Absolutely not. I am one month post partum and have no access to a shower as the door has fallen off. It's been almost a month and they just say they are waiting on approval. They sent 3 people to look. Nothing has been done. Then someone broke our screen door, we sent in a request JUNE 8th. Since then 5 different vendors have been to our home to "look" and do nothing. I have a newborn and can't keep having people come in and out of my home for the safety of my child. My child chipped his tooth in our little yard due to uneven surfaces. It's a total safety hazard. They sent 3 people to look yet nothing has been done. At seven weeks pregnant, a heater fell from the ceiling on to my back in my three year olds bathroom. They offered me $500 to keep quiet. I declined and at this point am seeking legal action. Mold in our bathroom. BLACK mold that they are saying can just be "wiped off" or is discoloration. Again, a hazard. The houses are built so poorly and they don't care once you are in them. I will update here once our case gets going. read more

For months, I repeatedly attempted to contact them regarding serious concerns involving one of their rental properties. I called multiple times, sent several emails, and even offered photos and security camera footage documenting what was happening. Unlike some of our neighbors who were able to speak with someone, I never received a response to my calls or emails. During that time, our neighborhood dealt with ongoing issues including suspected drug activity, excessive trash, vermin, abandoned animals, and a property that continued to deteriorate. My family watched these conditions worsen while our repeated attempts to report them went unanswered. The situation ultimately escalated when the trailer on the property caught fire, requiring firefighters and law enforcement to respond to our cul-de-sac. Thankfully no one was injured, but it was heartbreaking to see something so serious happen after months of concerns about the property's condition. Even after the fire, the property remained unsecured for a period of time. We witnessed people scavenging through the debris, entering the property, and individuals repeatedly coming onto the property in ways that appeared consistent with people looking for an opportunity to squat in the vacant home. Several neighbors had to intervene and tell people to leave. It was unsettling to watch our neighborhood continue dealing with safety and security concerns while waiting for the property to be cleaned up and properly secured. I also provided information, photos, and security footage to law enforcement and other agencies in an effort to help document what was occurring. I understand that property management can involve difficult situations, but neighboring homeowners deserve communication and timely action when legitimate safety concerns are repeatedly reported. Based on my experience, I did not feel that happened here. I hope this company improves both its responsiveness and its commitment to maintaining the properties it manages. Invitation Homes is all about the money and seems to have little concern for the neighborhoods they manage properties in. We have repeatedly contacted them about a tenant whose trailer is parked on the street, creating serious traffic, visibility, and driveway access issues. The property has had ongoing problems, including a truck being burned (someone through a Molotov cocktail), a city tree being removed, and now a generator running late at night. Despite repeated complaints, their response is always that there's nothing they can do. This is a neighborhood of homeowners, and we should not have to deal with ongoing safety and nuisance issues because Invitation Homes refuses to address problems with one of their properties. This management company needs to be held accountable for its fraudulent, greedy ways. I am currently living right next door to their Section 8 property. For several years, the property has been a source of significant distress. Following the tenant's recent incarceration, the residence was abandoned for nine months. This neglect resulted in rotting food and a severe vermin infestation that has spread to my property. the tenant caused extensive damage by breaking all the windows. The site is currently littered with glass and debris, posing a serious fire hazard and compromising the safety of the neighborhood. Finally, this tenant lit her illegally parked RV on fire endangering every home around it! It took nearly TWO WEEKS to get this company to do anything. I contacted this property management company over and over again. No response. My neighbors and I have documented these issues extensively with photographs and records of our attempts to contact. PURE NEGLIGENCE! As long as that money keeps flowing they could give a rats ass about their tenants or properties. Corporate greed doesn't value loyalty or timely payments, but only that they have warm bodies in the ghost towns they're creating by snapping up any and all affordable single family