We moved into a house managed by Maple Leaf in October, and we couldn't be happier. Jill has been so great to work with. The day we toured it, she even played with our daughter so my husband and I could look around. We loved the house, submitted our info through their easy-to-use tenant portal, signed a lease and moved in! The company had just taken over the house, so there were quite a few issues we discovered that needed to be resolved the within the first month after we moved in-- a downed tree in the yard, tree roots in the sewer line, a light switch broken, weird water pressure in the kitchen sink, and deadbolts needed to be installed. And every time we contacted Jill, she was immediately responsive and put us in touch with high-quality vendors who were usually at our place the very next day. I have nothing but wonderful things to say about my experiences with Maple Leaf Property Management, specifically Lauren Brandt. I am began renting a townhouse with them a few months ago and Lauren has been very attentive to our needs. Mapleleaf Property Management is Magnificent!!! Our property manager Mary, is very good at her job. I believe when good work is done praise should be given. She is very attentive, and gets back to us in a timely manner. If we need something, it gets done with great alacrity. Our Carbon monoxide detector and two of our smoke alarms we're going out, (just a regular maintenance, end of product life, Mapleleaf Does Not put shotty equipment in their homes) All I did was take a couple of photos of each unit front and back, and we had new ones on our doorstep within a couple of days. Being a former HVAC technician, Mary knew that I could install these with ease. She trusted me with that task and did not feel that I needed to have the maintenance person in. It's not just about maintenance requests or getting the locks changed, it's about her attention to detail and how she makes sure that we have everything we need to feel at home, safe and like real members of the Mapleleaf family. We do understand that my wife Melissa and I, were the first couple that Mary rented to when she got back into this line of work. She picked it up like she had never left, and was amazing when she got us into this place, making us feel so welcome. In an age where people are more likely to get called out for doing something wrong, I believe it is imperative for someone to get a kind word and notice when they do something great, and Mary does that every day! Lee and her Maple Leaf team have provided timely and friendly service. It is important to have open communication with my property management company/landlords and within a few weeks of working with them they have eased my nerves of "dealing" with a company rather than landlords directly. I have heard stories from friends who can never get a timely response from their property management company and wait weeks for repairs. From my initial request to view the home to now, Lee has had quick response times while even keeping in contact over the weekend and out of regular working hours. I am editing my review after seeing owners comment on my earlier review. My earlier review was small and not detailed however now I will write a brief review. I wish i could give below 1* to them. We lived in the condo managed by Maple leaf (not managing actually) for a year and 10 months. We had to break our lease for the genuine reason and we offered them all the help from our side to find new tenant. The point we told them we had to move out (we informed them 3 months before our move and not suddenly). They came up with new rule at every conversation with them as they were also not sure what is the procedure has to be. Having lots of conversation over a month they told us to find someone and or pay 2 months breakage charges to them to find new tenant. So we chose the option that we will find one. We forwarded so many people to them but these people were charging way too much money compared to others for move in so many people backed out and interested people gave feedback to us that in the same area no one is charging that much of money upfront. After 2 months we found someone and handed over the lease. Now the important part - to get security deposit back. They were charging so many things which were not mentioned in the lease (if you see below owners comment she said that they spend an hr to go through the lease etc but they dont specify some charges explicitly and only mention "necessary cost" so as per their saying they can add anything under "necessary cost" however as per the rules you have to mention everything specifically ). We had lots of conversation for the unmentioned charges and after that they took off some charges. They were charging us "lock change charges" which was not mentioned in the lease anywhere and we dint get new lock when we moved in that condo. Some charges were not investigated by them properly and they were just blaming us for that. For some charges when we asked them the logic behind it they weren't sure about it either. We did hard work of finding tenant and they charged us $500 as breakage charges and it was also not mentioned in the lease and actually they dint do anything to charge that much of amount. New tenant changed the light bulbs for their own wish and Maple leaf charged us that money saying that the bulbs were missing and when i told specifications then they took off that charges. So they charged us without investigating anything. For 1 damage they have deducted a big amount of money from our deposit and sent us a invoice as a proof from the vendor who quote them for getting that damage repaired so I searched for that specific company who given them this quote and came to know that this vendor has a very bad reviews on the yelp. I dont know how can these people trust that vendor and deduct our hard earn money. We asked the logic behind this damage too and they dint gave us a satisfactory reply on it. We had a headache dealing with them regarding our security deposit and after some point we just accepted the money they gave us and stopped interacting with them as we observed that these people dont work logically. They just blame the tenants. I saw one more review below saying that these people work for owners and not for the tenant, its so 100% true. We experienced that. We did walk through with one lady from there office and she dint do anything in front of us and she took what not pictures when we left. Also in my earlier review I have mentioned regarding maintenance issue and the owner smartly ignored that point and blamed me for other points. They dint attend any of my maintenance request in a decent time limit. We had to do lots of follow up. If you are renting from them, carefully read the lease terms. See if all the charges are specifically mentioned. Read the maintenance clause carefully. We were out of electricity in 2 rooms and we spent more than 24 hrs in the dark (as per the lease the genuine maintenance request has to be addressed within 24 hrs) and we did lots of follow up with Maple leaf to send some handyman and they sent a very rude person after doing lots of followup. read more

