    I've been living here for over 10 months, and while this apartment complex looks amazing on the outside, unfortunately, not everything is as great as it seems. Since the property management switched to Greystar, the complex has gone downhill. Don't expect anything to be fixed in a timely manner--or at all. For instance, many fireplaces have been out of service for months, and some restrooms in the common areas are always locked. When you try to bring up issues, such as the Wi-Fi not working, the property manager, Alexandra Solis, dismisses your concerns with excuses like "Wi-Fi isn't guaranteed" or gaslights you by insisting it works. It seems like nothing is guaranteed to be repaired or addressed under this management team. While other aspects of the complex are good, unfortunately, the property management doesn't seem focused on the residents.

    I love living at the Weddington! The amenities are 2nd to none in the area. The surrounding area has a lot of things to do (bars, restaurants, & entertainment options) within walking distance. However, what makes this place worth every penny is the gym... the gym in the east building is amazing with high ceilings, fairly new workout equipment, and a dance studio. There is also another gym in the west building, but I prefer the east side. Schedule a tour with Alijah or Laura and they'll take care of you! Good luck!

    Nice pet friendly apartment complex in the heart of the Valley. Close to freeways. Awesome amenities and community events make this a great place to live. And we love Laura!

    Edit re mgmt response: they solved the issue of the 2 residents, not all the issues. Also, not sure why some reviews got tagged not recommended and hidden by Yelp, as they are from real former residents I knew personally. I seldom write negative reviews, but in an effort to try to save others from misery, here goes. I moved into a 1 BR in Building 1 when the complex was new (spring 2021,) and a couple of months later, Greystar were replaced by Wood Partners. In decades of renting, I haven't had many management teams be as bad as the one at the Weddington. They were at times rude, condescending, nonresponsive, and arguably kinda shady. I get they work for the owner, not the tenants, and it can be a crappy job to deal with everything and everyone, but residents should be able to expect some basic level of service. For around 7 or so months two residents with mental health and drug issues terrorized the building (google abc7la and weddington to see video-- screaming all hours, threatening to kill people incl. my neighbor right in front of my door, flashing children, bringing in unsavory folks, etc. This might've been avoided by a basic Google search which turned up numerous stories of one of the residents' prior issues and arrests.) While I get evictions can take a while, it was handled so poorly. Mgmt told us they were working remotely, when really hiding in an apt in building 2. Their solution was to lock ourselves in our apartments (for the prices we paid, are you kidding me?) Mgmt would tell us to go to the police, police told us to go to management, and it went in a circle, whether it be b/c of those residents, or break-ins (apt or car,) or other safety issues. Eventually, police began advising folks to just move out. There used to be patrol service 24/7, but several mos ago, one of the cleaning workers had a run in w/ a possible criminal in the garage, and when I called the # to get them some assistance, I was told by the security co that they no longer had a daytime contract w/ the Weddington. Residents weren't informed of this change. Considering the safety issues both in the building and neighborhood, that's very concerning. Theft in the mailroom, even with parcel lockers, was a real issue. Nonresidents coming in (and using facilities) an issue. People let their dogs relieve themselves all over the building and don't clean up. Residents leave their trash in hallways and all over the trash rooms, and there are roaches, even as high as the 5th floor. In general, a bunch of residents seem to have entitlement issues. You also pay for water, water heating, sewer, sewer base, valet trash, city trash, and I am sure I am forgetting a charge or two - they can really add up and I wouldn't be surprised if mgmt tries to unload more costs onto residents any chance they get. Common area furniture was stained/fading/falling apart (see photos I took in Oct; they'd been that way for over a year.) Most pool chaises missing wheels. The hammock broke, never replaced. The back courtyard TV no one could get to work from day one. When you do a tour, things may look pretty, but look closer - lipstick on a pig. Smoking rule not well enforced. Rules in general don't seem enforced evenly on residents. While side walls and windows were good in terms of soundproofing, they skimped on floors/ ceilings, and noise from above was worse than usual for apts. There were fire alarms at all hours often, but I heard they have resolved that somewhat. When I finally moved out, by law I was supposed to receive my deposit w/in 21 days, but they didn't even cut the check until a week later when I called, and didn't mail it out until a few days after that. (they tried blaming the holiday, but it was due in my hands before the holiday.) I will say the pool was usually nice, gyms and dance studio are good, and it was nice to have several quiet courtyards & hideaways to chill outdoors. And the maintenance team deserves 5 stars: super nice guys, doing the best they can w/ the situation they are working with, and handle repairs quickly. But overall, the place is definitely not worth the money or headaches. Also, lease pricing and renewals are all over the place. They claim they use a computer algorithm but it often didn't make sense/ was inconsistent (and beware if you want to change to month-to-month, the increase was astronomical.) Dont fall for the pretty picture they paint on tours-- find someplace where management respects the residents and residents respect the building.

