After screening several home inspector companies, I decided on RNC Inspections and I chose the right person. First, Howard was on time (early actually) to his appointment. But most importantly, Howard was thorough, detailed and has a very high level of competency. I am very please with my inspection and the findings Howard discovered. read more

Howard was fantastic to work with. As first-time homebuyers, we wanted a thorough walkthrough to really understand what we were getting into--and he delivered exactly that. He was incredibly detailed during the inspection, carefully checking everything and clearly explaining what fell into major, moderate, and low-risk categories. That breakdown was especially helpful for us in prioritizing upcoming repairs and planning ahead as new homeowners. What stood out most was his honesty and willingness to educate us throughout the process. He never rushed, answered all of our questions, and made sure we felt comfortable every step of the way. He also reassured us that we could reach out anytime after receiving the report, which gave us a lot of peace of mind knowing we have someone we can trust even after the inspection. On top of that, his pricing was very reasonable compared to other quotes we received. Highly recommend Howard to anyone looking for a knowledgeable, honest, and supportive home inspector. read more

After an unexpected cancellation of another inspector, I called RNC on Sunday for Tuesday inspection. Howard agreed to come despite my short notice. He really saved my day, because the builder's warranty guy would come the next day to hear what needs to be fixed. Howard was very detailed and found more things than I expected. He explained what was wrong and produced the inspection report the same day, that greatly helped us communicate with the builder. We recommended RNC to our neighbor, who used his service the next day. Your search is over, trust RNC Inspections! read more

I requested an home inspection and it was $450 (a good deal compared to other home inspectors in the Manteca area). Howard did an amazing job. He was very detailed and provided pictures in his report. I got the report on the same day of the inspection. Howard is very professional and responds quickly to emails and calls. All future home inspections I need will definitely be from RNC Inspections! read more

Howard was excellent! He was very professional, knowledgeable and thorough in his inspection. He took his time and inspected every part of the house. He took time after to talk with me, go over everything and answer any questions or concerns I had. 10 out of 10 would definitely recommend his services. Thank you Howard! read more

I used Yelp to find a home inspector for a new single family home. After speaking with 10+ home inspectors, Howard earned my business as he was the only one to take my call and listen to all my concerns. At the time of the inspection there were issues with the electric panel of the home. Howard proceeded forward with the inspection, and even waited until the electrician came to turn the power back on. I feel bad for taking more of his time than needed, but that's the level of professionalism you get with Howard. He was even willing to come back another day. The report was generated later that same evening and immediately forwarded to my builder. That morning I was given my first walk through and I was very happy with the aesthetics of the home but after reading Howard's report, he was able to address things and issues I wouldn't have even known about (strength of air flow of hvac, slight water leak under bathroom sink, missing safety harness for water tank). He was worth every penny and will continue to use him for any inspection needs. read more

Great service and thorough inspections. Have used them twice over the past few years and both times received helpful information.

The best home inspection with reasonable price and very quick turn around. Our regular home inspector was out for a while and we found Howard of RNC from Yelp. We are very happy with Howard's quick response, throughout during inspection and his reports are available almost right the way. We will be using RNC for home and roof inspection moving forward and would highly recommend Howard and his company. read more

Recently did a home inspection for us at a townhouse we planned to purchase. Wow I am so glad I listened to my husband who insisted we get an home inspection. I was mostly enamored with a recent and beautiful remodel in kitchens and baths I didn't think we needed one. Like they say about putting lipstick on a pig. Howard found 3 major mechanicals that were end of life and very expensive to replace. HVAC roof unit plus corroded gas supply lines ($10k) + cracks in the tub bottom in a fiberglass shower over tub enclosure ($10k) + end of life water heater can fail (and flood) any day (cha ching). So happy we didn't get in a rush buying expensive real estate without a home inspection from Howard. He's our go-to guy from now on. Needless to say, we are moving on to other properties. read more

I also was there as he did his inspection and he answered every single question I threw at him, as a new homeowner I had many and he was on my side. You don't ever get that when buying a home and you need it! Choose RNC they are the way to go! Thank you for your help!! read more

