We had a kitchen sink installed, and while the work was done well and the crew were professional and pleasant, a couple of months later I noticed a leak around the seal underneath where the garbage disposal is attached. I called to ask if that would be repaired under warranty, but was told a service tech would need to come out to assess if the leak was due to faulty installation, or because we had used the existing garbage disposal (which they don't recommend, as the existing seal may not seat correctly). If they come out and determine that it's their fault, then the work to replace the garbage disposal is covered. If they determine that the leak is due to the existing equipment, then I would owe them $310 for the service call (with an estimate of $545 to install a new garbage disposal). Basically, it would cost me $310 for them to tell me that it wasn't their fault. I imagine this is pretty standard practice in the plumbing world, but it essentially discourages the customer from having them assess a potential problem with their work. read more

I contacted Mike's for an estimate. My 10-year-old toilet's flush valve was leaking. I let them know this was the first time I had problems with the toilet. The good news with Mike's: the other plumbers who I contacted for estimates wanted to send a tech to make an estimate. I'm not fond of having unknown people come to my house. Mike's asked me to take pictures for a tech to review to give an estimate, which makes sense. Their first estimate was to completely replace the toilet, at an estimated cost of $1100, saying it was too old. That sounded excessive for a first-time problem with a toilet. An architect friend reviewed the pictures and agreed with me that only the flush valve needed replacement, particularly since toilets typically only need replacement after 20+ years and this was the toilet's first problem. I wrote back to Mike's that I was not accepting their original estimate, and asked for one to only replace the flush valve. Their second estimate was that they would have someone "rebuild the toilet" for $758. According to Google, the average King County plumber charges between $125 and $450 to do this job. Since it takes most plumbers an hour or less to replace a flush valve, it means that this plumber is earning more per hour than most surgeons. So I sent the photos to a friend of mine who is realtor. He also agreed this was a rip-off and is going to be replacing my flush valve for the cost of a very, very good bottle of wine. Proceed with caution with bids from Mike's. Be sure that they (a) aren't trying to solve a problem that doesn't exist, and (b) aren't going to charge you about the same as a root canal to do so. read more

*Do not use anyone else for plumbing, trust me. They are the best.* I have twice now gotten estimates for water backup and in both cases other plumbing companies have quoted us insane amounts and in both cases Mike's has come through with low or no cost. They are honest, they remember you as a client, and I have told anyone who will listen about their amazing service. The most recent incident I was about an hour from leaving town and the water started to backup in my drains. I called Mike's but they couldn't come immediately so stupidly I called another company. That company did come out eventually. I wasn't there, I had a friend come. By the time I got on the phone they had freaked her out and said it was going to be $8,900, they would need to replace a bunch of line (no reason given) break up the concrete, call the city, etc. At that point I told them I needed a 2nd opinion so they invoiced me $560 for coming out and scoping the line. That is all they did, camera the sewer line. I was very confused by the invoice as it stated they cleared the line (they didn't), inspected the crawl space (also no) and the charge for the camera inspection was $559 (what? Most companies charge appx $100). When I got home I called Mikes and Cody came out immediately. He scoped the line no charge, cleared what was essentially just a clog, and gave us a really reasonable estimate for some pipe work that needs to be done eventually that was 1/3rd of the cost of the other company. At this point I will not use anyone else, and I am sharing my experience so people do not waste their time and money. In and out in less than an hour. my kitchen sink is working again. it occurred to me from hearing the diagnosis so skillfully told in laywomen's terms, that this might be an HOA issue. Our house is a challenge - it's old and it needs a lot of work done. It's also fairly chaotic, between being sick and then being diagnosed with cancer over the past few years, there is a lot to get done. I'm at a point where I can do that now but there is more to do than time to do it! Suffice it to say, also, I have repair person PTSD with this house. In the past, replacing a toilet was close to $8,000 (not Mike's) due to the age and the pipes being not in the right place for a modern toilet. Pretty much if something "breaks", I panic! Mike's came recommended