Two stars for being nice to look at. I was trying to get a house and put in an application on an apartment in case I didn't get it. I put a hold on an apartment on a Tuesday (mid month) before closing, and Friday morning I canceled my application. I knew there would probably be a hold fee, but 3 days of "rent" would be $239.00. I assumed that would be the maximum charge, if any. After a week, I received a bill for $350.00, already discussing collections. I called to straighten out the error, and was told the prorated "rent" included the day I put on the hold, and the day I released the hold, making it 4 days. If this is how they treat prospective tenants, I certainly wouldn't want to be an actual tenant. read more

My partner and I had a year long lease and because of how ridiculously expensive it would have been to break the lease we unwillingly stayed. We paid a security deposit and a pet deposit for a total of about $1,500. I got the envelope today with what I assumed would be our full deposit back, after all we didn't damage or trash the place. First of all they completely ignored the fact that we ever put down a pet deposit, so that was $500 gone. Next they charged us almost $700 to replace the carpet and of course it is custom Avalon Suede carpet that can only be replaced at an outrageous amount. If they are charging $2,800 a month for rent for a small 600 square foot apartment I would hope to God that I would get a new carpet at luxury apartment complex without having to pay for it. However, the biggest problem that I had with this company was the fact that my partner had a motorcycle stolen out of the "secured" parking garage and when we asked the main office over and over again to release the footage to the police, they refused over and over again until they finally told us that the footage had been erased. They offered no support, no apologizes, nothing. They do not care about their tenants at all. Thank God we moved because for our small apartment they were raising the rent up by $500 dollars. DON'T BE FOOLED by the pretty pool and gym! This has been the worst place I've ever lived and I've lived in many apartments. Where do I begin! I moved in on January 23rd of this year and it's been an absolute nightmare. I'm counting down the days minutes and seconds till my lease is up!! Let me start by saying I live on the second floor, I desperately wanted a top floor unit but there wasn't one available when I moved in. I was told by the lady showing me the unit that "It's really not that noisy" (she does not work there anymore) ummmm The walls are paper thin I hear detailed conversations from the top and bottom unit, Music blasting, Constant stomping sounds from the top unit, I hear the person above me peeing in the bathroom and the sound of the toilet flushing, and to top it all off my luck nymphomaniacs just moved right above me! It feels like I'm in a cheap Motel with the sound of a crashing bed above me and moaning at the top of her lungs. I get alerted every time she orgasms. On to the next topic.. COCKROACH infestation.. if I was told before moving here that this building has serious cockroach issue I would never think twice about moving here. I found three humongous prehistoric looking cockroaches in my unit. I almost had a heart attack! HUGE Cockroaches all over the building... on to the next.. I just got a letter if I want to extend my lease another year it's $361 more a month! They raised the rent almost $400 in a year! And if I want to go month to month it would be $3,866 a month for a tiny ONE bedroom Lol Vultures!! Is that even legal? The only thing good about this experience has been the staff. Very nice and always helpful. NOT WORTH THE COST.. Can't wait to have some peace. read more

I lived here for 6 months. very pretty place to live at. The gym and pool is never packed you will always have a spot no matter how hot outside is. The workers in the office are always friendly and will help you with whatever you need. If you need a maintenance job done they will have it done that day or the next. very fast at fixing problems and always on top of it. We had a lot of minor things needed fixed like a door, pipes under the sink but all got fixed super fast. The only reason why me and my roommate are not staying here is because the people that live here. We are younger girls and every time were in the gym or pool area there are older men trying too talk to us or being too friendly. read more

beautiful property and location, but too many issues that are difficult to see before you move in. for one, the floors are thin as paper. the folks below me and those below them have complained frequently about the noise in my apartment shaking their walls... it's literally just my wife and i walking around (on carpets nevertheless). i will not tiptoe around in the comforts of my own home, except that's exactly what the leasing agent asked me to do before handing me a notice that i had 3 days to quiet down before they evict my wife and i. we're quiet people, so i can't imagine what threats the college students get on the premises. also, the leasing agents treat you like children which is very insulting. i've seen them roll their eyes more often than greeting their residents. it's very unprofessional. read more

