We moved into the Avalon Burbank in August 2018. So this is a review after 8 months here. This place is great. First of all the leasing agents are amazingly personable and competent, and I have NEVER had to wait for a response to any question or issue. The Maintenance staff is AMAZING. I love them and again - have NEVER had to wait for any issue. In fact more than once they have gone above and beyond to make sure that things are taken care of correctly and quickly and with limited inconvenience. The building itself is clean and kept up, and there are beautiful amenities. OK - to qualify for those reading this from a distance to make decisions --- this is not a new building. In fact it's on the older side... BUT -- this is LA and unless you are looking in Glendale or further North in transitional neighborhoods... EVERYTHING is older here... but, the location of this complex is ideal. Right in downtown Burbank... which is a quiet, tree lined, quaint neighborhood with a ridiculous number of restaurant and shopping options within a 5 minute walk.... seriously. There are 3 AMC movie theaters within walking distance and a mall... in addition there are amenities: eye doctor, hardware store, multiple markets, nail salons, spas, etc... all in walking distance. I had read from other comments prior to moving here that the rent was high... and it is... but again - this Los Angeles, and EVERYTHING is high... and those new buildings in Glendale etc... even higher... and you will not get the relaxed chill environment of this place... nor the amazing and friendly staff. There are like 350 apartments here and the place is full... but I can seriously count on fingers and toes the number of residents I've seen... and the ones I do see are the same residents... (and pets)... so clearly we are on the same work schedule-- but my point is, the place is quite and homey and appreciated. Check it out, honestly. *Huge cockroaches come out at night* I can't speak for the rest of the complex but on the first floor where I am, there are so many. It is disgusting. I just moved in a couple of weeks ago and they are already in my apartment! I never had a roach issue prior to this. Please, if management is reading this, get an exterminator! My problem is I have my son in school and chose not to move for his sake. There are so many better options in Burbank. DON'T BE FOOLED. This place is OVERPRICED and NOT WORTH IT! My friends and I moved into an apartment in here in Building 4 a year ago and Tania in the front office was a complete doll about in (long story short we were in a car wreck the DAY we got into town from moving out of Tulsa, OK and she let us pay our security deposit the next day). We lived here for a year and it was alright. The hot tub was broken down more often than not, the pool didn't feel heated, the garage was alright but the doors were...temperamental shall we say? Most of the time they would open just fine but sometimes they wouldn't open at all. It was really irritating. The maintenance people were really nice and quick to respond. We moved in with a cat and a dog and there MUST have been a cat previously in the apartment because my cat, who had NO HISTORY of peeing on carpet before (and I have had him from the time he was 6 months old) peed in one spot. No other spot, just that one, and it was right in front of his litter box. We paid an extra $500 up front and then $50 a month for the dog and $45 a month for the cat. Fast forward to the month we moved out. My best friend (who also lived in the apartment) had a yellow lab. He was 13 years old and she had had him since she was 13 years old. They were like 2 peas in a pod. October 15, at about 1 am, something was terribly wrong with him and she rushed him to the vet. He had vomited and had an episode of diarrhea, which was extremely unusual or him. She called me a couple hours later to tell me she was going to let him go, because the be suspected he had had a stroke. So I went to the vet clinic to be with them and we got to be with him until the very end. Nine days later, in the midst of dealing with this grief (I had known him for the last 8 years), we left our apartment for a cheaper townhouse (like almost $300 EACH cheaper) and imagine out surprise when we received a bill for an additional $700 ON TOP OF our initial $1000 security deposit! Now, we have no issue with the pet damage, but $190 for PAINTING?! Are you kidding me? AVOID THIS COMPLEX LIKE THE PLAGUE! They will take your money and charge you for things that don't need to be done on move out! read more

