Unprofessional, unwilling, and unwarranted! The gentleman was yelling and cursing at others when he pulled up to the side of the street in front of the house. He was in and out of the house a few times and declared that the house was deemed to be unsanitary and decided not to do the job. This is after he refused to go under the house because he didn't want to get dirty. The supervisor refused to do anything about it because the liability insurance is too high and it's too risky so basically, he let the employee decide whether he wants to do the job or not without investigating it further. Hired Home Guard because could get all three inspections at same time from same company. Past experience with HG was good bit NOT this time. Had requested to meet inspector in person at the property. When I arrived an hour after they were SUPPOSED to arrive, NO one was there. Contacted HG who said they arrived early, only spent about 45 min doing inspections and then LEFT without contacting me. Plus the pest inspection only included the INTERIOR because they said it was a condo. Well, owner of most condos ARE responsible for exterior dryrot and termite repairs. So had to cancel home purchase because did not get the needed repairs items documented to submit to seller in time to meet contract. What a sorry excuse for an experienced inspection company. Do not hire this company. Their incomplete job CAUSED WORSE DAMAGE to our home. They did not weatherproof this new door frame and storm door, or tell us we need to hire someone else to do so. The door frame installed by HomeGuard wicked in so much water, it spread to the laundry room next to the garage -- Just a slight touch with a paint brush, and the laundry room WALL adjacent to this door CRUMBLED. Outside, the wood is splitting, and mushrooms are growing in it. They did a great job with inspections, and pest control for termites. However, they also didn't seal the new bathroom floor grout, which instantly turned grey before we could seal it ourselves. read more

We (home buyers) relied on a HomeGuard home inspection (contracted by the seller). The report was vague, lacking details and it relied heavily on generic boiler plate warnings. Both our agent and the seller's agent thought the home had minimal repairs needed. We now find we have asbestos pipe insulation that needs to be remediated, new HVAC ducting and 55 year old cast iron drain pipe that had full thickness corrosion to the point of small amounts of sewage being expelled into the crawlspace. Smoke alarms were 18 years old there is only 1 carbon monoxide alarm that wasn't even installed just sitting on the counter--with a dead battery. Toilets were running constantly and they contributed heavily to a 1000~ gallon per day water bill. We thought we could trust the report to be thorough but it was far from it. Hire a different inspector if the realtor has recommended HomeGuard. read more