I had been recently looking for a place in Burbank and had come across the Avalon Apartments. About a little over 10 years ago, this place had a really good reputation of "luxury living" since it is near the studios. But I was shocked to see that almost all the apartment areas look very dirty and old. I guess they never remodeled it for a while... Most of the gates (actually all of the ones I used) had broken locks and I was able to walk around the properties with no gate passwords needed. It took me a while to find anyone in the management office and while waiting for someone to show up and assist me, there was a rat that pass right in front of me!! I just remembering rushing out of there as fast as I could. read more

A Smoker's Paradise!!! If you love to smoke and love the smell of smoke and skunk weed, then this is the place for you!! My family and I moved in Dec 28, 2015 and while unpacking smelled smoke coming into our apt. We are non-smokers and my 11 year old son said he smelled smoke coming out of the outlet in his bedroom! It was true! Smoke from the three chain smokers living below us was coming in through the pipes, vents, AC, dryer vent, outlets, fuse box and windows! We spoke with management and they said there was nothing they could do! They did offer to move us to a different apt, but wanted to charge us the new going rate which happened to be almost $400 more than we were paying! And that was in just one week!!! We refused. We tried to seal up vents and bought an air purifier, but nothing helped! We would smell smoke while lying in bed at night and my son and I were both extremely sensitive and thus were having allergy attacks day and night! It was miserable!! Their only explanation was to blame the city of Burbank which doesn't allow people to smoke within 20 ft of a building. So people are forced to smoke indoors. Yet, there was smoke in the halls, elevators and the garage on a daily basis! We couldn't escape the smoke! It wasn't just us, we met a few other people in different parts of the complex who also were having issues. One guy had lived there four years and said he had smokers on each side of him and below him and he was miserable!! He said he didn't have to set his alarm clock because the smoke would wake him each morning. He couldn't wait to leave, but sadly had 6 months left in his lease. These apts were built back when building standards are not as they are today. Smoke was literally EVERYWHERE!!! We gave our 30 days notice after trying everything to seal off smoke. Management them informed us we'd have to pay a fee to have the apt cleaned and painted and carpet cleaned. WE HADN'T EVEN UNPACKED! We'd been hugely inconvenienced! All our good suits and dresses would have to be professionally cleaned to get the strange smell out. We had to move all our belongings into storage while we stayed in hotels to look for another place to live and they wanted to repaint after we had just lived there a few weeks?!!!!! We emptied the apt and cleaned the apt. It was cleaner than when we moved in. We had to clean the kitchen and bathrooms ourselves when we moved in and the carpet had black hair in it we were constantly pulling up. We all have blonde hair! Yet, we were being charged for painting and cleaning the carpet and apt!!!! I complained, and they only charged me $155 instead of the normal fees. Management as a standard offers to allow you to pay a fee to walk away without cleaning, etc , but we didn't choose that option as we hadn't damaged anything and left it cleaner than when we arrived! The maintenance guy came in for our walk through and stood with his face against the wall to look for inconsistencies in the paint. WHAT?! That would be from their own paint job as we had just moved in!!!! So basically, the Avalon makes it a standard to charge for normal wear and tear which is against the law! I pointed that out and the woman said, "well, it's subjective and a very thin line!" See, they know most people won't take them to court to sue them because it's not worth the time! Just be forewarned, that your $500 deposit is NOT for damage, but for when you leave to pay for normal wear and tear! We even had damage to the paint on our brand new car from a leak in the garage. Again, management didn't care and never fixed the leak! They just moved my parking spot instead. We saw so many things wrong with the building. It is run down. And while in the office getting our keys we heard a guy come in to complain his laptop had just been stolen right out of his apt! Soooo, bottom line, if you LOVE the smell of smoke on your clothes, furniture and in your hair and love parties and love to throw away your hard earned money - then the Avalon Burbank is the place for you!!! We are just so thankful to be living somewhere where we can once again breathe clean air! read more

Avalon Burbank has many "pros," including a first rate maintenance team. My kitchen sink overflowed recently, and Mauricio (aka Abraham) saved me. He was a huge blessing. Then, yesterday, José came and spent more than an hour clearing the excess flood water (and associated bacteria/grime) from my dish washer. He even did half my dishes before I realized what was happening. José and Mauricio (aka Abraham) are gems--great guys who truly care about the residents here. The only "con" I have about this complex is the rent--it's very high and you get very little space. Also, the bathtubs are tiny. If you're chubby like me (or tall), you ain't gonna fit. But again, the maintenance team is awesome. read more

