    Do not hire this company. Their incomplete job CAUSED WORSE DAMAGE to our home. They did not weatherproof this new door frame and storm door, or tell us we need to hire someone else to do so. The door frame installed by HomeGuard wicked in so much water, it spread to the laundry room next to the garage -- Just a slight touch with a paint brush, and the laundry room WALL adjacent to this door CRUMBLED. Outside, the wood is splitting, and mushrooms are growing in it. They did a great job with inspections, and pest control for termites. However, they also didn't seal the new bathroom floor grout, which instantly turned grey before we could seal it ourselves.

    shutter falls off the day after inspection.  Homeguard blames the wind.

    I've been using this company for the past 5-6 years as a realtor as they are easy and convenient, I can order home inspection, roof inspection, and termite inspection all in one place. Scheduling is easy and at least in my experience, most of the inspectors have been knowledgeable and reliable. I just did an inspection in Alameda on Thursday 3/8/19, and all 3 inspectors were very knowledgeable. However, on Tuesday 3/6 and Wednesday 3/7 I had them do a termite and roof inspection on a house in contract in Brentwood. As it is a vacant house, I give them a combo to the house to go whenever they are available. Driving by this morning, we find that one of the shutters has fallen off the front of the house (see attached picture). Now, I have no way of knowing concretely who or what caused this shutter to fall off the house, but the timing is interesting that the day after someone is sent out to inspect the house, this would fall off. I call Homeguard today to ask them if they can put the shutter back up, as it should be an easy fix. After speaking to several people, Homeguard said they can't take responsibility for this. They said after looking through the reports, there is no way their inspectors caused this to fall off the home. I ask them are they sure their roof inspector didn't accidentally lean on the shutter and knock it loose, or maybe the termite inspector poked it a little too hard checking for termite damage? They respond with the roof inspector doesn't touch anything and the termite inspector doesn't do anything invasive to a property that could knock it loose. I respond, doesn't a termite inspector usually poke at the wood to see if it's damaged? Like how they literally did yesterday at the inspection I was at with your company? No, they don't do that she says... and they certainly wouldn't do that for something so high up she says. They stick to only 11 feet and under. I mention to them that this house has been here for years, and it's never had a problem. Is it just a coincidence that the day after they are there inspecting the home that the shutter falls off? Maybe it is just a coincidence. Who knows. The HG rep even gave me the excuse "Well, it has been windy lately..."... lol. There are 20-30 other homes on the block that the wind did not affect. Somehow it knocked down our shutter. The day after you inspected the home. Sure... I want to like the company, they've been good to me. But something as simple as this, even though I can't prove they knocked it off, circumstantial evidence suggests otherwise. As good customer service, it would be easy for them to have someone swing by and put it back up. As a realtor I've probably ordered inspections on 20-30+ homes from them throughout the years. It's just bad customer service to blame the customer. Especially a good repeat customer. I have to hire someone to put the shutter back up, which is not a big deal. The lack of good customer service is what bothers me. I'd give the company a 4 star before today. Suffice to say I will be looking for new inspection companies for all of my future transactions.

    I called and left a message for Steve at Tri-Valley Construction, (TVC), regarding a defective…read more1/4-turn water supply line valve that needed to be replaced in our laundry room. This involved removing sheetrock, cutting pipes, installing new valves, then replacing the sheetrock, applying plaster and texture, and finally painting. This was way above my pay grade, so I reached out to Steve. Within minutes, he got back to me. He asked for photos and provided an estimate with a range, depending on the complexity of what they found. Steve sent his crew over just a few hours later to begin the project. Victor and Edgar arrived, and within minutes, the Sawzall was going to town on our wall. I'll admit, I had my reservations, but it quickly became clear that these guys knew what they were doing. Each phase required a return visit to allow the individual coats of plaster to dry, etc. Our water was only turned off for about an hour or so during the entire project, and the finished product was very good. We're now considering TVC for other projects. I would not hesitate to recommend them!

