I've lived in this building for 3 years, and it has progressively gotten worse. I rent a 1 bed / 1 bath + loft in Building 1 (apt 1-314) and pay $2,815 (started at $2,650). Things got so bad they didn't even try to raise my rent this year -- yet the SECOND I put in my 30 days, the same unit was listed for ~$3,100. Do NOT be fooled. $2,650 is the absolute max I'd pay to live here. Pests are the biggest issue. This place is INFESTED with large German cockroaches and flying tree roaches. I keep an overly clean apartment and still see a big roach at least every two weeks. In summer they climbed the balcony walls. Pest control exists -- it doesn't work. And yes, my cousin and I were once greeted by a RAT in the hot tub. Mold is another major problem. There is visible black mold in the bathroom and laundry room. I reported it multiple times and was ignored. Paint is chipping and the unit is falling apart. A neighbor had an inspector confirm mold, and the building told her "all apartments have mold." LOL. The unit and appliances are trash. Closet doors were never on the tracks and had to be removed. Washer and dishwasher leak, washer/dryer are insanely loud and ruined clothes, fireplace works when it wants to. The shower is made for a child -- I'm 5'7 and had to install a gooseneck just to wash my hair. Noise is constant. At least 5x a week there are gas-powered leaf blowers, tree cutters, gardeners, or power washers -- plus dogs and kids screaming through the echoing courtyard. If you work remote or get migraines, don't live here. Notices are often same day or for the wrong building, and complaints rarely get resolved. Amenities = chaos. The gym and pool were closed over a year for a remodel and the gym is worse now. The pool and hot tub are constantly overrun with kids and teens who smoke cigarettes and throw parties. It's now wristbands-for-guests like a club. Food Truck Tuesdays are overpriced and not good. Parking & guest parking are a nightmare. Construction workers constantly block resident parking, and residents are told not to tow. Last week, white/grey paint was spilled all over my parking space and down the side of my BRAND NEW 2025 black Lexus NX. I reported it to Robert (operations manager). After initially saying he'd "see what he could do," management ultimately refused to cover any of the damage and stated that parking in the lot is "at your own discretion." Guest parking used to be free -- now it's $5/day, requires printing a permit (you can't print it at the office), and if the pass isn't perfectly displayed the car will be towed for $467. The building will not help. Management & maintenance have declined. Christina in the leasing office is great, but I was overcharged and ignored for months before it was fixed. Maintenance used to take days -- now it takes weeks. Brennon and Jose are awesome but clearly overworked. I had a work order open 12+ days with no response while still paying full rent. Robert did call after I ended my lease and was kind, but it was too little too late. The only real positive is the location. Safe, walkable, close to bars, movie theater, and the mall -- though there's been an increase in homeless people, and there was a recent stabbing at Burbank HS where kids ran into our pool. Packages were stolen only twice in 3 years, which sadly feels like a win in California. 5-star reviews: Many from December are not organic. At a community party, residents were offered drink tickets for 5-star reviews. I opted out. Final thoughts: Why pay almost $3k/month for mold, roaches, nonstop noise, damaged cars, slow maintenance, and chaos? I'm taking my $2,815/month and moving farrrrr away. read more

This place has gone downhill fast. When I first moved in, I was already dealing with huge roaches coming out of the laundry area in my unit -- disgusting. Since then, the issues have only multiplied: ants everywhere, black flying bugs coming out of drains, and maintenance requests that take at least a week to get any attention. They call this "luxury," but it's far from it. Rent keeps going up while the service gets worse. They recently switched to digital locks and now charge an extra $25 per month for them -- why are tenants paying for changes we didn't ask for? We're not allowed to have anything on our balconies because they want us to pay extra for storage. They claim it's to "keep the community looking nice," yet there's been an old stove sitting by the elevator for over two weeks. How's that keeping things nice? Maintenance used to be responsive, but now they use the same small team of four people to cover four different properties across multiple locations, so everything takes forever. If you submit a request for something essential, expect to wait at least a week just for a response. Meanwhile, they're charging nearly $4,000 for a two-bedroom apartment. This is supposed to be a non-smoking community, yet people smoke everywhere -- even in the stairwells -- and nothing is done about it. Overall, it's not worth the money. The management seems to care only about collecting fees, not about maintaining the property or the tenants' quality of life. read more

