We selected Nighthawk to inspect our new home prior to taking possession. I met with Jason at 8:30 the morning of his inspection. We had to go back to the house at 1:30 and found him still working. He was cordial and did an excellent job communicating key points to us in simple English. The inspection result: Every system and appliance was operated and reviewed in great detail. A few items were identified for correction by the builder. The report was a complete guide to the house and all of its systems, including photos and videos. We feel like we received a comprehensive education on our new home. They even included explanations of how some of the systems work so we could understand what we will be managing. The comments in the report gave us, as owners, a list of 18 items that we need to pay attention to during the year. They were not construction items, rather proper care and maintenance of various systems in the home and property. The cost of the report was very reasonable, especially considering its value to us. A few months ago, we had a comprehensive inspection of the house we recently sold. It was more of a sales pitch for services than an informative review. And, the inspectors did only cursory reviews of the various items for inspection. Nighthawk, by comparison, did a full and complete inspection of the house and documented everything for our information and use. My wife is putting the report in a binder for ease of reference. We were new homebuyers so we didn't know what to expect and we thought that Nighthawk home inspection would help us because of the stellar reviews. It's now been 6mo since we bought our home and I have to say that he missed a lot of stuff... 1. he didn't test our sprinkler system because he said he couldn't turn it on or something ridiculous. When the Citrus Heights Water District guy came over because a neighbor complained our house had leakage, he was able to turn on the sprinkler system right away and found that we had a horribly broken pipes (see photo). Thanks to him missing this, we couldn't ask the seller to pay for repairs. 2. He stated the insulation was good. It was actually terrible. We had a 10 degree difference in our downstairs and upstairs temps and when an insulation quote guy came, found that there were bare spots with no insulation at all. I will update this later, but...we trusted him and relied on him and I'm just so disappointed the sprinkler system was actually SO easy to turn on and he said he couldn't test it...made us feel he either didn't bother or that he was working with the realtor or seller somehow. read more

Jeremy conducted a pre-purchase home inspection for me. For a variety of reasons, this home had three pre-purchase inspections. Jeremy provided by far the most detailed report. He was able to come on the day that I wanted the inspection done and I received his detailed (including many photos) report in under 24 hours. I am a first-time homebuyer, I was not able to be present at my home inspection, but I trusted Nighthawk Inspections to represent me, and ultimately their work failed me, and I am out thousands of dollars. Nighthawk prepared an inspection report that looked pretty with photos, and caught some portions of dry rot outside the home that needed attention, but Nighthawk missed the important major defects. Three weeks after I moved into my home, I noticed that Nighthawk Inspections missed a significant portion of the prior damage on the home's floor. The Nighthawk Inspector took a photo of the unobstructed sliding door area and only mentioned that the handle was loose, but failed to look directly down at the gap in the sliding door and the water damaged floor below it. The floor was sinking, how could a qualified inspector miss this? This could have been easily detected if the inspector was more careful. Due to Nighthawk's incompetence, I lost out on the opportunity to negotiate this Section 1 type major repair with the Seller, and now I have to fork out thousands of dollars to fix my sinking floor. I brought this issue up to the owner, Rob Matlock, and all he did was deflect, took zero accountability, and blamed the other pest inspectors hired by the Seller for not catching this issue. However, I paid Nighthawk over $500 to represent me, I did not pay other inspectors, and Nighthawk failed in that representation and ended up losing me thousands of dollars. When I was shopping around for home inspectors, I read some of the bad reviews that Nighthawk Inspections had, but I took them lightly. That was a huge mistake on my part. Based on the reviews, it appears that Nighthawk might do a decent job at inspecting brand new homes however my home was a bit older. Words of advice: If you're buying a home, attend the home inspection with your inspector, just in case they do a lazy job and miss significant issues with the prospective home. Rob took zero responsibility and made numerous excuses for his company (similar to what he does about every bad Yelp review), when his inspector did a lazy job and missed an apparent damaged floor near the sliding doors. Rob was hired by my realtor to conduct an inspection on the home we were purchasing. Rob incorrectly identified piping in our home as containing recalled PEX piping and brass fittings - both of which were the subjects of class action suits and costing homeowners tens of thousands of dollars. He rescinded this claim once we told our agent we were no longer interested in the home. Eventually, he changed his explanation to say that he "did some digging" on the piping that actually exists in the home. Nice. Can't trust his initial inspection, I guess. I'm still not even sure that anything he said is accurate. Because of this, I told our agent that we wanted a refund for this inspection. We received an email link from Rob stating that if he wanted a refund, we would have to e-sign a document that states that you cannot post a negative review about him or his business without his prior approval. We had Nighthawk house inspection do an inspection on our house a day before closing. We called them in the afternoon and They were able to squeeze us in the next morning. The office and Rob were very responsive. They went above and beyond to make sure all the paperwork is completed for builder's approval. Aaron did our inspection. He texted us upon his arrival (we were not on site). He kept us informed of his progress. He also gave us a summary of his findings via phone call upon completion and answered all the questions I had. i hired NightHawk inspections to do structural inspection at my home as some cracks in the wall were becoming visible. Rob Matlock came to do the inspection. He arrived on time, explained the whole procedure to begin with, looked at all the visible cracks i wanted to show, and went about doing the inspection of the whole house as well as the outsides. Ended up costing me a huge amount of money replacing the previous damaged floors, and lost me the opportunity to negotiate these repairs with the seller. I did it being this was a large investment and have had many things not done properly on this new home. Overall we are pleased with our experience with Nighthawk. They were prompt to get us booked, I appreciated their very professional website, and their report. The report is really thorough and easy to access. Our inspector was very professional and I appreciated his walk through. I've debated on this rating, however, because several things that were functional before his visit were broken by him. On the one hand, I'm glad he exposed some things to be fixed, and in general I believe he was just doing his job. On the other hand, I feel like he could have discovered things close to breaking without actually breaking them. For example, the fence that clearly would need to be replaced soon, now it is much more broken and will need to be replaced ASAP. I wish he hadn't made it worse. There were a few other things as well. So, I'm deducting a star because I felt he was too rough. I do believe I would still recommend this company, I just would hope this review spurs our inspector to consider if he is too rough with the homes. read more
