help from the Coalition for Economic Survival and Neighborhood Legal Services, it would have gone through. 2. Entering Apartments Without Notice: Management entered my apartment multiple times without warning. Installing a doorbell camera stopped it. 3. Abusive Neighbor: For over two years, a loud, abusive neighbor terrorized our nights screaming, fighting, slamming things against walls with her boyfriend. Excessive music as well. But I mean the screaming waking one up at 3:30 am regularly for 2 years. Management's only advice: "Call the cops." No intervention or support. Just pass the problem back to the tenants. This could have been handled responsibly if management cared. 4. Rent Increases, No Improvements: Rent rises every year to the maximum, with no upgrades. The building is falling apart. 5. Communication So Bad It's Almost Impressive: Emails ignored. Follow-ups ignored. Unless it is an unavoidable emergency maintenance issue, they do not respond. This is standard operating procedure. I have the emails to prove it. 6. Laundry Issues: Shared washers and dryers are $3 per load, 16+ years old, break weekly, and steal money. Vendor is unresponsive. 7. The "gym that's never gets finished" has been under construction for two years--far longer than promised. Ask for updates? No response. 8. Brand New Windows That Leak Every Time It Rains: New windows were installed two years ago. The first rainstorm revealed massive leaks. Water pours down the walls. I reported it immediately. Nothing happens. Blue tape marks the leaks--and is still there. Why spend money on upgrades only to destroy the building from the inside? Floods downstairs neighbors entrance every rain. 9. Emergency Unreachable: LADWP transformer exploded. Windows blew out. Residents scared. Fire department could not reach management. Resident "night manager" (a lovely neighbor who was a bartender) was at work and unreachable. Emergency maintenance line only covers plumbing--not building-wide emergencies. Unacceptable. 10. Theft & No Security: Packages stolen, parking garage and cars broken into, callbox ripped off building, mail stolen - all multiple times in 2025 alone. But many times 2020 - 2024. No security or support provided. 11. Major construction is happening in the apartment next to mine--ripping down a wall due to city code violations. No notice. On a quiet morning, the building shook from a massive BOOM. I nearly fell off the couch. All they had to do was send a simple notice about construction times. Emails ignored. 12. Flies constantly in hallways. Enough said. 13. A Hallway That Smelled Like Death: A former male resident covered in feces and urine roamed the halls, touching doors, machines, and vending machines. The smell was unbearable. Air purifiers or fresheners requested. No response. Stopping here only because yelp has character limits. Update 02/04/26: the BS continues. They respond "we would love an opportunity to speak with you". Have they reached out? NOPE. They only do it publicly so prospective future tenants see it.
