Bonus points: my giant mastiff loves them, so that means they are good people since he has is excellent judge of character. Jeremy explained everything very thoroughly and answered all my questions. Excellent reports! Clear and concise. Fast turn around! If you need a home inspection, Nighthawk is the go-to!

We selected Nighthawk to inspect our new home prior to taking possession. I met with Jason at 8:30 the morning of his inspection. We had to go back to the house at 1:30 and found him still working. He was cordial and did an excellent job communicating key points to us in simple English. The inspection result: Every system and appliance was operated and reviewed in great detail. A few items were identified for correction by the builder. The report was a complete guide to the house and all of its systems, including photos and videos. We feel like we received a comprehensive education on our new home. They even included explanations of how some of the systems work so we could understand what we will be managing. The comments in the report gave us, as owners, a list of 18 items that we need to pay attention to during the year. They were not construction items, rather proper care and maintenance of various systems in the home and property. The cost of the report was very reasonable, especially considering its value to us. A few months ago, we had a comprehensive inspection of the house we recently sold. It was more of a sales pitch for services than an informative review. And, the inspectors did only cursory reviews of the various items for inspection. Nighthawk, by comparison, did a full and complete inspection of the house and documented everything for our information and use. My wife is putting the report in a binder for ease of reference. We are truly appreciative of the fine services of Jason and Nighthawk and plan to have them do another inspection just ahead of the home warranty expiration. read more

We were new homebuyers so we didn't know what to expect and we thought that Nighthawk home inspection would help us because of the stellar reviews. It's now been 6mo since we bought our home and I have to say that he missed a lot of stuff... 1. he didn't test our sprinkler system because he said he couldn't turn it on or something ridiculous. When the Citrus Heights Water District guy came over because a neighbor complained our house had leakage, he was able to turn on the sprinkler system right away and found that we had a horribly broken pipes (see photo). Thanks to him missing this, we couldn't ask the seller to pay for repairs. 2. He stated the insulation was good. It was actually terrible. We had a 10 degree difference in our downstairs and upstairs temps and when an insulation quote guy came, found that there were bare spots with no insulation at all. I will update this later, but...we trusted him and relied on him and I'm just so disappointed the sprinkler system was actually SO easy to turn on and he said he couldn't test it...made us feel he either didn't bother or that he was working with the realtor or seller somehow. read more

Several years ago, Nighthawk Inspection did a home inspection for me. Recently, I had questions about some warranty issues with my home, so I contacted Jeremy to see what inspection services his company might offer for my problem. He took the time to reach out to me on a holiday weekend to get additional information. Although his company couldn't assist me, I appreciate his efforts, and he suggested other companies that might be able to help. Jeremy is professional, personable, respectful and kind. I highly recommend his company. read more

Jeremy conducted a pre-purchase home inspection for me. For a variety of reasons, this home had three pre-purchase inspections. Jeremy provided by far the most detailed report. He was able to come on the day that I wanted the inspection done and I received his detailed (including many photos) report in under 24 hours. I shared his report with the person who is helping me with repairs. When he saw Jeremy's report he commented on what a great job Jeremy did. Not only was the job well done, but it was cheaper than some of the other inspections that were done. If I ever need to get a home inspection again, I will definitely call Jeremy. read more

I am a first-time homebuyer, I was not able to be present at my home inspection, but I trusted Nighthawk Inspections to represent me, and ultimately their work failed me, and I am out thousands of dollars. Nighthawk prepared an inspection report that looked pretty with photos, and caught some portions of dry rot outside the home that needed attention, but Nighthawk missed the important major defects. Three weeks after I moved into my home, I noticed that Nighthawk Inspections missed a significant portion of the prior damage on the home's floor. The Nighthawk Inspector took a photo of the unobstructed sliding door area and only mentioned that the handle was loose, but failed to look directly down at the gap in the sliding door and the water damaged floor below it. The floor was sinking, how could a qualified inspector miss this? This could have been easily detected if the inspector was more careful. Due to Nighthawk's incompetence, I lost out on the opportunity to negotiate this Section 1 type major repair with the Seller, and now I have to fork out thousands of dollars to fix my sinking floor. I brought this issue up to the owner, Rob Matlock, and all he did was deflect, took zero accountability, and blamed the other pest inspectors hired by the Seller for not catching this issue. However, I paid Nighthawk over $500 to represent me, I did not pay other inspectors, and Nighthawk failed in that representation and ended up losing me thousands of dollars. When I was shopping around for home inspectors, I read some of the bad reviews that Nighthawk Inspections had, but I took them lightly. That was a huge mistake on my part. Based on the reviews, it appears that Nighthawk might do a decent job at inspecting brand new homes however my home was a bit older. Words of advice: If you're buying a home, attend the home inspection with your inspector, just in case they do a lazy job and miss significant issues with the prospective home. A second set of eyes never hurts. read more

Very quick to respond and provided great advice. Would recommend this company. You can tell they truly care.

