The owner, Mark Kearns came out to review the home and made several recommendations of repairs that I didn't even notice needed to be done. One of the realtors in Walnut Creek recommended Jonathan Van Hoy from Specialty Inspection . We just needed the service for routine check . We had a few small areas affected by dry rot and wanted to get these repaired . I want to make this review short and productive for reviewers who are considering to use this company. This company is HORRIBLE. They are so good at emailing you unlawful invoices for work and hours they claim they have done but they never did. Do NOT ever trust them . When I asked them to refund the $ 400 credit that I have with them , they declined to do that because I refused their bid on repair of areas they recommended. Their bid was over $ 6000 and I got it fixed by others for $ 1200. I also realized that Specialty Inspection uses cheap materials. I spoke with different people from the company regarding the issues we had with them . Everybody gives a different narrative . They don't seem to communicate among each other. PS. Recently used their services very satisfied with them. First was for general inspection before buying the house. Our inspector was Pete Scales. He was very helpful, answered my questions, explained the issues and gave good suggestions. I was so impressed with them that later on I had then come out and do an estimate for Termite and Rot at well. Again the inspector Ken who came out was amazing. He explained what was going on and what needed immediate attention. I had then do some of rot and termite related work. The technician was Ananias and another person (cant remember his name). They were great. Cleaned up after them, explained everything that they were doing, just people you could trust and be comfortable having inside your house. I scheduled an appointment to have my section 1 requirements fixed. Not only did they come on time, they arrived earlier than expected! I had to step away from the house for a bit, so I felt bad when I had to make them wait however long they were here before 9am. I had two people come by to do the work, one is Carlos and the other one I forgot his name but it started with the letter A. Mr. A thoroughly walked me through what is supposed to be fixed. As the new owner of the house, I was supposed to have remove my gated door for them to fix my interior door. But I didn't read the inspection report properly prior to them coming and they were able to do that for me and put it back on like it was never off to begin with. They did an amazing job and helped me lock all doors after they were done since I wasn't at the house with them. Thank you again! read more

We hired Specialty Inspections for roof repair. A substantial rain period during the spring season brought about a water leak that started trickling from ceiling to floor in one corner of my home. Due to Covid and shelter in place order, we hesitated in bringing a contractor in. By the fall season, we knew we had to get the problem fixed. We went thru a few contractors, who quoted us outrageous estimates, recommending unnecessary work. We chose Specialty Inspections because they were the most honest. Their roof foreman Mike Brookes came out to bid. He was very professional, detailed, and communicated clearly the scope of work that needed to be done. Specialty inspected the home we purchased and I called them about a month later to do a few roof repairs noted on their inspection. I had been on the roof earlier and agreed that the repairs were valid. The repairman was on time, knowledgeable, and did good work. I was with him on the roof most of the time to learn what I could about the roof condition, what to keep an eye on and he was very good to talk with. Found out squirrels like to chew on soft metal to sharpen their teeth. I appreciated him looking over the entire roof and the before photos from the inspection and the after repair photos to document the work. Two months later after we purchased the house, we called them back to do the repair work that they recommended. Scheduling repairs was easy. The foreman replaced the damaged sections of wood, painted with matching paint, and left the extra paint for us to have. At nearly 73 I've given up climbing up onto the second story of our steep roof to clean the gutters. Someone i knew recommended Specialty Inspections to do the job. Mike arrived on time to look at the job. He pointed out that a few ridge shingles were in bad shape. The next day I had an estimate that included the gutters, shingles and nailing a board that was coming loose. This was a small job so Mike said that they could squeeze it in quickly.
