I've been wanting to try this place thanks to IG. Came around 2pm on a Sunday and it was not busy. Cute clean place, very spacious with lots of seating to hang out or do some work. It's located in the back of a K- BBQ restaurant, parking can be tricky. Servers were friendly, knowledgeable, and attentive. I ordered the Jasmine Milk Tea Matcha (50% sweet). It was really good with strong Jasmine flavor that didn't overpower the matcha. I also ordered two of their mochi donuts: Cookies and Cream and Salted Caramel Coconut. The donuts came in cute individual boxes. Omg, the Salted Caramel Coconut was so delish! Perfect blend of caramel and coconut. I didnt get to try the Cookies and Cream, my daughter didn't share. Located right behind Mr. BBQ, this is a good little place to get together for fresh mochi donuts and drinks. They have plenty of tables and the two associates who were there this past Monday were friendly. The only drawback would be the parking since they share the same parking lot as Mr BBQ. When I arrived around 7 pm on a Monday night there was absolutely no parking except the three-15 minute spaces in front of the store. If you're able to get parking, it's a nice place to stop by. But when I left around 8:30, there were more parking spots available. The mochi donuts which cost around $4 to $5 each is a bit high in terms of the price point but they're very fresh and unique. The smores and fruity pebble were both very sweet but the texture of the mochi donut was on point. Their strawberry lemonade was pretty good and they use fresh strawberries. The mandarin orange yakult and gui hua osmanthus drinks were good too. The mango bingsu has a lot of mango bits. Keep in mind that if you order this, be patient as it's made to order and if there's only 1 or 2 people working, it may back up other orders and will take some time. read more

Nice boba place! I've tried the jasmine matcha drink here and it's pretty good. I think the jasmine is cold brewed, so the floral notes are really bold in this drink. The sweetness here is not too bad, it feels like their 75% sweetness tastes more like 50% sweetness to me. I've also tried their dubai chocolate taiyaki and it was ok! I liked the crispy edges and i liked that it comes out nice and hot. I got two, but I think one would have been enough. The taiyaki were larger than i thought they would be. I didnt feel too crazy about the dubai chocolate taiyaki so im not sure if i'd get it again. Very cute and spacious place next to Mr. BBQ. I went on a random Wednesday mid-morning, so plenty of parking and no crowds from either place. I was excited to try a bunch of their donuts but I refrained and decided on the strawberry shortcake donut and smores donut. Both were really good! Oooookaaay, this place took me back to my childhood. From the RTD bevs next to cashier to the drink I got, it was all very nostalgic. Been seeing this place on Instagram and finally made my way here. Came here around opening so it wasn't super busy yet. Pretty spacious interiors with plenty of seating areas. They have cute merch available. I love black sesame so I had to get the Real black sesame latte. I like how they offer milk alternatives free of charge so I got mine with oat milk. This was definitely the BEST black sesame drink I've ever had! It was a perfect consistency and the flavor was bold. Absolutely love it! For all the black sesame lovers out there, this is definitely worth trying! 10/10 recommend! Also got an almond hazelnut donut and it was yummy as well. Great mochi doughnuts here and the packaging is one of the best I've seen. They have a variety of different flavors to choose from and they're a decent size as well. I tried their black sesame latte, lavender matcha, and cookie butter mochi donut. None of these disappointed. The black sesame latte is phenomenal, one of my favorite drinks EVER. Super tasty and the black sesame flavor really shines. The cookie butter mochi donut is a dangerous item to have. Its addicting. Get it away from me. Service was kind and helpful, as it was my first time here. Inside there's plenty of seating, with comfortable booths and tables. There's music playing and the atmosphere is really chill and pleasant. Oh, and there's a bathroom in the back of the store! That's always a plus! The menu made the drinks look very enticing but they all fell a little short. I got the Mango Passionfruit Oolong, Guihua Osmanthus, Dan Cong Duck Sh*t Tea. Their teas are not very sweet so you'll have to go a step up from your usual sweetness. The boba itself was chewy if you decide to get it as an add on. Came here for the grand opening late in the afternoon. Biggest con is there is not a lot of parking since it shares a lot with a very popular AYCE kbbq restaurant. Had to park down the street and walk over. Idk if it had anything to do with the grand opening (maybe a little) since there wasn't a ton