REALTORS & BUYERS Beware! this company is all about the $ and covering their butt. They don't believe in customer service. As a Realtor when we schedule inspections for our clients we are stalked if our clients don't pay the fees on time. In fact I just got threatened that they would put me in collections since my clients did not pay. My clients had full intention to pay. The irony is that Homeguard was supposed to bill title at closing so the inspection fees were paid through escrow, somehow they did not and now are calling me non stop and threatening me. What's infuriating is that I have referred over several hundred inspections to them over the years but as they started getting greedy and sloppy with their work I have decided to go elsewhere and will certainly advise my colleagues and clients to do the same. When businesses put the mighty$$ above all else, including professionalism, thorough work and relationships than they are no longer going to be used or recommended. I've been using this company for the past 5-6 years as a realtor as they are easy and convenient, I can order home inspection, roof inspection, and termite inspection all in one place. Scheduling is easy and at least in my experience, most of the inspectors have been knowledgeable and reliable. I just did an inspection in Alameda on Thursday 3/8/19, and all 3 inspectors were very knowledgeable. However, on Tuesday 3/6 and Wednesday 3/7 I had them do a termite and roof inspection on a house in contract in Brentwood. As it is a vacant house, I give them a combo to the house to go whenever they are available. Driving by this morning, we find that one of the shutters has fallen off the front of the house (see attached picture). Now, I have no way of knowing concretely who or what caused this shutter to fall off the house, but the timing is interesting that the day after someone is sent out to inspect the house, this would fall off. I call Homeguard today to ask them if they can put the shutter back up, as it should be an easy fix. After speaking to several people, Homeguard said they can't take responsibility for this. They said after looking through the reports, there is no way their inspectors caused this to fall off the home. I ask them are they sure their roof inspector didn't accidentally lean on the shutter and knock it loose, or maybe the termite inspector poked it a little too hard checking for termite damage? They respond with the roof inspector doesn't touch anything and the termite inspector doesn't do anything invasive to a property that could knock it loose. I respond, doesn't a termite inspector usually poke at the wood to see if it's damaged? Like how they literally did yesterday at the inspection I was at with your company? No, they don't do that she says... and they certainly wouldn't do that for something so high up she says. They stick to only 11 feet and under. I mention to them that this house has been here for years, and it's never had a problem. Is it just a coincidence that the day after they are there inspecting the home that the shutter falls off? Maybe it is just a coincidence. Who knows. The HG rep even gave me the excuse "Well, it has been windy lately..."... lol. There are 20-30 other homes on the block that the wind did not affect. Somehow it knocked down our shutter. The day after you inspected the home. Sure... I want to like the company, they've been good to me. But something as simple as this, even though I can't prove they knocked it off, circumstantial evidence suggests otherwise. As good customer service, it would be easy for them to have someone swing by and put it back up. As a realtor I've probably ordered inspections on 20-30+ homes from them throughout the years. It's just bad customer service to blame the customer. Especially a good repeat customer. I have to hire someone to put the shutter back up, which is not a big deal. The lack of good customer service is what bothers me. I'd give the company a 4 star before today. Where do I begin? My realtor has been using HomeGuard for over twenty years and knows the VP Curtis very well. He's never had a bad experience, until now. We hired HomeGuard in November 2019 to perform our pest inspection in preparation for listing our house for sale. The pest inspection uncovered some section 1 work on the outside and inside of the home. I tried to use a contractor my realtor recommended, but like every contractor in the area, he was too busy and the job wasn't big enough for him. Since we were in a pinch to get this fixed for listing the house, we decided to use HomeGuard to perform the work. This is the rub with HomeGuard. They charge a premium for availability. HomeGuard sent a 3rd party contractor and had no quality control oversight on the job. The contractor and his son worked the job. I told the son to call me when he was finished. Around 4pm I got the call and went to the house to look over their work. The pictures speak for themselves. How do you take professional pictures of your home and list it for sale with such awful fit and finish? To top it off, they damaged a newly painted bathroom cabinet with over spray when treating some mold damage. This cost me an additional $425 out of my pocket. If that's not bad enough, three items of section 1 work were listed as replacement, but they merely treated or cut out affected areas instead of replacing them. Had I not inspected the areas myself and called them out on it, I would have been charged for labor and materials that I did not receive. They did not deliver to the terms of the contract and I would have been none the wiser had I not been vigilant. Frank, one of their top foreman, came out the next day to inspect what happened. He was shocked at the quality of the work and could not believe they damaged my cabinets. Frank was understanding and a stand up guy. I explicitly told him not to send the same contractor crew out to fix the issues and Frank understood. I show up the next morning to meet the new crew and what do you know, it's the same crew who did the poor work in the first place! I promptly sent them packing and called HomeGuard. Frank and a couple other guys came out the next day and did address the issues themselves. They did go above and beyond and painted the trim with some paint my realtor ordered and paid for. That was another point of contention. How do they rip out trim around the windows and not repaint it? Wouldn't you expect they would price in painting the trim so they don't leave you with patchwork? They literally finished the job an hour before the photographer showed up to take pictures for the listing. I went into contract before the first open house. The buyers used HomeGuard to inspect the home. The buyers inspector found section 1 work to the trim that my pest inspector missed! So not only did they damage my house (cabinets) and not deliver to a contract, they have incompetent inspectors and no continuity. Let's not forget that anything they put in an inspection is OPINION that they are not held liable for and this can negatively affect your property if the sale falls through since you have to provide all inspections and disclosures to any interested parties. This is what happened to us. The buyers inspector said one of the ceilings had water damage which clearly didn't. It was a seam and had a poor paint job. The buyers backed out of our house while three other houses in the neighborhood sold around us and we had to now defend ourselves against HomeGuard on both ends; pest work and our previous buyers inspection. We did eventually sell the house as-is but I had to pay three additional tax and mortgage payments. Curtis is unwilling to take responsibility for what happened here beyond some meager discounts. My realtor built a detailed timeline of what happened, has spoken with him multiple times to attempt to address it and all he can say is that his profit is $109 on the job after repricing the three section 1 items, giving a $500 discount and doing me a favor to the tune of $400 dollars for painting my trim. He won't even take off the $425 I had to pay out of my pockets off the bill for the damage to my cabinets. I spoke to Curtis on the phone today (02/13/2020) and he gave me the same song and dance. He's unwilling take responsibility and is only concerned about his bottom line. He's unsympathetic and doesn't care about his brand. The only mistake I made was to call HomeGuard in the first place. Now I'm on the hook for a $3100 bill (after discounts) or take Curtis and HomeGuard to small claims court. It's unfortunate that a company can't do the right thing. I'm not telling you to stay away from HomeGuard. I just want you to make an informed decision before hiring them for any inspection or work on your property. I may be an outlier, but if it can happen to me, it can happen to you. read more

