I can't say enough good things about Bodine Construction Services. I had water intrusion into the subterranean level of my Seattle home that had been improperly "repaired" by another contractor. In trying to find a solution to an ongoing, big problem, I spoke with many foundation/drainage contractors. I also spoke with a home inspector, who recommended that I contact Steve Bodine. Steve promptly came out to look at my job, and had brilliant and knowledgeable suggestions that other contractors had never even mentioned. My building is 50 years old and needed new drains and a place to direct the water run-off during heavy rains. Steve pulled drawings from the City of Seattle to show where, with the proper permits, my drains could be connected to the City's storm drain. They installed new French drains and water-proofing for our 50 year old home. Steve told me exactly what it would cost, and when he could start my job. This Visit: Bodine was able to quickly come out and help diagnose the water leaking in our basement. It turned out to be a leaking furnace in another corner of the basement leaking under the floorboards. Instead of trying to sell us anything we didn't need, he actively helped us troubleshoot and find the issue so we could point the furnace company right to it. This visit didn't make Bodine a sale, but it did make me a customer for life! Highly recommend Bodine Construction Previous Visit 2019: Bodine Construction came out and helped resolve a sewer/drainage issue that another sewer/drainage company had caused, and essentially went to bat for us to get us some of our money back from the previous company. We had water coming in to the basement of our 1904 house during heavy rains. It wound up being a tricky problem because there were issues with both an existing interior drain that didn't extend far enough and exterior pavers that were funneling water over the foundation. Bodine diagnosed the issues and gave us options to fix. We wound up going with an exterior channel drain that will keep water away from the house entirely. The quality of the work was excellent. Steve spent a bunch of time with me (both in person and with videos) to explain what they were doing. Cost was very reasonable. We just used Bodine Construction to help sort out an issue with our perimeter drain system backflowing into our crawl space, and they were absolutely fantastic. They sent out a crew to scope and flush the system, who discovered that our main drainpipe -- where the entire system converged -- was crushed, meaning no water was actually able to drain as intended. This also included footage from the camera/scope and the full map of our drainage system. Based on that, Steve and his team gave us an estimate for the work required to fix the pipe... which unfortunately was sitting right behind an 8-foot high rock wall running along the front of our property. The crew came, disassembled the corner of the wall, replaced and improved the pipe (added sleeving, etc), and then rebuilt the rock wall beautifully; they were incredibly polite, skilled, and receptive to our feedback on how the rebuilt wall looked (and even redid it as a result). A second crew came a few days later to add some drain basins in key spots on the property to improve drainage in spots not covered by the gutter system. The final price was right on the estimate, and felt so, so reasonable given the work and care Bodine put into the project. I hope we're never in a situation where we need to call them out again but if so, we'd use them again without hesitation. read more

I don't have enough good things to say about Bodine. I ended up choosing Bodine for two reasons: 1. Steve spent over an hour at my house doing the initial inspection of the work. He was insanely thorough, conscientious, and detail-oriented, down to the fact that he brought a map of the server on file from the county. This, of course, is in contrast to the other basement/drainage experts I brought out. 2. The entire community on NextDoor (of all places...) seemed to recommend Bodine when I posted a set of photos about my water problem and asking if anyone had any idea why water was randomly pooling up in my basement with no visible signs of cracking. So it's not just me recommending them but a dozen other people, too... long before I made any calls to get them to some scope out a bid. Fast forward and Bodine recently installed a full drainage system in my basement. The entire team is honest, transparent, conscientious, responsive and all around wonderful to work with. I hired Bodine for a basement interior drain installation and floor seal for my triplex. If we'd only done the basement drain, this would be an A review (although, having now hired other contractors, their price seems higher than equivalent competitors). We had some communication breakdowns, but the on-site staff was impeccably neat, courteous, and (as a non-expert), the work looked solid and was done in a timely fashion. They also kindly drilled weepholes at no charge. Our experience for the floor sealing, unfortunately, was one of the worst contracting experiences I've ever had in my life. * Bodine was scheduled to seal my basement flooring, using a product that rendered the entire triplex effectively uninhabitable due to the horrible, nasty fumes. They at no point checked if anyone was actually living in the house, or to notify me that it would not be healthy or safe to be sleeping there so I could make advance arrangements to sleep elsewhere. Their staff apparently did not make a connection between seeing me every morning at 7:30 AM and the fact that, yes, I indeed actually lived there. When I came home late at night, I was shocked by and scared the density of the fumes in the air upstairs. But I had nowhere else to sleep at that late point -- and Steve was unresponsive to texts or e-mails to ask if it was safe -- so I just opened some windows and hoped for the best. In hindsight, it scares me to consider what future health impacts I may have from breathing toxic fumes all night, due to their preventable poor communication and negligence. * The triplex Bodine worked in is in a high-crime area of Capitol Hill, and a building that was completely burglarized and ransacked last fall, and arguably due to a prior contractor's negligence. They left a single basement window completely wide open overnight without checking, through which any one of the hundreds of neighborhood transients could have walked into the house. They put in no ventilation fan whatsoever until I called them up, read him the riot act, and then they immediately installed one. * Despite a construction crew visibly working in the house every single day (letting the crew into and out of the house), Bodine did not communicate to us in advance that they were performing work that would leave the air so unbreathable that our crew absolutely refused to enter the house out of health concerns (yes, the same one I had to sleep in.) Bodine's lack of communication resulted in our losing two full days worth of work and blowing our contractor and subcontractor schedules. Had we known this, we would never have scheduled this work with Steve's company while a construction crew was making a full-court press to finish up a (very late) construction project and get out. * And when they needed to return the next day to finish, they indeed let themselves into through that same security-risk window they left open - triggering my monitored security alarm system. Luckily I intercepted the security company before getting a big false alarm fine from the city. The e-mails from the company staff (excepting Tee, the awesome admin assistant) were generally indecipherable during this high-stress experience. We're talking voice dictation gibberish. Let me quote an example: "How you like yeah the smell will be a little strong for the first couple hours day or so to come in tomorrow put another very light coat on to some kind of weak areas and just leave a couple windows and doors new windows still at letter". To me, the lack of awareness of the consequences of the chemical products they use for their customers was really the most damning part of the experience. When I asked the crew member who called me when it would be truly safe to enter my own home again - he literally said he didn't know and couldn't actually even answer. When I allow a contractor to install toxic chemicals into my home, there is a degree of trust that they are going to take appropriate steps to manage their impact on my home -- and not risk putting my health at risk by negligent behavior. In this case, this trust was clearly misplaced. It surprised me at the extent to which Bodine didn't really seem particularly genuinely apologetic after all of this happened. While I have substantial further moisture mitigation work that needs to be done on the house, and had planned to hire Bodine to complete it, I'm now making arrangements with a new contractor. When I'm shelling out the money, I want a contractor who understands that they're here first and foremost to solve the needs of human clients -- they're not just here to work on a house and ignore the owner's needs. P.S. As you can see from the company's own response, they do not take responsibility. And I had a GREAT experience working with Perma-Dry for the rest of my project. read more