I lived for three years at Avalon Burbank and would say that if you like the party lifestyle, then this place is for you. If you want a quiet, serene living experience, stay away. I found that the common areas, though nice, were often not maintained well. Equipment in the fitness facility was often broken and not fixed for weeks, and BBQs in the common area often did not work properly. The irony of this is that if you called maintenance to address a problem in your apartment, they were often there in minutes. Why couldn't they fix the common areas that fast? The front office staff were courteous and professional but in recent years there has been such a high turnaround there, that some of them don't really know what they are doing. Maybe some better training might be in order here. One of the main reasons we left is that we felt we were not getting good value for our money. They raised our rent substantially each year that we lived there, and we just did not feel that it was justified. We found a beautiful condo style apartment a block away at substantially less rent. Okay it doesn't have an onsite gym, but a gym membership does not cost hundreds per month. Okay so there you have it...it was fun at first, but grew tiring. Loud party animals, competition to get a BBQ in the common area or a chair by the pool, and apartments with the noise insulation of paper maché were enough. We escaped, with our sanity...barely. read more

My husband and I moved into this complex three months ago as newlyweds and could not be happier!! Basically living here is pretty much living in a resort. We no longer feel like we need to vacation to sunny, palm tree filled areas because have that at home! The pool is lovely, the gym is 24 hour (with everything we need), and the place is clean and inviting. Just small things like the clean pool multi-stall bathrooms and pool side showers make all the difference living here! We have used the bbq area which is equipped with everything you need for a wonderful bbq...fridge, sink and bar area. The lounge areas are similar to something you would find at a fancy hotel down in hollywood. Maintenance has been wonderful as well. Any issues we have come across (small issues) have all been handled quickly and efficiently. The Avalon staff is SO friendly, welcoming and professional. It's always a complete nightmare to deal with unfriendly lease offices (I've had my share!) - it's just a breath of fresh air walking into the office. I see a couple of negative reviews here and I really am confused. The only thing I can think of is that the reviews are a bit dated? I really haven't come across ANY issues whatsoever and do not foresee any issues in the future. Really lovely apartment complex, lovely people....OH one more thing. LOCATION! You literally step outside to movie theaters, stores, and a gazillion delicious restaurants. Couldn't be happier. If you are looking for a place - check this place out. I like the building itself and the amenities. The leasing office staff and maintenance people are also super nice and responsive. Thank you for all of your hard work. However, corporate Avalon does not care about its residents at all during this pandemic, and I'm not exactly sure why we are paying such high prices at this point. Our Facebook group for residents is full of complaints about missing/stolen packages and mail. The delivery system here is SUPER unreliable. I just had to get my package shipped to a UPS store and walked two miles to go get it (I don't have a car) because I don't trust that I will get my package delivered here. The residents have continually asked for updated signage around the buildings because it can be confusing for delivery people, but nothing has changed so far. Aside from that, my biggest complaint about living here, and this is not Avalon's fault, are our NEIGHBORS! I used to live in Boston surrounded by colleges on a street full of dorms and frat houses, but Avalon by far has the loudest and most disrespectful residents. There's Coughing Guy, who smokes weed on his balcony (which is not allowed but he does it anyways) and coughs obnoxiously loud every single day, multiple times a day. It may not sound like a big deal but these are not normal coughs. I have nothing against marijuana but anyone who coughs that violently from smoking should perhaps take it as a sign to quit smoking. The kids here are also crazy and out of control. There's a particularly loud family with two toddlers living across from us, and they have been singing Itsy Bitsy Spider and BINGO all week long at the top of their lungs. I know way too much about their family (such as their daughter coincidentally has the same name as me and is also half Japanese like me...basically a baby version of me from the past) because I can hear everything they say. There's also frequent loud leaf blowing which usually starts early in the morning. We have people revving their engines in the parking lot as if they're preparing for a drag race. There is a car alarm that goes off over and over again all the time, no idea why. Lots of loud fighting and screaming at night. People here also do not pick up after their dogs. A resident once even found a dirty diaper in the elevator. Maybe I'm easily irritated but it was not this noisy when I lived in other apartments. Could it be that the walls and windows here are paper thin and we live in an echo chamber? I'm not sure, perhaps this is normal for some places. I hope the residents at my next apartment will be more considerate and peaceful. My partner and I are looking forward to moving out. read more

