Love the drinks here! Got the coconut mango pomelo and it was delicious. I usually don't even like coconut, but the drink paired the flavors of coconut, mango, and pomelo very well together. I also loved the chewy sago balls which still had a bite to them. It was perfect in the drink! Please note that pomelo does have a bitter flavor to it, so if you don't like that then you may not like the drink. But I enjoy pomelo/grapefruit, so I loved the drink! I've also gotten their classic milk tea before, which I enjoyed. The drinks came out super fast!

My friend and I were around the area craving boba and couldn't decide where to go, so we literally flipped a coin between places and ended up at Jam Jam Tea Lab. I got the Tsubaki Oolong Milk Tea. I originally just wanted a regular oolong drink, but this seasonal one caught my attention and I'm glad I tried it. It had a really nice light floral flavor that complemented the oolong well without overpowering it, so you could still taste the tea clearly. My friend got the Green Grape Smash and said it was really good. I took a sip too, and for someone who usually doesn't like grape-flavored things, it was surprisingly refreshing. It tasted light, fresh, and not overly artificial like a lot of grape drinks can be. The inside of the shop is really clean and spacious, making it a nice place to sit for a bit, and the workers made our drinks pretty quickly which was nice since it was a pretty spontaneous stop for us.

As soon as you walk in, it smells funky. It was pretty empty. I got the mango coconut grapefruit drink. Was good and had a lot of toppings. My husband got the green grape smash. He did not like it at all. Surprised this place had 4 1/2 Disappointed. Esp because the top two drinks were just okay.

Really good drinks! Got 25% sweet for all and i think its a perfect amount for me. i got myself a jasmine tea with agar boba and it was a refreshing treat. jasmine is fragrant too! the agar boba added some sweetness to my drink which was still not too sweet (a good thing) coconut mango pomelo at 25% sweetness is still pretty sweet. i cant imagine what full sugar tastes like.. white peach tea at 25% was the most like a 25%. if anything, 50% sweetness would probably be okay too (for my personal preference) service is really good here. the staff are young and i noticed they welcome in every guest! and they call out names loudly. prompt and quick service. and the insulated bags are so nice. and they have free stickers!!!! comfy but sleek interior. feels a little nice and fancy with a specific vibe that i cant quite describe. but its cute! lighting in the counter seating area is a little dim tho, dunno if a bulb went out there

Jam jam is a pretty nice boba stop near the District! There's a good variety of drinks here and there's almost no wait here. The parking is super plentiful too! You order by kiosk and wait for your drink here. We got the Oreo cream boba fresh milk and tsubaki oolong milk tea. The tsubaki is a spring exclusive which seemed appealing, but it was kinda just like a jasmine and oolong tea combined. Not too bad honestly! The Oreo cream boba fresh milk was pretty on par and enjoyable. Would come back if I'm just by the area :D

Cute boba shop with an ok amount of seating inside. Parking lot was a little confusing for a sec bc the entrance is a one way but it's a good size. I recently tried the new Rose Cream Coconut Jasmine drink at Jam Jam Tea Lab and it was honestly so refreshing. It tastes like smooth jasmine tea blended with light coconut juice and a soft rose flavor that's floral without being too strong. I also highly recommend the Coconut Mango Pomelo because it has real fruit chunks, fresh pomelo, and perfectly balanced sweetness. Another favorite is the Tsubaki Oolong Milk Tea with its fragrant floral camellia flavor mixed with high-quality oolong tea. The café itself is cozy, spacious, and perfect for cute photos or relaxing with friends.

Jam Jam Tea Lab was a great find in Irvine near The District. Located in a popular strip mall "The Lab" created fresh innovative concoctions and the staff delivered the pretty hand crafted creations quickly and efficiently. We tried the Crumble Coconut Slush w Brown Sugar Boba featuring crumbled coxonut cookies and the unique Grapefruit Americano (yes, a great bold combo) w Brown Sugar Boba. Spacious clean and modern space. Can't wait to drop in again to try different creations!

My new favorite tea / boba spot! Found this while browsing DoorDash delivery... haven't stopped ordering since. The coconut mango pomelo and the mango slush is top tier. The fresh mango chunks make all the difference. I love adding agar boba to the drinks. It is perfectly chewy and plump. The brown sugar brulee milk tea is also a favorite. Even their basic flavored fruit teas are delicious. You can adjust ice and sweetness level. I appreciate the deliveries coming in this reusable tote. Price point is reasonable. Great service. I have yet to make it to their actual store front but I've had many many deliveries and they have been consistently good every single time.