My wife and I have been looking for a 2 bedroom apartment and this place looked cool. We liked that it was in the heart of Burbank Downtown. So we called and made an appointment to view apartments. When we got there, we had to wait for 35 minutes before anyone even attended to us. Absolutely ridiculous. Also, when we were touring the place, all the gates were open so people and anyone can come and leave as they please. The prices were outrageous. Oh, and check this...you can only have 1 or 2 guests that you can bring to the pool! So, if we have friends over, we can't take everyone. Seriously! Lived here for a decade -- a long, slow decline. From 5 stars to 2. There are many positives to this community that are immediately obvious, and these no doubt make up the strong selling points at the Leasing Office. When you show up for a tour they'll tell you all about these. Just a few years ago, this complex underwent a substantial remodel. The property went from being a nice above-average but reasonable community apartment complex to something that was way overpriced and simply didn't back up the cost with real value. I've come to hate the remodel because it really changed the dynamic for the worse. People sneak in here to use the gym, the nice pool, etc. from all around Burbank. Daily. These are services that we tenants are paying for and plenty of others are taking advantage of. They will literally wait at the gate until someone opens it and lets them in. Sometimes a small line will form. If that doesn't work, I've seen them hop fences to get in here(!). Think about it - would you want to pay an exorbitant rent just so total strangers who don't live here can come enjoy what you are essentially paying for, week in and week out? Before I left, I asked if I could come back and use the pool and gym once I moved out. :-) Often times these are young dudes who are looking for one thing: the female makeup students from a nearby school who live on site. But the real bottom line is, whether they live here or not, very few people here have any kind of "pride of rentership," as I call it. Beneath the shiny veneer, you've got people who will throw all kinds of loud parties on weeknights, yell and scream at all hours in the walkways like a pack of hyenas, dump trash wherever they feel like it, slam doors, complete their move-ins and move-outs in the middle of the night, allow their dogs to defecate and urinate near your front door without cleaning it up, smoke pot in the stairwells, you name it. I've nearly been run over in the parking lot by knuckleheads just speeding through. I've also watched a guy slang dope out of his car in the same parking lot. They should hang a sign in front of this complex that reads, "This is why we can't give you nice things." What we're talking about here is a largely late-teen, early-20s demographic that provides a consistent amount of money to AvalonBay and so there's little to no control over them. These kids are experiencing their first taste of freedom. Well, more power to 'em, but I gotta get up in the morning and go to work. I'm sure many of you are in the same boat. I don't know what it is about the elevators in particular, but the crowd that lives here (or trespasses here) leaves crap all over the elevators all the time. On top of that, these elevators are of questionable safety. They went nearly 2-years past their inspection date and bounce like a ride at Disneyland. I've been caught in one for several long minutes before they did some repairs. One time the safety sensor on the elevator was broken and it caught my hand in a bad way. On-site security is a joke. We're talking about the kind of security that stays in one place trying to look busy with a clipboard in hand but won't do anything because "They don't pay me enough for that" (which has actually been a response). He's supposed to keep people from damaging AvalonBay's pool, and that's about it. Apparently they don't pay him enough to even call the cops when he should. Thank God the Burbank Police Department has provided outstanding service and rapid response when I've called. If all this is what you're looking for, or you're looking for a place to "hook-up," this will be paradise. Weekends at the pool are like a meatmarket. However, if you have a family or intend to start one, or if you are a relatively stable average adult with a typical 9-to-5 job, there's no way I can recommend this place to you. On the plus side, the maintenance crew is AWESOME. I have no complaints about them. Sandy at the office is a delight, and Alyssa shows promise. We'll see. In conclusion, my experience within the past few years with AvalonBay as a company leaves much to be desired. I have been so soured on the way they do business that I do not ever want to reside at an Avalon-owned property again. The fault starts at the top - not at the Leasing Office downstairs. I sent repeated emails, faxes and voicemails to Avalon corporate entities both regionally and nationally to try and get this ship steered right and they all went completely unanswered. What company ignores a loyal customer outright? This is a company that is concerned with their bottom-line alone and to h*** with the customer. They're content to cycle tenants in and out of here on an assembly line. My advice? Don't be one of them. Vegas is a nice place to visit but I wouldn't want to live there. read more