Maple Leaf property management seemed like a well run company. They seemed professional and I fell for their sales pitch and hired them to manage my property. As the landlord, I definitely felt like Maple Leaf wasn't looking out for my best interest. This is especially problematic when I am the one that hired the property manager and I am the one paying the property manager. My tenants are not paying the property manager so why is my property manager watching out for the tenant's best interest? In the year that I had hired Maple Leaf, I probably asked myself this question over a dozen times....why are they not representing my best interest? The property manager tried to convince me to not raise my rent or charge for damages. I got the feeling that the property manager wanted to choose the easiest and path of least resistance. For these reasons, I ended my contract with Maple Leaf and found a new property management company that represented my interest. I was also able to immediately rent out my property and at a even higher rental amount. I do not think Maple Lead has a good pulse on the market and the demands of the market. read more

Just applied for a property within 30 minutes of touring in person. I specifically asked if there were any applications pending, and the tour guide Coco said they had no applications in, I would be the first. Now 3 days later I get an email saying they will be moving forward with the first applicant. But I was the first tour and filled out the application before the next tour finished (I was sitting in my car outside the house and watched the tour with my own eyes). It specifically said on the posting for the home that "no application(s) accepted until the potential tenant(s) have toured the property in person by appointment only with a Maple Leaf Management LLC agent" (direct quote from Trulia post). So either Maple Leaf accepted an application before a tour, or they ignored my application in favor of someone else. Do not rent from this company. They are scamming people and not following their own procedures and guidelines, as well as lying to prospective tenants. Avoid them at all costs. read more

Simply put, Maple Leaf is not the worst management company I've worked with and they are not the best. We lived in one of their Ballard properties for two years. The house was quite run down and verbal agreements to fix several known issues were never addressed. To their credit, they tried to honor that we preferred work being done while we were at the house (nervous dogs). This is a company that works only for the owners of properties, not tenants. It seems there have been several staffing shifts in the last two years and communication was increasingly a problem. Overall, I cannot recommend working with them. read more

I didn't end up renting with this leasing company but toured 4 of their rental homes with 3 different leasing agents. They all seemed nice and were pleasant to deal with, but some of their responses to issues with the homes they showed did not sit right with me. The two biggest ones were that one of the homes had a completely loose handle in the french doors that lead to the front exterior, and I was told that unless it was completely broken it would not be fixed. This seems like a security concern and at least in California where I am from I'm pretty sure door handles to exterior doors are required by law to be secure. I also saw another property that had a mouse trap in the basement, and when I asked about that I was told that it is normal to see a mouse or two and that the only treat it if there are a bunch of them or something to that effect. That also seems very odd and a bit disturbing to just expect to see mice in your home. They are a health hazard to have indoors and not to mention if you see 1 there are probably more where you can't see. Anyways between those two things I don't know how things would have gone if I had actually rented a property but it didn't make me feel 100% confident. read more

We just rented our very first "sight unseen" rental. We found the listing online and it looked very charming. We had in-depth conversations with the property manager, Lee Nichols, at Maple Leaf Property Management over the phone. She was cordial, knew the property well, and answered all of our questions. In particular, we have two dogs, and one weighs 120 pounds. We could tell Lee was a little skeptical about our 120 pound dog. She suggested we send her a video of our home and the dogs, which we did right away. Lee fell in love with the dogs, sent the videos to the owner who also fell in love with the dogs, and it all worked out! We took possession of our new home on May 1st and we love it. It looks just like it was represented via photos, the virtual tour, and through talking with Lee. There were a few cleaning issues that were missed, but Lee called the cleaner who came out right away and took care of it. We are really happy so far with how this has gone, especially during a pandemic. read more

