If you blink twice, you might miss this iHOP. It isn't easy to spot as it's located in an area full of office buildings. It isn't its own standalone building like the other IHOPs I've seen. Plenty of seating inside including booths and tables that sit 2,4, or 6 people. Type menu items are $13-$16 dollars. Pro Tip, they have a value menu with about a half dozen options which are decent but only $7. My spouse and I each ordered a different one and shared. The size was ample and bigger than I expected. It was nothing special but filling. I do wish that instead of putting shredded cheese on top of the scramble and omelet, that they let it melt. That would taste better. Appreciate the variety of syrups, but most of them are too sweet, especially the blueberry and strawberry ones. Our service was great and we felt it just the right amount of checking in with us. What can I say? I was at Home Depot next door and was really really jonesing for a full-on, sit-down breakfast. Say what you will about IHOP, with its generic facade and bland interior (and this one is not the architectural gold standard by any means) and usually a cookie-cutter menu, but the food came out fast, hot and fresh --- and the service was truly wonderful, even though they were slammed on a pre-July Fourth weekend. Eggs were perfectly cooked to order, pancakes were, ah, adequate, and the coffee... well let's not go there. But it was everything I expected, and it filled my belly full of comfort. Weird to say this because it's a franchise business but we were made to feel like VIP's. Our waitresses name which slipped my mind was very attentive, super friendly and served us quickly. Everything was super clean inside. At the end of our meal we were told by our waitress that she would be going on break but her manager will be checking on us one more time to make sure we didn't need anything. We don't normally get checked on after we pay, never have but her word was her bond. Her manager came and was equally if not more friendly. She made small talk similar to our waitress and found out my children are obsessed with strawberries. She took some plates and came back with 2 little cups of strawberries for both my kids. This is excellent service. Kind, attentive, friendly, very customer service forward. I hope corporate sees this because this is how all your ihop's should function. I see very little customer service as keen as this around anymore. Price was a bit high but I know inflation is hurting us all. But keep up the wonderful customer service. read more

Today was rough. We dropped off our toddler for the first time at daycare. I have been a SAHM since she was about 6 months old. She is my shadow and I am not accustomed to being without her. Our lovely server Liz (Elizabeth D) greeted us so warmly. When asked how I was doing, I instantly looked at her, with tears in my eyes, and blurted out that we just dropped our kiddo off. I was heartbroken, even though I know the change is good for all of us and that she is in good hands and is blooming and thriving. Liz instantly built rapport with us and just sent out the warmest, most caring mama vibes. She was reassuring, personable, empathetic. She was the hype woman that I needed today. Because of Liz, I am going to invest in numerous bottles of Mr Bubble bubble bath and learn to take good care of myself. As it turns out, we both Mom'ed each other and gave good advice and emphasized how important it is that caregivers also practice self-care and open themselves up to help, love, care, and concern. We are worthy of the exact same love and thought that we give to others. Liz was exactly who I needed this morning. It's like the universe knew that she would be the perfect person for me at that very moment of time. My partner and I were able to enjoy a date morning and indulged in hearty food, and tons of coffee. Sometimes you just need to eat your feelings! I surprised myself by being so open to receiving and giving hugs. Liz has made us a repeat customer. She gets to know her customers and has many regulars. You can just tell how loving and caring she is to everyone. Thank you, Liz, for being an angel and helping me get out of my sad, depressed funk and see the upside of this change. I left so much happier than when I arrived. Next visit we will have to bring the kiddo! Even though we have an IHOP in Sherwood, I would go out of my way to the one in Tigard, if it meant that Liz would be the one to take care of us. read more

Past 2 days the restaurant has closed before 9:30p even though their posted hours says they don't close til 10pm. I'm not sure if they are changing their hours or if they are short staffed but this change of hours should be posted somewhere. read more

This IHOP did me dirty. The hash browns tasted like pneumonia (yeah, I know that sounds crazy, but if you've had it, you know what I mean). The gravy for the biscuits was straight-up tragic, like someone whispered "seasoning" from across the street and called it good. Even the apple juice was mid -- and if you can't get apple juice right, what are we even doing here? I left sick, disappointed, and questioning my life choices. Do better, IHOP. read more

Kevin the manager is amazing. I brought my son to IHOP after getting his haircut (it's a Saturday ritual, but we usually go to Elmer's). I ordered the turkey club with one pancake and my son ordered 5 silver dollar pancakes and eggs. Kevin came by shortly after being seated to make sure we were doing well. When our food arrived I took a slight issue with the multigrain bread that was used. The issue was a personal preference and by no means a critique of the sandwich. Kevin must have heard about my preference and stopped by to see what he could do. First time at this location. The menu selection is standard for IHOP. The service was fast with no problems except for one issue that Unfortunately seems to be inherent in most restaurants these days. That issue is that the food Always seems to arrive in a temperature range of Only Warm instead of Hot. Oh one other issue that I just thought of. The Toast, why does the amount of Butter on it always seems to suggest that the Cook/Chef is the one that has to pay for it himself, & the less he uses the bigger his bonus will be. If you have to hold the slice up to the light to look for a glimmer of light off of it, there Is Not enough being applied. Insofar as the Ambiance is concerned, it's an IHOP, they all basically look alike. But this one is clean, & neat. Not that they all aren't. read more

Day after opening we visited this new IHOP location. The restaurant is right next to a Home Depot, Office Depot, some local businesses including a Starbucks situated right next door. I was quite surprised to see that a new IHOP establishment was now just a hop and skip away from my home down the street. I have younger kids aged 7 and 10, so a restaurant that specializes in something simple like pancakes is definitely appreciated. We decided to check it out this evening. Upon our visit, the place was empty. Not surprised one bit as I'm sure once people learn of its existence here in Tigard, the place will be busy all the time. The place was what one would expect from a brand new restaurant. Everything was new, clean, shiny, you get my drift. The food was typical IHOP level goodness. Nothing 5 star, but the kids were happy and I was pleased with the kind service we received. We will definitely be repeat customers to this location. read more

We tend to avoid chain type restaurants but we had just left Home Depot in Tigard and wanted something quick and close. The newly opened IHOP is located in the former Sweet Tomatoes building across from Office Depot. We were greeted warmly and seated promptly. The restaurant was super clean and our server (Elizabeth) was cheerful and helpful. I had the Spicy Poblano Omelette - a fire-roasted blend of poblano and red bell peppers, onions, beef, Jack and cheddar cheese, avocado, Poblano cream, and chopped serrano peppers. Though I didn't spot any red bell peppers, I did have the green ones. It was huge and absolutely delicious. Warning, it was very hot due to the Serrano peppers so if you don't enjoy hot and spicy, tell them to go lightly with them. My husband had the "build your own omelette. It had a generous amount of his picks - bacon, cheddar, mushrooms but was a bit light on the avocado. Because the portions were huge we had the leftovers for breakfast the next day.