to us a few years ago. They are very transparent with pricing, there are no surprises, and they are so affordable. Everyone who has come out has been courteous, non-judging (that I can tell), and since our house is known the plumbers generally know what to expect and what to do. They're also really prompt when I call, the past two times have been same day service. Not to write a novel on this but I do not have concerns when someone from Mike's is here. I know they will be honest, I know their pricing is transparent (none of this blanket cost without knowing why), and everyone is really great. The scheduler (Tyler) was courteous and helpful and both times they worked to get someone out here as quickly as possible to address my issues. Well, TRIED to hire this company to fix a slow-draining kitchen sink, but they took so much time getting information, emails and having me take pictures of my sink to send, that I ended up hiring someone else! After two days, they hadn't gotten back to me and I called again, and they wanted me to take MORE pictures and send in before they would give me even an approximate estimate. In the meantime, I called another company, who came the same day, IN PERSON, gave me an estimate and fixed the problem in less than an hour. THAT is good customer service. Sometimes the old-fashioned ways to get work done are the best. Before Mike's would even give me an estimate, I had to make three phone calls, send several emails and take pictures on my phone and send them, and they still didn't get back to me before the other company had already finished the job. They probably don't care, but I think their customer service policies could use some polishing up. I've never spent so much time and energy to get a simple estimate for a household job. I think their process for giving estimates is NOT customer friendly, at ALL. Like I said, I tried to hire them, but it's pretty much like they didn't want or care about my business. I know it wasn't a big job, but another company got the $$ because Mike's pretty much put out NO effort to help me solve the issue quickly. Sorry Mike. I just had Jake from Mike's plumbing install an alarm for my basement ejection pump. I am very pleased with the overall service from the moment I reached out to Mike's plumbing for an inquiry. The receptionist Caitlyn was very communicative and provided me my options for the types of alarms available. They were also one of the only ones that had experience installing alarms for ejection pumps and willing to perform this work. The pricing for the parts + labor were reasonable. The plumber Jake was excellent he was professional and had a lot of knowledge. He helped answer all questions I had, took his time explaining what was performed and what to watch out for with ejection pumps, and provided helpful insight into future projects I want to do with my basement. They came to my rental condo for a leaky shower cartridge. A job that would take a competent plumber about 10 minutes. They claimed that the brass cartridge was $250.00. I found a brass cartridge on Amazon for 40 bucks. They said the job took an hour and a half and charged me $715.00 to do it. I never got a part number and a detailed bill. I just got ripped off. I hired Mike's Plumbing for work at my mother's house on the recommendation of management at her mobile home park. This was after first having a different plumbing company do some other work, and provide estimates for work that we ended up having Mike's do. The other company's estimate for replacing the shower cartridge, $1491.55. Mike's estimate, $405.00. The other plumber's estimate for fixing a leak at the hot water shutoff under bathroom sink, $3676.50. Mike's estimate, $265. Mike's provides estimates after the customer sends photos of the affected areas. The other company sends a plumber for $99 who does on-site inspections and estimates. The total estimate of $670 before tax was exceeded by $30, for a pretax total of $700 (Compare to $5168.05). OTheir work was done perfectly and the two plumbers (one an apprentice?) were courteous professionals. The other company, Apollo Plumbing, seems more interested in short term gain than on building a relationship with their customers. Mike's Plumbing, on the other hand, clearly seeks repeat business and positive word-of-mouth advertisement through fair pricing and high quality work. I recently had a whole-house generator installed by an electrical contractor. They had a sub-contractor do the gas piping for the project. The job involved running gas piping through the crawl space, penetrating out through the wall of the house, dropping down into a pre-dug 2ft trench that went out around behind the generator, then coming up and connecting into the back of generator. When the sub-contractor Technician "finished" the job and left, I had numerous issues with what he had done. The plumbing sub-contractor agreed to have someone come out and fix everything, only they sent out the same Technician who had created all the problems in the first place ie the same guy