There is a reason why I have lived here for over 5 years; there complex is one of a kind to me! I loved the staff and how they take care of your needs. I am currently downsizing to go from having room mates to living with my bf, and he was very understand and respectful of my situation. He was prompt to assist and answered all my questions leaving me with no concerns about my upcoming apartment transfer. I have also received an extensive amount of help from Megan who kept me organized, she helped me find the apartment I needed while transferring that makes a tremendous difference when dealing these changes. Christiana is the property manager who seems to be on top of any concerns I have with my apartment. She has always been able to help me feel safe and taken care of. I can not express how grateful I am to have this team at my community. The amenities and location is a huge plus. It's in the heart of Burbank, where there are shops, restaurants, and a pretty cool movie theatre. As for the complex, I can't complain about the pool, Jacuzzi, and fire pits they have outside. Having a 24-hour fitness center has saved me gym membership costs. I also like having such an awesome maintenance team. Jose rules! Haha, I guess they truly just want to make sure your living situation is up to par. Although, I know this place could continue to use maintenance, I appreciate the complex, and have difficulty leaving. This place is why I like coming home! read more

I've lived at the Avalon Burbank for 3 years and I don't see myself ever wanting to move. All of the staff at the office are so considerate and welcoming. Anything you need, they've got it, no problem. Hunter Bateman has been extremely helpful to my family and I and is always on top of things. Not to mention the maintenance team, and how they will fix anything you need in a jiffy. I have no complaints on something not being fixed or handled after I've filed a maintenance request. I'm so happy to live in a community where I feel safe and welcomed, thanks to the Avalon staff and all who contribute. read more

It's a really nice complex with great perks, but the leasing office is the absolute worst. Roommate and I lived here for 2 years and needed to renew for 3 months - so they raised our rate by $600 on a $2000 a month previous lease, which I guess isn't bad to go month to month, but somewhat annoying that they would not work with us at all. Then we asked if we could tack on one more month and they said - sure, for $3200. Which.. is absurd. I have never heard of an apartment complex not working a tennant at all - and as I said, we've been there for 2 years 3 months and NEVER caused a problem, paid late, etc. Long story short - it's a nice complex, but the staff and their leasing policies are pretty abusrd. read more

My best friend lives here and there are so many better places to live. I really can't believe that people are paying 2K to live in this building. These corporate Avalon-type apartments are all the same to me. Nice on the outside, good sales people, and a very average living situation with piles of issues. I highly recommend not living underneath someone because the noise issues from upstairs can be bad here. read more

From the out side place looks beautiful. Once the lights go down nothing works. All grill lights are out, fire pits are out. Pool is freezing... they tell you its heating... NOT!! Office just yeses you to deaf bc they could care less. The office staff changes hands every 3 months so they don't care. Wow apparently every good review here must be fake. I have never been with an apartment as horrible as Avalon. Please hear my blood and tear story. When I first sign the rental agreement, Avalon's staff is so amazingly nice, but that's where it stops. The complex looks superficially nice, but when you actually live in there, the whole apartment shakes every time a car drives across. Every time the air condition comes on and off, the whole apartment was shaken to the point, it makes the "bang bang bang" sound that I hardly could sleep at night. In fact during the short 9 months I lived there, the ceiling actually cracked due to the shaking, and they charge my deposit for it.The hallway is filled with trash juice, the elevator always smells a mixture of marijuana, vomit, fecal matter, and rotten trash. Security is low here too. You constantly see people looks like gang member soliciting to Latino family, and will not let the poor family leaves. It took three months for the light in the hall to be fixed. On top of all, the apartment tolled my car from my own parking spot inside the gated parking structure claiming that I was not registered resident after 5 months of living there day in and day out. I clearly remembered that day I had 104 degree fever, and trying to get to an urgent care and walk down the hall and see my car completely disappear, no sign, no warning no notes. Apartment told me, "oh well, no big deal. we thought you are an unregistered resident." No apology whatsoever. Their apartment office team are the most awful people ever. The lady is so stuck up, and she is racist. Every time I have to bring my white boy friend in order to have their attention. Otherwise, they won't even look at me. They made me feel like second class citizen when I paid $1956 per month. How horrible! read more