homes across the country. I disliked them immediately and after eight years due to being stuck in a terrible housing market thanks to these kinds of companies. I feel stuck. Don't rent here. It seems ok at first but as soon as you sign, they have you by the neck and they will take all they can from you in mandatory monthly junk fees for air filters, mandatory cable, and renters insurance issues even when a third party policy covers you. No stars. I am having AC issues and apparently that does not warrant a quick response. It is the middle of Summer in SoCal and AC blows warm air. I am a heart failure patient and the temp inside home reaches 88 by the afternoon. Well a Tech came on Friday but what I didn't realize was that he was only diagnosing. Well lucky me repair requires authorization and their offices aren't open on weekends. Do I have any recourse. I thought that AC is a priority maintenance issue? BEWARE!!! we have been renting from this company for three years and have experienced serious greed and hidden fees that the company was ultimately sued for recently for $47 million. In January, we had a water main break. It was no fault of our own. The city took hours to come and cap the leak.. the water bill was more than double and when I reached out to invitation homes , I got the following email response saying that they would ask for a concession for us because their name is on the water bill and technically the line was on the property. Roxana Fernandez has been extremely rude and unprofessional throughout this entire process being unwilling to work with us considering the situation. Now she tells me she doesn't believe that the amount is enough to warrant a concession, even though our bill on average has been about half of this bill and consider considering that I have evidence that the water had been running for hours. This is a problem between invitation, Holmes and Suburban Water systems but invitation Homes and Roxanna specifically does not want to take accountability and make a simple phone call to reach out to see if they can get a concession because we are not the actual account holders. She interrupted me multiple times and then hung up on me refusing to answer any emails. This is the kind of treatment that you received from invitation homes as a paying tenant. read more

Shortly after moving in, we began experiencing significant electrical problems. About ten outlets stopped working, and one entire room had no electricity. We also lost power to the outlet that supports both our refrigerator and the home's advertised "smart home system," which is an additional service we pay for each month. Initially, during our first week in the home, we believed we had simply tripped a breaker while vacuuming. However, when we realized that all but three outlets were not functioning, we immediately submitted a work order. Despite the seriousness of the issue, it took approximately five weeks for a technician to come out and assess the problem. On February 16th, a technician finally arrived but informed us that he could not complete the repair without additional approval and would need to escalate the issue. We then had to wait even longer for a resolution. Power was eventually restored on February 22nd. While we appreciate that the issue was ultimately fixed, it is frustrating that it took over a month to resolve such a major electrical problem. A delay of this length--especially when it affects essential appliances and paid services--is unacceptable. We expected a much quicker response and resolution time. read more

I've been in my home for almost a year and it's been fine. I know previous reviews have stated that they don't take care of repairs but I haven't experienced it yet. Only thing that sucked is that I asked if they can somewhat clean the walls because when we moved in we didn't notice certain stains until I thoroughly got to walking around the house. Not to mention that there were squatters here on the day I was supposed to move in so really I just wanted the home to feel somewhat new within the interior. But when I submitted a request for they sent the maintenance guy with a can of paint and some brushes and he told me that I was supposed to take care of the issue. If I could give zero stars, I would. I have been dealing with Invitation Homes for over a year and a half, trying to get them to take responsibility for the overgrown ivy on the property they own next to mine. The ivy has now reached over 10 feet high, and their refusal to act has ruined the appearance of my backyard, mainly due to the broken trellis hanging over my side and the dried-out ivy, which looks terrible and attracts rats that nest in it and jump onto my property. Instead of constantly asking me to send pictures, they could have sent a maintenance manager in person to properly assess the situation. The fence, which is shared between our properties, is completely intertwined with thick branches that I cannot trim down myself, and now the ivy is ruining the fence. It tore into the