I hired New Dawn Construction & Consulting Inc. for a project related to building an Accessory Dwelling Unit (ADU) at my property. My experience led me to formally cancel the contract, and I want to share the reasons. The contract was titled a "Home Improvement Contract," but the actual "City Research Agreement" explicitly excluded all home improvement activities, including design, plans, and permits. The scope was limited solely to "preliminary research" on zoning codes. I found this discrepancy between the contract's name and its limited scope to be very misleading. Furthermore, the $13,500 fee for a summary of publicly available zoning information from the City of Lancaster is excessive and unconscionable for the service provided. Ultimately, the services offered failed to provide any actionable plans or legal authorization to begin construction, which is a basic requirement for a project of this nature. I found the service to be a failure in providing value. I am currently seeking a full refund for any fees paid due to the cancellation of this agreement. In addition, we will be filing formal charges regarding this business practice with the FBI Business Affairs and the Los Angeles District Attorney's office. I would caution others to read their contracts very carefully and question the value of the services being offered. read more

Our 100 year old bungalow is REBORN thanks to Sage and the New Dawn crew, which was the same crew from demolition day to finish day. We initially planned to only redo our outdated kitchen, but then we started adding a number of "Might as Wells". First came "might as well" redo the bathrooms too (which Sage totally reconfigured). And then came "might as well" make some boring square doorways into beautiful Archways. And we also took out a tangle of hallway doors.. adding a pocket door and a beautiful Mexican carved sliding barn door to replace them. The team that Sage employs are amazing, hard working, and fast. They had the bathroom demo'd in a single day and were very clean about hauling away the trash. I tapped New Dawn for a kitchen remodel. Totally gutted and replaced everything. I hear a lot of contractors horror stories so for anyone considering New Dawn here are my pros and cons. Pros: It turned out beautiful and I couldn't be happier to have it done! I wanted something very specific in the flooring and multiple contractors I contacted wouldn't even attempt it. Super responsive. Sage is great about answering messages and hoping on problems quickly. I realized I had a gas leak on a holiday weekend and Sage drove over himself and fixed it. There were a few issues when the cabinets and they are addressed as soon as I pointed them out.  Great vibes. I really liked everyone who came in to work. Everyone was super solid and did great work.  We stuck to the budget. Aside from an unexpected expense that came with finding black mold, the price quoted was the price paid. No surprise charges. Long-term, I wouldn't hesitate to reach out if I have any issues years down the road. Cons: I often didn't know when people would be working. The project took 2x the original estimate. The big delays like having to pause for a full week to address the mold, totally understandable but somehow there were a bunch of smaller delays that added up. I wish the work mess had been more contained. There was a plastic barrier for the early stages but it was removed a few weeks in. Whole area was coverd in dust and unusable until cleaners came at the end of the project. A lot of my problems are down to my own inexperience with a larger project like this. But even so I had a more positive experience here than I've ever had with much smaller jobs. read more