If you have to live in Burbank, you absolutely need to live here! It is amazing! We told Hunter Bateman exactly what we were looking for and he found the perfect match for our family!! Guest relations is one of the BEST I have ever seen. Front desk staff is always great with Avalon properties, but the people here deserve an A+. The complex opens right into downtown burbank and our children love being able to safely walk to Starbucks or the Mall. Would highly recommend this place to family and friends. Plus.. it's very reasonably priced!!! read more

the place used to be great until the latest (I believe fourth) management team. You can never find them in the office - and when you walk in - instead of the old sunny, bright and cheerful atmosphere its dark and dingy. You pay for premiums - but the pool area is full of kids and families that don't even live there and nobody polices them despite the fob they give you to prove you live there The place used to be clean and well kept - They have appear to have no interest in keeping tenants and this is the first year I have seen an outside rental company sign on the building despite the fact they have a leasing office. You can no longer get any assistance on Sunday (office is closed). 7 percent increase after a year might be an indication they might not want to encourage long term tenants We moved. Still paying a premium but getting the services we pay the extra bucks with a guarantee of a reasonable increase after our first year. But its up to you to do your homework. I love living here. I have been here with my 3 roommates since September and I am so happy. I want to stay forever, providing they don't bump my rent on renewal like people have said, please! I love everyone in the leasing office, they are amazing! So helpful any problem at all and I can email across or pop down there. Jillian helped us with getting approved to rent, which was no easy task, but she was attentive and tried so hard! I bug hunter to no end with random questions about if there's a good local garage or where's the best place to go surf, he always answers, with a smile! Theo always remembers my apartment number, which is ridiculous when there are 5 buildings! I know it wouldn't matter who I got in the leasing office they would all help me out to the best of their ability. Maintenance is great! You just log on, post your request and they'll fix whatever it is within a few days, fabulous! People have been saying stuff about cockroaches, I can only speak from my experience, I have seen 1 since I've been here and yes I freaked the hell out and got my roommate to come squish it, but then I messaged hunter, he offered me a trap which he had downstairs and said he would get Orkin (the pest control guy I assume) to come and do a treatment on Thursday. I scheduled it for 2 weeks in advance because of mad Xmas stuff, it will be this Thursday and I haven't seen another cockroach. Everything is always kept so clean and well maintained, yes there are parties in the common area but I wouldn't say every weekend and they are done by 10pm if that is a worry. I saw someone post something about there being trash by the bins, yeah some people seem to miss the bins but it is cleared up every single day. Not a worry for me. My roommate has an issue with sound, she was saying to me I think someone has moved in above us! I heard a footstep the other day! Sound here is great for me, I never hear anyone. It's apartment living, next to a town centre, there will be some noise. I'm used to the normal sounds of an apartment and I have to say I have absolutely no issues here. You can always get a sun bed by the pool and the hot tub is a great way to socialise in the evenings. The cork-boards by the mailboxes are a great idea and we get a food truck every Tuesday. The gym is basic. The TV's and stuff are great but not my thing - each cardio machine has it's own TV....I personally want more and different equipment, a smith machine, a decline ab bench and kettle bells, that is the only thing I would change about this place. Also I find it so odd that there is no music in the gym but I'm sure everyone else really likes that. The gym has lots of light and is well maintained, I frequent there and all the residents are very considerate. It's great having a gym on site. They are great at notifying you of any goings on, something in the air con is being upgraded to make it cheaper for us too, they gave us all a nice note to let us know what day and time and everything. If they get a parcel in the leasing office you will get an email the same day without a doubt and they have long opening hours. I really enjoy living here. The rooms are big and light, the kitchen is great with solid work surfaces and the appliances are perfect. I spend time studying outside by the pool in the day, logging on to the free wifi, I have never got so much work done and felt so good after. The local area is so fab too, you have everything you need! Trader Joe's is a 10minute walk down the road, then you have downtown with the cinema's, the bars, the restaurants, the shops, the Mall! Avalon is just on the edge. I never hear any disturbance from it. I feel lucky everyday to be living here, I feel like I'm in a hotel. Also they've just created a facebook group for the residents, great idea! read more

Moved in about a month ago. The complex and beautiful and the location is amazing. Jacob (front office) is incredible. Not often that you find a genuinely nice individual who is helpful, patient, and knowledgeable. There have been some issues with a unit close to ours, but Jacob has helped with everything. read more