I lived at Avalon Burbank for 2 years, by myself in a 2BR + loft... Let's start with the good. The location is phenomenal. It is literally the best location in the valley, with tons of entertainment, restaurants and shopping on San Fernando Blvd. The property itself is beautiful, the pool area is huge and rarely busy, gym is great. The maintenance staff is very responsive for emergencies, fixing most issues same day. The leasing office is helpful. Now the not so good...the reviews saying the buildings are old are spot on. Like....they're very old. Multiple layers of paint over everything, kitchen not renovated in 10+ years, etc. The individual apartments seriously need to be renovated if they want to make this a 5-star property. When I first moved in I had max 10 minutes of hot water when showering (hot water heater is in-unit). I went back and forth for weeks with maintenance...they even swapped out the hot water heater for a larger one...it never got better. I eventually gave up asking (I'm very easy going, and only spent about one week a month here). I also had to throw out the food in my refrigerator three times because it would die randomly before they finally replaced it with a new one. But other than the two major issues I described, the maintenance team was great (and both of my issues were probably administrative and them not approving new things or whatever) Overall, I enjoyed my time here. But I can see how if you are a picky person you will not like it. I can deal with a lot, and like I said I spent at most 2 weeks a month here, and usually only 1 week a month. You can tell most tenants stay a year or two at most based on the 10 different names on the letters that came in the mail to prior tenants. But I enjoyed my time here, and if I ever find myself needing to rent in LA again will probably move here. read more

This might be the worst run apartment complex in the State of California in my humble opinion. Cut to the quick here. We had to have the Avalon maintenance department come into our appointment at 441 to do some repairs while we were at work. Neither of us could be home at the same time during the repairs. We had a frosted double layer chocolate cake in the refrigerator with one slice already cut out of it. When we got home, there was another slice cut out of our cake and an empty can of Coke in our empty trash can. There was a plate, knife and a fork left in our sink. Are you flipping kidding me? I'm calling bullshit here to say the very least. We reported this immediately to the front office and they did absolutely nothing. They really didn't seem to give two shits at all. That was all that was needed for us to move out. You cannot trust Avalon to do the right thing and be honest. I will never ever be able to recommend Avalon, even to my worst enemies. It's really disappointing to think their management team condones this type of boorish behavior! Yelp needs to have negative stars for reviews like these. In closing, I've read all of the one star reviews here and all of the responses from the Avalon Management Team. The responses are so condescending and they all lack the immediate action and attention needed to correct for all of the issues at hand. We've all seen this type of garbage management team before. They try to kill you with kindness but in all actuality, they are truly ignoring your concerns and/or complaints. I've read each and every one of them and you can see a true lack of compassion and understanding from (Jane) Avalon. What each response has pretty much said was "we're so sorry we are incompetent here at Avalon and you'll just have to accept our inability to fix the problem you've just shared with us." How does a corporation of this size completely lose track of the bigger picture here and treat their tenants like garbage? Averaging 2.9 stars here on Yelp says it all. If you read these concise one star reviews and still make the conscious decision to move here, then you'll have to accept the consequences you are about to experience. If you took a marble and laid it on the hardwood parts it would roll quickly and distinctly down (uneven). - The walls and roof is thin. Be prepared to call the cops multiple times on domestic abuse upstairs and hear children screaming through the night downstairs. - *The cost: not worth it. You also have to pay to use the outside amenities. $40 per hour and it costs for overnight guest parking (or a second car) - The area isn't safe. I've had my catalytic converter stolen and a gang fight has been broken out in front of my eyes in the courtyard. - so loud and crowded. Nice outside = noise. I have lived here 8 years and it has gotten worse and worse. The last two years especially and it longer feels like a home and no longer even feel welcomed. This company is riddled with waste and greed and mismanagement that falls on the residents. From legal harassment to taking a deep toll on the mental health of my neighbors. The water comes from old unmaintained pipes and the amenities are not usable. I haven't used the pool in 2 years due to low maintenance and never changing the water in both the pool and the hot tub. The walls in my apartment have black mold from water damage that were never fixed and it is forcing me to move out among many other issues. If you listen to the earnings calls Avalon Bay communities you will quickly realize why we have a housing crisis in the US and especially in California. This will be my last year here and will be moving out. Not only do i not recommend this place but from my personal experience and digging into their corporate operations I would advise people to give their money somewhere else. read more

