Well, it is NOT. I went to turn off the fuse labeled 'Dryer'. And I got shocked when attempting to reconnect the wire which was hanging out of the dryer outlet. Meaning the breaker box/ panel is NOT labeled correctly. This is very concerning seeing how someone can get seriously injured. And this company couldn't take the time to test any of the breakers. 2) The kitchen sink is messing caulk and clips. That is not on the inspection. Which means they didnt brothered to look. 3) Hot and Cold water lines under the kitchen sink were not connected to the correct inlet. Which means they didn't brother to look at all. This makes me question everything else they 'checked'. They do horrible work and its messed up that we had to pay them to do faulty work. And of course how is the customer suppose to know this when we rely on them to do the job? Due to this company's slip shod job me, my husband or anyone else who performed work on this place could have been seriously injured because this company cannot and did perform and lied on the report. What a worse of money. But this company will continue to stay in business because buyers wont know how horrible or good of a job they perform until its to late.

Matt at Cantor Inspections was outstanding from start to finish!…read more He was friendly, approachable, and easy to talk to throughout the entire inspection process. One thing that really impressed us was his ability to take complex construction or building issues and explain them in plain English. He made sure we understood not just what he found, but why it mattered and what our options were. Matt was able to ballpark repair costs, suggest different approaches to fixing issues, and recommend the right type of contractor or specialist for each item. It felt like we were getting an education from someone who was genuinely looking out for our best interests. We also appreciated how practical his advice was. Rather than just listing defects, he helped us understand the context behind each issue and what he would prioritize if he were advising his own kids. We found that perspective incredibly valuable, both during negotiations and in preparing for homeownership. If you're buying a home in the Bay Area, you need to call Matt. We couldn't recommend him more highly.

He didn't b.s, didn't try to scam me. I had other people pulling prices out of their ass - quoting at $600-800 for a small condo inspection. Jeff is very experienced and took his time to guide us through the inspection process. He communicated all his findings clearly and gave us great tips along the way. He was friendly and personable. Not at all condescending like another reviewer alleged. I can tell he's very passionate about his job and a subject matter expert in his line of work. He was helpful, answered all of our questions, and gave honest feedback. I even got my report back less than 24 hours! It was a pleasure working with Jeff. I highly recommend Jeff for home inspection services.

I wanted to get a neutral assessment, so I spoke to a few inspectors. However, my phone conversation with Jeff was so amazingly helpful, I knew I wanted to meet with him. When he came over, he had the right equipment to quickly resolve my moisture concerns. After that, he spent the rest of the time going over every little concern I've ever had about my home since we bought it 10 years ago. He shoots straight (to the point of being funny) and is very practical in his advice. It was awesome to have an expert give candid assessments on different issues. He was also very generous with his time, and he seemed to just enjoy helping me understand how to best proceed as a homeowner. I think every home owner should have someone like Jeff come out check out your home, especially after a few years of living in it, and you've gotten to know the issues of a home. It was super. Thank you!

We used him twice during our home buying process and are so very thankful for his thoroughness. In one experience, we decided to pass on a house due to all of Keith's findings that another inspector didn't catch when the house had been sold just three years prior. The second house Keith inspected for us was in great condition, but even still, Keith found minor issues that the pest and roof inspectors didn't. Keith goes over ever inch of the house and he explains everything he finds, the regulations and reasoning behind requirements, the ease of fixing/updating and he does it in lay terms and gives you everything in an equally thorough and clear report. Not only is he a great communicator during the inspection, but is incredibly responsive to emails and phone calls both pre and post inspection as well. Can't say enough wonderful things about Keith. Look no further for a home inspector, you'll find none better.

The process went smoothly, and I was satisfied with the service at the time. About 11 months later, I unfortunately noticed another swarm in the same area. I contacted Hi Tech again and, to be honest, I was a little frustrated that the earliest available appointment was over a month away. However, when the day finally came, they sent Zach out to perform the treatment, and he completely changed my outlook on the situation. Zach was outstanding. He took his time, was thorough, professional, and never seemed rushed. He explained what he was doing, answered my questions, and clearly knew his stuff. On top of that, he was just a genuinely chill and pleasant guy to work with. It's rare to find technicians who combine knowledge, professionalism, and customer service as well as he does. In my opinion, Zach deserves a raise or a promotion.

BBB Complaint: 25332734…read more I am rejecting this response because: there are some facts that were not accurate. September 14, 2025: Report delivered to the client and his two agents only based on the business reply. The owner admitted the report was delivered to his two "agents." I do not have "two" agents. One is the seller's agent and the other is the buyer's agent. The owner admitted that the home inspection report was provided to the seller's agent without my explicit permission. In addition, I was present when the home inspector stated that he will provide the home inspection report to the seller's agent. As the business owner, it is important to take accountability for your mistakes and provide a reasonable remedy to resolve the concerns. Nothing more and nothing less. Please consider taking this as a learning lesson and reiterate to your employees to avoid and prevent questionable conduct in future home inspections. September 23, 2026: Please see attached. The letter was sent to the home owner from the HOA warning the "owner" that HOA identified the window bars listed in the picture attached that it was a fire hazard and "must" be removed by October 15, 2026. HOA is not taking responsibility to remove the window bars and the "associated cost" may be charged back to the owner. The owner is implying that they "read" and "understood" the bylaws of my HOA instead of taking accountability for their mistake to address the oversight of their home inspection. Nowhere in the home inspection report, it was noted that the window bars are a fire hazard that will be a problem that will need to be removed prior to the sale of the home. In addition, I attached pictures of two doors that cannot open or close properly that was not noted in the home inspection report. The closet door in the hallway sticks out and cannot open and close properly like a normal functioning door. Also, the bathroom door is a "death trap" that was not properly addressed and the owner sent a worker to "temporarily" alleviate the owner's concern since the worker did not bring the proper tools to fix it. The owner stated to me that during home inspections that they do not typically check doors. My expectations from a home inspection was that the company will find issues and problems that needs to be addressed prior to the buyer signing off all the paperwork. Some of the most basic problems and issues were overlooked and as the first time home buyer, I felt scammed and cheated by the home inspection company with 5 stars. It failed to meet my basic expectations of what a home inspection should find.
