My husband and I were tenants here for two and a half years. The staff had always been very helpful…read moreand kind. We never had any problems with our climate control storage unit. When we went to move out of our outdoor unit (after the purchase of our home) we discovered that it had been completely destroyed by rodents. There was urine and feces everywhere. I immediately called the office. They were very helpful and assured not to worry that we had their "Protection Plan" with up to $3,000 in coverages. The manager emailed me the forms right away and told me to photograph and document everything. I pulled out our copies of the agreement and saw that we did initial their plan. We proceeded to file the claim. This particular unit housed all of our decorations for the holidays and all of our outdoor stuff ( a playscape, Homemade ornaments, gifts from my girls, life jackets, and inflatables for the yard that upon discovery, had been eaten and nested in by rats. Our above ground pool had even been eaten... the whole liner destroyed by bite marks urine and feces. After having to dispose of almost every item and tirelessly documenting each and every thing, we sent over our claim. This is where the trouble began. The storage facility was quick to hand over our claim but beware. The processing/insurance company they deal with have SEVERAL complaints through the BBB and online for bad business. They first said that they did not receive the pictures. I resent them multiple times, multiple ways and it took a week for them to confirm receipt. A week went by and still no updates.... I checked the claims portal they provided us with and it had not been updated since the submission of our claim. I emailed again for an update. The claims agent finally responded saying the storage unit manager never turned in their side of the documents. I asked them why it took them weeks to notify us of this with no response. The storage unit manger replied and sent over their side. Then, within the hour the claims agent responded saying "we are prepared to offer $500 as per your protection plan" I was shocked and appalled. I once again pulled out our paper copies. No where was it stated $500. I began to scroll through the documents that the storage manger provided. (Our contract, contact information and the protection plan) And there buried was an electronic form with the full contract. In the fine print it disallows any coverage over $500 rodents or pests. Upon reading it further, this policy that we've paid on every month for two and a half years pretty much covers nothing for anyone. The ONLY REASON we had this crap policy is because the storage unit REQUIRED you have an insurance policy at signing to rent a unit. You initial and they "conveniently" text you a form to e-sign... and buried in that document is where you find out the policy is crap. I feel completely taken advantage of. We had been essentially paying for our stuff to sit, rot and be urinated defecated on by rodents. They say that hindsight is 20/20, and looking back on things there is no way that they did not know that they had a rodent issue. They just don't care because at the end of the day, the only people they are hurting are the families who trust them with their belongings. No big deal, right? There are some extremely shady and dishonest business practices going on here.

Public Storage Let Rats Destroy My Furniture - And Profited Off It…read more The short story is: If you love it enough to store it, go elsewhere - because when it gets destroyed by rats at this location, Public Storage DOES NOT CARE, and you won't get compensated for the damage beyond the $250 "vermin" cap on the insurance. Public Storage's absolute lack of concern for my property or health means I will never be doing business with them again - they got my money, and that's clearly all they care about. In Fall 2024 I rented unit 4022, a 10x30 that is in the very far back right corner of the property. I moved a lot of furniture in while dealing with a divorce. I came back to check on my things at the end of May 2025 and was horrified by the serious rat infestation I found in my unit. No pictures I can leave with this review will demonstrate the horrible overwhelming smell of rat excrement, and likely also dead rat. ALL of my upholstered furniture and a bed were covered in rat feces and urine. My couch had been ripped into and nested in. By the smell, there was likely also at least one dead rat in my couch. A particle board bookshelf had soaked up SO MUCH RAT URINE, the bottom fell apart. I let the young lady in the office (who was new) know the situation in my unit, but Public Storage did not offer to do anything about it AT ALL - so we rented a Uhaul and disposed of the furniture that was, at that point, a serious biohazard. I was given the email for Mr. Muder, the general manager of the property. I sent him an email and gave Public Storage a chance to make this damage right. It included a detailed spreadsheet with the replacement value of everything that was a biohazard, which came to nearly $4k. Mr. Muder called to follow up about this and let me know that he had spoken to upper management, and they "decline to follow through on this" and directed me to the insurance - which I paid for - and which only has a $250 cap for "vermin damage". Mr. Muder tried to explain that they have no control over what other tenants store, and that someone else likely had food in their unit that attracted the rats. NO SIR! This issue is not a little food in another unit - the volume of rat infestation is too severe for that. The two grocery stores on adjacent property, as well as dumpsters for fast food on the same block that I have witnessed rats climbing into are likely the cause. These are known factors that Public Storage should be used to dealing with. Clearly they're not. Public Storage had ONE JOB they were paid to do - keep my property safe. They failed. And they still got to keep my money, so it seems they absolutely do not care what their negligence has cost me. I would have been better off giving everything I had to Goodwill than storing it here, because at least I would have gotten to keep my rent money - but I lost that to them too.