This building is going to s**t. I've been living here for quite some time. The elevators always smell like weed and cheap cologne. The halls smell like weed and sometimes it even gets in my apartment. When I complain, the leasing office seems to not do anything because it's a continuous issue. The trash upkeep is terrible. The trash bins are overfilled and trash is left outside the bins. I ran into the trashman telling the manager they need to manage the trash situation better because it's inconveniencing them from doing their job. Not to mention the neighbors leave their trash in the halls in the middle of the night. Like an email from the leasing office will stop someone from leaving their trash out. The plumbing is awful. At least once a month something is clogged - toilet, shower, or kitchen sink. I befriended a neighbor who told me Building 3 has a major rodent problem. I'm not surprised at how much trash and filth is left around. I have seen mouse/rat droppings in the gym. Mind you, the gym is in Building 5!! They took away our amenities since November 2023 and did some bulls**t renovations. I don't think it takes 6 months to put string lights and a couple new plants in the pool area. Unless they were unclogging the hair extensions from the pool drain. The gym just reopened last week and that's a joke. They took out cardio machines for a squat rack. Now every girl is going to Youtube how to gain a bigger booty. Leasing office is still closed. I think they must have a mold problem. If the leasing office has a mold issue, what more the actual apartments. Why else would it take 8 months and counting to "remodel"? This is an old building with little upgrades and overpricing. They cannot compete with the new apartments being built in the area. No way can they raise the rent and make it competitive. I might as well move down the street, pay a little more but I have a brand new apartment. The only good thing about this place is maintenance. They do their best and work hard to fix what they can. Don't be fooled by their high star ratings on Yelp. They ask you to review maintenance on Yelp and leave them 5 stars. Yeah I can leave them 5 stars but that rating is going to the Avalon as a whole and they do not deserve 5 stars. read more

Overpriced, falling apart. Maybe there was a time this place shined, but it's just a memory now. Fix things after they break, no proactive maintenance unless it makes the building look more attractive to new renters (see new outside paint, oooooh). Every heat wave, a handful of tenants end up without AC, because half the units are from the 80s. Other things that remind me of Avalon. German roaches, broken gates, leaf blown hallways, leaky roofs, peeling cabinet facades, sewage stink from the sinks, rusted dryer drums, car break ins, disappearing packages, revolving door office staff. Office staff and maintenance are friendly, but Avalon itself is a mismanaged cash factory, squeezing the money out of it's properties at the expense of quality of life, and basic preventative maintenance. They don't give u an option to go month a month after an one year leasing, they try to keep you in the leasing and increase ridiculously every year 10%, it's a BIG trap. Maintenance team is invasive and place is always dirt. There's better options 4k for a 2bds, go buy a house and pay 4k in a mortage. Avalon is such a bad joke. I've lived in Avalon Burbank for one month. Moving in was a breeze. Jillian helped me from start to finish and made my move from Vegas very easy. She smiled and was friendly. She was prepared for every question that I had. My 2 bedroom plus loft is huge, and fits everything that I had from my 3 bedroom house. I've had no issues with plumbing, electrical, paint, kitchen appliances, noise, bugs, etc. The Avalon Burbank is the perfect spot to have peace and quiet, yet still be blocks away from theaters, restaurants, and a mall. I think one of the things that helps Avalon stand out for me was that even though I have already signed the lease, the friendly staff in the office is still always smiling, polite, and want to do he best to make me feel like this apartment is my home. I am a former resident of Avalon having lived there for 7 years and recently thought about moving back and I am so glad I am not! I am being forced to pay a $268 reservation fee for an apartment that I applied for on a Wed but didn't get final approval until the next full day and when they wouldn't work with me, I decided on Sat to not sign the lease. They initially wanted to charge me for 4 full days of a lease which I called BS and now are only charging me for 3 days - yay me! NOT! What a joke that they charge a reservation fee because they take the apartment off the market when you apply. I have never had that happen any where else in LA and both my son and I have applied separately for other places in LA. By the way, the apartment I applied for is available and still listed on their website. They are just greedy and want to Nickle and dime everyone. We have a 3rd floor unit here at the Avalon. We have been very impressed with the amenities they offer for their tenants. Sheritha is a great asset to the complex. They always have fun events and it seems like a different food truck comes each day:) they also have free pizza parties for their residents. I think that the place is so quiet. We hardly know we have neighbors. We have counted 45 restaurants with in 2 blocks of the Avalon! That is amazing. The convenience , safety and amenities are hard to beat. read more

The worst. Burbank has plenty of other apartment complexes so look around. This one is nice to look at but the two years I lived there consisted of maintenance issues on A/C, like didn't work for weeks at a time and of course at the hottest part of the summer. I would come home after work and my apartment would be over 90 degrees becaise sometime over the past 24 hours the AC had stopped working. I couldn't open my windows at night because of the noise at the pool, and the people smoking weed. I stayed as long as I did only because I hate moving but they raised my rent $600 in two years so that was it for me. Upon move out they offer a move out clean for flat rate, I suggest taking it and just move out, they will take the deposit anyways. I had spent hours cleaning as I in the past and always received my deposit back with compliments on how clean I left it. This time I did run out of time and didn't shampoo carpets so I expected that charge. But they charged a cleaning fee whenI can guarantee there was nothing to clean. My suggestion to anyone looking for a place in Burbank, be sure to take your time and look around. This is a convenient location to downtown but that's about it. The turnover in residence is ridiculous. That should tell the truth...the rent is ridiculous and they will raise it every year and gauge. If renting there at least ask to negotiate the increase...they did do that the first year but still raised my rent $300 read more