Howard is incredibly knowledgeable and thorough and that's what you want in a home inspector. He went on the roof, under the house, and in all of the hidden areas where problems lurk. From my experience, inspectors have to be asked to do that or just plain refuse to go there. He explains what's going on as he finds things (or doesn't) and if it's a serious problem or not. Howard was on time and on task. His prices were the best around. We had our report back in about 12 hours and boy was it detailed. Great job Howard! Thank you for your attention to detail and breadth of knowledge. read more

5 STARS!!!!! Hands down!!! Mike with Moore Home Group (my best pest guy) www.moorehomegroup.com recommended Howard Rosenberg to do our home inspection. This will be our 1st home, so I rely on word of mouth to find the best of the best so we don't get stuck with ruins. I booked both inspectors at the same time and they worked flawlessly and efficiently together. You can read my review on Moore Home Group on my yelp, this review is all about this phenomenal inspector, Howard. First, before Howard, I was told by many home owners that home inspectors don't climb on roofs, go into attic or crawl spaces. I would need to hire different specialist for each. I was stressed out bc all I could see was $$$ leaving my bank account. Howard arrived prior to our appointment time, introduced himself, explained the process, and started. Such a professional and through man. I followed him around and captured his work, bc that's just how I (Asian person) roll and he was cool with it. I asked him if he could inspect the roof in detail bc on the home disclosures the seller's inspector only used 'binoculars' to inspect (wtf is that?!?). Howard, advised me no need to to even ask bc he does it all. He got his ladder, safety ladder harness, and climb his butt onto my roof. During the inspection he found that our chimney wood sliding panels were damaged from water, so they would need replacing. After, he climb into the attic and found a few more problems needing attention: air duct pipes (whatever they are called) installed incorrectly; gas pipes only went to our laundry room -- I like gas stoves so now I need a plumber guy to extend that into kitchen (Mike with Kelly's Family Plumbing is who we used); electrical outlets had no safety reset buttons; he also check water pressure and gave recommendations as well. He also advised that our furnace is HELLA old and could crap out at any time, lol. Howard took his time, he took pictures of issues found, thoroughly explained in detail, gave solutions. We got his inspection report right away and sent to the sellers so they could fix some of the problems found, which they did...money saved!!! in this process of home buying any money saved is always a Bonus. Howard!!!! I could go on and on about how much you know your craft and for being so patient with me and my whole family (there was a lot of us there bombarding him with questions, lol) this would be a 10page review. Seriously, Howard, if you are reading this THANK YOU for making our home buying process so much easier and advising us of things we overlooked. Much appreciated. read more

Howard at RNC Inspections was excellent. He is super knowledgeable, communicates well, and takes his work seriously. He was able to point out different things and then explain why something might look bad, but is actually nothing to worry about. He also went above and beyond and pointed out several things that were not related to the initial purpose of the inspection, which was very helpful to my wife and me. We highly recommend Howard. read more

I noticed water seeping into my home through a sliding glass door that I had installed in 2015 this past Jan 2023 when we had the horrendous rain storms here in No California. Due to the unusual circumstances involving this water intrusion and how it was coming in, I wasn't sure if it was the fault of the contractor who installed my door or the HOA's fault due to a damaged rain gutter. I decided to get a professional building inspector in to see if they could determine what the cause could be. After researching Building Inspectors online, I found Howard and his company RNC Inspections. I knew within minutes of talking with him that he had a lot of knowledge about specific issues related to my water intrusion and I felt very comfortable contracting with him for my inspection. He performed an entire inspection related to my water intrusion issue and compiled a comprehensive report which determined that there may be two entities that were at fault. Repairs have been made since Howard and I communicated last March, and some questions have come up in the interim. As a result, I contacted him recently to see if I could get his opinion on the subject. He responded right away with an invitation to call him. He has been so responsive and accommodating with his time in terms of discussing this issue with me, that I had to write this review. He's got a great deal of professional expertise in the building industry and also provides excellent customer service. I am so glad that I found him, and as long as I live in No California, he will get my business if the occasion arises. read more

I recently had my roof inspected by RNC Inspections. Howard arrived early and for a very fair price did a thorough inspection accompanied by a report and photos.