Alright, I know I was ready to write this place off completely, but there's been a twist. Their corporate office contacted me about my previous review, and initiated an investigation regarding the checkout procedures. There was a good deal of interference & he said-she said, but in the end they acknowledged that the situation had been mishandled and refunded us a portion of the money we'd paid. We haven't seen the cleanup bill yet so not sure how much of the refund we'll actually see but I was pleasantly surprised that Avalon was willing to put so much time and effort into getting to the bottom of this. The woman who handled the case was kind & detail-oriented. She also acknowledged that there had been a number of issues with that property and that they were in the process of remedying them. So I have hope that there is a brighter future for residents at Avalon Burbank. read more

I lived in one of the lofts and the air conditioning smelled weird and maintenance didn't come fix it. I never felt comfortable living there. I don't recommend it. This place factually ran me out of my home and i felt harrased livng here. They did tours of the unit multiple times a week every week i lived here in a full busling apt. That means with every spot taken they still brought in "Mark from Ventura" to check out the place. During one of these tours they found a couple joint filters and ashes on the balcony. They immediately kicked me out for it then kept coming more frequent during this 30 day notice for smoking. THE APT HAD EVERY SPOT TAKEN Living in a new complex i understand how ludacris those tours were. They were very rude in confrontations and threaten to sue me, i was tired of living here anyways. Living here for 1 year. The good things are: * The office staff - very responsive and customer oriented. * The maintenance staff - There is no issue that I'd reported and the issue wasn't solved. The maintenance guys Orlando and Jose do they job in excellent way. * The amenities - Great pool and BBQ area * The location - it's 30-35 min from DTLA when the traffic is very heavy. it's around 15-20 minutes without traffic The bad thing is a pricing policy. Excellent value, great location, very well maintained, and friendly staff. The units all come with gas fireplaces, granite countertops, and good-sized balconies. We've been here for two years and have really enjoyed our stay. The pool is beautiful and the gym is well maintained and open 24 hours a day. The leasing office team is very friendly and it is nice to have all your packages delivered and signed for by the staff. My wife and I spent an unexpected year at the Ava Burbank apartments. The maintenance service was exceptional and prompt. The gym is first class. The pool kept very clean all year long. We received our whole deposit back. Make sure you are very clear going in what it takes to get that deposit returned. Definitely not "luxury apartments" as most things are direct from ikea and very unstable. When showing you the apartments, they will avoid the fact that most of your deposit will be taken from you, and in some cases you'll owe them more upon move-out. ALSO, no matter how good you are at paying rent, each new contract cycle your rent will sky rocket, for no reason! I've known many tenants in this complex who had to move out when their rent got bumped way up at time of renewal. Also, they take great care of your concerns when you're looking to move-in, however they don't warn you about problems you may have with your apartment. I personally saw them rent an apartment that had the same complaint about an alarm going off early in the am to THREE different families. They knew about the issue and would rent out the apartment anyways without resolving it. I'm writing this because I am now in the same scenario: paying top dollar for a top floor "luxury apartment" yet I've had to listen to AC units that they brilliantly put on my roof for the past 7 months and no attempts have been made to resolve my issue, other than being told the noise coming from the AC units above my bedroom isn't strange.. I've seen an actual luxury car in this "luxury garage" up on cinder blocks cause the tenants car got jacked, MID-DAY!! Save your money and keep your blood pressure low! My roommate and I have been here for about 6 months and things here are fine. I moved here because it's one of the few places you can find anymore that accept animals, and I was sucked in by the amenities. Maintenance & Office Staff: These people are the shiz. We dealt with Jillian when we moved in and the whole process couldn't have been smoother or easier. Everyone down in the office is cool af. It's nice that they accept package delivery & then you can just pick it up from there. Maintenance has always been amazing. Jose has had to fix our stove a couple times and it was done quickly and he's great. We had this one annoying issue with a bathroom door, instead of opening in to the bathroom, it opened out into the hallway; you couldn't even fully open the door because it would hit the other side of the wall & completely block the hallway. Questionable choice for sure and it was driving us batty. We asked them if they could do something about -- thinking no way they would -- and within a couple days, Omar & Alvaro flipped that thing around and all is right in the world again. Can't say enough about them. The Apartment: I don't have complaints, pretty much as advertised. Noise from the hallway carries but I ain't soft about things like that. Has a washer/dryer, they're small but whatever, I used to go to a laundromat and squirrel quarters away so I'll take it. Amenities: The fitness center is great, lots of machines, never really very busy, you can save yourself some money by dropping the gym membership. The pool and hot tub area are some of the nicest I've seen in an apartment complex. The only issue I have is that the pool is beautiful to look at but don't dip your toe in unless you want to get stricken with the hypothermia. So then during nice weekend days, the hot tub becomes a de facto kiddie pool with a bunch of kids splashing around and shooting water guns. Why don't y'all knock that pool up a few degrees eh? The neighborhood is awesome, I work from home & don't have a car & I don't have problems. Tons of restaurants, grocery stores, the mall, downtown Burbank, a bunch of bars all walkable. There's even a really cool brewery that opened across the 5. Yeah, it's all mini-chains and nothing in Burbank is hip or trendy. But if ya want that, it's like 25 min to anywhere other than the Westside -- Hollywood, Downtown LA, Silver Lake / Los Feliz are all super-easy to get to. It's a very safe neighborhood just watch yourself as a pedestrian, we're a little too close to Glendale and their horrible drivers; people fly down these streets and will merc ya if ya ain't paying attention. Haven't had to deal with that whole lease renewal process yet so I can't comment on that, and yeah I'm a little afraid they're gonna price us out. It does seem like turnover here is frequent and almost to the point where I suspect that they've found it's profitable to get people moving along & refill it every year. I hear stories of people moving from one apartment unit to a different unit in the complex because it's cheaper to do that than stay in the original apartment -- that is outrageous. The one-bedrooms are expensive, but we are splitting a 2-bedroom so it's much more reasonable (though still expensive). I think that about covers it; a good 6 months so far. If you're looking for a nice place in Burbank, this is a great bet. We toured some of the other places in the area and nothing really compared to this. read more