Ok where do I start this place is the worst! I can't believe the service and amount of lies from the employees in the leasing office they seem nice and polite then lie to you with a smile on their face. The machines in the gym are don't always work that's why it's always empty. The pool is not heated like they say, the cleaning process is mainly just adding chlorine to the water. The gate for resident parking in the back is open half the time so anyone can drive in, they had theft incidents. The elevator don't get inspected when they are due When I was there it had been expired for 6 months. You can expect to smell marijuana all the time at least in buildings 1 and 3. They've had several fires in the dumpster. When I moved in there was a whole in the wall from the door being slammed and they never took the time to repair but did charge me when I moved out even though it was noted that it was there when I moved in. I can keep going but I'll move onto the move out. They like to keep your deposit even if apartment is returned cleaned. I had paid the same ladies that clean the apartment to clean and had the carpets cleaned yet they charged me for it even thought I have dated pictures, video, and the contact information for the cleaning people. RENTERS BEWARE! Avalon will screw you on your deposit when you move out and will try and get even more money out of you. Ive spoke to a couple neighbors and they did the same thing to them too and now just like my neighbors I'm going to have to take the Avalon to small claims court. Here is my story... I had lived at the Avalon Burbank for a year and about nine month in the ceiling in the master bedroom started leaking really bad due to some heavy rain. The water damage covered most the ceiling as well as extensive water damage all the way down the walls and floor. I reported the damage and they came and placed a dehumidifier in the room for two weeks. During this time i was not able to use this room at all as it was extremely musty. At the time i had a brain tumor (which is now removed) and it created a medical condition where it was hard for me to breathe so i had to sleep on the couch for several weeks because the must smell in the apartment, especially that room was unbearable. So after a few weeks when everything was dry, they came in and painted the walls. They never repaired the damage to the carpet from when the water leaked down the walls. I didn't think much about it as i was sick and just wanted to sleep in my bed again after weeks of being on the couch. A few weeks pass and we get another heavy rainfall and apparently they didn't fix the original problem and i was back out on the couch for another couple weeks while they dehumidified the room again. They came back and painted and once again never did anything to the carpet. They gave me a $100 credit towards my rent for the inconvenience. This is after having no use of my master bedroom for nearly a month in time combined and dealing with the musty smell that emanated throughout the apartment. The Avalon has on their website and fliers they put on your door telling you when your moving in or out if you want to get touchup paint you can go to the office and give them empty containers and they will give you touchup paint for what rooms you need. I take down three containers and they fill them and deliver them to my door. I do the touchups and clean the apartment and everything looks great and i should get my full deposit back. When they come to my apartment to do the final walk through they want me to pay to repaint all the walls of THE ENTIRE APARTMENT because they said the touchups didn't match the original colors of the walls. I explain to them that they gave me the touchup paint and its their fault it doesn't match and their painters also did touchups with the wrong paint when they were fixing the water damage. They didn't care about any of that fact and logic, they just wanted me to pay for it. They did not want to budge for weeks and finally they said they would only charge me $100 to paint. Me and my mother had spent literally 16 hours cleaning the apartment and they wanted to charge me to clean it themselves. Another argument ensued and they let that one slide. Once the final walkthrough was done they were only going to charge me for some minor painting and minor carpet cleaning. Weeks later after i was already moved out they hit me with a bill for over $800 and saying they were going to keep my full $1000 deposit on top of this new $800 charge to replace all the carpet throughout the ENTIRE APARTMENT. They claim there was pet damage. Now my pets are potty trained and i walled them daily. I also had a doggy door to the balcony where there was grass i paid to have delivered weekly, so there is no way there was pet damage. I tried to explain to them that the damage they are referring to is the water damage they never repaired. They refused to listen to me and said they had photos of the water damage and photos of the pet damage. I asked for cops of those photos and they could not or would not produce me anything of the original water damage. They did send me some black light photos of what they called pet damage, but it was closeups and you can't even tell what room it was in or if it was even my apartment. I refused to pay anything without seeing all of the original photos and seeing proof that those weren't taken in the room with the water damage. They wouldn't disclose what rooms the damage was in or anything. They just consistently insisted they wanted their money or they would send a collector after me. I had paid a pet deposit to move in but they also charged me extra rent each month for each of my pets. Now they are sending a collector after me and going to mess up my credit They call me and my family DAILY trying to collect. They would not negotiate or listen to the logic of what was going on they just want money. Now i have to take them to small claims court and order they get a MOLD TEST in that master bedroom as it was still musty and had water damage several months after the incident. just an update, we had 2 motorcycles stolen in 2011. The gates inside the garages were left open for a week. we brought this to the attention of the office several times. prior to this 4 other motorcycles were stolen from the garages. Great place to live, fast and courteous maintenance staff.

