1/2 SACK ORCHARD FRESH APPLE FRITTERS
    Cassidy H.

Peach Valley is always a must-stop when I'm visiting family in Florida. We love going there for breakfast, especially to enjoy the delicious apple fritters! On my most recent visit, I ordered the Peach Valley skillet with no meat -- big shout out to our waitress for making sure it was cooked separately from the meat dishes. My husband really enjoyed his vegetable and egg croissant Benedict with added salmon. We're already looking forward to our next trip to Florida so we can stop by again! Food- 5/5 Service- 5/5 Ambiance- 4/5

I was here for the first time today March 10 2025 It was good but I felt out of place going in here in my work clothes. Keep that in mind. I had a Mediterranean salad which I thought was pretty good except for the over abundance of spinach vs other ingredients. My biggest complaint though as usual with this place is how much drinks are. One unsweetened iced tea will add 30% to your bill which is ridiculous. This is a common occurrence around this area with other restaurants as well. I will say that the place was very clean and the employees are very friendly. I just felt very out of place being in work clothing so be aware of that.

The only negative thing I have to say about this restaurant is that there isn't one close to me in Savannah, Ga. Our meals were amazing!!!! Service was outstanding!!!!! The restaurant is decorated very nicely. We can't wait to visit again.

On of my favorite local restaurants. We got sat immediately as usual. I've never encountered a wait tbh. The restaurant has a homey vibe and welcoming. Our server was super sweet and friendly For food I got some French toast topped with strawberries and it was so yum . The bread was nice an fluffy and piping hot! I also got a chorizo and egg sandwich on a garlic toast with home fries and omg it was HUGE enough for two people but the flavors were so good. The only thing I didn't like was the bottom of my sandwich was really soggy and and made it kinda gross. Overall it was good and will definitely keep coming back

This was a pleasant atmosphere, felt like stepping back in time to a little diner. We had a good waitress service was efficient and friendly. The food was good and they had gluten free bread for my grilled chicken sandwich. Everyone else loved their entree too.

Every time I come to Florida I've had breakfast here at least once during my visit. I had never gotten the biscuit. I have been missing out. The biscuits are so good. The outside is crunchy and the inside is soft and fluffy. Definitely get the biscuit with your order. You won't be disappointed. I ordered the Peach Valley Skillet. I requested the gravy in the side. The gravy was delicious but I couldn't finish it. The skillet was too big. They definitely give you enough food. Our server was Bri. She did an excellent good. She was very friendly and attentive.

Had their superfood breakfast this morning and it did not disappoint! It had a coconut milk and chia seed base, was kind of like a pudding texture. It was slightly sweet, but not too sweet. I actually don't really like sweet breakfasts. I usually go the savory route, but I decided to try something different. It had strawberries, bananas, blueberries, a berry compote over granola with raisins. It was just delightful, a delicious and healthy breakfast. I felt full after, but not stuffed. The waitress was very nice and attentive. She checked on us frequently. The inside of the place was clean. We went on a Monday morning and it wasn't too busy, so we were seated right away. Overall a great experience. I will definitely be coming here again when I'm down in Florida visiting family.

I love coming here and even though it's busy it is worth the wait try the Apple fritters! They really have a little bit of everything tastes and fees like your eating a really good breakfast vegan options too ambiance is homemade!

