This is my revise review on P&R Lathing. To save time I won't go into all the details, but I hired P&R Lathing to remove and replace the weep screed and replace the black waterproofing paper at my home. When the work was finished, I believed everything had been done correctly and I initially left a positive review. I cannot remove the review so I am updating it. Later, I hired a mold remediation company to address a separate issue. During their work they removed a full wall of drywall. When they finished their process, the owner showed me that daylight was visible through multiple gaps at the bottom of the wall by the weep screed. If I didn't have the drywall removed I would have never known that the work was done improperly and would have ended up getting mold again. He explained that if the problem is not corrected, Moisture and pests can enter and mold will return. It appears that when P&R Lathing installed the weep screed, there are many gaps where you could see daylight from the outside. Because of this, insects came inside the house and had moisture intrusion entered the wall cavity, and during rains my mudsill, 2x4's and the interior of the black paper was wet. I had to run air blowers and a dehumidifier to dry the area to prevent mold from returning. I contacted Richard Warren, the owner of P&R Lathing, and asked him to resolve the problem. He said just put some caulking on the inside and outside. That is a band aid I paid almost $5,000 hired a licensed contractor because I wanted it to be done the right way! You are not supposed to put caulking on the outside or else you will get mold. I even offered to pay for the removal and replacement of the weep screed as long as it was corrected properly, without any additional profit to him since the original work had already been paid for. He had a worker paint on the foundation a cement sealer that didn't work. As a result, I filed a complaint with the Contractors State License Board (CSLB) and am currently waiting for them to resolve the issue. In my opinion, I would recommend hiring a different contractor. While the workers were doing the work, Richard never came by to check on the quality of the work. He only came at the beginning to show the crew where to do the work and returned again when the job was finished to collect the payment. read more

Richard and his team were professional and a pleasure to work with. We had them assist with redoing the stucco on our home, and they did a great job. I would definitely hire them again! read more

We hired Richard and his team to do smooth stucco on our home, and we couldn't be happier with the results. From the very beginning, it was clear that Richard truly loves what he does...this isn't just a job for him, it's a passion. He takes real pride in his craft and it shows in the quality of his work. Throughout the project, Richard was incredibly responsive, attentive to our needs, and always willing to go above and beyond to make sure we were happy. You can tell he cares more about doing things right than just making a quick buck. I've had many bad experiences with contractors so hiring one to stucco my home was not easy for me. The moment I met Richard, I knew I was in good hands. He made me feel so at ease throughout the process that I rarely even took a peep throughout the week long job to check on their progress. All workers were always on time or even early, courteous and accommodating. Richard also referred an awesome painter after the job was done. This was a weeklong job and Richard never once hounded me for money unlike any other contractor I've hired. Richard runs a top notch operation and is a class act. read more

I cannot recommend P&R highly enough. We saw them when they were putting stucco up at a neighbor's house. We have wanted to get rid of some siding for years, and we decided to call P&R. We could not be happier. First, Richard is awesome. He showed up nearly every day to check on things and make sure everything was right. His men showed up on time and worked their butts off even in 100° heat. When they were done, they cleaned up, lol and wecould not even tell they had been there. We noticed several cracks after the stucco went up. Richard came out, diagnosed the issue, and fixed it. It now looks great. Such a huge improvement over the old siding. P&R is professional from the top down. read more

The biggest problem I faced while looking for a contractor to fix some plastering on my parent's old house and upgrading it are price transparency, honesty, and trustworthiness. A big fear I had was having price changes mid-project, being taken advantage of due to lack of knowledge in the area, and an overall unaesthetic and unexpected outcome. Upon a recommendation from a trusted friend in the OC area, I acquired the services of Richard and his company. Not only did his team do a great job, I also thoroughly enjoyed working with him. His honesty in steering us away from a specific aesthetic in mind saved us big time in material and labor costs. Richard was willing to give his honest opinion and keep our budget in mind even if it meant reduced billing on his side, which shows me the care he has for his customers' satisfaction and individual circumstances. I would highly recommend Richard, his great sense of humor, and his team of excellent staff to anyone who needs professional, quality plastering done on their home. read more

I had someone else do my smooth stucco and it did not go well. I contacted Richard and me and my wife were still skeptical because of the last person. He met me at my house and looked at my so called stucco and said he can fix it, still skeptical , my wife asked what if we don't like it. He responded with I'm so confident of my work that you don't have to pay me till you like it. Me and wife looked at each other and said oh damn, ok your hired. His crew came and kept everything clean and finished job. His workers did such good job that you can see your reflection on it like glass. See picture. Richard is the most upfront stucco person I know . read more

Richard sent out his guys to patch my lath around an electrical panel replacement. The lath was tied in properly and passed inspection with no problem. Due to the configuration of the old panel the new one had to be inset to the wall pretty far and his guys did an excellent job of leaving space behind the door for it to open up all the way when they did the stucco part of the patch. The work was excellent, the communication was excellent, and I plan on using them for all my stucco needs in the future. read more

