First of all, it was very easy to contact Inspector Ian. We called him, he answered and gave us the first available appointment that fit our schedule. He showed up promptly for our home inspection. He was very thorough, starting with the roof, then working his way from the exterior to the interior of the house. I was looking to purchase a home that Ian did the inspection. I never met him and didn't purchase the property due to the seller not allowing an inspection. My issue with Ian's inspection was his notation that the water was turned off so he couldn't inspect the plumbing. While accurate, it should have called into question why the water was turned off at the street level for just 1 of the 2 units. Turns out, the water company and the city were not responsible for shutting the water off, leaving basically one option. Which as an experienced inspector, should have been a red flag. While this is a bigger issue to the honesty of the seller/sellers agent, it is not reassuring that the inspector didn't provide more information as to the issue. Again, he was hired by the sellers agent, so I suppose that is his job, limit the negatives for the seller, but a plumbing/leak scenario is a huge financial burden and it is one thing going in knowing it is a problem and the scope of it. It is entirely something else to cover it up. read more

I hired Inspector Ian to inspect a home I placed an offer on. It already had an inspection provided by the seller, but I wanted someone reputable to do a second inspection. Well, Inspector Ian did not disappoint! He arrived on time and was ready to get started immediately. He inspected all of the most important nooks and crannies of the house, taking time and care as he worked his way through the home. Throughout the inspection process he made sure to ask us if we had any questions or concerns for him, which was really heartening. He used modern technology to record his findings and then took the time to share them with us after he completed the inspection. His inspection mirrored the seller's except for one thing; he found out that the stove, which the seller said wasn't working, actually *did* work. The circuit breaker that powered the stove was just turned off. Once he turned it on, he checked the stove and found that it was fully operational! This was a big deal to us because the stove is one of the fancy chef's stoves, and it was a major selling point for us. We were so happy to learn that it was fully functional. Had we not had the second inspection or gone with another, less observant and thorough inspector, we may have purchased a costly and unnecessary replacement.
