Recently moved out after surviving living there for three years, and would definitely not recommend…read moreit to anyone looking for a clean, safe, quiet place to call home in the area. Management has regressed year after year, with the initial manager (Silvia) being generally available and helpful to the best of her ability, but the current manager (Toyia) being one of the most unhelpful and un-poker-faced liars I've ever met. Phone goes unanswered despite multiple repeated calls, emails are unreturned despite copying the corporate supervisors, and even if you go in person to the office, chances are you'll run into a temp who has no clue what to do as the actual manager is frequently absent or better yet, they are on a unannounced break sitting in the office with the lights off. Resident concerns went unaddressed for months and it took an incident involving LAPD in full riot gear and the neighbors banding together before any action by management. The veneer of the building is that it's a beautiful, quiet, peaceful, and accessible place in Toluca Lake. The loft unit is what sold me. That's about where the good stuff ends. The walls are paper thin, the elevator has piss and sticky residue weekly, the garages are not secure, people come and go at all hours of the night, and there has been numerous security incidents of theft and vandalism. Doors are propped open faster than you can close them. Private security patrol is a recent addition after the October incident (google Toluca Lake shooting), however, it doesn't appear that they were informed of what/where concerns were as they walk around aimlessly and the same issues continue to occur. When it rains, the courtyard floods, leading to the pipes in the garage overflowing and leaking onto residents' cars. The loft rooftops leak water down to your living room, and if you're on a lower level, the rain comes in through the walls and through the courtyard floor. Overall, loud neighbors and thin walls are fairly standard and forgivable when renting, but the fact that management is simply unresponsive, irresponsible, and unaccountable for keeping the building secure and residents safe as a basic necessity makes this place truly terrifying.

I'm leaving this review because I wish someone had been this direct before I moved in…read more This place is marketed as "luxury," but the reality is an old building with persistent quality-of-life issues that management either can't or won't get ahead of. 1) Trash areas are disgusting and regularly overflow. I'm attaching a photo of the trash area near the elevators where garbage is piled up and spilling out. It's not a one-off. When the shared spaces look like this, it tells you everything you need to know about how the property is being run. 2) Roaches. I'm also attaching photos of a roach in/around the bathroom area (near the shower items). And no, this isn't just "a random bug." Neighboring tenants have confirmed it's been an ongoing issue in the building. 3) Old building + old elevators + constant disruptions. The elevators are old and the building feels dated across the board. Fire alarms have gone off at weird times at night, waking tenants and forcing people to vacate. On top of that, water shutoffs happen way too often (it felt nearly monthly) "for maintenance." That's not normal living--especially for what they charge. 4) "Security" feels like a marketing line. They claim security is on-site, but I've personally seen homeless individuals make their way into the parking garage and even into the elevators multiple times. That's a serious safety concern, and it didn't feel like access was controlled. 5) Front office is unprofessional. Interactions with the front office were consistently frustrating--unprofessional, and at times borderline rude. If you end up needing help from Jen or Will, don't expect clear answers or urgency. Bottom line: If you know what's best, look elsewhere. Between the overflowing trash, roach issue, safety concerns, and constant disruptions, this place isn't worth the stress.

7401 Lankershim Blvd…read more I truly loved my experience living at Moderno. The building is beautiful, luxurious, clean, modern, and very well maintained. The updates throughout the property are great, and the gym is really nice and kept up to date. One thing I especially appreciated was how well soundproofed the apartments are--I rarely heard my neighbors. The apartment can shake a little at times, but overall, the building is very comfortable and well maintained. When I first moved in, I was honestly a little skeptical because of the surrounding area outside of the property. However, I never personally experienced any issues and always felt comfortable living there. Parking is probably the biggest challenge. Each apartment is provided with one assigned parking space, but if you have a second vehicle, street parking can be difficult to find. There were nights when I was able to find parking in the surrounding neighborhoods, while other nights it was extremely difficult and I unfortunately had to take the risk of parking in a red zone. That said, this is more of a neighborhood parking issue than an issue with the property itself. The biggest highlight of my experience, though, was Stephanie, the property manager. She is truly amazing. She was always responsive, professional, kind, and incredibly accommodating. Anytime I had a question, concern, or needed something addressed, she made sure to help me and kept me informed throughout the process. Whenever I had a maintenance issue or needed a repair, the response was usually the same day or within a day. The maintenance team was also trustworthy and respectful. I never had any concerns when they needed to enter my apartment to make repairs, even when I wasn't home. Stephanie always went above and beyond to make things as easy and smooth as possible. She explained processes clearly, communicated with me every step of the way, and genuinely cared about making sure my needs were taken care of. You can tell that she is very dedicated to her job, and she puts a lot of time and effort into making sure the property runs smoothly. Overall, I had a great experience at Moderno. Despite the parking challenges, the beautiful and well-maintained property, great amenities, responsive maintenance team, and especially Stephanie's exceptional management made living here a positive experience. Stephanie is truly one of the best property managers I've had the pleasure of dealing with, and Moderno is lucky to have her. I would absolutely recommend this property to anyone looking for a clean, modern, and well-kept place to live.