of people inside but when I'm looking for tea, I'm not going to work really hard to find parking. Hope it's not an issue long term for them! Overall the drinks were tasty. Still a bit sweet even 50% adjusted, but you can taste the difference tones for sure. I would recommend trying. It's a bit on the pricier side but the cups seem somewhat larger than normal and it seems just different enough from other establishments it would be worth a try! Been to Mama Chai's twice and enjoyed both visits. Both times the parking situation has been frustrating, since the lot has maybe 30 spots and shares them with the KBBQ next door. On the second visit I did see three dedicated 15-min spots for Mama Chai's right in front. This is great for take out, but if you wanted to sit and work then you'd need to get one of the longer stay spots. Staff are very knowledgeable on the menu and do suggest trying different items (helpful for matching to my specific desires and also for upselling the customer). I did also notice that all of the employees were young and attractive, just a coincidence I'm sure but certainly contributes to the atmosphere. Both visits were driven by the desire for matcha, and here Mama Chai delivers. The matcha is first sieved and then whisked after hot water is added. The results is extremely smooth, no detectable grit, clearly high quality matcha. I've tried both the strawberry and lavender matches, and I lean towards the Strawberry overall. The strawberry has both large chunks of fresh strawberry as well as a strawberry puree. This presents a nice color contrast, and variation with some sips containing strawberry and some do not. Overall sweetness (we opt for no added sugar) was appropriate, and the bitterness from the matcha was balanced by the strawberry. The lavender comes from a concentrated syrup, and so it integrates well and every sip has the same amount of lavender flavor. I do find the first half to be enjoyable, but about halfway through the camphor flavor components seems to accumulate in my mouth and then becomes overpowering. The Lychee Dragonfruit Jasmine Tea is a solid fruit tea. It contains chunks of dragonfruit and lychee, with the latter contributing some sweetness to the drink. It also appears nice (for Insta and such). Every time there are mochi donuts available. These will be the first item you see immediately upon entry on the right, and they do call to me. The first visit I tried the Strawberry Shortcake. They are already made and so the sugar content is built in, and I find them to be tailored to an American palate rather than an Asian palate. They taste as sweet as they look. read more

The Jeju double matcha is fantastic. Strong matcha and very well balanced flavor. Not too sweet at 50% sweet. My favorite was the special Dubai sushi cookie they had on the weekend. Walked into Mama Chai's planning to grab a couple donuts and somehow left with half a dozen. No regrets. The mochi texture is legit. Soft, chewy, and not overly sweet. S'mores was rich with a nice chocolate and toasted marshmallow flavor. Strawberry shortcake was lighter and more refreshing than expected. Matcha strawberry had a good balance, very earthy, not too sweet. Churro was simple but done right, just straight cinnamon sugar and a caramel drizzle. I tried the Dubai sushi and I thought it was alright. The topping that looks like raw fish is extremely sticky but it is easy to chew and the flavor of it worked well with the crunchy kataifi. I couldn't figure out if the top sticky part is marshmallow or something else that may have some mochi in it. I think all mochi would be better as a topping. Stopped by with my family and decided to give it a try. The presentation was definitely impressive. The sushi box looked really cool, and the donut packaging was unique and well thought out. The service was excellent--everyone was very friendly, helpful, and welcoming. For us, the food didn't quite live up to the presentation. Wow just wow. Everything here exceeded our expectations. To start with the matcha was excellent and I'm not usually a matcha drinker. The worker was so nice and had great suggestions. The place was quiet and perfect for studying or a cute date. We came for the Dubai cookies that we saw on TikTok. Finally got around to trying this place, and it was so CUTE inside! Took the kids for an afterschool treat and ended up getting a box of 6 mochi donuts. We got a 7th for free since we ordered the box. Donuts we chose were: toasted almond hazelnut, salted caramel coconut, churro, strawberry shortcake, cookie butter, matcha Oreo, and ube dalgona. All were yummy and only the white chocolate on the ube one was a bit too sweet in my opinion. We also had a strawberry matcha and a matcha milk tea. You can taste the quality in the matcha and I like that the drinks were not too sweet. The two girls working were very nice with good customer service.