The Pink Flamingo was delicious. The biggest surprise for us was the cinnamon roll kitchen where bakers are making fresh cinnamon rolls in front of you and you can eat as many as you like! The beauty of this restaurant is that the "fish camp" fixins' are on an all-you-can-eat buffet. But your entree is made to order, fresh for you! Best of both worlds! We had 8 in our party and were delighted to know that it takes 12 for the gratuity to be automatic. That was not an issue, though. Our first server "cousin Richard" was excellent, but then he got pulled away and "cousin Bailey" took care of us. Both were delightfully friendly and very attentive. In our group we had chicken tenders, which I sampled and were some of the best I've ever had. We had shark and alligator appetizers. They were both awesome. We had sautéed shrimp and sautéed scallops. Both were swimming in a delicious buttery garlic sauce and cooked to perfection. One had meatloaf and said it was great! One had salmon. And a couple of people had the crab cakes which they also said were delicious. The sides were also good, and the "fish camp" sides were awesome. I want to especially comment on the cheese grits. As a G.R.I.T.S. (Girl raised in the south) and a devout grits snob, I give my wholehearted double thumbs-up on the grits. I thought my grandson was going to make himself sick eating so much! Final word, the cinnamon rolls were AMAZING!! Warm out of the oven and covered with sugary sauce.

He messed up the order of a table next to us twice and the guy didn't eat while his entire family ate their meals. Not sure if he was new or just having a very bad day. My wife got sick halfway through our appetizer meal and I promptly told him I needed 2 boxes and the check as soon as he brought our main dish... I waited at least 30 minutes until he came back with the check and boxes, then he left again to correct the check for another 10-15. I wished he would have been a bit faster and more attentive since we were trying to leave in somewhat of a rush... I think maybe this place is just understaffed or we got a bad waiter. The catfish was still good the next day and the cinnamon rolls were AMAZING though!!

As we headed east through Port Orange, he spotted a couple of national chain restaurants and I cringed inside. But then we saw Houligan's, not knowing anything about this small local *chain*, and we both wanted to give it a try. Now that I know a bit of their 30-year legacy in this area, I'm happy with our choice. My only critique is that some of the menu prices weren't current. For example, adding a side salad to my Philly cheese steak was $4.99 on the menu but we were charged $5.99. That said, it was a good size salad & worth $6. Which leads me to digress about their ranch dressing... It was REALLY good. So good that I asked for an extra cup for my Philly cheese steak & Hubs' fries (99¢). Our server mentioned that their Ranch dressing is made in-house, and it definitely shows. I'm not often a Philly Cheesesteak gal but on this night I was craving one. When our server confirmed that I could have it sans peppers, onions & mushrooms, that sounded perfect! It was fantastic! And, YES, I dipped in that amazing Ranch dressing a few times. Not sure why I didn't opt for the French Dip, but I'll definitely consider that sandwich on another visit. I chose mashed potatoes as my side, and they were absolutely incredible. Hubs ordered a burger with mushrooms & loved it. We also split a side salad, which is how I discovered that Ranch dressing. IT WAS SO GOOD. Realistically, I'm not sure when we'll be able to visit another Houligan's but I hope we can. We do pop over to Daytona occasionally but usually on the way to Jacksonville or on the way home to Tampa - not really to eat. But now that we know about Houligan's, and hubs still wants to try their Wally Wings, we may plan a future route just so we can visit again.

The food is consistently excellent, the desserts are beautiful and delicious, and the balance of savory and sweet is one of the things they do best. From the patisserie case to the fully loaded crepes, our family has yet to be disappointed. That is saying something, because usually someone has a critique somewhere. Here, there truly is something for everyone, and we all leave happy. The portions are generous, which we appreciate. We almost always bring leftovers home, and that just means we get to enjoy it all over again later. The service is consistently friendly and helpful. The staff brings a youthful, upbeat energy that adds to the atmosphere. Each visit feels like stepping into a European-style patisserie, and that charm has kept us coming back year after year. With that said, I do want to share one small concern. They close at 3:00 p.m. We are big brunch people, but our schedule often leans toward late morning or early afternoon rather than first thing when they open. I understand there are likely good reasons for their hours, and I know many early birds benefit from them. Still, it can be disappointing. On three separate occasions, we have driven over looking forward to our favorites, only to find the doors already locked. We were not alone. On the most recent visit, three other cars pulled in and had to turn around as well. Even with that frustration, our overall experience with Cinnamon Tree remains overwhelmingly positive. It is a place we genuinely love and will continue to support, just hopefully a little earlier in the day next time.