This started off a very nice place to call home but, under current management it has gone downhill tremendously. I could not wait to leave and would not recommend this location to anyone. The leasing office has a number of staff members who possess very snotty, elitist attitudes. They are neither helpful or friendly and often make even the simplest tasks more challenging. And, god forbid you have a legitimate emergency and need to count on them to do the right thing right out of the gate! Under their new leadership it's much like having Barney Fife running the town of Mayberry! My advice would be to think twice before you sign on the dotted line with Avalon Burbank. There are a number of wonderful housing options in Burbank where staff/landords treat their residents with the utmost dignity and respect. Unfortunately, this really isn't one of them! Pay attention to the reviews! Make CAREFUL note of the RENT INCREASE complaints. Avalon makes absolutely NO PROMISES about rent increases and many renters have ended up with HUGE increases well beyond the norm or what the market supports. When we did our tour, I brought this up and got a blank stare. NO, they wouldn't even disclose what typical increases might be on apartments which were already beyond the typical market rates. The Avalon's business plan is nasty and the high turnover supports what I've written above. It's rather sad because they could charge a bit more at the start, hold back the increases and tenants wouldn't feel abused. For the money the units are fairly small, but we liked the look of things overall. I have money, but I'm not stupid about how I spend it. We've rented 3 apartments in Burbank and all of them told us what typical increases were and that's what we saw. That's how to run things. I prefer the prices to be on the menu. Would you buy a car without any idea of what the next year's payments might be? Use your heads. Don't fall for it and look elsewhere. We now rent a much nicer duplex than anything the Avalon offers and for considerable less money without a roach in sight. read more

My sister lived here for 20 years and I've been here 12 years and I have to say that the staff (leasing office, maintenance, etc.) are all amazing. I recently had some issues with my living situation and the leasing office (thank you Jennifer!) was extremely helpful and empathetic and helped resolve the issue. In fact, Jennifer went above and beyond. Every single staff person I have interacted with has been amazing. I really enjoy living here (the building itself) and the nearby area. Areas are nice, but there's a huge issue that affects every one who lives here: roaches. At about sunset, all the roaches come out through the drainages and crevices and they are HUGE. I lived here for about four years and enjoyed it for the most part. The maintenance team is excellent and fixes everything very quickly. Jose was the best, (we miss you man!) my cats even liked him best too lol. I also always felt very safe in this complex. It's nice to be so close to downtown and just be able to walk to restaurants, bars, and the movies without having to drive too. Things I dislike: how quickly the company that runs the Avalon changes out the office staff. By the time the staff has learned the ropes of the complex and the people, they're switched to another complex! So I was almost always dealing with brand new people and sometimes they had some really stank and unnecessary attitudes. (Good news is they were gone quick too at least) I also hated how little storage space the apartments have. If I could choose one thing to truly improve on it would be that the parking garages should have cameras though. Someone broke into my boyfriends car at one point while living there. Pretty sure it was just some kid because they didn't steal anything major, (just the charm hanging from his rear view) but it was still annoying. Overall, not a bad complex though. You will probably outgrow the small space after enough time, but this was a great spot for me when I first moved to LA. Also if you move into building one and get an apartment that faces Angeleno and Third, you're gonna hear fire trucks ALL THE TIME cuz their path goes right by there. I also witnessed three separate incidents of people getting hit by cars at that light. Not the complex's fault, just know that street is wild. read more