Calling these luxury apartments is a joke. The amenities are nice and that is the biggest draw. Problem is, when you stuff people in high rent, undersized, low quality apartments (in my humble opinion) everybody floods those outdoor amenities. That might be your thing, but to me it all seemed like a Vegas style pool party for kids with juice boxes with no open deck chairs in site. That's not even the worst part. The worst part is their business practices. They will raise your rent as early and often as possible. They will force you to change companies for rental insurance at a whim. Want to move out... Better plan around your lease that we'll make you sign again every year, and don't you dare break that lease early or we'll make you go bankrupt. Did you make that small window between annual leases to move out? Congratulations, now we're going to claim additional minor costs for cleaning to 'Avalon Standards' (what a joke), and we'll send you an invoice with such a short window that you won't be able to dispute any of these charges before we send you over to a collections agency. I've lived in a lot of apartments in my life. This was by far the worst! Not just for the cost either... Just bar none the worst experience I've had. LOCATION: PROS: Steps away from many delicious restaurants A few blocks from the Burbank Mall Right off the 5 FWY Safe and clean neighborhood Hotels nearby for visiting out of town friends and family CONS: None! COMMUNITY GROUNDS: PROS: 24 hour fitness center with wifi and TVs on many of the equipment Gorgeous and clean Olympic sized pool Hot tub Pool kitchen area with Fridge, grills, and sink Additional grills and tables below the pool Modern outdoor furniture Swanky conference center Fog keys to get in and out the gated community and common areas Elevator access in the garage Dry cleaning lockers near elevators Food and snack machines near elevators Visitor parking No tandem parking! The Maintenance guy Jose is the best part of this place, he's the man Non smoking community They really upkeep and keep this place clean and pretty looking CONS: Gym equipment doesn't always work, and neither does the wifi Pool is usually packed with kids Kitchen area is first come first serve, however you can reserve this area ahead of time Grills do not always work (frustrating when you have your arms filled with items to find out the grill you're at is not working and the others are taken) Elevator access is ONLY in the garage - meaning you're move in and move out is really quite awful! There are no service elevators or easy access into/out the building. There are only 11 visitor spots for a community with over 400 units Snack machines and vending machines sometimes eat your money! Beware! Security used to be fairly good, I have not seen a patrol guy within the past year which means there is a lack there of People still smoke in the pool/hot tub/grill area and if security was good, those problems wouldn't exist Vendors like their carpet cleaning service just park in whatever available spot is open, which means... You get home and have nowhere to park APARTMENT FEATURES: PROS: Very modern clean look Oversized bedrooms Central air Patios Washer/dryer Personal water heaters Dish washer CONS: Ultra thin walls - you can hear everything! Central air only works well in certain spots. Meaning you'll have to close vents to make it cooler in certain rooms! It's also very noisy in the living area Living areas are small No real storage Even though everything looks pretty, it's all fairly cheap and breaks easily or tears easily. If you're in a 2-bedroom don't even think about taking showers at the same time... You will lose your hot water Washing machines are old, we've had many spills of detergent sitting on top of the machine because they shake so much No windows in bathrooms Tubs and paint scratch very easily Just a side note, the management and leasing office representatives change frequently. In 3 years we've had at least 10 new people working at the leasing office. They are all very nice though. Overall, I give this place 3 stars, for convenience, location, and great entertaining area for guests. The apartment units could really use a some kind of upgrades. read more