    For SAFETY reasons I would NOT recommend the Weddington. Not even 1 month in I've had a total of 4 homeless visitors at MY door and 2 stolen packages. I see a lot of home reviews and they're personal "the fire alarms goes off a lot" "the leasing people are rude" this review is NOT that. This is strictly a lack of SAFETY and comfortability review. (I'll do a personal one at another time) I was told by the leasing office to call the police if someone who does NOT live INSIDE the building is INSIDE the building at my door. I know they can cannot control who comes in and out HOWEVER I do NOT think preventive measures are taking place; such as the garage gate have been up for a while now. If it's obviously a homeless epidemic in this area things like that should not be broken for days/weeks (remember I've only been here for less than 30 days and this is ALREADY an issue) you should need a fob to enter the building from the garage since the gates seem to be left up often and the gates move up slower so regardless implementing the security from the garage to building doors should have been in place. I'm assuming since the homeless has easy access and the packages just sit out in the open that's the reason for packages to come up missing; who knows. A homeless man was charging something near my unit at 3am (INSIDE) so again due to the lack of SECURITY i do not recommend this place. Before I moved in I wanted this second floor unit. Long story short by the time my application went through the price had went up. TWO days after moving in I seen the price of that 2nd floor that I ORIGINALLY wanted had went back down to the original price I initially wanted and was still available. I inquired about it and was told "once you sign a lease you have to wait 6 months to move" I just think that's a ridiculous rule lol especially if a tenant is wanting to pay MORE at first this was just personal but now I do feel maybe it would have been much safer there. Who knows. Please look at the photos. I'll be sure to do a follow up review soon. I did ask the leasing if there was an issue with homeless and this place before. Either they truly didn't know or they were not aware which is NOT an excuse BUT it appears as if the homeless people have BEEN coming and my ring camera is scaring them away. So unless you want to constantly call the police, chase your packages down, and be scared that someone is possibly outside your door at 3am I do NOT recommend. REMEMBER all this has happened in LESS than 1 month. ON A POSITIVE NOTE: The layouts are nice and when I I have express my concerns the leasing responded back with the "call the police" or "call patrol" or "contact the company you bought the item from" solutions a little bit of something is better than a whole lot of nothing. They're not ignoring the issues I just don't think they can do anything about it.. it's obviously nothing the leasing can do so beware before coming here.

    I've been living at the Weddington for a year now and stoll love it. The building os very clean and looks just like in the pictures. Laura is very helpful and always responsive to anything we need.

    Disgusting liquid thrown in by my neighbors into my patio

    When dealing with upstairs neighbors constantly throwing trash and liquids into my patio is the least of the problems I deal with at this apartment. The management team is aggressively working to NOT do anything. I have complained many times about the SAME issue and all I have gotten was that because the time between my last 2 complaints were 2 months apart, it does not equate to them putting in any further actions even though I have been consistently complaining for the 12 months I have been living here. The last time I called in, management told me and I quote "I understand it's frustrating, I wouldn't want to live here either." That's all you need to know why I gave this luxury apartment a 1 star. The worst part of all of this is that my complaints are the LEAST of the issues that my neighbors have to deal with, death threats, attempted kidnapping, breaking into apartments and stolen property. The building made the news! But not for any good reasons, i cannot wait to move out.