My teenage son, 23 year old niece and I have lived at Avalon Burbank for over a year. Every day as I walk my two precious Shihtzu's I'm amazed at the beauty of the property. Over the last few weeks, all the floors were painted in the hallways, new brighter light fixtures were mounted and the landscaping cut back to get ready for fall. We have gorgeous pools, outside BBQ grills, lounge areas are very safe underground GATED Parking. I've always lived in a HOUSE.... but living in this pet friendly, people friendly apartments makes this more than a HOME. The office family of Jillian, Hunter, Teddy, Andrew, Theo will drop everything to assist if you need them. I looked myself out twice and they came right away. Jose Jose Jose Jose.. Average place. Took 6 months to have laminate on my kitchen cabinets replaced counting from the day it was reported. It took 4-5 "reminders" for them to finally get around to fixing anything. Constant smoking complaints from my downstairs neighbor to the staff, I don't smoke, so it was almost harassment. Rent increased $370 after a 1 year lease. (15%). Staff turn-around rate is about every 4 months and everyone gets replaced. Wristbands are required to be worn at the pool/spa, but you won't even use them because kids parties happen every weekend, all day long, with screaming children inattentive parents. Mailboxes were broken into last week (Early Feb '17), so mail can be picked up unless you go to the post office. Sound travels very well, think concert hall, through the walls between units. Make your own decision on this place. **Update 4/17/17 Have signed the agreement to move out of the complex and gave 30 day notice. The management scheduled the "preliminary walk through" without any notice or phone call. I contacted management to immediately reach out to me so we could reschedule the walk through for a time when I would not be at work. They never responded and went ahead with the walk through on their own. They also noted on the "work order" that I gave them permission to enter the apartment. I did not give any permission as they never contacted me at all, neither before scheduling their walk though nor after I asked them to reach out to me. After their walkthrough, I have received a notice for the following charges... - $170 for Full Painting of Unit (I have only 11-15 pictures hung on the walls, no other damages that would warrant a FULL PAINTING) - $105 for Full Cleaning (this is understandable) - $70 for Full Carpet Cleaning (also understandable and reasonable) - A Note that the entire carpet could need replacing if necessary (I moved into this apartment with stains already on the carpet, so I expect them to charge me for a replacement, but I highly doubt they will actually replace anything.) I signed a new lease at a new building, thankfully also new management, and my new place has reached out multiple times to Avalon to request "proof of residency." Avalon has not responded to any of their request. I will be updating this review again after May 1st after receiving whatever is remaining of my deposit. read more

Secondly, after speaking with them over the phone and at long distance, we had that gut feeling many things weren't right. We're very happy with our decision. People - we know it's hard to sometimes go by reviews as people can be disgruntled but keep in mind of the things that could go wrong. We were curious as to whether our intuition was correct. It was. When I first visited the Avalon, I was net by an awesome and organically friendly staff. My first thought was, ok, once I get in, things will get ugly, as that was my experience at other buildings of similar set up. However, this was not the case. The staff remained consistent during my entire lease. A few changes occurred in staff, however, all the staff were just as awesome. Jacob was my agent and did a fast, painless job getting me signed up and in my new place. When I got settled in, my apartment was spotless. Jillian Dennis was amazing, patient, helpful and got me through all the loose ends for my move in. I had a few minor issues with the place. The process to get maintenance was easy and done online. Maintenance was friendly, fast, efficient and arrived a few minutes after I posted my request. I was amazed they could do this in a complex of this size. Throughout my lease, maintenance was consistent. The manager changed and Andrew came on board and immediatly upgraded the entire property with new furniture, lights, paint and tightened up security. The gym is now deep cleaned weekly and thr equipment is well maintained workings equipment and flat screens everywhere you look. The property is spotless, smells fresh and I feel safe in a clean, quiet environment. The elevators always work, not once were they out. Garbage is ordermy and promotly removed. Parking is easy and this place is downtown near malls, movies, restaurants and bars, Ikea and other shopping. The property is breath taking. The pool and hot tub is akways clean. All the grills always work, the common areas are cleaned daily and smell fresh. There's an awesome lounge to chill in and watch TV and a nice conference room if you need to study or have a meeting. I always get my packages with a smile, fresh coffee and pop corn thstvthey keep in the msin office. If my music goes a little loud, I don't get hounded by the office. Out of respect, I kept it down during quiet times. However, the apartment management is not at all petty. In fact speakers are at the pool they installed. It's a fun and friendly environment here ran by a staff of real people that make you feel like family. You will love it here. Everything went smooth and than came the move out. I had horrible experience in the past with theft of my security deposit, over charged for damages, cleaning and a general headache moving. This was not the case at the Avalon in Burbank. First off the process was instant and took one visit to the office. The maintenance inspected my plave and I was only charged with an optional cleaning fee if I didn't want to clean. They were fair and awesome. I had to relocate and will miss this complex and the awesome staff. This was the best place I leased so far and I'm shocked things went a smooth as they did. The whole time here I waited for issues: noise, crime, cranky staff and none of that happened. Safe and quiet is and understatement. Pacakages are left everywhere and no one touches them. When its hot, I leave my balcony open with no worries. My car is never touched, items on my patio remain there. Mailboxes are always safe. The properrty is secure asnd well lit. Andrew installed awesome new LEDs. This place is ran by people who actually listen to tenants and genuinely care about you and your living experience. The new manage Andrew is always even tempered, listens without talking and immediately addresses your concerns. The staff is five star! I highly recommend this property. You will not find a better place unless it's one of their properties. High tech gym, resort style pool, grills, lounges, fire pits, parking, packages and excellent maintenance, is here along with meteo transit and awesome downtown living! read more