Not even worth one star. They lose all their good employees probably because they realize that every other person around them is incompetent. If you like ant infestations and silk worms(larva) in your cabinets. This is the place for you! The people in the office are extremely condescending and extremely unhelpful. They're lucky Judy isn't there anymore, dear god was she a treat. I had to do everything in my power to not off myself while she was talking. My roommates I know would say the same. Anyways, the hot tub is frequently shut down because of the children putting bubbles in it. The pool isn't heated contrary to what they tell you when you are at your showing of the beautiful apartment homes of Avalon. The ipod docks outside don't work. They come in your apartment without 24 hours notice. Illegal. Scratch that, they don't tell you period, they just do it. You get locked in the elevators frequently. Happened to me 5 times, yay. The FLOORS are paper thin. Our crazy british neighbors would bang on their ceiling at 8am if we answered a phone call. Scratch that, they bang on the ceiling at any hour they choose. You can't smoke on your patio, but you can smoke inside your apartment.... You pay pet rent but they tell you to try and contain your dogs that its bothering the neighbors when they run around. Fuck you they are 16 pounds combined you ignorant fools. Someone broke into our apartment. They did nothing. SURPRISE. The grills are infested with ants in the summer. Andddd you have a curfew of 10PM at Avalon Burbank because you pay out your ass to be 14 again WEEEEEE. Dont move here. You'll immediately regret it. I promise. read more

My Daughter is a new renter. Her rental started yesterday and we left Eugene,OR two days ago with the uhaul. She left at 6am yesterday morning but because of traffic & unforeseen stops & how SLOW UHauls are, we didn't get in till 3am this morning. She tried calling the office ALL Day yesterday, no answer & left several messages to let them know we would be there today. No one bothered to call her back & no one ever told her they were closed on Sundays! When we went & found the office closed today we called the main number & the maintenance number and every number we could find & NO ONE would help us! I even asked to speak to a manager & she couldn't help us because she was in another state & claimed to not have the building managers number. Everyone was very condescending! They finally sent a Maintenance guy out just to tell us "sorry I can't let you in" to HER apartment that she has already signed the lease for & that she has already paid for! We had the Uhaul out front & were supposed to return it today so I'm getting charged $50 for another day and now I have to pay for another night in a hotel (and decent hotels in this area are $300-$600 a night!). I was finally able to talk to the maintenance Manager but he said he spoke with "Andrew" who is the manager apparently and "Andrew said to say his final decision is NO, they will have to come back tomorrow" but he refused to give me "Andrew"s number because "It's Andrews day off". Is "Andrew" going to pay for this hotel or for the uhaul? Doubtful! It's HER APARTMENT! Her lease started YESTERDAY and they refuse to give her access to her own apartment! I kept being told "well she should've spoken with someone yesterday" WE TRIED! No one would ANSWER! If this is how this place runs its business then i don't know why ANYONE would want to rent from these incompetent, rude, arrogant people! Update** They finally called us back on Monday & we went in for the keys & they very condescendingly explained that we needed to sign MORE paperwork & do a walkthrough before they could release the keys. They only refunded us one days worth of rent (and seemed to expect us to be grateful for that) when that doesn't come close to what we had to pay for a hotel room & U-Haul for an extra day (which was around $500 total). On the walkthrough.... The garbage in the garage was piled so high it was overflowing as well as the recycling & stinks like nothing else! Many things seemed beat up & not working properly in the common areas. The apartment which was supposed to be cleaned & "freshly painted" was not at all freshly painted! Maybe they wiped down the walls and "spot" painted but that's about it. The floors & baseboards are warped & scratched up. The paint job looks like they just paint over existing scratches & holes, not actually repairing or sanding down anything. The oven drawer had grease drippings and an old French fry in it. The carpet looked vacuumed but had nasty stuff all along the walls. The kitchen sink is spraying water in every direction & the burners on the stove don't all work properly. They rushed us through the walkthrough & made a bunch of excuses & promised to fix everything in a few days. I will update when I see if they actually take care of anything! read more