My experience there for a year was pretty positive until our lease was about to expire which is when the headaches started for us. We would have probably stayed on for another 6 months at least but the month to month rent incredibly would have added approx another $700 a month which was ridiculous so we left asap. We had a pre-inspection which we weren't prepared for as we were in the middle of packing, I consulted the leasing office and they advised me what to do in order to have my deposit returned. I spent 6 hours cleaning and painting (with the paint they supplied) and filling holes from pictures we hung etc to leave the place in at least 95% of the condition is was in when we moved in and perfectly clean, only to have well over $400 dollars of my security deposit withheld. It seems that normal wear and tear and their choice to re-paint needed or not are directly taken as a given from the tenants deposit. I have complained and tried to explain reasonably to the customer call center as there seems to have been some mix up in re-reviewing the apartment and even attempted mediation with the California Dept of Consumer Affairs (their letter to the California Dept of Consumer affairs in reply even states I refused to have a pre move out inspection which was not the case) , but corporate Avalon refuses to cooperate. I am currently in the process of going to small claims. Other items to note at this location are: a few re-occurring issues like a very inconsistent policy as far as usps/ups/fedex deliveries were concerned which left me with trips to the depot or a package broken into on my doorstep. Some of the external doors would be regularly prop'ed open by other residents at times which allowed anyone to enter the complex which wasn't very satisfactory. The BBQ area had lights and ignitions and ipod connections which never worked while we were there. The maintenance staff were very helpful but we had mutliple issues with the appliances and after work on our balcony which greatly inconvenienced us did not improve the flooding situation which made the balcony unusable for several days after each rainfall occurred as the new drain was not installed at the lowest point on the balcony floor! Also the inability to book the main BBQ area at the weekends was frustrating as the people who hung around the recreation area most days of the week monopolized the BBQ preventing other to enjoy the area. In summary and to be fair a nice property with very good on site staff (although security would be slow to respond and indecisive as to what to do with gatecrashers who would come and use the facilities) and if you have the extra cash to lose when you leave that you don't care about then good for you!!! Enjoy it all the more if you don't have to go to work to make a living then you will certainly have access to the facilities and not be out of luck by the time you get home. Perhaps the pool could be open past 10pm, especially when you get home from work at 9pm in the week! read more

I've lived here for about 5 months now and I've been pleased. I don't usually write reviews, but I've been so especially impressed with the maintenance staff that I had to. They've come and fixed things as needed and always been very kind. Recently, my oven stopped preheating. Jose came over and fixed it, but the fix only lasted a week until it broke again. He ordered new parts for the oven and when those didn't fix it, he gave me a brand new oven! It works great and throughout the whole process he was so kind and patient and apologetic. In addition to the maintenance, the pool and jacuzzi are great, especially in Summer. The fitness center has a lot to offer and is always clean. My apartment itself is very cozy and this truly feels like home. My only complaints are that the walls and ceilings are thin, so I can usually hear my neighbors or people in the halls. And for a very dog friendly community, there's a surprising amount of people here who are scared of dogs. Those are minor things though, and I could see myself living here for several years! read more

Don't Stay Here !! They are HORRIBLE!! They paid people to write them good reviews since they got so many bad but true reviews ! Before I rent the place i didn't check Avalon's review on yelp , after I stay there I saw their reviews are very bad now I understand why! The walls are very thin and people can easily hear noice from outside and even indoor I can hear noice from next room !!! The ceiling is very low and when I walk ard it's very loud !! We can't stand it wanted to move out they don't let us sublease to our friends , they said only they can find new tenant which they never looking for !!! No matter how I paid my rent on 1st every month for $3000 , even we don't wanna stay there any more I still pay rent until they find new tenant, We moved our furnitures on 8th Jan , we return them the keys they said will rent it out to someone else , but after that no news from them anymore ,on 20th I called the manager I said I cant afford $3000 anymore I always since I don't even live there and I paid $3000 for nothing already ! I need to pay rent for 2 places now if he doesn't rent it out to someone else, he told me : THE ROOM IS NOT READY YET,WE HADN'T SHOWED ANYONE ! His attitude was like Shit , omg , pls imagine each month I pay $3000 that I don't even live there, now it doesn't matter any more u guys like vampires never care abt other people's money no matter how hard they make those money to pay rent , shame on you , I wish no one stay at your place anymore in the future if u guys keep doing it、now they still didnt rent it out and I don't think they will ever rent it out for me , they keep asking me to pay $3000 each month I'm not stupid shame on your guys !!! read more