Worst apartment I've ever stayed at! After 3 days signed the lease break papers. 1) MANAGEMENT- Rude, and unprofessional. My husband and I had been living at the Sheridan hotel for 2 weeks with our belongings in a UHaul waiting on an apartment in DTLA to be ready, and after still not hearing back, decided to find another apartment. We were frustrated, and chose the first one that appeared on Yelp, even tho it was in Burbank.. called and made an appointment to come in right away. Sheretha was the leasing agent. After showing pay stubs, filling out the applications and passing the background check, she approved us and we were about to sign the lease. When she asked for 2 IDs each, and my husband only had his (VALID) Hungarian passport, she began acting very strange, and asking personal questions about why he didn't have a California ID and whether or not he was a citizen. This completely violates Fair Housing laws. But we let her know that no he was not yet a citizen, and had only just started the process after we were married in March, and it takes several months for these types of papers to process. But we assured her that he was legal to be here (even tho that is none of her business due to the Fair Housing Laws!), and offered to show copies of our marriage certificate and papers that we had filed with the Immigration and Customs office. She went to get her manager. There isn't a lot of people I meet who I immediately don't like, but he is one of the few. Slovenly dressed, very arrogant- you can tell that he thinks that he's so much better than anyone else.. He came out of his office, and in a very condescending and slow way told me that "We just can't have someone like that living here". My husband is sitting RIGHT NEXT TO ME, but he wouldn't speak to him, only to me! And someone like that?!! Someone like what? The sweetest nicest most caring person I've ever met?!:( My husband felt terrible, I could see it in his eyes, and I felt awful for him, and I was SO MAD and honestly ready to light the place on fire! But then I'm not sure what happened, they went in the back office and talked, then came back out and said they were going to try help us out? And that we were re-approved??? Our current apartment told us that we could sue Avalon and that the questions that they asked were very illegal. THEN on move in day, we come to the office, sign everything given to us and get the keys, then start moving things from the UHaul. A couple of hours later Sheretha comes up to our apartment and tells us that she didn't have us sign the actual lease, and we only signed for keys. She told us very accusingly that she could be fired for doing that, and asked us to come immediately and sign. We had no problem whatsoever with that. So we stopped moving right away, and came down to the office, and Sheretha AGAIN very rude starts to lecture us about how she could be fired and she wasn't supposed to even give us access to the apartment until we signed, and that now our things were in the apartment and there was no signed lease. I was thinking "okay girl, it's not our job to keep track of the checklist of clerical things that needs to be done before we take the keys, that is your job, so hand us the lease so we can just sign and STFU). But my husband got upset, and pulled me outside and said that he wasn't comfortable with how they had treated us when we first applied and how they were treating us now, and asked if I would be okay with not signing, and re-packing the UHaul and go back to the Sheridan to start looking again. While we were talking, I saw Sheretha around the corner listening, and then she came over and apologized and said she was having a bad day (which we appreciate the apology and no hard feelings now- everyone has bad days), and she offered to give us a gift card for a free meal at a local restaurant. So they shook hands and we went inside and signed the lease. Neighbors/Sounds- We could literally hear our upstairs neighbors peeing. And anytime we would turn on the music on my laptop the downstairs neighbors would call the police. This happened several times during the afternoon! They would also come upstairs and bang on our door, yell at us from their balcony. When we reported their harassing behavior, management would not step in to help us. The male manager (who I dislike) actually came to our apartment and did some sort of BS "sound test" and asked us to turn the music on and close the door. Because he could hear it outside the door he said it was too loud. We turned it down and he "tested" it again. I'm running out of room here, but I could go on about how we found a bedbug crawling on the wall and let the office know. It was one week before we were to move out, but was told that it was mandatory for them to send an inspector out and if there were any other bed bugs found WE would have to pay to have THEIR apartment de-bugged! Thank God they didn't find any, because it was going to be expensive. read more

