Wow I cannot stress enough how truly awful Freddy is. The worst contractor I've ever had the displeasure of working with. If I could use more colorful words on Yelp to describe what a despicable human being Freddy is than I would. All the other bad reviews sing the same tune and unfortunately so is mine. He delays our jobs for so long and blames it on the manufacturing being "back ordered". You guys....HE IS THE ONE WHO SETS UP THE DATES TO START. He will seriously text us "the guys are at the factory picking up materials, we can start Monday" and then of course Monday comes and goes and NOTHING. We'll blow up this phone for days and then he'll respond 4-5 days later "oh I'm out of town, the materials aren't ready". LIKE WHAT? YOU Legit texted me telling me that it's already being picked up or that you already have it. This happened so many times. I almost gave him 3 more projects but decided not to since he lies so much. Since then, I have finished these 3 other projects and yet Freddy still isn't able to finish this ONE house. Oh and victor? His partner? LOL I have never once heard about him (I had stupidly used Freddy for 2 other projects prior to this one being the last straw--and I tell ya, I never liked him but kept using him due to the price..ITS NOT WORTH IT PEOPLE)--so victor? I never heard of him before. All of a sudden when we have had enough of Freddy, he hands us Victor's number because of course he's "out of town". I call victor regarding my order, he tells me he'll call the factory and get back to me. I stop him before he hangs up asking if he even knew my name or the project I'm talking about. He admits that he doesn't so I'm like HOW ARE YOU GOING TO CALL THE FACTORY WHEN YOU DON'T EVEN KNOW WHAT PROJECT THIS IS REGARDING. They have this fraud all figured out. Victor steps in as the "good cop" and claims he doesn't know what's going on and why Freddy would tell us a date when it's not ready. Victor, you are supposedly the "partner". Either you are the dimmest partner ever or my guest is that you want to act dim to get away with fraud. Oh and they said I was "rude" and stopped talking or responding to me after I told Victor that I plan to sue if they didn't get the job done or give me a refund. Laughable. Grown men acting like children. Don't own a company if you don't know how to run it. BEWARE that they also go by different company names. I got them as "definition patio covers". If I knew they were really lemus patio covers and I was able to Yelp them, I would have never ever used them. After doing research, we found out they have TWENTY TWO complaints. TWENTY TWO (22!!!!!) COMPLAINTS PEOPLE. I am reporting them to every agency possible and will be reaching out to previously reviewed guests to collect evidence against them. With our collective complaints, we can make sure they never build another patio. I wanted to give a review on the quality of the work however the quality of the work goes unnoticed when Freddy and his employees are extremely unprofessional, unreliable, inconsistent, and most importantly do not complete the job paid for. I read reviews and they all reflect what has happened with us recently. I also wanted to reflect our job is not complete there is a leak in our patio cover that we have adviced Freddy on now 4 times. He only respond to text messages when it's convenient for him. Recently he has stopped replying though he stated he would be coming over to fix the leak. I also wanted to touch on the fact that his "employee" recently asked us for $100 to pay for his gas for having to return to complete the job since he, himself left it unfinished. This conversation was extremely uncomfortable and when I notified Freddy via text he indicated I should pay the money since his employees (one of which is underage, but that labor law issue is now being addressed) did in fact have to return. Now I've noticed that Freddy's company has multiple names wich he goes by. Overall, he will collect his money and then reply at his convenience. I would never recommend him or any of the companies he works for or claims to be with. Im so unhappy that Im reporting his company names to the BBB and him specifically to department of consumer affairs and Cal OSHA. We started with Freddy at home with his estimate he was very on time and provide you with lots of extras that make us believe he has the knowledge for our project. It took 2 weeks to get materials ready and have Victors crew in our property they were very professional clean every day all the mess and also as courtesy they use a vacuum to make sure all the small parts of aluminum and screws go away for our pet safe, they finished the job in 3 days. First words I would say is don't believe a single word from Freddy. Freddy is nothing but broken promises and even threatens liens on the property when he doesn't fulfill his promises. Highlights of everything that led up to this review. First of all he is very attentive when trying to win your business and when you sign a contract it is a complete 180 in response. It took me calling and texting over and over to get him scheduled to perform the foundation/post work. To make things worse he failed foundation inspection 3 times with city inspectors, this caused delays to my backyard contractor because they could not perform their work because there were two large holes in the ground that have not passed inspection. Upon finally passing, as agreed he would be back in a month or so to finish the work allowing my backyard contractor adequate time to complete their work. You would think he would schedule a slot for us with this much advance notice, took over a month to schedule him to get back and install the rest of the patio cover. It was excuse after excuses, the best is when his work truck broke down and I was pushed back another few weeks. Apparently, everyone else doesn't get pushed back too, I was the only one pushed back to the end of the queue. Finally Day has come for installation and I quickly learn he subcontracts the work even though he sold the project saying it's all his guys that work directly for him. As one