Before Steve came, I hired 3 plumper, 1 geological engineer and 2 construction companies to fix the very serious living room water leaking issue, none of them could figure out the issue and cost me $1000 without anything resolved, even 1 construction company told me, I need spend $30,000+ to rebuild the construction... Then Steve Bodine came to the house and did a very detail investigation and guaranteed fix the issue. His excellent estimate saved us that $30,000+, and he figured out that the root is not construction but drainage system. Here is the detail of the project: 1. For curing water intrusion issues, Bodine Construction is the company to call. They were very efficient scheduling the initial visit. He actually arrived at the time he said he would be there. That is unusual for people in the construction trade. Steve knows his stuff when it comes to water issues. He's a Seattle native and it takes a native to know how to deal with the amount of water we get. It took quite awhile to fix the issue but the employees were constantly working and never let up. They were helpful answering questions and Steve called to confirm what he originally bid. No surprises. We wanted to fix the interior sheet rock ourselves and they were good about issuing a credit for that part. All in all, I would not hesitate to refer them to any of my friends and clients when they need a water problem solved. Great communication throughout the process and wonderful experience. We have had Bodine work on a number of drainage issues around our property and in the crawlspace over the last 10+ years. When we had emergencies (such as a crawlspace full of water) they come out promptly. The staff are courteous and clean up well after the work is complete. Their rates are reasonable and I've had good discussions about why a particular approach is recommended when work to fix problems was proposed. They keep files on work done (including pictures) so that anyone coming out has access to the history of the work done on our property. read more

If I could give less than 1 star I would. This morning two Bodine construction workers unexpectedly came to my house (while my son 13 year old son was home alone waiting to get picked up for summer camp) and tried to find the key to the door to come on in. They were at my front door for 10 munities. Let me explain, I didn't hire Bodine nor had I ever heard of them. They were there because they were "mistakenly" given our address to do work. They lifted pots, shoes and pretty much everything on our front porch to find a key to get in and when they didn't find one they opened our back yard gate and went looking around out back yard for a key. My son was freaking out and hiding under the bed, he didn't open the door, because he has been taught not to. They finally left after 15 minutes or so and went to our neighbors house, another wrong house they had not business being there either. When I figured out who they were from the surveillance video, I called the company and the only person who seemed to somewhat care that their employees just trespassed on my private property was the receptionist, Mary. She said Steve, the owner would call me back. He didn't for over an hour. I had to call and tell them I would file a police report and then voila', I get a call from Steve. Steve was horrible on the phone. He wasn't very sympathetic, didn't really apologize and even said it wasn't their fault but they had my address on their paperwork and the workers were just doing that they were asked to do............................................................. mm mm that's interesting. I called the cops and filed a report. I would never use them! Their horrible reviews on here are true. HORRIBLE!!!! read more