The maintenance staff is simply amazing. They always respond promptly to all requests and they go out of their way to complete them as soon as possible. They are really polite. Their professional, friendly and warm attitude and disposition is truly remarkable and it stands out in a world that is usually just the opposite of nice and good. The location, the building, the staff, everything to do with the community itself is absolutely wonderful which is why my wife and I have chosen to live at both AVA and Avalon communities for the past 3 years. The 1-star is for the business practices in place that the avalon communities choose to run by. My wife and I have never been late on payments, always responsive to requests, and have never caused any issues to staff or anyone in the community. This month we made the difficult decision to break our lease that we had just signed the last week of July due to loss of employment from COVID and significant loss in household income. We reached out to staff to see what options we have considering the circumstances of a global pandemic... and were told that the two options we had were either A. Pay 2 months rent out of pocket before our move out day (not including the month we are still here, so really 3x month rent in one month) or B. Help rent the apartment and we would only need to pay the difference in rent lost for the remainder of our lease. B felt like a reasonable request and we asked our friends to start applying and looking at our apartment. We get a call today to tell us someone had signed a lease to move into our apartment next month when we leave, but that the difference in what we are paying vs the new tenant, we would not save hardly any money because the price the new tenant is paying is significantly lower... so much lower that the difference is nearly as much as the $5700 we would need to pay in option A... that means they are renting our apartment for nearly 500/mo less than we are paying in a lease we signed literally 1 month ago. They will not budge in anyway or admit that it is wrong that they knowingly charged us well above market value for our apartment despite all the hardships going on right now and the extenuating circumstances. We feel voiceless and we were treated with absolutely no humanity. We will never be moving to another avalon building. read more

Almost made the major mistake of moving here!!! Worked with a lady named Sharika in the leasing office. After seeing the horrendous reviews on Yelp (thanks) I decided I'd rather not live with roaches and countless other issues. So I notified them in writing I wanted to cancel my agreement since it was less than 24 hours and she was so but hurt that she ignored my request and kept sending welcome letters and threatening ones as well. No place like home. The Avalon Burbank is the most central and convenient place to reside in the city of Burbank. Nice little gym will save you from having to sign up for a gym membership. Everything that you will ever need and can think of is walking distance. The leasing office staff is very friendly and the maintenance crew always seems to answer the call. I moved here last month and really enjoy it so far...the apartments are all newly renovated and are very nice and surprisingly roomy for being on the small size (to me). The gym is pretty nice and is used often by residents. All the equipment is higher-end stuff; a lot of it is the same at Equinox, actually, but they don't service it here I don't think because 2 of 3 of the machines I got on last night were not working. There is also a very nice pool, which I have to admit I haven't used yet because of my work schedule. There is a nice BBQ area that you can reserve for free but every time I go by there, there is a party going on, so I imagine the calendar is full so good luck there. The apartment itself honestly could not be in a better location. Literally around the corner is the cute downtown area filled with interesting (and yummy!) restaurants and down the street, there is a smallish mall, AMC, bars, a couple of gyms, banks, and my new eyebrow place is a 1-minute walk from the building. I have a friend stopping by on her trip to the West Coast from Germany tomorrow night and I don't intend to drive anywhere; I am certain we can find plenty to do right in my neighborhood! Most importantly for me is the Metrolink station is an 8-minute walk each way, which makes my commute into downtown LA for work a breeze (v 3 hours a day when I lived in South Bay...no thanks!) The outside of the building is nice too, new and modern. If you have a 2-bedroom, you get 2 underground parking spots and clickers, tandem (I double-park in my spaces like many and it's not been a problem). The trash is in the garage too and on the other end, a catch-all recycling bin (yay) that frankly I wish more people here would use. There are many ways to get into the building; it's a bit of a maze at first but you'll always find your way. Just remember your clicker or key if you go on a run in the evening! Lesson learned. The staff is awesome, and I mean that. Out of all the places I looked in LA County, and believe me, there were at LOT of places, this team is the best I've seen, bar none. I worked with Sandy for the most part prior to my move-in and even though I looked in March and didn't move 'til May, she still remembered me right away! Even when you collect packages (they will hold them for you as a courtesy; very nice), whomever is working in the office is very friendly and will ask how you like living there so far, etc. And as a bonus, I got first month free and a discount on my 2nd month, which really really really helped, since moving is very very expensive, as most people know (plus I still had to pay a couple of weeks' rent on the old place). Let's see; what else? Oh they're Pet-friendly (I don't have critters but some people