would expect, the subcontractors don't know all the details I discussed with Freddy on what I wanted and envisioned. Also, workers had no respect for my newly installed pavers. I specifically asked to perform cuts and work in front of house so slivers and pieces of aluminum don't get stuck in my new grass and pavers, they just cut right on top with not even any tarp or floor covering. When confronted about causing scraps and marks on my new pavers their excuses were that's how pavers come. Also they became confrontational and proceeded to storm off the site and slam my newly installed side gate against the wall. There are even more details, but I'm going to bring up one last point. As mentioned this work had been a nightmare and getting them to complete the work was an ordeal. When threatened to proceed with another contractor, Freddy made a statement that he would refund all my money if it was not complete by a specific date. Long and behold he did not finish by that date, but he again did not live up to his word and threatened to place a lien on my house if I did not pay. He did not complete the work and his guy Victor was at mouse house days after the specified date fixing the poor work originally done. Victor was the only saving grace in this ordeal, he is a true professional that has pride in his work. He made sure everything was fixed as best he could and tried to makeup for Freddy's incompetence and lack of professionalism. Stay away from this guy it will be worth the money to pay a little more than deal with Freddy. His price was only a few hundred bucks lower than a more reputable company, I only made the decision to go with them because of what I perceived as an attentive business owner that would do a great job, but it was all a facade and a smooth talking salesperson willing to say anything to get the job in contract with no intent to fulfill on details of the project. read more

I found this company on Yelp. We had a sunroom built by them. The sunroom is permitted. My review of this company will echo a few of the others. The work we had done by this company was great. I would give it 4 stars on that. Dealing with Freddy and Victor was not easy and I would give that about 3 stars. They had very bad miscommunication on what was going on. Workers were supposed to be at my house on curtain days and people would not show up. It was the holiday season, so I did understand and have patience with that. I had workers asking for money at certain times when it was not scheduled in the contract. I just showed them the contract and that was easily settled but a little annoying to have to deal with. Having said all that the problems that did come up were eventually solved and that is what counts. I really liked Jesus team that did the main part of the construction of our sunroom. They worked three days straight and we were able to tell them exactly what we wanted. The finishing touches is what we had a problem with but most of those issues were taken care of. I have done several improvements on my home and what has always helped me feel better is the following. I would recommend this company if you did the following. Have a payment plan in place. We did our as follows (No I will not tell you the amount we payed for our sunroom because that will depend on lots of factors). 10% down payment 50% Materials Money (After demo and Haul away) 20% after built 20% after inspection passed This plan made me feel comfortable. I would not give them any money until everything in each step was completed. When you are dealing with a good amount of money you want to feel like you have some control. They honored this agreement. One very important thing that I recommend is having every little detail that you agreed on IN THE CONTRACT! I am happy we did this with most of the thing we wanted there was one thing we asked them to later but was not in the contract, so they did not honor that. It was a verbal agreement and in texting but not in the contract, so I did not hold them to it. I love the sunroom addition to our home. It will make a great play area and family area. The Good ... Basically the work was good, 4 stars. Quality outcome, competent, decent price, etc. The Bad ... The overall process of dealing with Lemus Patio, 2 stars. I've worked with 100+ contractors in my lifetime, this was among top 10 of my worst experiences. It was a wild ride for sure. Pretty typical "contractor woes" ... Timelines not met, miscommunication, not showing up on time, dragging out project, not having materials, lack of accepting responsibility, excuses upon excuses. Despite all that, friendly and positive attitude from Lemus but unfortunately that doesn't keep the job moving along efficiently. Important to also note, the scope of the work was consistent. We were not those customers changing things along the way. I was extremely clear from the very beginning EXACTLY what I wanted/expected in the job. It was obvious as they got started, they were probably in a busy season, handling multiple other jobs, basically seemed scattered and trying to hold everything together. Freddy is essentially the sales arm while Victor is the lead in construction. They are in fact business partners. While Freddy overpromised, Victor was left trying to deliver. In our project, this lead to much tension. It was very clear Victor was quite used to Freddy giving customers expectations that the crew could not meet. Again, I want to reiterate, the finished work was nice. Victor is actually very good at what he does, qualified and skilled without doubt. Freddy, while pleasant to communicate with and polite, does not really have an accurate assessment on the actual working of the project itself. Freddy and Victor were rarely on the same page together with details of job execution. Either intentionally (i.e. "good cop bad cop") or just disorganized, overextended, undermanned , etc. Freddy and Victor required a tremendous amount of babysitting to get our project done. This came to a boil over at one point mid project when we had to demand both of them to come meet with us together instead of dealing with them individually. I would highly recommend you have most of your dealings with them together. They left one very small aspect of our project uncompleted, a simple concrete staining of new sections of concrete repaired. Not a big deal. To be honest, despite my low star review, I would still actually refer them to others given the finished work itself ... as long as one is prepared to endure the headache and stress along the way. read more