I requested a quote to get the side of my house re-stuccoed. I got a response within a few hours of my inquiry from a very friendly agent. This is my first home, so I appreciated how patient they were with me as I tried to explain what I wanted to do. Their estimate was below what I thought it was going to be and they were extremely accommodating with my work schedule. Will definitely use them again read more

Wow Richard you and your team are amazing. I hired Richard for a small project and from the first phone call with him I was impressed. I called other places and everyone just wants you to send them a picture of what you need and they will get back to you uh that's not how I like to do business. When I spoke to Richard he immediately said he can meet me at my house the next day. He was on time for our appointment and we discussed what I needed and he provided me a quote via email within and hour with pictures of my home on the quote. I agreed and he said his team would be at my house the following day in the morning. They arrived around 7:20 am I had to leave for work and when I came home they were gone and the clean up was awesome they had to come the following day to color and again started early and were done in couple hours again leaving everything completely clean. Richard was here the first day to instruct his team and followed up with me the first day after finish and the second day once completed. Let me tell you this is how I like to conduct business and there's not many out there like this anymore. Richard I saved your number and will definitely call you the next time I'm needing something. I recently had our electric panel upgraded and I needed to have someone to patch the area around the panel. Among the quotes I got, P&R Lathing is the lowest. Other than that, their response was quick and I even got a answer around midnight for a question I had. That was pretty impressive, so I decided to go with them. Even my project was a small one, I would like to have someone who is reliable and professional to do it as it is around electric panel. They did such an excellent job on it. Very efficient with high quality. All the details were well handled. I am very happy with it. I highly recommend P&L lathing for any stucco project you need. read more

Very Professional management and crew. The owners have a lot of integrity. excellent work, on schedule and honest pricing. Also very good follow up after the job was done. I'm used to contractors jacking up their prices just because of the neighborhood and size of my house. I got several quotes and these guys gave me an honest quote right off the bat. I refer them to all my friends and family. read more

Richard and his crew were fantastic from beginning to end. From working with Richard with the estimate to his crew repairing the stucco on my house. I could not be more happy. He saw an area on my house with a really bad stucco job from the previous owner and fixed it like new. Another contractor told me that area could not be fixed where it would look smooth so I did not even bother asking Richard since I thought it could not be done. Boy was I wrong! Richard pointed out to me that his guys can do it and I would not be able to tell the difference. He was so right. Highly recommend them for any stucco needs or repair you may have. I would definitely use again. read more

We recently selected P&R Lathing to do the re-stucco of our house in Corona del Mar, and we are very happy with the results. We went from an early 1990's salmon-colored, coarse-sand stucco look to a modern white, smooth stucco finish and added white brick veneer in front. Richard Warren (the owner) and his team handled everything and really did a great job. More details follow below, but the bottom line is that I would highly recommend P&R Lathing if you are thinking about a re-stucco project. Here's what we liked: 1. They were detailed from the start. Richard spent a good deal of time evaluating the house and provided a clear estimate of the work to be performed. They have many years of stucco experience, both residential and commercial, and really know what needs to be done. 2. Richard provided transparent pricing for various options that we were considering. We ultimately decided to re-stucco the whole house and add some brick veneer, and the math was clear and easy to follow. We even got a refund at the end for using less brick than originally planned. 3. They stand behind their work. Smooth stucco finish is inherently subject to cracking, and there will be some cracks no matter what. Very few cracks happened with our house, but a couple did appear after the work was completed. Richard's guys came back out and fixed those areas up nicely. 4. Most importantly, Richard's crew does very high-quality work overall. The house looks nearly new, and we are thrilled with how it turned out. Two suggestions: · A whole-house re-stucco results in a lot of heavy and difficult to manage trash from things like dried stucco chunks and plastic. If we had to do it over again, we would rent a small trash dumpster to deal with this ...worth the cost. · Being an active steward of the project is important. As I learned from Richard, you have to catch any imperfections when the base layer is being applied. The foreman and I walked around the completed sections at the end of each day to identify touch-ups that were needed. Homeowners are naturally pickier about the little things when it comes to their own houses, so investing a bit of time helps ensure a good outcome. Overall, Richard Warren and his team at P&R Lathing delivered a great result on our re-stucco project. Give him a call at 951.538.4713. read more

Very happy with results .. thanks to Richard and his crew for your hard work. We Appreciate your professionalism.

So glad I selected them. Richard, the owner, visits the job site everyday to ensure his workers are doing a good job and is there to answer any of your questions. Out of the three bids I got for removing my wood facing in the front and replacing it with stucco, he was the lowest bid. I was impressed that he takes photos of the work area to be done so you know what the quote entails. No hidden charges later and payment isn't due till completion of the work. His workers are friendly and clean up their work area prior to leaving for the day which starts promptly at 7:00 a.m. Some of my neighbors have already contacted him to do work on their houses. Definitely use them again when the need arises. read more
