    I lived at Avalon Burbank for 2 years, by myself in a 2BR + loft... Let's start with the good. The location is phenomenal. It is literally the best location in the valley, with tons of entertainment, restaurants and shopping on San Fernando Blvd. The property itself is beautiful, the pool area is huge and rarely busy, gym is great. The maintenance staff is very responsive for emergencies, fixing most issues same day. The leasing office is helpful. Now the not so good...the reviews saying the buildings are old are spot on. Like....they're very old. Multiple layers of paint over everything, kitchen not renovated in 10+ years, etc. The individual apartments seriously need to be renovated if they want to make this a 5-star property. When I first moved in I had max 10 minutes of hot water when showering (hot water heater is in-unit). I went back and forth for weeks with maintenance...they even swapped out the hot water heater for a larger one...it never got better. I eventually gave up asking (I'm very easy going, and only spent about one week a month here). I also had to throw out the food in my refrigerator three times because it would die randomly before they finally replaced it with a new one. But other than the two major issues I described, the maintenance team was great (and both of my issues were probably administrative and them not approving new things or whatever) Overall, I enjoyed my time here. But I can see how if you are a picky person you will not like it. I can deal with a lot, and like I said I spent at most 2 weeks a month here, and usually only 1 week a month. You can tell most tenants stay a year or two at most based on the 10 different names on the letters that came in the mail to prior tenants. But I enjoyed my time here, and if I ever find myself needing to rent in LA again will probably move here.

    Structural damage during tour

    The leasing agent showed us a 1 bedroom + loft with structural damage, ugly carpet, and a tiny kitchen. He wanted $2700 for it. Avoid the Avalon.

Every review was spot on. The team is so kind and you can tell they genuinely love what they do. During our tour, every resident we passed was greeted by name, which says a lot about the community vibe here. They even offered me a delicious coffee and the two-bedroom apartments were so spacious. My girlfriend couldn't stop talking about the gym after we left. We're still deciding based on our job locations but this experience definitely deserved a review. A tour of this property is a must.

    This has been one of the worst living experiences I've ever had…read more The neighborhood feels very unsafe. There are large numbers of homeless individuals around the block, and I've personally been chased multiple times. It's incredibly stressful just coming and going from your own home. Another major issue is the trash collection. The city trash truck consistently comes before 7 AM, and the noise is extremely loud--it will wake you up whether you want it or not. I brought this up to management, but their response was essentially that there's nothing they can do. So you're stuck dealing with it every single morning. On top of that, the building itself is poorly managed. From noisy neighbors throwing parties and screaming at 4 AM to other ongoing issues, management never takes meaningful action. Their response is always the same generic script: "We are working on the issue. If you're not happy, we can review lease termination options with you." In other words, either tolerate the problems or pay more money to leave. The neighbors above me are extremely loud and seem to start their activity late at night, often around 1 AM. The noise is so intense that it wakes me up with a racing heart. It's not occasional--it's every single night. I haven't been able to sleep in my own bedroom for the past year because of this. Instead, I'm paying $3,400 a month just to sleep on my sofa. That's completely unacceptable and far beyond anything anyone should have to tolerate. Between the unsafe surroundings, constant noise, and lack of accountability from management, living here has been extremely frustrating. This place has seriously impacted my quality of life, and I regret signing a lease here.

We loved everything about the building it was always well kept and always clean. Denise, the building manager, was such a pleasure to deal with. She was always so pleasant and took care of any maintenance work we requested within 24 hours. She was always so understanding and accommodating. Another really cool feature of the building was the roof top! I had my birthday party there with all our friends and family. It's a huge entertaining area with the beautiful outdoor breeze. There are tables, chairs and bbq there ready for you to host a party or a small get together. The rent I also though was very competitive for the market. The building is situated in the heart of burbank adjacent to Toluca lake and just walking distance from many restaurants and shops. We would have stayed here longer but we are expecting a baby and needed the extra space. I would recommend this building to all my friends and family. Thank you Denise for being the best!!!

I love calling this place home... a place with amazing AC (a must in Burbank!!), 2 washers and dryers on each floor (there are three floors), underground parking spots, outside visitor parking for when family and friends come over, clean and spacious rooms, a newly upgraded rooftop terrace with a pool table, shades, grills, nice carpets and tables (I love eating up there or working on my laptop), it's quiet and always running smoothly thanks to the onsite manager!! Nancy and Scott are the most sweetest human beings I've ever met, they care about the sky view terrace building as their home, the community here (it is always so clean! Notices and communication is always clear and accessible) and trouble shoot any issues that come up with such grace. Denise the building owner is really great about communicating with you if you have any questions, something is happening at the building or there are any issues with rent checks. I needed carpet cleaning for my unit and she was quick to respond and give me a contact, it all happened within the week! I really appreciate the team at SkyViewTerrace very much!

    Great building managed by our awesome apartment manager, Jillian! The building is well maintained…read moreand clean, and Jillian has always been responsive and quick with any issues. My husband and I have lived here for almost 4 years and we've not had any serious issues. The elevator does get squeaky from time to time though. Notices are posted in a timely manner, and any water shutoffs usually follow the posted time. Trash, recycling, and compost are taken out weekly. During heavy rains when the drains got backed up, Jillian ensured that they got cleared asap. For a building of 40+ units, the tenants are considerate with noise, they are mostly small families or working couples, so it's pretty quiet most days. There is a tiny gym (2 treadmills, a cycle machine, 1 elliptical, weight machine) on the ground floor which came in handy during the pandemic, and the pool was retiled earlier this year. The laundry room was also renovated about 2 years ago and you can pay the machines using an app. There's also 6 guest parking spots which is nice for when family and friends visit! After the building changed ownership in 2020, tenants were allowed to have pets, which can be difficult to find in Burbank. We enjoy living here with our two cats and it's super convenient and walkable to the central library and downtown area.