This would have avoided a 8 month headache trying to get a patio built with Freddy. Not only is Freddy incompetent but he is an outright thief. I had contracted Freddy to build a large patio. We signed the contract and I paid the down payment. Shortly after, I had Freddy come back to the property and revise the patio to make it much bigger. Months later when the material was ready to build, he asked for an additional "material payment" in order to start building. When he arrived at the home it turned out he had ordered the wrong material and totally forgot we had revised the measurements!! WTF! Freddy refused to acknowledge his mistake and flat out lied and said the patio was never revised despite the fact that he physically came to the home to revise the measurements. By this point we had paid a large sum of money to him and felt trapped. So we decided to reorder the material with the correct measurements and had to pay him another sum of money to do this. This began a 3 month process with Freddy ignoring my calls and text and repeatedly saying material was delayed due to supply chain issues. He would say the material was ready only and give us a date to start building only for him and his workers to not show up. This literally went on for months. At this point I've lost my patience with this con man and I have decided to take him to court. I decided to contract another patio company and they built my patio in 12 days from the day I reached out to them, for the same price! I will have my day in court and I am confident I will get my money back. But the real loss has been the time and headache spent dealing with this shit. I GLADLY would pay double if I could take my time back and do this all over again with another company from the start. We completely replaced our old wood patio cover. They demolished and hauled away all of the old structure and rebuilt a totally new aluminum structure in a short two and a half days. Their installers were friendly and efficient and the new one looks fantastic! They started working within just a couple of days of giving us a quote. OneSun was already 6 months behind on the project before Lemus Patio was involved, so Freddy pushed hard to get the patio cover built as quickly as possible. Initially, Freddy was instructed by OneSun to talk only with them and not with me, the homeowner. However, Freddy decided it was wrong to limit the homeowner's involvement and worked things out with me anyway. By doing this, Freddy demonstrates professionalism and respect towards me, his client. Fredy was the first person I talked to through Yelp. He was quick to respond, cordial when speaking to him on the phone, and very respectful. Had him come out this past month to give me an estimate for some concrete work, moving some sprinklers and patio cover installation. Out of serveral estimates from different companies I did a little research behind each of the products and found that his product and pricing were on point. Plus, a one stop shop to complete my project. Once I made my decision, Victor came out. He was extremely helpful, knowledgeable, and straight forward with any questions I had pertaining to the project. We set dates for the work to be done, due to it being a little rainy this month I thought it would have been completed closer to the end of the 4 weeks they had estimated but was shocked when they finished right before Christmas. All teams that worked on the project were fast, accurate, and very skilled as the patio cover came out perfect to the very last detail. I am extremely happy with their work! The only thing that would have made the experience a little better would be correspondence from their end, I was persistent and reached out to them to ensure dates were being met. I am writing this review because I am completely stunned by what a crook Freddie Lemus is, i paid Freddie for materials on 8/17 and signed a contract the same day. The contract stated the materials would take 2 to 3 weeks to arrive. On 9/3 I contacted Freddie to see when he was going to install and he told me Friday 9/6. On Friday he contacted me and said a part was bent and they would have it on the following Monday. Monday came and went, I text him that say and told him I was going out of town Friday he text back that it would by installed by then. Friday came and went. I did not hear anything from Freddie for over a week. I was back in town the next Friday and this time I called him and he said they would install on Wednesday 9/25. I text Freddie Tuesday night to see when they would be at my house. On the 25th Freddie text me back and said his partner should be arriving at my house and that he would contact him. He never showed up. At this point I was extremely annoyed and told him I wanted my money back. This fool tried to get me to sign another contract stating if he did not deliver on 10/3, it would be free the contract said the reason for the delay was late materials. Lie. He told me 3 times they would be there to install and did not show up, how were you going to install if you didnt have the materials. Also this new contract didnt even have the right information about my project on it. I told him again that I wanted my money back. He said he would send me a corrected new contract and I told him for the last time that I was going to report him to BBB if he didnt give me my money. I have filed a claim against his shady business practices. Shame on me for not reading all of the reviews on yelp, because this appears to be normal business practice for Freddie. However, my home has a gable roof, and I thought it would look much better with it sloped to match the pitch of the roof.
