They were pretty much within the range that I expected, based on some research for Los Angeles. They scheduled me at 8:00, and they arrived at 8:00. They were here the entire day, measuring my irregular block and area. They were so very nice, and very diligent with their accuracy, marking the areas they were able to mark, along with verifying the existing, and very old, markers on the sidewalk. I even found out that my neighbor has about 1/2 a foot of my property in the back, and 13inches in the front. It is a great relief to know where my property lines truly are. GMON did a fantastic job. Quoted $2,487.30 for a boundary survey 5/7/25. Quote said expires after 30 days. Now that it's August I realized I needed to confirm quote to proceed. Was quoted $4,840 for the exact same scope of work see pictures. When I asked Monica how this could be, she originally said the County's recording fees increased. They increased by $20... the scope of work increased by $1,619 while the description of the scope of work remained copy/pasted the same. When I pointed this out to Monica, she stated the surveyor priced incorrectly the first time. I asked for management to review and explain. I see on the May quote for the partial survey the recording fee must be incorrect since it's only $18 so there's multiple issues/mistakes happening besides the price gouging. read more

I originally provided a 5 star review of GMON but after much thought and guilt about other's responding favorably to my review I've decided to share my true experience with this company. I hired GMON based on previous reviews but there were a few revealing ones that touched on a certain staff member who made their projects very unpleasant and difficult. I too ended up with a similar, if not more nasty and protracted, experience with one Monica Cabezas. From the beginning my communication with Monica was doomed when she misinformed me until the 12th hour that my presence at our jobsite (we were doing a fairly simple lot subdivision that required a survey, Slope Band Analysis and final survey report) wasn't required in spite of my concerns that access was limited due to a locked fence. After SEVERAL delays in scheduling due to her lack on communication I finally learned that my presence wasn't required and I was furious about the delay. I suggested we have a sit down with the surveyor (the owner) to discuss better communication moving forward. Her response: "If you don't like our services we can refund your money and you can go elsewhere". Very professional. Since I'm a detailed individual I started keeping a chronological history of my interactions with Monica. The most egregious one after much lip biting on my part to keep from receiving more of her ire (which came in the form of INTENTIONAL non-communication and shitty, terse responses) was a final map that apparently required a simple form from the city to finish the process. Our expeditor (that's a whole other story) and Monica never bothered to point this out. And when I queried Monica as to the turn-around time to complete the final map I was told "8 weeks". At 9 weeks (lest I "bother" or inflame her) I emailed to find out the status of our project to which she responded: " Oh, we haven't done anything because we were waiting for the form". I exploded in anger and subsequently printed out my chronological history of interactions with Monica and hand delivered them to their office to the attention of the Owner/surveyor. I received an email from the owner after the weekend apologizing and telling me my project would be handled quickly and that I would have a new project manager, Ally, handling our affairs. Fast forward to the ultimate survey being finally accepted by the city (it still required 2 revisions which, of course, slowed down the process) and a requirement of the surveyor (GMON) to place the monument settings. The surveyors came in a reasonable amount of time (I guess my presence was still not required) BUT they stopped short of completing their survey. When I asked Ally what the problem was she informed me that they (the surveyors) needed a clarification from the city as to how/where the setting were placed. Fair enough. But then I received an email that the scheduler had us rescheduled for the final survey in THREE WEEKS! I hit the roof, especially when I found out the scheduler was none other than MONICA CABEZAS! I insisted on a better date and was subsequently rescheduled for later that same week (go figure). Why, based on my experience and those of others who commented on Monica's lack of professionalism, she wasn't fired at this point is beyond comprehension. Anyway, the monument settings were finally completed and submitted to the city. Meanwhile, much to his credit, the owner/surveyor Jerry waived the 50% balance owed due to the aggravation and DELAYS (at least 3 months overall) Monica caused. And Jerry's work was excellent so I can't take anything away from him. BUT, if you want to experience the kind of aggravation and unprofessionalism I did ON TOP OF trying to deal with the city and other circumstances (don't EVER do business with the "expeditor", Pardo Land Management) then have at it. Their pricing was reasonable and on par with the other bids we received. The survey we needed was simple - location and boundary. It took so much back and forth to get this completed. The crew had to come out twice and it took 3 drafts before we got what was needed for our permit supplement. Each step took about 7-10 days, so it took over a month to get everything done. I found every interaction with Monica to be incredibly rude and off putting. 2 stars because the survey was eventually completed, and they did not try to charge us extra. We did a lot of research and got three bids for a survey (first time) of our residential property lot. GMON was highly professional throughout the experience, and also happened to be the least expensive. As promised, they delivered a highly detailed survey within a few weeks (even over the holiday season). They were also very helpful in answering questions in person on our property after completing their survey work. Experience has been less than ideal. They do not deliver on their own deadlines, I've used them 4 times total and gave them the befit of the doubt each time for topography, slope analysis, plot plan and survey and though the work was completed it was always delayed 1-2 months. Example - "Hi Monica, we paid for slope analysis a month against, when will it be completed?" Response: "Hi, the surveyor said in 3 days" 2 weeks later: "Hi Monica, it's been 2 months since we paid for our slope analysis, when will it be sent to us?" Response: "Hi, the surveyor said you will have it by Friday" It's been 2 months, I'm still waiting for my slope analysis. Update: I got back my slope Analysis after 2 months. Did not require a site visit as they had all the calculations from a prior survey. read more

Just made the final payment for the project. The whole thing couldn't have been easier. Our land is in a kind of historically old area and it was complicated to find the border lines and the guys had to come twice. They were different crews and both of them were very nice, on time, very polite and ready to explain to you everything step by step. I had bunch of questions since it's a complicated area and I wanted to make sure we are getting the right info and Monica was kind to explain everything to me. I needed a survey for a construction project on my large residential lot in Eagle Rock. After reaching out to quite a few firms, I went with GMON because of the good reviews, favorable fees, and their local presence. The surveying crew finished in just a few hours and my final product is a detailed topographic map and survey which was exactly what my contractor needed for their work. I would have given 5 stars but I was told the final survey report would be ready in two weeks but it turned out to be four weeks. It wouldn't have been a problem, but I had to follow up myself to check in on the status. Would've been nice if the communication was a bit stronger. Wish i could give 4.5 stars instead of 4!