    I hired Prime to renovate my kitchen - countertops, backsplash, cabinets, electrical, freezer, etc…read more They also helped install a new bidet toilet for me. Overall the experience was very good; Elijah and Bryan were super friendly and responsive. Eli was very patient and accommodating as we discussed several different potential change orders, from new windows to painting, to other misc. things that popped up. Bryan Luna was especially a pleasure to work with. His attention to detail and proactivity to solve any little thing I mentioned was definitely the highlight of working with Prime. Their contracted electrician, Hector, was great as well. I also think they did a great job building out a cabinet to fit our freezer next to the matching fridge. Their master carpenter managed to salvage our existing wood to make it match perfectly. Definitely better than what I'd expect from even a carpentry specialty contractor. I will mention that it wasn't without some snags. Prime deals in volume so they're very busy. I think because I had delays in sourcing a freezer I ended up not getting a dedicated project manager for some time. We had timeline issues made worse with holidays. This caused cascading delays which inevitably pushed back my move in date a few weeks. When I finally did get a new project manager, they ghosted me (later on I found out they had a family emergency). Eli had to step in again to help. Another thing is that their pricing is quite opaque. The estimate will break down prices by milestones, but they repeated told me that it's not a valuation of the milestone itself. This made it nigh impossible to understand if I wanted to contract out specific pieces of the project (e.g. flooring). Design was OK. I felt that the designer was very busy. Sometimes very responsive (5min replies), sometimes not responsive at all (no reply). I wish I had a better, more thorough back-and-forth session about the intricacies of the design. But we made do. Ultimately, the designer made a render and helped point us to some vendors, but from there we had to make our own selection alone (cabinets, handles, pendant lights, faucets, etc.). I did appreciate her presence when we picked out countertops, though. All in all, I think this was a 4.5 star job, but I'm rounding to 5 because of Eli and Bryan :)

Overall, the project went well, and we're happy with the final results. Bryan, our foreman, was a strong asset to the project. Even though he was managing multiple jobs at the same time, his responsiveness and willingness to go out of his way to address our concerns made a big difference. Because we were home throughout the process, we were able to catch issues early and communicate them directly to Bryan, who consistently followed through to resolve them. What Went Well: * The tile and flooring subcontractors were excellent - their craftsmanship and attention to detail truly stood out. * Bryan, our foreman, was responsive to texts and phone calls, listened to our concerns, and made sure they were addressed. He even designed a bi-fold closet door for us, and helped pick up all the material to build it. * Bryan also took the initiative to handle several unfinished items himself, which we really appreciated. * The post-build cleaners were top-notch and left the space in pristine condition. * Throughout the project, everyone we interacted with was professional, courteous, and conscientious. There were no conflicts or issues, which made the experience comfortable for us. Areas for Improvement: * The timeline was a pain point. While we were originally told the project would take 6-8 weeks, it ended up stretching to 12 weeks. * The design process fell short of expectations. Because Prime's in-house designers weren't available, our design work was outsourced. We only received a full design package for the master bathroom. As a result, we ended up creating our own renderings for the other rooms to help communicate our vision to the team. That said, we were very happy with the design and material selections for the master bathroom they did complete. We just wish the same level of attention and design support had been provided for the rest of the project. * At times, resource availability was limited, likely due to workers being assigned to multiple jobs. This led to workflow inefficiencies and delays. Toward the end of our renovation, our foreman Bryan had to personally step in to complete several tasks, such as installing faucets, shelving, and baseboards. He managed to get it done in between site visits and meetings, which we appreciated, but it also highlighted a lack of available crew to close out the project. Despite these few challenges, the quality of the work met our expectations. We appreciated the team's effort and the final outcome.

    Came and measured my two bathroom and a kitchen remodel project. Sent a quote three weeks later for…read more~150k for labor only. His line items are most detailed I have ever seem. A ~$250 charge to cut the hole in sheetrock for an electrical outlet, ~$350 charge to install and connect the outlet to the main electrical system. I lost interest at that point. May be there is a charge to turn the breaker off before installation and another charge to turn it back on. Every conceivable step was a line item. I feel sorry for the guy for going through so much trouble to even give me an estimate. I will not even consider that guy because I have no idea what this project could balloon into. He may find something wrong somewhere and all of a sudden I will have another 100 line items and 50k in additional charges. No comments about his quality of work. May be he is good. All I can say is either he is totally unrealistic about market rate of such projects (which I suspect he is not) or he inflates his rates to tells certain customers he is not interested in taking on their project.

Jerry and Luis were on top of communication and kept everything on schedule. Jonathan and Joshua were our main guys. They worked every day. They helped with moving our boxes into the storage bin, then started the demo process. How fun was it to see our house completely gutted out in less than one day.. wow. They revamped our home with a stunning remodel--new kitchen, new bathroom, transformed hallway closet space to a new powder room, broke down walls to create a bigger space for our living area, new flooring, complete electrical rewire, new recess lighting with dimmers in all rooms, new attic storage, new closets, new windows, and fresh paint. Everything feels sleek, modern, and functional. Not to mention... we now have an awesome new movie room too! The kids are loving it. Walking into our house now feels like stepping into a brand-new home! The whole process took about 3 months... from demo, to materials pick up, to permits, clean up removal, repaint. At the end, there's a final walk-thru to make sure they didn't miss anything. U pretty much point it out and they will come fix it! My family and I were impressed. Would we be hire again... absolutely!