I am confident that a couple of high schoolers could have done a better job running this complex than the staff in the front office have over the past 2+ years. The staff changes every few months and doesn't seem to get any sort of training on how to handle the most basic of processes. The office will close randomly with little to no notice, making communication even more difficult. You can tell the staff is confident in their abilities too! Especially when we get emails saying, "Please don't write bad reviews about us online". I can't count the amount of times, I've been in the office and seen someone venting about an issue they've had with the complex. I particularly loved when they implemented a reward for ratting out your neighbor if you saw them doing something wrong. I think this was related to pets in the complex, but still. Talk about community! During my time here, my car has been broken into 3 times. Based off of the trail of my belongings, I could tell the thief likely lived in the complex. When I mentioned this to the staff, they looked at me blankly and said nothing. There was a constant flow of people in the common area that didn't live in the apartment. I have even seen multiple people jump the fence to get in. When trying to report this, I was told it was after hours, yet before security started so there was nothing that could be done. The apartments look nice on the surface, but all of the appliances are the lowest grade possible. Our washing machine broke maybe 5+ times in the 2 years. One time it flooded our apartment and leaked into the apartment below. Our air conditioner went out on multiple occasions for weeks at a time. In addition, our sink was constantly backed up. The common areas are nice, but as soon as the office closes the hot tub becomes full of people smoking. The pool also gets extremely loud. Be warned if you choose an apartment towards the heart of the complex. Just a few weeks ago, I was woken up from a nap by someone blasting music. I walked down to the pool area to ask them to turn it down and just saw a large man 'playing' with a butterfly knife. Needless to say, the music kept play at its outrageous volume. If you decide to rent here, please be careful about renting with multiple individuals on the lease - especially if you are not able to come into the office. During my 2+ years, I had to sign 3 different leases. This was not the leasing office's fault, but just happened due to the timing of my move. What was the leasing offices fault is that they couldn't keep track of the signed leases. I moved from a first floor apartment (very loud upstairs) to a third floor apartment and had to sign a new lease. NOTE: They raised the prices so much after one year, it was cheaper for me to start a brand new lease on the third floor. I had troubles with the staff not understanding the lease process the first time around, so when the second lease was signed I worked with multiple people to ensure it was done correctly. I was leaving the country for two weeks and wanted to make sure that everything was taken care of before I left. While I was in the middle of my trip, I received an email saying they were not going to rent me the apartment because the lease was not signed. It took several days for me to try and solve this issue from a hostel in Thailand, just to ensure that I would be able to come back and have a place to live. After further investigation, the staff sent each of my roommates a different lease and lost the lease that I had signed originally. Not to mention, they lost my deposit from the first apartment. I beg of you, please don't live here. This is a massive complex that doesn't care about you or your family. read more