I would not recommend Homeguard for termite work and repairs. I scheduled a new door installation a month ago and on the day of the install, the contractor Homeguard hired looked at the door area and simply left without saying a word. Homeguard then said the door would have to be special ordered and I'd have to wait another 6-8 weeks. I called other door installers nearby and most had those doors in stock and ready to install. Homeguard won't even let you contact their contractors. Everything has to go through them. Their lack of transparency and having to wait unnecessarily 6-8 weeks for doors that are in stock at many places is unacceptable. read more

DO NOT USE HOMEGUARD! They are not thorough enough. My buyer's wanted to Use Homeguard which I suggested they not do because of the nightmares I have heard about them (even by someone who has worked for homeguard and left them for a new company). My clients did not follow with my suggestion so we used Homeguard. I met the inspector Greg and watched him go through the home inspection. I followed along as he tested outlets of the home. Given that this was not a very old home and for the most part the home was an "easy inspection for the inspector"(according to greg). Our reports came back relatively clean so my clients moved forward on closing on this home. After escrow closed and my clients started moving in, they found a few outlets that were were faulty. I contacted them as well as my preferred inspectors on what the issue could be. I was told that it could have been a GFCI or a panel/subpanel that has been tripped. We checked all the panels and gfci outlets only to find out that nothing was tripped. Now that my clients are moved in and able to get around all outlets and panels, we call homeguard to reinspect and all they did was come test the faulty outlets to update their reports. This does not resolve the issue as the outlets are still faulty and escrow has closed so we can not have sellers fix/pay for the fix. I've been going back and forth trying to give Homeguard a chance to correct their wrongs yet they will not own up to their lack in abilities and has an extensive list of "what if this happened and what if that happened". Overall Homeguard is not reliable and everyone(Realtors, sellers and buyers) should look into other options. read more

It should be ILLEGAL for a home inspection company to provide bids/ quotes for repairs. What incentive does HomeGuard have to come up with a clean inspection report when their pockets are being lined with bogus repair fees? Can you say conflict of interest? We recently sold our house and the buyers used HomeGuard as the inspection company. HomeGuard supposedly found $2500 in repairs that needed to be done to a 9 year old concrete-tile roof. The type of roof that well exceeds a 30 year lifespan and didn't have a single issue when inspected three years prior. Sensing the report was complete BS, we had three separate people inspect the roof independently. Every one of those companies came up with $450 or less in minor "suggested/ non-mandatory" repairs. What a racket!! Needless to say this company is the furthest thing from trustworthy and wreaks of fraud. read more

Katherine has been my go to from the day I have had issues with their front desk staff. I don't like homeguard as their front desk and other staff members are not always professionals but when it comes to Katherine she answers and replies to email in a timely manner. They need to improve on professionalism with their staff as well as not have a recording and hold time to be so long. With what they charge, they should get a LIVE person to answer calls as Realtors are always busy with their work and I know I don't like to always be put on a long hold. I did business with this company when homeguard incorporated did an inspection on a house I was purchasing and also when I got a warranty with homeguard home warranty. The inspection missed major issues, including the exterior electric panel that we found out later had major, expensive problems with it. The home warranty was even worse. They do everything to avoid allowing you to make a claim. They put you on extremely long hold times, and once you do get a representative every one tells you something completely different. They said they would dispatch an electrician to check the issues (that PG&E turned power off because it was so dangerous), but it's now been over 3 weeks and we still can not make an appointment with nor reach the electrician they dispatched, and now the home warranty company is saying they won't send him because it's a "pre existing condition" however it was never mentioned on the inspection nor disclosed anywhere else. HomeGuard manager John literally told us they would not fix it unless it was on fire and even then they would not be responsible. It is so over the top! There were also a few other examples of new issues that arose that they won't let us file a claim for but the policy says it covers. When we ask to file a claim and request a written explanation or denial HomeGuard told us to have our lawyer contact them. What a terrible experience and business practices.Their behavior seems fraudulent. If you want any kind of service don't go here. read more

