In reference to my storage unit being burglarized on 02.22.2026, the Lancaster, CA Sheriffs department - burglary detective has just confirmed today 04/15/2026 that SmartStop does NOT have video cameras that cover the entire property. Their camera lenses are limited to the front entry gate only! Therefore their website advertisements regarding 24/7 video surveillance is false, deceptive and misleading. It is 100% UNACCEPTABLE. Now I will move on to seeing what the Attorney General and District Attorney can do about this. There needs to be a class action lawsuit filed against this company for deceptive business practices. So many victims of burglary and theft at this facility yet corporate have still FAILED to provide adequate security and secure locks. They should be ashamed of themselves. If they do not have customers, they will not earn a paycheck or generate revenue, so the least they can do is make every effort to protect their customers instead of hiding behind their ghost line phone number and sitting on their hands doing the bare minimum then having an "I don't care attitude" and a zillion lame excuses. read more

My wife and I rented a unit at this facility and within a few few months the unit got broken into twice. No camera footage no security footage call the police make a report and they never showed up. Their attitude is sorry for your loss. Oh well!!!! $200 a month and hope for the best. . The smartest thing I did was move out of SmartStop read more

Warning my rv catalytic converter was stolen at this facility. The customer service was terrible after we reported the incident. I pay the fee for a secured lot not for a place to collect fees and not assume responsibility for stolen and damaged property. They are thieves as well as the actual thieves who stole the converter. read more

Do not rent from them. There security sucks. Twice in a 5 month period our unit. No camera footage. Olive wouldn't come to make a report. Paid 200.00 a month to get robbed. read more

I'm Disabled and was with this storage facility for years, and needed to go through my stuff and rid out. Being disabled I thought it would be best to rent another unit and rid out as things were being moved. They had a special going on and said the first month was free, then it would be charged the normal fee. A friend who was helping me to move to another unit decided not to help me, so I called the office and let them know I wouldn't be moving into that unit after all. I asked if I got the little bit that was there out before the free month was up, would I be charged; they said absolutely not. So I immediately took the stuff back to the unit I had been renting for years. I was in and out of the hospital due to several surgeries, so I obviously was recovering and that took quite awhile. I was finally able to take a look at my Bank Statements; and found that they billed me for 2 months from the unit I Never used. I took in my Bank Statements and went to the office to speak to the manager; his name is Essix. I explained the situation to him and he said he would send the information to his Boss. Months went by and still hadn't heard anything, so again I talked to the Manager Essix and he said he will send the information again to his boss; I assumed it was the District manager or Regional manager. I went in several times and called as well; but got no response from anyone! It's been well over a year, and Nothing has been done about Refunding the Money they Owe Me, and still Noone has tried to Contact Me !! I am disabled and on a very fixed income , so I need them to Refund the Money they took out of my account for a Unit I Never Used !! I will make one more attempt and if Nothing is Done; I will have to go to the Better Business Bureau to get this Resolved. Last resort is contacting my Attorney about this Matter. I will Contact Headquarters as well. I have several family and friends that I referred to a few different facilities (even in other states), and if something is not done I will let them know and I'd hate to see them lose more business. They need to do the Right thing . read more

I go to check my storage and they got big red locks on the doors to where I can't get in no contacting me. To Let me know I pay my bill every month. I will remove my stuff from the storage place because it's just getting worse and worse something new every time I go. read more