    I NEVER leave bad reviews but just so others won't do the same mistake by moving in here. On a good side - the property and the amenities look great although you do actually pay more than enough for it. The biggest problem that you will have is people. Here are just some problems that we have experienced in the past couple of months: people washing their dogs in the pool, loud parties almost every night in the common areas, a dance studio with unimaginably loud speakers that resonate through the whole building that is open THROUGHOUT THE NIGHT(whose owner also lives here btw and continues to ignore the requests to stop playing music so loud at night), constant smell of cigarettes and weed, dog poop everywhere, homeless people coming in to the garage and using it as a toilet. For all of this issues we and some other tenants have filed multiple complaints and called the police, still the management hasn't done a single thing. In fact it hasn't prevent them to raise the rent this year. To sum up - no matter how good it looks on the outside, it is NOT worth the money you pay for it. UPDATE: last two picks are made just now (09/03/2021) it is the second group of people that came in to the pool area although it's supposed to be closed after 10pm. You can see them smoking. The funniest thing is that the price for an apartment that faces the pool is higher but you have to deal with all that noise and smell every single night.

    We love the design and that it's a new building, but the management doesn't have any concept of service. Most of the positive reviews here appear fake... the people writing have bios saying they don't even live in LA let alone at The Weddington. Since we've moved in, the place has really deteriorated and nothing is maintained... the pools aren't maintained, furniture is worn out, ripped, and torn. Kids in diapers in the hot tub (so gross), the walls and elevators are all banged up, the security and cleaning people never check the stair wells where the homeless shit, it's really gross. The place is cool, the people ruin it. Everyone I know here says they're not renewing. Really needs new management, could be such a great place to live. Edit: there's no one at the Weddington named "Kira B" at the Weddongton. In any case, the problem isn't the people who clean or maintain the problem is the lack of competent management and supervision. Manny and the whole maintenance crew will tell you how bad"Alix" who's supposed to be the manager is. She needs to get out of the office and actually walk the property.

There are large numbers of homeless individuals around the block, and I've personally been chased multiple times. It's incredibly stressful just coming and going from your own home. Another major issue is the trash collection. The city trash truck consistently comes before 7 AM, and the noise is extremely loud--it will wake you up whether you want it or not. I brought this up to management, but their response was essentially that there's nothing they can do. So you're stuck dealing with it every single morning. On top of that, the building itself is poorly managed. From noisy neighbors throwing parties and screaming at 4 AM to other ongoing issues, management never takes meaningful action. Their response is always the same generic script: "We are working on the issue. If you're not happy, we can review lease termination options with you." In other words, either tolerate the problems or pay more money to leave. The neighbors above me are extremely loud and seem to start their activity late at night, often around 1 AM. The noise is so intense that it wakes me up with a racing heart. It's not occasional--it's every single night. I haven't been able to sleep in my own bedroom for the past year because of this. Instead, I'm paying $3,400 a month just to sleep on my sofa. That's completely unacceptable and far beyond anything anyone should have to tolerate. Between the unsafe surroundings, constant noise, and lack of accountability from management, living here has been extremely frustrating. This place has seriously impacted my quality of life, and I regret signing a lease here.

And that's exactly why I'm taking the time to write this. They were the only building that welcomed me as a walk-in. As soon as I walked in I was greeted with smiles. The lobby smelled amazing and the entire vibe felt warm and inviting. They offered me coffee and had apples and bananas out which my son absolutely loved. Chelsea is the one who toured me and she was so kind so sweet and absolutely amazing. After seeing the rooftop, the gym and everything else I'm seriously considering this place. If there's one thing I noticed it's that they actually make you feel like a future resident not just a number based on when I needed to move in.

It's unfortunate because I've lived here for the last 5 years and safety has recently become an issue. 2 months ago: There has been 3 break-ins in the past week. None of which has been addressed. Some residents were in the unknown and had to find out from other residents. The manager fixed the damages but there has been no changes to the security system therefore this is an ongoing matter. People are scared leaving for work early to get to their cars. There needs to either be a security guard or higher level system of security.

I still have not received any response. I also reached out to Moss & Company directly, and they have not replied either. On top of that, I submitted a maintenance request days ago and have still not received any update or acknowledgement. The cleanliness of the building has noticeably gone downhill. Since Friday, there has been spilled trash liquid in the hallway, and it remains untouched. It's concerning that something so obvious would go unaddressed for several days. Inside my apartment, the quality of the recent work has been extremely poor. The walls were painted very sloppily, I've had to scrub paint off the floors, and they even painted onto the sides of my cabinets. Parts of the floor seal are coming up, and the trim underneath the kitchen cabinets looks uneven and appears to be taped together instead of properly installed. Overall, it feels like the attention to detail, communication, and upkeep at this property have significantly declined. I genuinely hope management addresses these issues because ArtSet NoHo used to be an amazing place to live, and I would love to see it return to the standard it once had.