here do) and the office is open on Saturdays. They were open on Sundays but I guess there wasn't a good enough reason for them to stay open all day so they quit that this month but I doubt it really affects anyone here. Washer/dryer is included (stackable) which was one of my requirements. The people who live here are a diverse crowd: you have professionals, students, young families, and everyone in between. Everyone seems more or less friendly considering it's LA and most are pretty respectful*. I've had people say hello to me, keep the elevator open, and actually helped me bring groceries to my front door (!) *except for that guy who insists on banging on his drums at 11:30 worknights. Thanks, jerk. My faucets were installed wrong I guess during the remodel, so when I first moved in and I had no hot water but I put in a service request to the 24-hour hotline and everything was completely done in 2 days (they had to come back the next day to fix something else. The maintenance man left me a little card to tell me what he did and that everything should work fine now. Yay!) I really thought that would take a billion ignored phone calls 'til it was fixed. Two things that really sort of stink, to me. 1. The bathtubs really *are* tiny (shout-out to a previous poster). I'm nearly 6' tall so I get I'm not "normal," but everytime I take a shower I feel as though I'm in Rome. I have the nozzle as high as it goes and the last time I took an epsom bath after a hard workout, I had to alternate between soaking my legs and relaxing on my back. I cannot lie down or really move my arms in there. The exhaust fan is annoying too. 2. Paying rent. I'm always the pay-ahead girl because I'm just a goody-two-shoes like that. So this month I got a statement, which was pretty cool actually, and I mailed in the check a few days later, postdating it to July 1. Those clowns deposited it same-day, more than a week early, so it cleared my bank already; good thing I just got paid or I would have been scaa-roooed. I personally had two motorcycles stolen while living here, during one calendar year. Due to faulty garage gates not closing or being easily pushed open. A total of eight motorcycles were stolen over a three-day period. The management was alerted to this by the security team. That the gate was broken or faulty for several weeks. The leasing manager's boss, a regional representative told me to "go pound sand" in so many words telling me they "are not responsible for the broken gate no matter how long it is broken and raising my rent is justified because I get a roof over my head and the benefit of a place to live" read more

Ok, so I was really excited to see Avalon Burbank, I saw the one in Glendale and I figured by the pictures online the Burbank one would be FLAWLESS. WRONG! It's funny how the outside is so beautiful but the inside looks like complete crap. I cannot believe people pay $2000+ to live here. Jesus Christ. I wouldn't live in this crappy tiny apartment if someone gave it to me for free. I PROMISE. OH YEAH AVALON, THE FACT THAT YOU GUYS SAY THAT YOU HAVE CARPET FOR "NOISE CONTROL" IS COMPLETE BULLSH*T. The owner/investors of Avalon Communities are totally cheap, or should I say schemers. If noise control was the case you guys would install bourbon carpet, and not carpet from the fucking 80s. At least change it every couple years, you guys claim that you change it every 5 years, but judging by the smell when I walked in, it's pretty obvious that is not likely. EW. Future residents, if you have class and taste, do not come here and waste your valuable time. In fact when I left this place I felt depressed about searching for more apartments. Although when I looked online I found a couple privately owned condos that are a much better fit for me. After all, this place reminds me of a halfway house. We moved into the Avalon Burbank in August 2018. So this is a review after 8 months here. This place is great. First of all the leasing agents are amazingly personable and competent, and I have NEVER had to wait for a response to any question or issue. The Maintenance staff is AMAZING. I love them and again - have NEVER had to wait for any issue. In fact more than once they have gone above and beyond to make sure that things are taken care of correctly and quickly and with limited inconvenience. The building itself is clean and kept up, and there are beautiful amenities. OK - to qualify for those reading this from a distance to make decisions --- this is not a new building. In fact it's on the older side... BUT -- this is LA and unless you are looking in Glendale or further North in transitional neighborhoods... EVERYTHING is older here... but, the location of this complex is ideal. Right in downtown Burbank... which is a quiet, tree lined, quaint neighborhood with a ridiculous number of restaurant and shopping options within a 5 minute walk.... seriously. There are 3 AMC movie theaters within walking distance and a mall... in addition there are amenities: eye doctor, hardware store, multiple markets, nail salons, spas, etc... all in walking distance. I had read from other comments prior to moving here that the rent was high... and it is... but again - this Los Angeles, and EVERYTHING is high... and those new buildings in Glendale etc... even higher... and you will not get the relaxed chill environment of this place... nor the amazing and friendly staff. There are like 350 apartments here and the place is full... but I can seriously count on fingers and toes the number of residents I've seen... and the ones I do see are the same residents... (and pets)... so clearly we are on the same work schedule-- but my point is, the place is quite and homey and appreciated. Check it out, honestly.