Jeremy did an amazing job inspecting our dream home. He also went above and beyond with extra investigation of the garage.

Buying a home can be stressful. Getting a home inspection is stressful. BUT, Nighthawk Home Inspections alleviated a lot of that stress for us. They arrived on time. In fact, he was already on the roof by the time we arrived! They were very personable and thorough in their explanations. Especially to us that are not at all building/maintenance savvy. They explained everything in terms we could understand. We received the electronic inspection report with links to the photos, and how to create a checklist. Absolutely, we would recommend Nighthawk Home Inspections. read more

I'm a realtor and I've used countless of home inspection company and by far Nighthawk was the worst. Rob took zero responsibility and made numerous excuses for his company (similar to what he does about every bad Yelp review), when his inspector did a lazy job and missed an apparent damaged floor near the sliding doors. Some of the key places for Inspectors to inspect are around the door areas and surrounding floors to check for damage. Nighthawk missed a big ticket item and was a costly mistake because now it is making me go through the expensive and long drawn process of arbitration. When all this could've been avoided with an inspector that actually did a good job... read more

Efficient work. I had the home and termite inspections ordered a day prior and Nighthawk got the inspection and reports done in two days. Excellent team to work with! read more

Rob was hired by my realtor to conduct an inspection on the home we were purchasing. Rob incorrectly identified piping in our home as containing recalled PEX piping and brass fittings - both of which were the subjects of class action suits and costing homeowners tens of thousands of dollars. He rescinded this claim once we told our agent we were no longer interested in the home. Eventually, he changed his explanation to say that he "did some digging" on the piping that actually exists in the home. Nice. Can't trust his initial inspection, I guess. I'm still not even sure that anything he said is accurate. Because of this, I told our agent that we wanted a refund for this inspection. We received an email link from Rob stating that if he wanted a refund, we would have to e-sign a document that states that you cannot post a negative review about him or his business without his prior approval. This rubbed me the wrong way. I refused to sign, and negotiated the return of our money through my agent. Some people read contracts, Rob! read more

We had Nighthawk house inspection do an inspection on our house a day before closing. We called them in the afternoon and They were able to squeeze us in the next morning. The office and Rob were very responsive. They went above and beyond to make sure all the paperwork is completed for builder's approval. Aaron did our inspection. He texted us upon his arrival (we were not on site). He kept us informed of his progress. He also gave us a summary of his findings via phone call upon completion and answered all the questions I had. He was able to complete the report within a few hours so we could use it as a reference at the final walk through with our builder. Overall, I had a great experience with their service and would strongly recommend them. read more

I had a fantastic experience with Nighthawk. I had probably 300 questions and every concern was answered with care. I also learned about the home, what time it was built and what made it so special. Such as it being made out of redwood, or that it is a craftsman. 10/10 would be an understatement. Thank you so so so much! read more

I really cannot say enough great things about Rob and his team. I'm buying a new construction home and had so many questions for him before even hiring him, and he was super patient and walked me through the whole process. Then on the day of, they were super thorough and checked what seemed like EVERYTHING. I was initially unsure if I need a third party inspection or not, but I'm so glad I did. In walking through the home and report afterwards it was apparent that he was very experienced. They were very patient in doing our post inspection walkthrough, answering every question I had. Then a week later, I asked Rob to speak and he spent 30 minutes with me after hours just going through the report again. 10/10 would go with them again, and would highly recommend to anyone who's on the fence about getting a third party inspection. read more