It has been impossible to reach a real person for months. My rent started at under $200/month and has now increased to $358/month with insurance, yet the level of service has been nonexistent. My unit was broken into FOUR MONTHS AGO (October). After the break-in, the facility placed a new lock on my unit. Since then, I have been completely unable to access my own belongings because no one is ever on site and no one will call me back to coordinate access. I am literally being forced to keep paying rent on a unit I cannot access and do not even know what was stolen from. I need to: * Access my unit * Document what was stolen * File a police report * File an insurance claim (through the insurance THEY require me to pay for) * Remove my belongings and close the unit I even tried withholding rent just to get someone to contact me. Instead, they added late fees -- and I STILL cannot reach anyone. This has been an incredibly frustrating and stressful experience. I just want to get my belongings and stop paying for a unit I can't access. Avoid this facility at all costs. PLEASE CALL ME BACK so I can stop paying this and get the hell out of here.

Had a little trouble here. We reserved a unit and two different people confirmed that our moving…read moretruck would be able to enter the facility. The morning of move in, it was discovered that the moving truck would not be able to enter the facility. Not only could it not enter, but the employees and manager were aware that it would not be able to enter since they had a truck get stuck during the previous week. We had to rent a uhaul and shuttle loads, which added to the expense. Of course we didn't realize all of this until about 3 minutes after our contract was signed. We had already paid our movers (Bekins) prior to this issue, and then had to negotiate the new price. Thankfully, our movers were accommodating and helpful (Bekins will get a great review) but blue llama storage was not. I called to ask if we could possibly cancel our contract to find a new facility that our truck could access, and wasn't treated very friendly. Even though they worked it out in the end, initially I experienced resistance from the manager who didn't want to let us out of the contract that the ink hadn't dried on. I asked him to speak with the owner and he agreed to. After doing some research and communicating with Bekins, we were accommodated by Bekins and decided to remain at this facility. I called blue llama and I told the manager we would not need to cancel the contract. He seemed distracted at the time. And apparently he was because he called me again 20 minutes later stating that he cancelled all transactions and refunded our money. So I had to call blue llama yet again to remind them of our conversation. In the end, we decided to leave our belongings here due to the time line and our inability to research any other facilities. Had we known about this logistical issue, we probably would have made arrangements with our movers prior to or we would have used another facility. It really threw a wrench into the process and literally quadrupled the time spent unloading our belongings. What a hassle!! This is a nice facility, very clean and friendly people (as long as you don't run into any problems). But I am disappointed that they did not offer any kind of assistance, or even issue an apology for this miscommunication on their part. I wouldn't recommended this facility for storing more than a closet worth of stuff.

During my working career I have had to store my household goods more than half a dozen times in various cities. Mike, the manager, has the experience and the willingness to offer suggestions to make my life easier. And both Mike and Bryce are great! The facilities are immaculate. This time, as a 73 year old woman, I have had to move into and out of my 10 x 20 unit for the most part on my own. Since I have most often been at my unit by myself, I have appreciated the knowledge that very good security cameras and the attention paid to them are more aware of the total area than other facilities I have used. If I have to again be in the Austin area and require storage, this will be the only place I will call.
