My friend recommend Jam Jam to me and I give it a 2.8/5 stars. The interior itself was really cute and I liked the clean aesthetic of the place. They have modern looking seating as well and my friend and I were able to use one of the tables. The wait for the drinks was quick but the cashier was a little curt and unfriendly at times. I wish they printed the wifi information and bathroom code on the receipt because I felt awkward having to ask the cashier. There was an outlet for us to plug in our laptops so that was nice. It wasn't too busy when we were there on a Tuesday afternoon but there was a line for drinks at times. We were able to sit comfortably at the table for around 2 hours and do work which was nice. I got the mango slush at 75% sweetness and it was still too sweet. Wish I got 50% or lower. The top of the drink wasn't bad but dreaded drinking the mango toppings at the bottom. I really dislike when they add fresh mango and it still has the hairs in them. They kept getting stuck in my teeth and it constantly annoyed me and grossed me out. If I wanted a mango slush drink, I would rather go to Summerfield or 3Cat. My friend really liked her drink however and would come back again. I unfortunately forgot what drink she got but she enjoyed it. I might come again if this issue was fixed or try other drinks. I was just a little disappointed by my drink as toppings are half the experience of a drink for me. read more

Location & Parking: This new boba spot in Walnut is located in the strip mall on the northwest corner of Lemon Ave and Golden Springs Dr. It took over the former Sunright Tea Studio location. Parking is shared with the other businesses in the plaza, so it can fill up quickly, especially during lunch and dinner hours. Atmosphere: I stopped by around 1:00 PM on a Thursday afternoon, and the place was packed. The inside looked clean, bright, and modern, which gave it a nice first impression. Service: The staff seemed friendly, but I did not really get much interaction from them. I understand they were busy and focused on keeping up with orders, especially during a rush, but I think a little more customer interaction would help. Something as simple as a greeting, eye contact, or acknowledging customers beyond directing them to the kiosk would make the experience feel more welcoming. Small touches like that can make people want to come back. Drink Quality: I ordered the classic boba milk tea, and I would say it was above average. Whenever I try a new boba shop, I like to start with a basic drink first because it is a good test of their overall quality. If a shop can make a classic drink well, that usually gives me more confidence in the rest of the menu. Wait Time: The wait was a little over 20 minutes. I've been seeing this all over Instagram and had to check it out. I went on a super hot Friday afternoon. Parking was spacious as it's a big parking lot. As I walked in, it wasn't overly crowded. Came in around 9pm this evening the workers were busy making drinks for the pick up orders since no one was present lol, so I helped myself to the tablet to place the order! We ordered the #3 Brûlée Brown Sugar Milk tea and the osmanthus milk tea and paid extra for the brown sugar boba! Super yummy highly recommend the osmanthus milk tea! I had an adequate experience at Jam Jam (Walnut). I ordered the Coconut Mango Pomelo ($6.95 - 75% Sweetness) with extra mango bits (additional 25 cents). It's a mango slush with grapefruit, mango, coconut mix, and agar boba. It tastes like a heavily processed, unripe fruit... I arrived at Jam Jam (Walnut) on Sunday (around 11:44AM). Parking is easy. The lot is spacious. Customers can order at the self-service kiosk or counter. Staff welcomes new guests as they enter, but Staff is very busy. Staff appeared annoyed when asked questions. The drink took one minute and 55 seconds. Fast! As mentioned, I ordered the Coconut Mango Pomelo ($6.95 - 75% Sweetness) with extra mango bits (additional 25 cents). This drink had an artificial, unripe flavor. Fortunately, the agar boba is generous and delicious. There's a lot of enjoyable chewing. Still, it's a very underwhelming drink. At the very least, this drink quenched my thirst. Concerning ambiance, Jam Jam (Walnut) has utility. There's customer internet with password; customers must ask staff for the information. There's also two electrical outlets, and there's a customer restroom in the back. Music is very loud and upbeat. Jam Jam (Walnut) is also fairly tiny. There's three tables and one counter. Its tables are smooth and clean, but the floors looked poorly swept. I noticed many strands of hairs on the floor, and there's a few dirty shoe prints. It's all "relatively" clean. The location is also well-ventilated, almost chilly. Overall, I had an underwhelming experience at Jam Jam (Walnut). As I left, I noticed their sign, "20% OFF" entire order by leaving a Yelp review during the Soft Opening; I think that questionable promotion had overinflated the rating. I believe I came in during soft opening as stated by their sign by the register. The drink combinations are nothing I've ever seen before at a "boba shop". Very interesting combinations that got me wondering "do these pair well together?" The answer is yes, they do. The establishment is very clean, well lit and organized. The staff helping was nice as well. After placing an order for some drinks, I even asked her to recommend one and she did not disappoint. Drinks ordered: coconut mango pomelo, green grape smash (staff recommended), Oreo cream boba fresh milk, and the white peach milk tea. Everything was good and unique in their own way but the stand outs were the coconuts mango pomelo and Oreo cream boba fresh milk. Those were my two favorite. The coconut and mango combined with the pomelo makes for a harmonious balanced drink. I love having some pomelo pieces in there. The texture of the drink was very good. As for the Oreo cream boba fresh milk, it was so decadent it was almost like a nice dessert. Very delicious and filling with the boba added. They were even giving out free logo stickers! Loved the Irvine JamJam, and this one also lives up to the hype. The green grape smash pairs well with the tea jelly and comes with pieces of grape at the bottom. The coco mango pomelo is super refreshing with bits of real fruit. The white peach milk tea is delicious with a yummy white peach flavor that does not taste artificial. Love the cozy ambiance here! My team and I stopped by after work before our team dinner to try this location out last night. The seating is comfortable & lighting gives warmth. Really like their interior design. The seatings are limited with 3 tables and 4 seats at the windows counter top. The price point is medium with their house specialties. Order was place with the front counter cashier. Nate took my order, but instead of asking what I'd like, he just gave me a "what's up" nod. Lol odd, but ok. I ordered the green grape smash, half sweet. Drink also took a while to come out, but the girl (wish I caught her name) acknowledged the long wait. Drink was really nice and cold, especially for a warm afternoon. It was grapey and you can taste and see that it's not artificial. I'd come back again to try other drinks somewhere down the line.
