In trying to find a solution to an ongoing, big problem, I spoke with many foundation/drainage contractors. I also spoke with a home inspector, who recommended that I contact Steve Bodine. Steve promptly came out to look at my job, and had brilliant and knowledgeable suggestions that other contractors had never even mentioned. My building is 50 years old and needed new drains and a place to direct the water run-off during heavy rains. Steve pulled drawings from the City of Seattle to show where, with the proper permits, my drains could be connected to the City's storm drain. I checked out Steve and Bodine Construction Services' reviews out, and saw the excellent reviews they consistently receive. I hired Steve and his team to do my job. They installed new French drains and water-proofing for our 50 year old home. Steve told me exactly what it would cost, and when he could start my job. Throughout the duration of the job, Bodine Construction Services provided detailed, explanatory job progress photos. Steve and every member of his wonderful crew did all their amazing work professionally, with a smile, and always with great communication. When the job was finished, Steve and his crew left my job site and yard immaculate. During the heavy rains this last winter, not one drop of water came into my home. Highly recommend Bodine Construction Previous Visit 2019: Bodine Construction came out and helped resolve a sewer/drainage issue that another sewer/drainage company had caused, and essentially went to bat for us to get us some of our money back from the previous company. On top of that their prices were fair and their work was great. We had a couple other companies out to look at the issue, but it felt like they just wanted to sell something. They sent it to the wrong place and it took almost 3 months to get the repair done, the whole time we had no hot water. I called over and over and kept being told the manager was working on it. Then it went to an AI voicemail service. I went to their office and found it is a vacant office. I had someone else call and they answered for a while but still no part. Then she was sent to the AI voicemail- clearly dodging our calls. I finally had to call from a 3rd phone and they said they would overnight the part. Didn't happen. Two weeks and 3 calls later, they got the part, but charged us $532 where the part should have been under warranty. He said it was because he had to pay for the part that should have been free. If they had ordered the part to them in the first place that wouldn't have happened. I would have just gone with someone else, but the part had to be ordered by the company that ordered it apparently. They are having me send the payment to someone's home instead of an office. Clearly that's because they don't have one and why they didn't have the parts sent to them. Be wary!

Excavators NW used a simple inexpensive fix and since then my basement has been dry. We had been quoted by others nearly 10 times what Excavators NW charged. Excavators NW had a much better understanding of the drainage and reasons for the flooding. Their repair included partial sewer drain replacement, French drain, and a sump pump, all of which were a lot less costly and made more sense for our 90-year-old Ballard home than what other companies proposed. I found out Excavators NW do a lot of work to keep houses dry since most of their business is lifting houses and putting in new basements. I knew nothing about the process but was curious and the owner was very accommodating in explaining how he keeps his customers basements forever dry. Super knowledgeable and super nice guy too. Frank had a busy schedule yet he was able to fit us in and worked 12 hour days this Summer to complete the whole job in a week. He did a great job communicating with my wife and I about the layout of our irrigation system. He also addressed our concerns about the rocky soil we were dealing with. He took extra time to listen to us and went out of his way to address our concerns. You can see the contrast from the photos how nice of a job Frank pulled off for us. Once the irrigation system was installed Frank took a great deal of time to explain how it worked and how to best set it up for the year. He also came by to winterize our system just recently! Tod, the owner was incredibly rude towards the end. Seth the project manager was incredibly disrespectful and rude throughout the project, not fixing mistakes, not respecting our requests, etc. He lost all his workers during our project, and ended up with workers that were NOT experienced towards the end to put in our fence, you can already tell how that turned out.

The sloping wall seen in these picture is the result of the contractor not compacting the backfill before installing the steps. I incorrectly assumed that a company involved with this type of work would have known to do this step. I guess they saved $100 on a compactor equipment rental on a $15k job. The fact that they didn't appear to own any of the equipment they used should have been a sign that they don't normally do this type of work. Anyway if you want the job done right, probably best to go with a competitor, oftentimes low bid is not the best value.