We recently moved out of the Avana (now called The Guild, zero star name) after five years and they…read morehave been... complicated. The staff is generally decent-to-good, as they've always had really solid handymen (shout out to Ubaldo & Army specifically, the MVPs of this place). It's a good location in the center of the NoHo Arts District with easy access to bars and grocery stores with a decent pool and gym. But the building was poorly constructed and we had flooding nearly anytime it rained over the years, which was exacerbated dramatically during the heavy storms of early 2023. The vendors who came in to fix the problem had less than no idea what they were doing and had to fix the same problem at least four times. They never explained what they were doing, would routinely disappear without locking our door and were generally rude. Now if you're thinking "well, those are outside contractors", fair, except that's the root of the problem. The contractors and construction issues were all symptomatic of the ownership company that ran the building, Greystar, who DO NOT CARE ABOUT THEIR RESIDENTS ON ANY LEVEL. These people decided to basically blow up the building and remodel during the pandemic. Every day of quarantine/"Safer At Home" was jackhammers and destruction. Sleep was fleeting. If the building hadn't recently changed hands, and the staff weren't clearly trying their best in spite of corporate overlord nonsense, this would be a 1-star review. I cross-posted this between the new page and the only one and lowered the rating because honestly, the one month we lived there when Greystar wasn't actively trying to handcuff the staff and torment the renters was a marked improvement.

The noise has been out of control. While everyone worked and schooled from home during covid lockdown, we could NOT. Imagine workers knocking on your door telling you you have to leave your home for the entire day or stay inside without leaving because they are working in front of your door, multiple times! The company has refused to reduce rent during this time. It is now 8 months in and the noise, limited access, hazards continue, not to mention not being able to use any amenity we pay for. Its horrible. - From a verified resident on ApartmentRatings I just saw the owners response. This is such a blow off. A horrible pathetic excuse for a gym, strangers just sneaking onto our property all the time. The freeway bridges nearby are full with filth and those people go through our trash, steal our mail, use our facilities. Management here is so cheap they keep making the maintenance staff buy cheap used replacements to fix things instead of just buying something new and fresh that last longer so you keep having to have maintenance fix the same things because they just use used parts. THE MANAGEMENT needs to have the washing machine company that they make money off of by having the washing machine company rent out those rooms replace the machines that have been here for over ten years. The office is hardly ever contactable and don't seem to care at all about the residents. Their excuse is that they have too many residents to manage. It took months to get my lease terminated and it was a relief to get out of this horrible place. I lived facing the boxing gym in Building 2, and the noise across the street starts early in the AM, and the upstairs neighbors fought, moved furniture and dropped heavy objects at all times of the day AND night. And the office did nothing about it. Security that doesn't respond 90% of the time and when they picked up they did not speak English. When I moved out, no one showed up for the final walk-through and nobody was in the office to return my keys. It took three attempts to complete this since the office staff do not coordinate or communicate with each other. After I moved out, I still owed a cleaning balance (over the $750 deposit and living there for almost 6 years) and no one had accepted by USPS tracked mail with the check, and it has been a struggle to give them my money, since there is no portal access or link to pay the balance. I am still hoping that someone will be at the office this week when they said they will be there to drop off another check. This place is a disappointing hot mess!

The new owners brought in this brain dead management company just to be here (despite it being illegal to not have a manager on site for a building this size) so they can do some half ass renovations to SELL them LOLLLLL sell in THIS building? Every other unit is having pipe issues and getting their walls torn out, OUTSIDE giant dinosaur roaches live in these pipes and everyone on the upper floors has outdoor roach issues (which is always fun) and there was literal human poop in our lobby recently.
