I called Johnny for the tiles in the backyard - great job. I called Johnny a second time for a fence on the side yard (he completed the job more than a year ago). Noticed sloppy work (i.e. partial fence with big gap, I had to tell him so that his crew would correct that), plus lots of garbage left and no warning when it was going to be dusty (imagine leaving in the morning and coming back and finding your kitchen full of dust). After the job I noticed that the door of the fence was inclined (I had paid him). I called him so many many times...sometimes answered sometimes did not even bother. Never got the great opportunity to see him again. The gate inclined even further and now I have to call someone else to fix this for something I had already paid for. We had the most unfortunate experience with Smartscaping and are very disappointed with their work in rebuilding the concrete stairs in our backyard garden. The communication with the owner, Johnny Da Silva, was painfully difficult throughout the process. Most phone calls and texts were not responded to, and emails, by his own admission, were not read. Johnny rarely showed up on the site and we were left to communicate directly with his workers, most of whom were lovely people but spoke no English and were different every day. Scheduling was not clearly communicated and we never knew when the workers would arrive next time. We explained that we needed to know that in advance to move our cars out of the garage first thing in the morning and find parking on the street to provide the access to the site, as well as to make the arrangements for somebody to be at home to let the workers in, but that was ignored. All this would probably be forgotten by now if the quality of the resulted work was satisfactory. Our main disappointment is that our instructions, clearly expressed in the contract, the job description, the architectural drawings, the emails, and verbally, were ignored. The number of the stairs they built was off and the color of the concrete was wrong. We repeatedly expressed that we wanted very dark gray color, but the concrete they used is almost white. It conflicts with the aesthetic integrity of our house and garden and after only two months, all stairs are now covered with ugly dark stains. Eventually, Smartscaping agreed to reduce the final payment due to the mistakes they made, but it will only partially cover our effort and expense to have the stairs cleaned and painted, which is contrary to our intent to have not painted concrete steps. We had asked Johnny to come and basically rip out our whole backyard and replace it with pavers, and add a small deck and a sitting wall. Johnny did a great job and was really responsive. He also did the work very quickly. One thing that stood out for us what that Johnny was very honest. When we discovered that our original drain pipes were plugged up, he didn't just hook the new pipes up to it let it go. He told us about it and together we worked out a solution. Johnny had to come out pretty much right after everything was finished to fix a few things that hadn't been done right. The turf he put in was rolling aNd bunching , which he said was from the weather. Also my driveway was on a hill and he didn't put any concrete to support the pavers and they started sliding pretty quickly after he was done. Later on my the "sealant" in between my pavers started to dissolve even enough to allow leaves to get stuck in between. I asked him to come fix it. He came one morning without calling or scheduling ( I was on night shift and woken up by the machines) but also BOTH vehicles were in the driveway, so I don't know How he thoughT he was going to fix it....he patched up the part he could seE and left the rest and Never came back.My turf is now growing weeds and so is the pavers because of the cracks. I just had an engineer come by to look at my retaining walls and because johnnny dug underneath it to put pavers, it needs to be replaced!! Also, my irrigation system now goes under the turf instead of to the other side of the house where it used to.His projects and pictuRes look good right after, but it's not sustained for very long in my experience. I am very happy with the results, as well as the speed, hard work, and professionalism with which they completed the job. When we needed additional pavers, they scrambled and located matching stone at a good price, drove 50 miles away to pick it up, and finished the job without missing a beat. The only negative part of the experience was during the initial inquiry process, when they were slow to respond -- probably because they are swamped with work. Johnny and his crew did a spectacular job of turning our hideous, improperly-graded, poorly-sloped, cracked and janky concrete driveway and back patio into a beautiful place to relax. I was really hoping to be able to give Johnny Silva and his crew a good rating. I am an immigrant and I love giving business to immigrant businesses. However, this will be a mixed review at best. We had a driveway and a gate replaced by Johnny's company. We chose them even though their estimate was not the lowest. We never haggled (though later I discovered that was an option). We waited for Johnny to give us plans for the work but no plans came for a couple of weeks. Neither texts nor calls nor emails were answered when we were trying to figure out when he and the crew were going to start work. Finally, we get a message on a Friday that reads "Probably Monday." On Sunday, we text and leave a voice message to confirm. We never hear back. However, on Monday at 7 am a crew came and started demolishing the concrete. I luckily speak some Spanish and was able to communicate with the two workers about what was going on... If we asked what the plan is, they would suggest we call Johnny. However, when calling, we would reach his voice mail... Finally, hours later, he showed up. Still no definitive plan but now our driveway was a mess so we could not really do anything. We got the pavers that were the cheapest. The gate ended up being almost a foot shorter than what was supposed to be. There are no gate door stoppers. The driveway is several inches narrower from what was supposed to be. They intentionally destroyed a large part of our front-yard shrubs... The driveway is a couple of inches below the level of the neighbors' ground and the earth is still falling in. The gaping holes between the driveway and the fence were just left to, I guess, get filled with the dirt crumbling from the neighbors' yard... A very short and tiny wall was built to mitigate the issue and we were charged for it $150 even though the rocks were $3 and there were 5 of them. I asked if we can get 3 more. I was promised. But a week and a half later, not a word from Johnny. I suspect we won't hear back being that we paid already... On a positive side, the guys in the crew are really sweet people. read more
