They gave me a lot of information upfront and the guy took his time explaining everything he was doing while he conducted the test.

I found James of Sacramento Home Inspections on Yelp; he turned out to be everything the reviews…read moresaid. We had him do an inspection on a brand new Lennar home. The Lennar agent seemed insulted that we wanted an inspection, but after reading about the problem of finding competent local workers, we thought it would be worthwhile. BTW our RE agent says they always act insulted. James' drone found some cracked tiles on the roof, which Lennar replaced. The most important thing was perhaps James' documentation of all the safety features of the home--like where the shut-offs were for the electrical and solar system and AC. He also recommended something I had never heard of, a FloodStop device that automatically shuts off the water to, say, a washing machine if a leak is detected. Our RE agent said if she had had one, it would have saved her being out of her home for 10 months while the water damage from HER leak was being fixed. We are going to put them in our residence and all our (4) rental homes. That recommendation alone paid for James' inspection. The report itself was very well organized; it will serve as a written guide for future residents of the house. The Lennar superintendent had given us a guided tour of all the features--sprinklers! Tesla battery! and more. But as with a doctor's visit, 80% is quickly forgotten. James' report, however, will be in a drawer in the kitchen as a guide in case of future problems. We have a lot of peace of mind that was easily worth the cost of the inspection--even for a brand-new home.

Kody from Paramount Inspections arrived on time and walked with our group as the home builder rep (going forward I'll call him Tom) toured us through the house. Tom identified anything he felt needed to be addressed, marked it with blue tape, and explained the issue. He then encouraged my group to do the same. Kody also came by a second time, to perform an inspection without Tom present. He even uses a drone to inspect difficult to reach locations on your roof. Kody then presented his findings from both trips. I found his summary to be thorough and informative. Kody had found a number of items that neither I nor Tom saw. With Kody's help and insights, I was able to get 1,000's of dollars of repairs handled by the builder for free. I also have peace of mind knowing that all the major systems and potential problem areas of my new home had been inspected by a certified third party. I highly recommend Paramount Inspections, and specifically Kody for your home inspection needs. The company's pricing is very competitive and I found Kody to be reliable, professional, friendly and very knowledgeable. Give Paramount a call. You'll be glad you did.

Ian asked multiple questions about the type of inspection we were looking for, what type of system we had, and what our expectations for the inspection were, then actually recommended a different specialist inspector who he believed would be able to provide the service we were looking for. I appreciate the integrity of a business that is more concerned with helping a potential client than trying to make a quick buck. I will definitely be sure to recommend Ian and Calview to friends who are looking for inspection services!

He was courteous, knowledgeable and professional. Ian is the owner of the company. From my experience with him in this short while , I've learned he is a family man with astounding integrity. Second, I did not contact this company Cal-View Property Inspections casually or without cause. I reached out because there were serious ongoing concerns in my home, involving exposed walls, abnormal air quality, and conditions that affected my family's health and safety. At the time, children were living in the home, and the wall area had remained exposed for an extended period. The inspection was not the cause of the problem. It was conducted because I needed answers about conditions that already existed inside the unit. The inspection helped confirm that mold concerns were present in the air and on surfaces within the home, including in my daughter's bedroom. After the inspection, I pursued code enforcement. That process resulted in multiple code violations being identified, and repairs were required. My family was displaced as a result of the condition of the home, not because of anything this company created. The statements suggesting improper motive or lack of professionalism do not reflect my experience. I hired this company because I needed an independent assessment, and from my experience they were professional, responsive, and helpful during an extremely stressful situation. This company did not create the conditions in my home. They documented them. I am grateful I contacted them.

If you're looking for an honest company, CalPro is not it…read more I held off on writing this review because I wanted to give the company the opportunity to make the situation right. After four days of back and forth, it's clear they have no intention of taking accountability for what I believe was a significant oversight during our home inspection. We hired CalPro to perform our home, sewer, and pest inspections before purchasing our home. After closing, we began noticing a burning smell coming from the electrical panel outside. I had four different electrical companies inspect it, and every one of them immediately said the panel needs to be replaced. They explained that it is a Zinsco panel, which is widely known in the electrical and insurance industries for its safety concerns and is often considered uninsurable or in need of replacement. When I reviewed our home inspection report, I was surprised to find there was no mention that the electrical panel was a Zinsco panel. The report included photos of the panel but no notation identifying it or recommending further evaluation or replacement. Although I wasn't able to be present for the entire inspection, my realtor was. During the inspection, the inspector identified the panel as Zinsco and told my realtor that because the breakers had been updated, it wasn't a safety concern. When we later questioned why the report didn't mention the panel, he repeated the same explanation during a phone call and suggested the electricians were simply trying to sell us a new panel. Had the report identified the panel and its potential implications, I would have had the opportunity to negotiate with the sellers before closing. Instead, I'm now facing an unexpected $5,000 expense. I contacted CalPro to give them the opportunity to address the situation. Their response was that the inspector was unaware the panel was a Zinsco panel. That directly conflicts with what my realtor was told during both the inspection and the follow-up phone call. Rather than acknowledging the discrepancy or investigating what happened, the company stood by that explanation. I also forwarded the email correspondence to the owner. The office staff told me she was "aware of the issue" but "not always available by email." Everyone makes mistakes. What separates a good company from a bad one is how they handle them. Unfortunately, based on my experience, CalPro chose to deny responsibility instead of addressing a serious issue that has left us with a substantial unexpected expense. Since CalPro has chosen not to take responsibility for this issue, I am now being forced to spend additional time and money to resolve it through the court system.