Have lived here over 8 years before Avalon took over. It was cleaner, safer and more friendly. Once again - they have now raised rent over 10%for this year alone (not uncommon-they did it before when we had an assignment out of town and had no choice but to stay). People should know if you move into the complex that the complex will raise your rent at lease end to an unreasonable level. There is also a hotel and another apartment complex opening up within the next year on the San Fernando side which will crowd the area and increase safety and traffic concerns. Caveat Emptor! Offering below alternative because Avalon's reasoning for the over 10% increase was the comps in the area dictated what they charge! (Note outside of Burbank landlords can only increase your rent 8 per cent max. - the city of LA sets the limits and 4% is the norm for Sherman Oaks area) Avalon own three complexes in Burbank so they aren't lying when they claim comps are norm - because they set them. Chances are you are looking at Avalon because they are pet friendly. That is why we moved there. Note - you must leave the AB complex to walk your dog and let them do their business. They say they have a dog area but they don't. It is a piece of fake grass in the far corner of the parking lot. Large dog owners in the Avalon complex fail to pick up after their dogs - pretty disgusting. Found IMT who are now giving Avalon a run for their money with 400 more usable square feet for $200 less per month in comparable Avalon apartments. Unlike Avalon they provide ,full size washer/dryer in unit, true gourmet kitchen with lots of storage, dry bar area for additional storage -better amenities- heated pool year round, 3 gyms 24//7, true gated doggy run & onsite grooming (how great is that for the busy executive) Not to mention - Full Green Compliance including double pane windows and alarms in each unit. Less charge per month for my pet. If you want to check outfo IMT Sherman Oaks definitely see See Mimi she is the best! Avalon Burbank is pleasant enough if $ is no option and you do not have a problem getting the basics for higher than average rent. But be prepared - to either move after your 12 mos lease or pay an exorbitant increase when you renew. read more

Caveat Emptor! Please be aware that the rent will practically double going from a 1yr lease to month-to-month. In fact, I calculated it to be a 95% increase. Please be aware that my month-to-month rent was $4,770/ month. Considering that the apt was less than 900sq ft with seriously thin walls and frequent loud neighbors, and that the "security building" is not secure and anyone can help themselves into the complex. The Avalon Burbank should be your last pick for an apartment. I only wish I had read the Yelp reviews before moving in. Lastly, the only one's not paying the ridiculously exorbitant rent were the outdoor cockroaches, that found their way up the drains, and the silverfish, that lived in my clothing closet. read more

I hear people complain but I love it here. I've lived many places and no place is perfect but this place is like a resort. Very dog friendly. My dogs are far from perfect but they are welcome anywhere here and everyone is super nice. The pool and jacuzzi is beautiful and there's a fire pit and fantastic bbq area. There has been some construction which I understand is coming to an end and is annoying but other than that, no complaints. I had a few things that needed fixing in my apt. and everything was complete within 24 hours as promised. Move in without worries and if you're a dog owner the neighborhood is great. You can walk your dog at midnight without a worry. read more

This place appears nice from the outside. Some of the staff is even helpful. However, they will nickle and dime you to death. When it comes time to move out, they will charge for cleaning carpet they plan on removing (since it was installed in the 80's and has black spots everywhere), then they will sign a contract for a move-out date, but claim you never returned the keys until after just to gain an additional couple days rent. This place has roaches coming through the sinks. Marijuana smoke everywhere. Sewage dripping on your cars. Plus neighbors that leave their trash in the halls and make all kinds of noise at night, every night of the week. Avoid this place like it has the plague!!! read more

Avalon Burbank is BY FAR the best residency I have ever lived in. The location is perfect! You are super close to everything you need an want to be nearby (malls, restaurants, movie theatre's, grocery store, IKEA, and more!). The amenities are also a huge plus. Great pool, hot tub, grills, and a place to workout! These mixed with the nice apartments are so worth what you are paying for rent. On top of that, the staff is high quality here. The office staff is very helpful and super sweet. They always know how to make you feel welcomed here. Maintenance is top notch too. I've never had a problem they haven't fixed ASAP. I recommend living here to ANYONE who wants the best living experience in this great city. You won't regret it! read more