Drinks are solid overall, but nothing really stands out except the ube cheese foam slush that one is actually really good and worth coming back for. Everything else feels kind of mid, not bad but not memorable either. The ambience can be a hit or miss. When it gets busy, it's pretty loud, and there isn't much seating available, so it's not the best spot if you're trying to chill or hang out for a while. Service is very minimal since it's mostly self-service with kiosks. You order, wait, and grab your drink so don't expect much interaction or personalized service. Overall, it's a decent place if you're craving a quick drink, especially the ube cheese foam slush, but not somewhere I'd go out of my way for.

We tried this place and will for sure be coming back. Ordered the Crumble coconut slush and Jasmine tea latte. Man they were both really good but the Crumble coconut slush was delicious. If you like coconut, that's definitely a must. Placed order online and it was ready when we arrived to pickup. There's plenty of parking and nice seating area inside nice spot to hangout. Great boba place in OC. I ordered the Brulee Thai Slush at 25% sweetness, it was not blended fully but the flavor was great, perfect amount of sweetness for those who enjoy a mild amount of sugar ;) The place is very new and clean. Jam Jam is super fire! Every time I'm in the area (as I'm from SD) I always make sure to stop by here. The last to times I came here I got the mango sago drink and both times they were smackalackin. I tend to prefer my drinks on the less sweet side, and so I got 75%. It was perfect! The service is great and quick as it took only 2 minutes for my drinks to come out, even though it was somewhat busy. Ambiance is chill and nice lighting and decor. TL;DR this tea lab is cooking. read more

Ambiance 5/5 It's very bright and spacious. Might be hard to do focused work because there aren't any outlets but chill enough hangout or get something quick done. Wouldn't say this is a good study spot. Service 5/5 Lots of bobaristas ready to make your drink. Drinks came out lightning speed. Drinks 3/5 3/5 Cheese foam drinks need some work. Cheese foam is very sweet/creamy. I was expecting it salty and "cheesy". Cheese foam drink has the normal foil lid so you can't really enjoy the cheese foam unless you pull the straw up. Boba was warm though. 4/5 Coconut Mango Pomelo is alright. Lots to chew through. Parking 3/5 Parking here might be tough with the one way Jamboree driveway that passes Jam Jam and the rest of the parking lot being two way. read more

My coworker recommended me to try out this spot (TY TO MY FRIEND BC THIS IS NOW ONE OF MY FAV BOBA SPOTS IN OC) Went on a Saturday night and it was pretty busy. I didn't wait too long to order on their kiosk. There was no one at the register until someone walked up and a cashier helped them. I ordered the peach milk tea with brown sugar boba, one of their top 10 drinks. I waited a long time for my drink. I think you can order online too? I really love their logo and how aesthetic the whole place is... So cute!!! My drink was sooo freaking good tho omg... Exceeded my expectations. Coming from the bay area I've tried lots of boba spots before. This place DID NOT disappoint wow. The boba is sweet, bouncy, and plentiful. The brown sugar on it is literally perfection.. dare I say much better than Xing Fu Tang's boba. The drink itself was refreshing and didn't taste like artificial peach. The peach reminded me of a peach ice cream and it smelled so yummy! There wasn't a weird milk after taste either. I must try the other 9 popular drinks now, hopefully they don't disappoint! OMG. I think I just found my new favorite boba spot of all time!!! Last week I tried a peach tea and it was incredible. It tasted so fresh with real soft peach bits and it was so refreshing. I got 25% sweet but it still was very sweet to me. Today I tried the Oreo cream boba and I realized I fell in love. I am concerned how many calories were in that drink because it was so creamy and delishh. 10/10 recommend jam jam!!!! Quality is on point read more

Not super impressed but would maybe try it again, tbh I found the menu confusing, overwhelming and yet somehow lacking essential information. Came in for an afternoon pick me up and could not figure out what had caffeine and what didn't. Seems silly to have so many add on options, ice options, sweetness but say nothing about caffeine. I opted for the coffee coconut because it was the only one that was obviously caffeinated. The cashier asked a few questions and I reduced the sweetness to 25% which I frankly still found to be too much but happy I opted for light ice. I doubt there was much coffee or caffeine in there when I got my cup it seems to be nearly all milk or cream or coconut mix, whatever they use, again I have no idea. read more