who thought he had done it "right" the first time. On his second visit he made the original problems worse, and added to them. At this point, I "fired" the plumbing subcontractor, and on my own hired Mike's Plumbing to completely re-do the entire trench portion of the job. I have used Mike's Plumbing numerous times in the past for remodels of a laundry room and 2 bathrooms, as well as a repair of my sewer line. I have always been happy with their work, and everyone has always been very professional, competent and thorough. This job was a bit trickier in that they had to tie-in to a portion, and then re-do a portion, of another plumber's poor quality work. And yet they were entirely professional the entire time, and there was no "bad-mouthing" of the other company (except by me.) Also, while in the crawl space they discovered my toilet was leaking, creating a lake on the moisture barrier plastic. We had a backed up sewer line and called Mike's to have it cleared. Their people were courteous and took care of our property as they worked on the drain. They opened the line but were unable to get the access cap off, so had to remove the toilet. This resulted in finding (old house) that the flange and pipe needed to be replaced under the toilet because it just dropped into a custom rigged drain that led to the original iron pipe. Ten days later, the clog was back. Mike was helpful in sending out a new team and making the matter right for us. They also removed and replaced my access cap so the toilet doesn't' need to be removed in the future. We would use them in the future. read more

Had a leaky exterior garden faucet after it froze over the winter. Apparently some water was inside the water line and froze, busting the pipe. Reached out for a quick quote and Mike's was quick to get back to me. They asked some good clarifying questions to have a better idea of what the problem was. They gave a competitive quote and was able to come out fairly quickly. The crew that came out was very friendly and made quick work of the faucet and pipe replacement. I asked for some work to be done on my shower plumbing. After 3 days after my inquiry Mike's Plumbing gave me a call and asked me to describe what I wanted done. The conversation went on to say "well Mike will have to come out to look at the job to give an estimate, it will be $150 for us to give you an estimate. I asked "you charge for an estimate?" yes any estimate we have to inspect is a charge of $150. All right... so good luck with this contractor. Pay the $150, get an estimate, the estimate is 50% more or have him estimate sight unseen, and say we didn't see this or the bid is real high. This is a good company to work with. I had a 4in perma-liner installed from house to main with a new cleanout installed near house. Pro's: 1. The whole experience working with everyone was smooth, quick and professional (from initial contact on Yelp, Office via email, Sales - Lead / Estimator, Specialist crews, and Office again). 2. Bid was lower than others, but not the lowest I could have attained. This hit that sweet spot for warranty and fairness in price, plus I want a company to be around in case that warranty is needed. 3. Work done quickly. 4. Yard repair after completion looked great. 5. Quick contact by office for warranty, permits, billing and documentation was excellent. Con's: not many 1. Clean out was suppose to be by the house (or in their words "as close to the house as possible") and was closer to the middle of the yard (this was a hand shake, I should have obtained this in writing). I'll probably buy some turf to cover and hopefully prevent my 5 & 6 year old from tripping on this small hole. 2. No survey or follow up on their work, could help the company understand / measure employee performance - example, avoid issue number 1 above. I can't express how great our experience was with Mike's. After many calls Mike's, after reviewing many logs , was the only highly rated plumber that not only responded promptly but could meet our needs of immediate and urgent need. Backed up sewer line into the bathroom. Ugly! Mike's diagnosed the problem, that in itself was challenging. They had to dig up the line in our back yard, replace broken pipe and replace with new PVC. Not to mention replacing a new flange under the toilet. For the scope of work that needed to be done I believe the quote was very reasonable. I applaud both Dakota and Justin for their hard work. After getting a bid of $14k (from Ally Plumbing) to fix a clogged sewer main on my brand new home, I decided to try calling up Mike's Plumbing since they had been out to work on the drain in the months before my wife and I moved in. Well! These guys did a comprehensive job. The guy I had out from Ally did not scope the line and did not even try to check any of the clean outs to see what our issue might be, he was just ready to dig up our backyard and replace the entire line. The guys from Mike's came out and did a careful job inspecting the entire sewer main only to find that the whole things WAS FINE.