We had a bad experience with Homeguard. We had them inspect our home as part of a pre-purchase. They recommended stucco hole tests. When their sub came by to do the holes, the Homeguard inspector had him come back (holes were too small). Rather than the size of a quarter, the inspector wanted the stucco holes to be the size of a softball! The Homeguard inspector insisted that the stucco holes where the damage was found were not to be patched. We had an inspection in April, as of the date of this review, they still have not patched it even though our realtor reached out to management and asked them to do so. That's not even the biggest issue we have with Homeguard. They missed a huge issue. The owners had the property inspected and noted an issue thus giving Homeguard a clue about what they should look for. I even reiterated this to the Homeguard inspector the DAY OF THE INSPECTION. They did not find it. The issue was discovered after we had another company bid off Homeguard's report. Unfortunately, that inspector recommended a full house fumigation but because Homeguard hadn't discovered the issue we had already moved in. What a headache. Plus, because Homeguard didn't discover the major issue in time, we couldn't ask for a price abatement from the seller. We had to absorb the cost. If I can help it, I will never use Homeguard again. read more

Mr Adrian who did the home inspection was excellent and even suited up and went down the crawl space. He answered all our questions and we found many issues that we had originally missed on our own. They showed up on time, described what needs to be done and did a really nice job on all the section 1 items. Very satisfied. They also cleaned up after the work. I was incredibly disappointed by my experience with HomeGuard. The only reason this isn't 1 star is because when I spoke to their customer service, they were always very helpful, but that doesn't excuse the issues that happened every step of the way. I purchased a home that had used HomeGuard for the roof inspection, and decided to use them as well for the repairs recommended. When I set up the appointment, I stressed many times that I wanted to be there for the repair and the woman I spoke to was accommodating to the point she could be (saying she'd request an afternoon appointment to accomodate my schedule but couldn't make any guarantees). When the appointment was scheduled, it was indeed for the afternoon, which was perfect. I left work, drove to the house, and waited. I was given an hour and a half window of when they would come, and I got there slightly early. At the end of the 1.5 hour window, I called to let the company know no one had showed up yet, to which I got the response "Oh, they already came and did it earlier this morning." Every person I spoke to (including the scheduler who gave me the time window that AM) I stressed the importance of my being there for the work. I have no knowledge of roofs and as a first time home owner could hardly tell you if they'd done the job at all if I were to go up on the roof and look (which I can't even physically access). When I expressed my dissatisfaction, the woman I spoke to informed me I'd get an email with all the pictures taken by 6pm the next day as well as a bill to suffice for my not being there. She apologized as well, saying that the contractors should know better than to go during a time they weren't scheduled. I appreciated that (and to caveat, if they'd told me they'd have been there early, it's not ideal but I'd have dropped my work to get there earlier so I could have been there). I also received a call at roundly 4pm to tell me the work had been completed, to which I replied I already knew and re-explained my dissatisfaction to which the customer service woman was surprised (I guess my previous discussion with CS was not noted on my profile/the job or they don't have a centralized system for communicating the job/progress with one another). At 5:15 the next day (45 minutes before they said I'd get the pictures/information about the work done), I get a bill. No pictures, no information about the work done, just a bill and a statement telling me "Recommendations completed by this firm. Item(s) 1, 2, 3." Which I can look up what the recommendations are from the original report, but they didn't explain what they had done, didn't say anything about the actual work done at all. I called and left a message asking for the pictures and spoke to someone who promised to send me the pictures the next day and slightly discounted the work done. They did indeed send me the pictures taken... not that it does much anyways because as mentioned, I have no knowledge of what roofing work is and whether the pictures indicate work was done well/what processes were performed. But I have paid them, and the person who finally sent me the pictures and followed through on something that was promised in the discussed manner is the only reason I didn't give this review 1 star. TLDR: their customer service is polite, but disjointed. I had to push back in order to get what was promised and even after discussing with 2 different people my issues with the service, I got a call and an email (separately) asking if I had liked my experience and wanted to give them feedback... which meant my feedback given to the other people I spoke to fell on deaf ears or was not actually written down. Also the follow through is trash and I have no confidence in their abilities because I wasn't able to observe or discuss with the workers who actually did the work. read more

My rating is zero- or lower if that was an option. I had to pick a star but one star is too much. The inspector Tomas - - representing the buyer, was inaccurate and completely exaggerated issues that were not even issues. An example was one loose outlet that he said required a licensed electrical engineer to inspect this outlet and every other outlet in the house. His over the top inflated prices were ridiculous and far exceeded the other two estimates we were given from reputable companies. This company, in my opinion, inflate and distort conditions they find so they can do all the work. Stay away from this incompetent "inspector" read more