Delicious and strong teas, inconsistent boba. I tried this place for the first time a few weeks ago and got a fruit smash with boba and the tea was strong and the boba was nice and chewy. Went a second time, but they ran out of boba in the late afternoon? Went today and their boba was way too sweet, small, and soft. They only have brown sugar boba, but I wish they had regular boba. read more

Delicious!! There are a ton of boba places, but Jam Jam Tea Lab stands out with their menu of unique drinks and quality ingredients. You could get a basic milk tea anywhere, but how often do you see a Mango Pomelo Coconut drink? Or a Mango Matcha Latte made with fresh jam? I've been to a lot of boba places that are fairly popular and been unimpressed, but Jam Jam Tea Lab is fantastic! If you're tired of the same old drinks you see everywhere and want to try something different, I highly recommend Jam Jam Tea Lab. read more

A hit in the OC area! Coconut mango pomelo and the green grape one is pretty good! The coconut mango is creamy, really subtle change of taste. Sometimes other places have a sharp change in creamy and tart- jam jam does a good job in blending the flavors. Line was also not too long, a great place to go to on a Sunday afternoon! read more

So many tea stores to try in Irvine went to this new store just opened. Nice decor and spacious if you decide to sit around and drink. Menu is similar to your typical boba tea places..but what caught my eye were the coffees mixed with juices ...went with the grapefruit americano ..could have gotten the large size for $1 more and regret not doing ...the drink was amazing ! Not sweet but just the right amount of balance of fruit and coffee flavor ..will be back to try their other drinks ..Recommend! read more

This was my first time at Jam Jam Tea Lab because I live pretty far from Irvine. I have heard great things about their boba and their unique idea on putting jam on the bottom of their drinks. Truly, they did not disappoint! I finished ordering NINE DRINKS at 4:45 PM. There were only 2-3 people on shift and they were done after 10 minutes!! Yet, the time felt shorter. I will not lie, but I wish I gave them a slightly bigger tip if I knew the time will be short. The drinks themselves? The boba was warm, delicious, and chewy! Jam Jam has already opened several locations in LA, and this was actually my first time trying it! Their logo honestly kind of looks like me haha, same hairstyle and same round face . They specialize in creative fruit and tea drinks, so the flavors tend to be very refreshing. I mainly came because I saw their new drink, Tsubaki Oolong Milk Tea. Since it's camellia season (I even went to a camellia exhibition recently), this one really caught my attention. It features delicate camellia floral notes in oolong tea, paired with their house cream foam, making the whole drink feel very light and smooth. With the recent heat, this was especially refreshing and not heavy at all. Since we were there, we also tried: Green Grape Smash One of their signature fruit teas with real green grape pulp inside. Super refreshing in 30°C+ weather, and the fruit tasted very fresh. Brulee Brown Sugar Boba Milk Tea This one is more of a dessert style drink. The caramelized top layer is very fragrant, and surprisingly their boba is really good. White Peach Milk Tea No artificial flavor taste, just a nice floral and fruity peach aroma. A very gentle and balanced drink. Ube Cheese Foam Slush Do you have friends who only drink taro or purple yam milk tea? This would be perfect for them haha. It's more of a dessert type drink rather than super thirst quenching, but the ube slush with the salty cheese foam is very fragrant. I would recommend getting this at 25% sweetness. read more

I had such a great experience at JamJam Tea and really felt the care behind this place. The shop has a clean, modern, and elegant design--simple but very well put together, and a comfortable place to spend time. The staff truly stood out. Everyone greeted us with warm smiles and was incredibly helpful from start to finish. Their tea is excellent. I ordered a cheese foam tea, my wife got the Oreo drink, and our friend tried the mango pomelo sago. Every drink was fresh, well-balanced, and full of flavor. What really impressed me was the service. I accidentally dropped one of the drinks and spilled it on the floor. Before I could even react, the staff came over, cleaned it up right away, and kindly made me a new drink without hesitation. I tried the new Tsubaki milk tea, which was really smooth and fragrant. It had a nice tea aroma and wasn't overly sweet, which I appreciated. My personal favorite though has to be the Brown Sugar Brûlée milk tea. The brown sugar flavor was rich and caramelized, and the brûlée topping added a creamy, slightly toasted sweetness that made it feel a little more special than a typical milk tea.
