Smartscaping did a great job on our small patio! After getting 6 different estimates, Johny, the owner got the job done. He was not the lowest (the lowest contractor didn't show up on the scheduled date). I was frustrated and almost gave up on finding a responsive contractor because they quoted too high or turned it down bc the job was too small. Johny was professional and his price was reasonable. He removed the existing concrete slab, installed pavers and made a nice fence to cover the AC unit. The only access was through the garage (other contractors tried to charge extra bc they couldn't use heavy machinery). The work was completed in 3 days and Johny was always available to talk to me if I had questions. He is a great contractor with great employees. They also cleaned up the area every night. This is a much over due review. I was having issues with the company that installed my pavers. The company I initially hired could not make the lines look sharp, and just provided poor workmanship. At the time, Johnny was working for this company as a foreman. He was called in to assess the situation. I was blown away by the results. Johnny stayed at my house until 8-9pm correcting the issue. We had a project that we had started knowing that we would need a professional to do all of the fine finish work matching levels to other hardscaped areas in the yard. I was concerned they would consider the job too small, but true to their website, they happily undertook the project. Johnny and his crew were great to work with. I felt his bid was very much in line with what I expected and they completed the work quicker than anticipated. When we bought our house and the first rains came, we realized that the flagstone patio was very wrong. The water didn't flow to the drains at the perimeter but collected in the middle. We hired Smartscaping to fix it, which would involve picking up some of the stones, releveling them, and adding a drain. Big mistake. At first, Johnny and his people seemed conscientious and professional. They came out pretty quickly and, after two and a half days of work, declared the job done. The thing is, it wasn't. There were literally stones missing from the patio! And they made a huge mess smearing the grout all over the surface of the stones, not just in between where it belonged. It took weeks to get them back out to add the missing stones, and clean up the mess .. but then there were stones that didn't match the others. Then it was weeks more again. Always some excuse about the truck not working, the store being closed for repairs, blah blah blah. Finally they came out and got the stones matching but again made a mess with the grout. Bottom line, it should have been a three day job but it took them literally two and a half months before it was finished and what I ended up settling for is a really sloppy job. Throughout that two month period we couldn't move into the downstairs of our house (because it's the only access to the patio) and we were constantly stressing as to whether they were going to come and get the job done or not. I wouldn't recommend this company to my worst enemy. read more

Johnny Da Silva was recommended by a friend. I called him up and we met the next day, measured the driveway, figured the cost and particulars, all very professional. Johnny is a great guy, explained everything. I gave him a deposit and went on his calendar. I got a permit from the city. And just a few days later Johnny called saying he had an opening in two days. Johnny and his crew showed up on time as promised, prepared the site for a three car garage driveway. They pored cement taking special care to get the grading and thickness right. Done in three days.
