We were able to schedule an initial consultation the next day, and Juan did a thorough assessment - he walked the perimeter, attic, and roof - then brought us along to show us all the exposed entry points where rats were getting in. Unlike other contractors we interviewed, Juan wasn't pushy in trying to close the deal, and was much appreciated. We signed a contract then and there, and were able to schedule work for the weekend. To put this in perspective, from initial contact to work start was 3 days - lighting fast! His crew showed up and they were professional and polite. They draped all interior spaces with plastic wrap to minimize any mess, wore shoe covers in the house, and were overall very conscious about being clean as they worked. The team worked hard - sealing the exterior of the property with metal netting, cleaning and sanitizing infected areas, setting traps, and removing insulation. They didn't leave until the job was done. They placed traps and had multiple follow up to ensure that all rats were captured, and disposed and sanitized of them. Communication with Juan and the office was quick and easy, and he was very responsive. Overall, highly recommend Rat Issues. Rat Issues is an amazing company! We have had problems with rats entering our crawlspace for quite some time now. Rat Issues came out a few months back and closed all the holes and did rat proofing for us. But the rats are very persistent and they dig new holes and come in again. Rat Issues have been coming every few weeks and checking the crawlspace and putting fresh traps and catching the rats and then closing the new holes for us. We are very impressed with their service. They were able to come out right away, diagnose it and then get a crew out there to get rid of the problem. They came back in a week and none of the critters had come back. We hired Rat Issues for two reasons. 1. My sister and her husband hired them and were very happy with the service. 2. We had a contract with Terminix who rid us of our ant problem. However, when they discovered we had rodents in our crawl space, their estimate was 150% of Rat Issues estimate, and their work description did not include nearly as much as Juan's estimate. We had to terminate our Terminix contract for now because we weren't expecting this additional expense. Juan is very easy to communicate with by phone and text, and is very responsible and responsive. His workers are very professional, and they used Google translate when needed, which worked out fine. One plus is that they can repair or replace duct work and insulation, which makes sense because rodents tear up and nest in the insulation, and sometimes destroy ducts. Juan is the real deal. No games, no expensive sales pitch, honest work, and fair pricing. I had a rat problem in my attic and needed it fixed ASAP. A lot of companies that advertise rodent proofing that you'll call are actually attic insulation companies that will sell you on removing all of your old insulation and redoing it and then in the process they'll seal any access points in the attic and say they rodent proofed your house, all while charging you easily over $5k. Then there are some companies that indeed do rodent proofing, but somehow think the service is worth upwards of $4/5k. Rodent proofing is actually a simple concept: you go into the attic, crawl space and the roof to find any entry points for rats/mice and seal them off. Then you set traps in the those areas and schedule checks to catch any mice/rats that were already inside/check if the rodent proofing is actually working. The goal is to not catch any rodents after the proofing is done and all the rodents that were already in the house have been caught. The existing feces should be removed and the spaces should be sanitized as well. Juan rodent proofed my house by first going into the attic and crawl space and taking thorough pictures as evidence of the extent of the rodent activity and he even took pics of obvious entry points that needed to be sealed. He then gave me a quote for the whole process and promised by the end I wouldn't have rodents and that he would come back to check the traps periodically to make sure all was good. All this for a fraction of the cost of what the other companies were trying to gouge me for. His price was actually in line with the amount of time he was going to spend doing the work and the scope of the work, it wasn't an astronomical number meant to take advantage of my situation. It's been over a month now since the rodent proofing and I can confidently say I am rodent free and I know that if I ever have any issues within the warranty period, Juan will be there to help. He takes pride in his job and is very easy to work with. I'm also happy I can support an honest, hardworking businessman rather than some of the other companies that are just trying to take advantage of people. After my mother passed away one of my siblings discovered a rat problem in the crawl space in my mother's home. Based on the reviews of Rat Issues, my brother contacted them. Juan came out very soon after that phone call, assessed the situation and gave us an estimate which we both found very reasonable especially after seeing how long and hard the crew worked on two different days. Juan took pictures to show us the extent of the infestation which looked like it had been going on for years! We needed to have all the attic insulation removed, the rat poop and other remains in both the attic and crawl space cleaned up, all the affected areas sanitized, all the entry points that they could find closed off and then traps set out for about a week to make sure no more rats were present or were still getting in. The next visit confirmed that all was good so new insulation was put in all the places where it had been removed. A week or so later we had my mother's home inspected for termites and for disclosure purposes. The person who did the termite inspection noted that the insulation was put in far more neatly than he normally sees in this kind of situation. The total home inspector spotted two possible small entry points up high in the attic that needed to be sealed off. Juan was called and in short order Luis and Sebastian came out again to take care of those entry points plus a few other minor issues pointed out by the inspector. There was absolutely no hesitation in getting this additional work done and were delighted with how quickly, smoothly and honestly it was carried out. Price was fair for the extent of work (it was not the cheapest or the most expensive quote I got) and Juan did a very thorough assessment of my rat problem, as well as a written quote that outlined what would be done and covered for the price. I also really appreciated that he did not use scare tactics and didn't try to sell unnecessary service (such as insulation replacement). The two man crew Juan sent out were on time and did a very thorough cleaning and exclusion service (took a little over half a day). It is not the most beautiful work, but was clearly very thorough. Next they removed all the old insulation. They were careful to cover the house in plastic to contain the dust.