I moved in a month ago. The patio ceiling had holes and was rotting/mold. I mentioned it to the leasing office and they sent Miguel right away. Miguel started to fix the problem but stated that it was too big and would have to come back. Well, it has been a month and several phone calls. Jose and Maria with the maintenance staff are very knowledgeable, friendly and always goes the extra mile when I need anything pertaining to my apartment and even inside the gym. I realized it right away and called just as the office was closing. Nino came to my rescue. Not begrudgingly but with a smile on his face and words of understanding. Our stay here was good, we don't have any issues with it, but the move out has been horrible. We had the initial inspection from the management done a few weeks prior to move out. There was normal wear and tear and stains as well, and we were told we would be charged $65 for cleaning if we did not clean it out ourselves. We could not arrange for a cleaning ourselves with our busy schedules, and we were ok with them cleaning it and charging us. We moved out, and our next communication from them has been a charge for $307 for complete carpet replacement. I never could get a reason from them as to why the carpet had to be replaced, especially considering the carpet had a life of 5 years, and was still only 3 years and 6 months old. IT still had around 20 months left on it! I called their 1800 number and tried to reason with them but the customer service was amazingly dumb - I kept hearing the same thing that they were charging me only the prorated amount for replacement, not the whole amount, and the guy's attitude was like I should be thankful about it. I refuse to accept the need to replace the carpet, especially since as part of our lease renewal after one year, the management office told us that they can clean our carpets for free if we renewed for one year. We said yes, but next month when I went in to request the cleaning, there was a new management in the office and said they cannot clean the carpet. So the carpet had regular wear and tear and stains, but we are getting screwed for a complete replacement when a cleaning would have been sufficient. This is the worst experience with their totally unethical customer service and I hope I never have to deal with this company again. I have lived at Avalon Burbank for four years and it is one of the best decisions I have ever made. When moving here from the Midwest I was concerned about safety since I came with a teen age daughter. I have found this community and the surrounding areas safe and also the best of locations. It is walking distance to many restaurants, mall, movie theaters, bus lines..etc...The community is absolutely gorgeous and has a resort feel. I attribute this to the great maintenance staff that works tirelessly to make sure that the grounds and apartments are beautiful. The office staff is also wonderful. They are always very helpful and prompt in getting back to me if I had any questions. Also the culture of Avalon is friendly and I attribute that to the office staff that has created this atmosphere. Both me and my daughter have made numerous friends at this community. Avalon has many great amenities with a beautiful pool, Jacuzzi, barbecue pits, lounging areas, conference room and 24 hour gym. It is really the best place to live if you want to be in Burbank or surrounding areas. read more

The property itself and location are great. I lived there over 3 years in two different units. The last one I had was on the corner and the noise was awful. The windows are not sufficient for that unit, I should have been more selective. The office staff is friendly but seem very limited in that everything seems to be decided "by corporate". The maintenance staff are outstanding on the day to day repairs. Where is goes way south is getting your deposit back. Forget it. I know person after person that has the same expierence as me. The first move I was charged $500 transfer fee to switch units mid lease even though there was a wait list for my exisitng apt and many like my new one sitting there unleased. Then I did a walk thru and thought I would get my deposit back less the carpet and cleaning fees I agreed to. But no, they just decided to replace the carpet without even trying to clean it - there was one spot I was not postive about - and I asked to be advised if there were any issues as I lived a few doors down. No call, no note until their inhouse collection people called to say I owed about $800. (I don't remember the exact amount. I had not gotten ONE written thing about this. My roommate freaked and paid it. And of course there were rent increases along the way Moved out of new unit. Got a $350 ish rent increase altouhg the unit was offered on site for the same or less than I was currently paying. Depsite a walk thru and agreeing on appx $250 of charges ( I paid them $199 for the cleaning and carpet sercice) I began getting collection calls saying they were not only keeping my $500 deposit but charging another $800 ish. I have sent 8 emails asking for back up and they replied to the first two maybe three and went silent. HOWEVER their collection company calls me, my roommates and my minor daughter and anyone listed as emergency contact on my application. All I want is everthing in writing and proof, so I can take them to small claims court. The auto responder says they are busy and to call. This is about real property and in CA I have the write to have it in writing. RIDICULOUS!!! The guy that took my old unit has a very similar story. BE VERY CAUTIOUS.