Best place to have a seizure,get hit in the head by a cheap cabinet door and get nickel and dimed whilst trying to vacate.. I cannot warn people enough about the awful snooty staff,the cheap crap kitchens and the overall "miserable atmosphere.. My wife and I moved in like most folks as a base before branching out to find a true place of our own.. We started receiving complaints from mgmt almost a week in saying that we had been running our washer at 3 in the morning when my wife and I had been sleeping and something we never would think to do..Not one time did mgmt contact us but no less than 7 times with letters sent as well.. That was just one of a dozen awful things that happened at this hells cape.. I opened a kitchen cabinet and the whole door came flying off and almost knocked me out..I am 220 lbs and if I hadn't caught the door t would have sent me to the hospital..No apologies ,no excuses,no nothing..They just sent a repairman who commented on the shotty ,cheap,cabinetry.. Did i mention we payed 2550.00 a month for this? The stress level just trying to live day to day at this place was so heavy that my wife suffered a seizure..Her fist in all her life.. We had to leave the place as it was just so to insulting and stressful whilst paying thru the nose for this level of sub standard treatment.. So we gave notice followed the rules,emptied out the place left it the way we found it and after a few months got a call from a collections agency to the tune of 600.00$$ On top of the deposit that we had left them as well..They had just forwarded it to a collection agency.. The additional cleaning charges of course were bogus and underhanded.. they just wanted an extra pound of flesh.. My wife has not had a single seizure since we left.. You cannot make this stuff up and I wouldn't want anyones wife to suffer thru that nonsense.. Be warned and good luck to us all... read more

My partner and I had a year long lease and because of how ridiculously expensive it would have been to break the lease we unwillingly stayed. We paid a security deposit and a pet deposit for a total of about $1,500. I got the envelope today with what I assumed would be our full deposit back, after all we didn't damage or trash the place. First of all they completely ignored the fact that we ever put down a pet deposit, so that was $500 gone. Next they charged us almost $700 to replace the carpet and of course it is custom Avalon Suede carpet that can only be replaced at an outrageous amount. If they are charging $2,800 a month for rent for a small 600 square foot apartment I would hope to God that I would get a new carpet at luxury apartment complex without having to pay for it. However, the biggest problem that I had with this company was the fact that my partner had a motorcycle stolen out of the "secured" parking garage and when we asked the main office over and over again to release the footage to the police, they refused over and over again until they finally told us that the footage had been erased. They offered no support, no apologizes, nothing. They do not care about their tenants at all. Thank God we moved because for our small apartment they were raising the rent up by $500 dollars. This management company cost my partner and I thousands of dollars and did not care at all. Soulless people. read more

DON'T BE FOOLED by the pretty pool and gym! This has been the worst place I've ever lived and I've lived in many apartments. Where do I begin! I moved in on January 23rd of this year and it's been an absolute nightmare. I'm counting down the days minutes and seconds till my lease is up!! Let me start by saying I live on the second floor, I desperately wanted a top floor unit but there wasn't one available when I moved in. I was told by the lady showing me the unit that "It's really not that noisy" (she does not work there anymore) ummmm The walls are paper thin I hear detailed conversations from the top and bottom unit, Music blasting, Constant stomping sounds from the top unit, I hear the person above me peeing in the bathroom and the sound of the toilet flushing, and to top it all off my luck nymphomaniacs just moved right above me! It feels like I'm in a cheap Motel with the sound of a crashing bed above me and moaning at the top of her lungs. I get alerted every time she orgasms. On to the next topic.. COCKROACH infestation.. if I was told before moving here that this building has serious cockroach issue I would never think twice about moving here. I found three humongous prehistoric looking cockroaches in my unit. I almost had a heart attack! HUGE Cockroaches all over the building... on to the next.. I just got a letter if I want to extend my lease another year it's $361 more a month! They raised the rent almost $400 in a year! And if I want to go month to month it would be $3,866 a month for a tiny ONE bedroom Lol Vultures!! Is that even legal? The only thing good about this experience has been the staff. Very nice and always helpful. NOT WORTH THE COST.. Can't wait to have some peace. read more