bamboo privacy fence which I had to remove myself. The front yard and sidewalk on their property are also neglected and never properly maintained, making the entire area an even bigger eyesore. I have spoken to professional gardeners, all of whom confirmed that the ivy must be trimmed and the trellis either removed or replaced--but this must be done from their side of the fence. Yet, Invitation Homes refuses to act. The tenant has even complained that they don't return his calls, while Invitation Homes blames the tenant for not letting them in to take care of the issue. Meanwhile, nothing gets done, and I am left to deal with the consequences. After dozens of calls and emails over 18 months, they still won't take action. It's easy for them to ignore the problem when they're not the ones living next to this mess. Their lack of accountability, neglect, and complete disregard for the community has made my home environment stressful. My backyard, where I love to entertain in the summer, is now ugly and unpleasant because of their refusal to maintain their property. Invitation Homes is the absolute worst! Last week, I received a phone call and voicemail from Invitation Homes, telling me that our account was past due and delinquent. How in the world could've our account be past due and delinquent, if the early move out penalty of $6,000, was just posted to our account on the same day? This does not make sense. Additionally, I believe that Invitation Homes owing balance and "collection practices" are illegal. As such, I have alerted the Fair Housing Authority and the Better Business Bureau (complaint case 24686341). All of our previous monthly rent payments were either been paid ahead of or on the due date. I returned the Invitation Homes illegal collection phone call around 8:30am last week, and I was forwarded to some sort over overseas call center. I asked to be called back by some sort of manager in the USA, but I have yet to hear back from anyone at their customer care department. Moving on, several times my wife and I asked Invitation Homes Associate Hamilton Hanley III, how much the early lease termination fee would be, and when would it be due. Unfortunately, Hamilton Hanley III never gave us a straight answer, and he only forwarded us a list of Invitation Homes employees, without any sort of contact information. Next, I have already filed a complaint with the FTC (report #199373755), regarding the bogus fees that have been charged to us by Invitation Homes (that were not disclosed in the rental agreement). Finally, some sort of Manager named Mariah Curley called me last week, but she was unable to provide any sort of support or remediation. In closing, Invitation Homes is highly mismanaged, charges unagreed upon fees, has horrible customer service, and uses illegal collection practices. I would NEVER recommend anyone to rent from Invitation Homes. read more

However, my prolonged experience with Invitation Homes has compelled me to share this warning. My tenancy has been tainted by two major failures: 1. Neglected Safety & Repairs For 46 days, I dealt with a severe roof leak that impacted the habitability of my home. The water intrusion wasn't just a mess, it was a safety issue. Water pooled in my kitchen light fixture and shorted out the power outlet. Despite their own maintenance worker confirming this was a hazard, it took 15 days for them to address the electrical danger. 2. Ongoing Noise Violations On top of the maintenance chaos, I have dealt with persistent noise violations that breach the standard Covenant of Quiet Enjoyment. Management has consistently failed to address these disturbances effectively, leaving me without the peace and quiet I pay for two years. The Management Response What is most concerning is the attitude from the team (specifically Gilberto Camacho and Yessenia Hernandez). They characterized the electrical safety hazard as a "mere inconvenience" and said they don't see it as an issue because they said so. They have been dismissive of the noise complaints. After living in a construction zone with toxic fumes, dust, and constant noise for over six weeks, the compensation they offered was negligible. I expected a professional management company to prioritize tenant safety and quality of life. Instead, I had to fight just to get dangerous electrical issues resolved. Ending my lease after 11 years, and I would never recommend this company unless you're prepared to deal with ongoing problems. To start: When we first moved in, the house had squatters who had stolen the range and outlet faceplates. It took weeks just to get a new range installed. Over time, we encountered one issue after another--always met with bandaid, Mickey Mouse fixes. There was moisture in the kitchen due to an old, deteriorating roof that had been tarped and tarred as a so-called "fix." We had leaks under the kitchen sink that caused cabinet damage, which they "repaired" by drilling a board over the damaged wood and leaving it like that. We also had a carbon monoxide leak