According to our Lease agreement facilities closing hours are at 9:55 pm. I have bee asked to leave as early as 8:30 three times for different reasons like the rain or maintenance.etc If you planning to get a locker at this facility and visiting the place after work like I guess some customers do. Be prepared to be asked to leave place earlier than closing schedule hour for whatever reason. I hope this information be useful somehow this company or the management doesn't honor the lease agreement rules. this is one of the worst SmartStop storage facilities in Stockton California. The facilities is rodent infested. The staff is rude even though you try to be polite it's just horrible all the way around at this facility vandalism everybody anybody can open your unit if you buy a lock from them, all keys are universal the union next-door stole a bag of clothes containing a school laptop my daughter, clothes, and shoes a few months ago the facility lady was going through something with her boss frantic on duty talking about that the whole time I was trying to get service. Rodents - rat and mouse droppings everywhere, high and low less than two months after move in. I didn't have time to move so I put in rat traps and sticky traps, filled the holes with rodent repelling spray foam. That didn't stop the problem, they must climb over the walls from unit to unit. Random guy walked by our unit three times and scoped it out. Could not find the manager on site anywhere over the course of an hour to let him know that that was going on. Then they raised the rent over 30 percent after six months and again 4 months later. Moved out and found even more rat droppings Run, do not walk away. Don't rent here. read more

If I could give negative stars I would. We moved out of our 2 units (in 2 completely different buildings) on Sunday and there was a mice and rat infestation in both. Our smaller unit had mice feces everywhere. Our larger unit was completely infested. We found dead mice a giant dead rat and there was extensive damage. Not to mention live mice jumping out of boxes and furniture. My family used to run storage facilities so we know better than putting food in a storage unit so there was no food or anything in there. So they ate and made a home and bathroom out of our books, papers, linens and furniture (including my mom's custom, irreplaceable green couch). We entrusted SmartStop with our belongings and it seems they couldn't be bothered with pest control. Plus they raised the rent on us mutiple times. Stay away. RATS!!! STAY AWAY from this place!!! They have a serious RAT INFESTATION PROBLEM that they are well aware of. I was given the number to the Regional Director, Iris Colman 510-246-1647. She was very rude and told me that is why I have insurance and provided me with the insurance claims number (949)429-8701. I was then told, I would be hearing from the insurance company, Great American Insurance Group, Rollon Rhoane 925-988-2236. Mr. Rhoane, contacted me days later stating the company does not pay for rodents and that SmartStop Storage is well aware of that and he was unsure as to why I was referred to him. This facility is a joke. I recently found out that this problem has been around for some time after the company behind there location closed down. The current manager is very friendly and accommodating. I purchased an abandoned unit that I think was the cause of the other commenter's infestation. The unit I claimed had an empty 50-pound bag of dog food, coffee beans everywhere, and plenty of opened bags of material and broken containers of chemicals. Nothing was properly packed. A good 60% went straight to the dumps. It was very heartbreaking. This unit was a rodent paradise. There is a reason units have a no food/chemical policy. To bad they do not allow negative reviews. We stored both of our sons college dorm stuff at this place for four months. When we returned to pick up the stuff there was mice droppings and pee all over there stuff. The mice ate into boxes and bags. We had two dorm frigs that we left open to air out and they got into both and nested and had babies. When we talked to the manager he came down and took pictures and gave us the phone number to the insurance company. What a joke that was the insurance company said they do not cover rodents or insects on this policy to get ahold of the site manager. So back to calling them to get no response from anyone there. With a reservation confirmed the night before, I was lucky to call ahead. "We don't have the unit you reserved." If I had driven there with a load I would have really been angry. I was given an excuse of something is wrong with them (my size) and 'they' have tried to tell hq to stop booking. I asked what they would substitute and got "we only have 9' x 19'" (and another larger one) "and I could give it to you at the web price" which was more than double what I made the reservation for. TERRRIBLE! At the minimum I should have gotten a call in advance of the problem, that would have been the right thing to do. I believe I should have gotten a huge discount on another unit. Just an update. My storage was raised 3 more times since my review. That's 7 price raises in 4 years.

Just like to inform you all who is looking to rent a storage unit do not waste your time and money on this place. I have been here for 2 months and have had so many problems. First and most important my storage unit was not locking properly and easy to open with the lock in place I informed the manager as soon as we noticed it and til today our second month there it has not been fixed. Then the facility is suppose to be open til 9:55 p.m and you need to vacate by that time, and the only time I have to organize is after work so I would go to my unit and just to have the manager call us to kick us out an hour to an hour and half before closing mind you not once but more than three times...... and to top it all off I went there today early morning......me and my husband was having breakfast on our way there we punched our entry code parked in front of our unit to finish our coffee and the employee kaly had came by so I ask her regarding my unit and it's repair.... gave me some story on how they there waiting on shipping does it take almost 2 months for it to arrive. Then leaves just to come back and tell me we can't be loitering in my car so tell me how the hell am I loitering in front my own unit I'm paying for. I'm just fed up with there customer service this employee Kaly does not have any customer service I'm a customer there I pay for my storage unit if I'm in my car finishing my coffee and just got there how is that loitering. MAJOR RAT INFESTATION PROBLEMS - DO NOT rent a unit from this facility!!! I've paid for a unit for almost a year (what a complete waste). At least, 80% of what was in my unit was completely destroyed and had to be taken to the Dump. We stored leftover Christmas toys and decoration from our annual community outreach. Additionally, I rented a larger unit at the same facility without knowing of the RAT problem - I opened the door and to move my things out of the smaller unit and immediately saw an overwhelmingly amount of rat droppings - I was afraid to take my things out in fear of a Rat jumping out at me...Rat feces/urine everywhere. The sad part was I had been there 3 days that week to coordinate reserving a larger unit and they failed to disclose that there had been complaints of RATS since early May. When I notified the staff at the front desk, she saide I'm sorry but it wasn't anything that could be done. I was informed that Insurance doesn't cover rat feces. I was give an email address of someone at the Regional level by another lady that was moving her belongings out across the way from me. Not only am I out of the monthly storage fee, I had to pay additional fees for U-haul and the Dump. Not to mention, trying to replace the items in my unit. I would have already moved my stuff but Im terrified to even open the door again after finding rodent droppings in all 3 of the bags I pulled out almost 2 months ago. I immediately called the office and the employee came to my unit and verified that what I was seeing was infact large RAT feces inside my clothes. I asked him if he would reach my other clothing bags because i was terrified of rats and he said NO because he too had the same fear. He took pictures, gave me an insurance card, and quickly walked away. I stopped at the office on my way out, and showed him the 3 lawn sized bags of my clothes, shoes, purses, and bedding that i was having to dump rather than putting my hands in and risking being biten by something- the same employee again told me that he was contacting their exterminator, apologized, and told me to contact the insurance (which is a MANDITORY added fee that I'd been required to pay monthly with my storage fee). Before i could even contact them i received a notice saying my monthly charges were going up. I called the office- no answer... I emailed cooperate- no response..... I finally saw the employee again and he said they had been placing MINTS around because "rats hate mint" and gave me the insurance pamphlet that basically states that if a meteor falls from space and lands in my unit and damages some of my items- they WILL cover but clearly states that the damage caused by the rat infestation is NOT.