Nighthawk did a great job with getting my home inspected! They were very flexible with the appointment scheduling process and provided a quick turnaround time with their final report. Rob was not originally scheduled to do my home inspection but when the original home inspector could not make it, Rob rearranged his schedule and made it work! i hired NightHawk inspections to do structural inspection at my home as some cracks in the wall were becoming visible. Rob Matlock came to do the inspection. He arrived on time, explained the whole procedure to begin with, looked at all the visible cracks i wanted to show, and went about doing the inspection of the whole house as well as the outsides. He finished on time, gave me a nice summary, and also pointed me to an important fix that i had to make on one of the support beams with a very good explanation for the reason to fix. He sent a very professional report with photos and appropriate annotations on the photos. In summary, a very professional job! The price is in line with bay area costs as well. read more

I initially went with Nighthawk Home Inspections because of the reviews. The owner responded to my request for a quote within a few minutes. I was asked some follow-up questions to ensure they could provide the service I was seeking and scheduled my appointment immediately. I was very pleased with the customer service I received from the owner. After scheduling my appointment the rest of the process was extremely easy as well. I received my agreement and payment invoice via email. There were many different payment methods, which made it simple to pay in advance, lessen the amount of stress and even helped to expedited the appointment duration at the time of service. I received email reminders for my appointment and the test results came in within a week. I highly recommend Nighthawk Home Inspections! read more

How do you miss the hole in my floor during your inspection? Ended up costing me a huge amount of money replacing the previous damaged floors, and lost me the opportunity to negotiate these repairs with the seller. Once we contacted Rob about the issue, he took no accountability for his shortcomings. What did we pay you for then? To tell me that the house I wanted to buy looked cute? The inspection missed a bunch of issues, but nothing more obvious than the giant hole in the room, safe to say I wouldn't use his services again. read more

After receiving an approved offer on my largest purchase to date I was in search for the best inspector to help me understand what I'm walking into. Rob and his team were very educational in the ways they differentiate themselves from others. I remained impressed after talking to others. I also really loved his software app this makes it really easy to see each section efficiently. Highly recommended. read more

I rarely leave reviews but this company was impressive. I purchased a new build home 1 year ago and warranty was coming up a bit skeptical about doing one of these 11 month inspections thinking it may not be worth the money. I did it being this was a large investment and have had many things not done properly on this new home. Boy was I wrong this company is very thorough in what they do, emailing and calling prior to visit to spending time with my wife on findings and very detailed report with photos the day after. The inspector even called me to discuss the findings after I received the report. I would highly recommend doing this for new home builds and I assume for any home inspection Money well spent! read more

Rob and his Nighthawk crew were professional, courteous, and thorough with their home inspection. They were at the house about two hours +, testing everything. Afterwards they walked us around and through the house, giving us a verbal report on all of the issues. Areas we couldn't see (roof, attic, etc.), they had photos to show us of all the items noted. Answered all of our questions and made suggestions on how to fix things with limited cost. We received their very detailed written reports with pictures two days later. We were impressed with the whole process. Very educational for us; we learned a lot about the workings of the house. Excellent job! read more

I was skeptical of the value of a home inspection. However, we made an offer on a very old home with a few potential red flags. Rob was unbelievably thorough and provided more insight into the condition of the property than I ever would have imagined. He was very generous with his time and insights, provided a very detailed walkthrough after his lengthy inspection, which was then followed with a very thorough .pdf report. A++++++ As a point of reference, we paid to have a civil engineer come to the property to provide an inspection and report on the condition of the foundation. After reviewing both reports, Rob's provided far more detailed and useful information about the condition of the foundation. Rob is knowledgeable, thorough, punctual, and professional. Nighthawk was quick to respond and addressed our concerns about mold. I would use them again for any environmental testing needs.

Overall we are pleased with our experience with Nighthawk. They were prompt to get us booked, I appreciated their very professional website, and their report. The report is really thorough and easy to access. Our inspector was very professional and I appreciated his walk through. I've debated on this rating, however, because several things that were functional before his visit were broken by him. On the one hand, I'm glad he exposed some things to be fixed, and in general I believe he was just doing his job. On the other hand, I feel like he could have discovered things close to breaking without actually breaking them. For example, the fence that clearly would need to be replaced soon, now it is much more broken and will need to be replaced ASAP. I wish he hadn't made it worse. There were a few other things as well. So, I'm deducting a star because I felt he was too rough. I do believe I would still recommend this company, I just would hope this review spurs our inspector to consider if he is too rough with the homes. read more