from an old wall heater. After threatening to report it, they finally tested it and confirmed it was leaking dangerous levels of CO. Only then did they replace it. They even offered to pay our hospital bills, but I didn't pursue it--though, realistically, I should have taken legal action. The hallway bathroom was another disaster. They replaced the toilet and tub, breaking floor tiles in the process. Worse, they failed to connect the tub plumbing, which led to flooding in two bedrooms and the hallway. They had to cut into a bedroom wall to access the tub since there was no service panel. That said, the patchwork was actually decent, so I'll give credit there. The bathroom frequently backed up, and their subcontracted team installed a clean-out right in front of the bedrooms. On hot days, the entire hallway smells like sewage. There's no central AC or ceiling fans in the house. We installed ceiling fans ourselves (replacing their cheap "boob lights") and were told we'd need to remove them before moving out--because "Invitation Homes doesn't want anything costly left behind" that the next tenant might expect to be maintained. Ironically, their rental photos do show rooms with ceiling fans. The electrical is extremely outdated. Running a fan or portable AC along with a microwave or blow dryer causes the fuses to blow. During summer, we had to switch things off just to run basic appliances. They did install one dedicated outlet for a window AC but refused to accommodate any further upgrades--even though the home has no real ventilation or cooling. Every summer, the house is overrun with ants. We paid out-of-pocket for pest treatments for years, but the infestations returned like clockwork. Every subcontractor who came out would tell us the same thing: "The company is cheap and doesn't invest in these homes." Basically--slumlords. Our rent started at $1,750 and ended at $3,400. While we understand prices increase, the home never improved. There was no added value or comfort in living. They merged with another company and now advertise that they perform check-ins every six months to prevent issues. That never happened. We had zero preventative maintenance. The home's exterior overhang and patio have severe wood rot. They replaced six boards, then said they needed company approval to do more--but no one followed up. The move-out walk-through took two hours. We were told we'd receive an email within 24 hours--it was a Tuesday. By Friday, still no email. When I called, they said the employee had lied and that they "don't do that." Instead, they told me to refer to their generic move-out checklist. After 11 years, the carpet, paint, and blinds are all at end-of-life--but they expect the place to be cleaned as if it's move-in ready. I even paid for professional carpet cleaning, despite knowing the carpet is going to be replaced. In California, landlords are required to show proof of purchase and lifespan for carpet to calculate any proration, but they refused. Legally, any repainting beyond two years is the landlord's responsibility. We were told we could paint, so we did in two rooms. We repainted them back just to be safe--but what's the point if the entire house is getting overhauled? They told us the next tenants will be getting: A new roof New electrical New AC and heat New appliances Yet after 11 years of paying premium rent, we received none of that. In the final two weeks, four different employees called asking if I'd reconsider renewing the lease. HELL NO. After everything--including nearly killing my family with carbon monoxide--nothing improved. Beware. read more

DO NOT RENT FROM INVITATION HOMES. If I could give them negative stars, I would. Our experience with Invitation Homes has been so frustrating, especially at the end of our lease. They charged us $417 for pest control because rats were in the attic from roof access (clearly the landlord's responsibility). But instead of taking ownership, they blamed us because of dog food and a temporary doggy door when we were dog-sitting even though the rats were found in the attic. We trimmed the trees ourselves and the rat problem disappeared. That should've made it clear this was an external issue, not a tenant-caused one. To avoid a late fee, we reached out to them multiple times every day for two weeks before rent was due & still ongoing now, 3.5 weeks later, trying to resolve the charge. We explained the situation over and over, and finally said we would pay the pest control fee if they removed the late fee, since we were actively working with them to resolve it. Instead of responding, Birtnee Gallardo emailed us an eviction threat. We've already submitted our move-out notice in March and are leaving next week, thankfully. This company doesn't listen, doesn't communicate, and doesn't care. We've tried to resolve things respectfully and were met with silence or threats. If you're thinking about renting from Invitation Homes, seriously reconsider. You'll get ignored when it matters, then punished for it. read more