From the moment I inquired, Snow, the building manager, was quick to respond and set up a tour with me that very same day. As soon as I first walked into the building I noticed how well kept it was and the lobby smelled luxurious and clean. The unit was well designed and had huge windows that brought in so much light which basically sealed the deal for me! The move in process was seamless and my time living at Clearwater Village was such a great experience overall, all because of Snow. There's honestly so many good things I can say but all the positive reviews about her are all true. She is the most accommodating, professional, and quite literally the best building manager there ever was! She truly goes above and beyond to make sure the property is well maintained, safe, and peaceful for the residents. If I were to ever move back to the area I hope I have the opportunity to live at Clearwater Village again. Thank you so much Snow!!!

It's a quiet and peaceful building, with many security measures to keep the tenants safe, as well as an incredible gym with Tonal included. The parking is underground and assigned and I rest easy knowing my vehicle is safe from the elements. I don't currently have a pet, but the building's got a pet relief area which is so convenient too! My studio apartment is very sleek-looking and efficiently designed, internet and A/C works great, and my unit's got washer/dryer. Like someone else said in another review, truly a hidden gem and I couldn't be happier to have found it!

    To say I am disappointed is an understatement. Paying a premium price ($3800/month + $400…read moreutilities) for an apartment complex that is falling apart is absolutely ridiculous. I understand that things here are 12 years old and may break, but the absolute incompetence of management to get any of these serious issues fixed in a timely manner is incredibly frustrating. It seems that because they themselves don't live here, nothing is an emergency. "Sorry for the inconvenience" is all we get over and over and over again while patiently asking for updates. They are not capable of even responding with an estimated date of getting something fixed - which makes me feel like they are not trying to fix it. Insane gas leaks in the common areas. Fire alarms all day without an explanation. Closed fire doors that won't stay open for weeks. Constantly broken garage gates blocked off with a cone. Broken fob readers that don't unlock doors and won't let you in. Out of service elevators for weeks on end with no eta of a solution in sight... and a "Sorry for the inconvenience" every time you ask - is what you get for 4.5k a month living at the Hesby. Oh and if you don't pick up a package 2 minutes after it gets delivered (door OR mailroom) it will get stolen. Your car will probably be broken into as well at some point, and you have to actively avoid stepping in dog sh*t in the hallways. Thank you kind cleaning crew, and patient maintenance team - those are the only people here with any heart or understanding. It seems as if management wasn't even trying to fix any of these serious problems, and is letting the building fall apart knowingly. They should be doing their best brainstorming solutions for their residents (which is what I would expect with problems this serious.) It has truly been a nightmare living here, at least for the past 6 months. If you are looking to rent... Save your money, look elsewhere. The homeless shelter a few blocks down has better basic infrastructure in place than this building does!

We have a handicap placard (up to date) for obvious reasons. My daughter parked in a marked handicapped space ( wall plate designated for Handicapped, blue curb guard also present) so that we could have an easier access to the elevator. For the last six days, the manager,Bahar Zazai, has requested and harassed her about moving her car.The handicapped parking spot not only has the handicapped designation,but they also have it marked as parking for future residents. Who does that? A third grader can tell you that you can't have a place with dual marking without causing conflicts and confusion. See pictures below. The complex also has a charging station in a handicapped designated area as well. This would be the only other handicapped parking space available. My daughter and I went to the office to clarify the law regarding designated handicapped parking . However, Bahar didn't want to talk at that time, but said he would come to her apartment to continue the discussion. He never showed up. He has , however, continued calling and having his assistant call to request that the car be moved to the street even though they pay $100 / month for parking in the gated area under the building. My daughter sent him the link for the Federal Laws regulating handicapped parking designation which he has totally ignored because he continues to call requesting the car be moved. Evidently the management of this complex and maybe it's owners feel that they are above federal law regulations. They lack of understanding of the needs of the residents and guests who are disabled is mind boggling.This is definitely NOT a place that you want to live or visit.I am looking at possible legal repercussions for the continued lack of respect for the law and residents of The Guild in North Hollywood on Otsego.