I've had good luck so far with Maple Leaf. Lee has always been helpful. I have always preferred to fix things myself when possible as opposed to bothering the landlord or management company. But Lee insisted on reimbursing me for my time and materials on one recent project I did myself here at the house. And just today when one of my deadbolt locks failed, within less than three hours from my notifying Lee of the issue, the maintenance man came out and replaced the deadbolt and handle on both doors so now all locks work with one key. So that's an example of not only doing things in a very timely manner, but also going above and beyond. It is much appreciated. read more

Two years ago we got an assignment out of the country and we hired Maple Leaf Management, and Lee to manage our beautiful new home. We just returned to find everything it great condition. During our absence the communication was great, either via email or WhatsApp, Lee was available into the evening, knowing the time difference. She apprised us that our home will not look the same as it did when we left from having other people live in it, but we were pleasantly surprised to find it in excellent condition. Here's the deal. I view a property, apply, get approved, and offer my personal cell multiple times in case there was any additional information that I needed to submit before I sign the lease. I get that renting is a time sensitive issue, but in the one day that I didn't have access my email ( I was waiting on approval from my company), that's when I get blown up with questions about what I want to do with the property, and asking that if I don't sign the lease before 10 pm, they wouldn't be able to hold the property. The lease wasn't even attached?!?!? The next day, I jump on it, email, call, and text to make sure that I still had the place. I get a text back saying that she would send me the lease ASAP, then I get an email this morning saying that the property I got approved for and was in the process of signing had gotten leased. I am beyond frustrated. I commuted from Olympia to view the property in person, and I did everything in my power to cover my bases to make sure I wasn't going to get cheated out of my dream property. Now I have nowhere to live, I have to start my search all over again, and there's little to no 1 BD 1 BR houses in the area. I'm stressed and disappointed with the lack of professionalism. ALSO, I think that it's not very cool that they asked me to take this review down as well as lashing back to my real experience with their company. It lets me know that they can't take feedback. All I'm saying is that they should at least to courtesy call their customers before they lease it to another person. It is not that hard.... and my advice is to go through somewhere else that doesn't treat situations like this. read more

We initially were working with another property manager but didn't like how they were rushing things and wanting to lease our unit right away without doing their due diligence. We gave Lauren a call and she literally dropped everything and came by right away. This is a lady that WORKS HARD for her clients as if they were her own family. We had so much going on when she started working with us. We had just bought another home, were moving away, renting out our old place, our 7 year old daughter was starting school in a new city, and we were having a second child. Not only did Lauren take on the property off our mind as much as possible, she found responsible tenants for a top price. But here's what convinced us she was the perfect choice: she went above and beyond by donating several bags of art and school supplies to our daughter to make sure she didn't feel "left out" with all the upcoming changes. Who else does that?! We had so many issues and emergencies that came up with the property over the past year (HOA, outside moisture, appliances breaking), but Lauren showed up each and every time and gave us peace of mind. Maple Leaf managed the rental of my condo. The best word to describe their service is "worry-free." They took great care and demonstrated high attention to detail in everything they did: screening tenants, responding quickly to tenant requests for repairs, professional contractors, reasonable prices for repairs. However, it was hard to make much money on my rental while Maple Leaf was managing it (this would probably be true when using any full-service property management company). My other complaint is that Maple Leaf put several clauses into the lease that were too favorable to the tenant, e.g. holes in walls are considered normal wear and tear. This means I have to pay to have the walls resurfaced and painted after each tenant - it should not be the case that I have to pay for the tenant's damage. read more

I have rented a house managed by Maple Leaf Management for almost 8 months now. I simply have not had any problems and any communication has been great right from the start. Ari was extremely helpful and friendly showing the property, what a great first impression I had. I got a chance to meet Kit when I was in the office getting the lease set up and I felt like everyone in the office was very welcoming to me as a new tenant. Having been a homeowner for more than 15 years, renting as a tenant was something I needed some brushing up on and everything was explained clearly and in plain language. Finally, my property manager Felicia is my regular contact if anything comes up and she has been fantastic to work with all along. I had a lot of questions the first month and was glad to have someone that was responsive and helpful. Felicia has consistently been friendly, knowledgeable, responsive, and helpful. Admittedly, I haven't had much contact with the company lately because everything is going great, but I know they are easy to reach via phone, text, or email. I found the online payment system to be straight-forward and easy to use. I set my account up on auto draft and I get an email each month to let me know the payment was successful.