Didn't use their services because it cost $150 to get a quote. I'm just starting my drainage fix and have no clue how much it should cost but I'm not going to spend $150 on a quote. Yes, that fee is applied to the work IF you sign with them. But how do I know I want to sign with them unless I know beforehand how much they are charging?! Nope. Not using this company. Free quotes are a part of construction and to not offer one because you're "too busy" sounds way too greedy to me. read more

Communication from this company was pretty bad. I sent an e-mail with a concise list of items that I needed an estimate for, and the response I received was an e-mail thanking me for an appointment. I didn't request an appointment, and there was no response to the questions in my e-mail. After finally getting things sorted out, we eventually get the estimate and approve the work to be done. Unfortunately, a week before our scheduled inspection, I find out the estimate doesn't include what was promised (twice). Now I have to start all over with another company. Even worse was the lack of acknowledgement or apology for their mistake. We were looking for an indefinite relationship with Bodine, because we need a bi-annual, if not annual inspection, and we have five buildings that will eventually need all new underground drainage installed (one has already failed). Bodine was called out to my home where a prospective buyer was getting an opinion on an area of slightly wet ground. According to the buyer's agent (and I quote her email) "Bodine told us that the issue at hand was too dangerous of a situation for them to even take on. This came as a surprise! They simply were not willing to dig out the window wells with all of the heavy wet soil behind them because of the threat of a soil collapse." I called around and had folk come out and look at the situation. Everyone laughed at their assessment, said this is highly typical of the area and that it was a simple problem with a very simple, inexpensive and not immediately necessary solution. Not one contractor even remotely called the problem dangerous. And in fact it's been this way for 10 years without any problem or concern. What the real estate agent claims Bodine said leaves me thinking that Bodine isn't an expert in the field and that customers shouldn't look to them for expert opinions. It is of course possible the buyer's real estate agent lied about Bodine's comments and if that is the case I would be happy to rewrite this review if provided with an explanation as to why Bodine's estimator declined to bid the work. read more

Bodine I believe specializes in drainage systems. Bodine first helped us asses the state of things in a new home we were purchasing that had water in the crawl as well as a fairly muddy yard. They were terrific and I felt quite reasonably priced given the scope of the work. When they did the drainage system in the yard, they had a large crew of guys who did most of the heavy work quickly and efficiently. The entire system was completed in one day. They also followed up after to make sure it was all working and worked as inspectors to make certain the builder did their drainage systems well. I felt they were uncommonly responsible and resourceful with their labor (cheaper labor did the lions share of heavy lifting so the bill was reasonable). I'd recommend them to anyone needing property drainage. read more

I recently asked Steve Bodine to give us a waterproofing estimate on our rental property into which moisture was seeping and making our tenants very unhappy. This has been ongoing for two years and I had had three other contractors out to take a look. Steve was the only one who thought to recreate the problem with a garden hose. Seems simple, but no one else thought of it and it gave us a clear look at where the issue was. He dug us a temporary trench to get us through a few weeks of heavy rain. He then gave me tips on how my husband and I could rectify the problem ourselves. He received absolutely no business from us or payment for this free estimate, yet he accomplished in less than an hour what others couldn't be bothered to figure out. I actually feel a little guilty for taking up his time, but I will without one single doubt hire his company if we face another similar issue in the future. We hired Bodine Construction to redo the existing drainage system in the house we recently bought. Prior to starting work they tested all downspouts with a die and did a video inspection to make sure there were no issues. They were able to solve our problem with the wet crawlspace by installing a more efficient gravity drain so we don't need to rely on sump pump anymore. The guys are true professionals and really do pay attention to detail. They did a great job restoring our front yard to original condition. We would recommend them to anyone who has got a water problem because they are really an experts at what they are doing. read more

Ken provided a bid for some siding repair that was needed at my house (water damage). While he was very professional and pleasant, the bid was $16,745 for the exact scope of work that was bid at ~$5,000 by two other firms. In fact, one of the other siding companies bid to replace 100% of the siding and it was only $15,000. I had the work completed by another firm and they did an outstanding job (and the final cost was a just under $5k). read more

One day we arrived on site and found Steve walking around the downhill side of a property while grumbing to himself. It turns out he had installed a drainage system on the property 19 years ago and it was not working properly. He was out to correct whatever had gone wrong - under warranty. My home is a split entry on slab, located on a slope, which in Seattle means a high probabiity of ground water intrusion. Twice I hired low cost friends of friends to dig out the foundation and repair the drain line; twice they failed to correct the problem. After years of leaking and wet carpeting, I finally decided to call in the professionals. The first two bidders proposed solutions which simply did not seem to address the real problem of getting the water away from the house. Finally I called Bodine Construction. Steve Bodine's bid was higher than the other two but he obviously knew exactly what needed to be done. His proposed solution included a drain line all the way down to the storm sewer at the street and partially dismantlig my deck. His crew was fast and efficient and they left my yard in the same condition as when they started. After ten years there have had no further problems. (Speaking from years of misguided experience, I can attest to the fact that it won't do any good to repair the siding if you don't first solve the water problems that caused the damage!) read more