One day, I came here sober and relaxed. I had online-reserved a unit and filled-out the paperwork prior to appearing to close the deal. While pre-completing the paperwork, I noticed this business, SmartStop Self Storage (SSSS), had no option to opt-out of arbitration. When I asked to opt-out, (A) SSSS said they force arbitration. Not great, but the rate was right, so I asked "why, when the first month is free, is my due date in nine days*," on October 1st: the lady had me pull-up the reservation to verify the "first month is free" part. Which I did, but as I was doing this, I notice the rate had dropped $4 from the original-reserved rate--Buyer Beware: Your reserved rate is not preserved! --and I asked for the then-current rate. SSSS said, paraphrasing, "Not an issue: the district/region manager will make that change within 72 hours." Great; but I additionally reserved at the lower rate to save my new rate to avoid shenanigans--when I pulled-up my second, cheaper reservation the next day and I noticed the rate had increased back to the original-reserved rate, so that is how I know that (B) SSSS does not honor their reservation rates. I called to check my status each day, and each day there was no update by said manger. (C) After the 72 hours with no update, I packed-up my stuff, canceled the lease, and promptly returned to ExtraSpace Storage. "Why not await the update?" you ask. Well, the facilities are not exactly welcoming: * (D) My first-assigned unit was already let, and I knew this because it had a padlock on it. Instead of walking back to the office, (E.1) I call. And call; and call... SSSS answers and sends SSSS to rectify, appearing about five minutes later, by unlocking a nearby unit instead. Great! * I go to place my belongings into the unit, and, yup, (1) rodent feces. So, I stop unloading and (E.2) call. And call; and call... At this point I am sure they have some religious objection to the usage of cellular technology! After about 15 minutes of redialing and getting a "this mailbox is full" message, SSSS answers and agrees to send a broom. (F) Ten minutes waiting later, SSSS arrives, (G) sans broom--which SSSS had forgot--, but asked, "Instead of a broom, would I like a different unit?" to which I assent, and we go to the unit. * This unit looks fine. No feces, no bugs, but I did notice (2) the flashing on the door (at the bottom to keep-out water) was not robust, so in this flood-prone area, my stuff might get wet. Not great! But the lower rate (which was not honored) fit-the-bill... Then I look-up and notice (3) the ceiling is torn with insulation hanging through the big, gaping hole. "What about rain? Eh" I thought, "...but the rate though!" I asked for a refund of the non-disclosed $29 administration fee, but SSSS said they only had the option to do a partial refund of only 66% of the fee--after the three days they kept me waiting, mind you--, which violates the "first month is free"-without-caveat (as there was no fine print). So, I had the credit card company refund me in-good-faith instead, which they did immediately (maybe there is history there). If the lower rate led to higher ratings, then SSSS leads the pack with five stars: but unfortunately, quality of both facility and service matter to me. Well, I was willing to overlook the poor facilities (see 1, 2 and 3) given I received the cheaper rate, but the service was also poor (see A, B, C, D, E.1, E.2, F, G) that even SSSS was not able to fulfill its own promise to honor an advertised cheaper rate to close-the-deal! Word-to-the-wise: when someone does not respect themselves, then they do not respect their business (facility and service), and they will not respect you too (and likely their employees). ExtraSpace Storage ran a Web discount that was only $2 more than the original-reserved rate (so $6 more than the lower-reserved rate), so I ran back there, where there was no muss, no fuss, and no stress; you can opt-out of arbitration; and they timely answer the phone too! Caveat Emptor: Rent at SmartStop Self Storage if, and only if, you have enough Tequila! to compensate for the stress and wasted time. If you do not drink or do not drink anything as alcohol-rich as Tequila, then do not rent a unit at SSSS. I did not wait to find-out would happen to my stuff at such a sloven enterprise, and rented from a diligent enterprise in ExtraSpace Storage (If you do too, then check for the Web discount, and pay how long you expect to stay--e.g. six months, 12 months, 60 months--in-full and up-front to lock-in the rate so you do not have to keep rate-shopping when it goes up 50%; also request a copy of the countersigned contract). * It turns-out, that although the billing began within less than one month (not sure how many days they consider a month), the rate was pro-rated. read more

Rip Off Rip Off ! Don't use this company or these 2 locations on Sierra Hwy! They over charge they charges $125.00 if your one day late! I can see it's our responsibility to pay our bills on time! Worst rental unit!!! They are crooks and I have an ongoing dispute with my bank regarding them collecting money from me after I had already vacated the unit. The go up on rent every couple of months, and the people they hire are truly ridiculous individuals. The guy Essex, who usually is the point of contact when you call, is a liar, a thief and has no integrity. I understand why you are miserable but don't take that out on the world. Most amazing workers at this facility straight up. Anyone that says other wise should take there bad day out on someone else because these people go above and beyond to help their customers. I would highly recommend this storage facility if your looking for a place where you dont have to dread and be worried or irritated when you see the workers walking towards you...because I love seeing them and they are very helpful. I would steer clear of this storage facility for a number of reasons. I'll share the most frustrating one: SmartStop has horrendous communication practices. I specifically experienced this when trying to vacate my unit (after finding water damage) and close the account. I was out before the first of the month, which is when I was told I had to be out in order to not be charged for the following month. I then received an email "reminder" about my account on the 8th of the month with a link where I could go to make a payment. First, I tried to call the hand-written number on the business card that the gentlemen I saw in the office on the day I moved out handed me, but it turned out to be a bad number. I then called the office directly and spoke with a different gentleman who said my account was still active and asked me if I was indeed out by the first (I was). He then said that he would have to call someone and that I would be contacted. I never did hear from anyone directly, but I did receive an email with an PDF attached showing "uncollected rent" with no explanation whatsoever. After not hearing from anyone for some time, I decided to call their toll free number at which time I spoke with a man named Carlos. I explained the situation to him and asked if they were still expecting money from me at which time he went into a condescending monologue trying to "explain" to me what was going on. When I tried to interject to let him know that I understood, he wouldn't allow it and scolded me for interrupting while he was trying to explain. He was rude to the point that I became irked had to inform him that he was not speaking to an idiot. So, it turns out that the account was closed on the 9th after my phone call, and that I did not owe any money; but how was I supposed to divine this information? I would not recommend this company to anyone, nor would I use them again myself. read more

It was a better facility before they changed it to smart stop storage. Better prices and lower fees and more of a grace period. . Now they in for the money and not for helping the public..... Not sure why they changes without contacting all customers first if I knew this change was going to take affect. I would of left and found better....and they never made me sign a new lease since then.... law suits. Also everyone is expected to pay by the first. Everyone doesn't get money on the first so now if you can't pay by then there's a huge late fee. I got a storage with a perfect date I could pay by. Middle of the month now every month a late fee taxed on because some of us are not payed in the beginning of the month. Not fair so I have to take a lost becsuse of that extra $20 a month. Friendly staff but yet out to get your company. Stay away also rent goes up every 6 months. And that's based on how many units are filled up or not. Basically a storage with no rent control. I wouldn't be surprised if this company lasts that long or lose customers and go under if not sued by then.... read more
