When the work began, I noticed right away that they were very detail oriented, and hard working. And they conscientiously cleaned up at the end of each day. I had a family emergency mid-way through construction and they were so patient as we had to do some collaboration virtually and get creative with access to the property. We recommend them without reservation. Our selection process included approximately six firms specializing in roofing, all in the Northern Virginia area. We cross-referenced multiple public sources, including Angie's List, Yelp, and Google reviews in order to create a working list of credible firms that met minimum acceptable standards on things like size of firm, ownership of firm, operating history, and number of verifiable reviews. We met with each firm for an initial estimate, reviewed each proposal for warranty (labor and materials) and contingencies, and then contracted with the selected firm after several weeks. From the outset, Kevin Villanueva was engaged, demonstrating interest and explaining why he thought LCR Exteriors was well-suited for job, including explaining why they preferred GAF shingles as opposed to CertainTeed shingles. Their bid wad competitive and detailed, yet concise and clear. We then reached out to Kevin in the final stages to add a few elements to the job. We ultimately chose to work with LCR given our desire to partner with a credible firm now and in the future. LCR Exteriors is at a different phase in their growth than other firms, but we believed they fit our needs well. The new roof installation occurred on time and under difficult weather conditions. The crew leaders, including Miguel and Ronaldo, were friendly and worked tirelessly to support their crew. We understood the timeline and different contingencies, such as the potential need for plywood if there was rot underneath the existing shingles. Communication was clear, both on the ground and in the customer portal site. Final inspection went well, and we had no complaints. We purchased Kohler rain shower plus hand-held and tub mechanism with all necessary valves from Fergussons. We kept our reclining Kohler tub with side st.steele handles. We needed to tear out and replace all prior tiles due to leak, and wet uninsulated walls around tub. Mr. Buendia and his team planned out the job, gave us a reasonable estimate, told us from when to when the job was going to be done, emailed us job proposal, we agreed and signed contract, and the the job started. They covered floors and stairs to prevent any damage, while we made sure they had access to an empty bathroom. In the middle of job we discovered that we needed to reinstall 'all walls, which we did not know when we started. Mr. Buendia and I went to the Tile store on Eisenhower Ave., and we chose together a tile that would fit and look great, and align with remaining ceramic floor. The team worked in coordinated way, and the end result is truly terrific! We are very satisfied and very much recommend Mr. Buendia's team to others. We hired Lakewood Home Builders to build a 2-story addition following an architects' plans. The…read morework was completed in 2019. Since then, we have struggled to get them to correct problems. The mini-split systems their HVAC subcontractor installed have never worked properly. They run for a little while (long enough to pass inspection apparently) and then shut off and have to be reset. Their HVAC sub said they were getting new units for us, and now that I have asked again they say they are out of warranty so they don't have to. The new concrete driveway is deteriorating already. The deterioration seems to be only on the main portion so presumably a problem with that concrete pour. When I asked about the first signs of deterioration my concerns were brushed off. The driveway was also initially made narrower than the civil engineer's specifications so a strip had to be added to make it the correct width, which looks unsightly. They also cut corners with the architect's specifications. The back stairs were supposed to be low-rise - about 6.5" - to match our front stairs for accessibility. Instead they used higher risers so those stairs have a rise about 8" and are hard for me to use. The attic pull-down stairs that were specified to be insulated are not. I worry that there are more things that we just haven't noticed that were not done to specifications. We like the space, but the rec room is unusable in winter without a working heating system. Another warning - their HVAC subcontractor installed HVAC air vents in the floor of a bathroom including next to the toilet. Imagine what happens when the toilet overflows? Code allowed that (and may still, be careful) but it's certainly a bad idea (code does not allow HVAC vents in bathroom floors in commercial buildings) and I would hesitate to trust a contractor who built like that. I really wish we had chosen a different contractor.

Sean Moran, the owner, and the guys he works with did a great job with everything they helped us out with. There were a couple of things we were looking for in the contractor we would end up hiring. First, they had to be reasonably responsive with our understanding that we weren't their only clients. Sean was always very responsive. If he didn't immediately respond to a text/e-mail, or phone call, he would always get back to me within a few hours. Second, the contractor had to be very knowledgeable in that they could help us complete our vision, provide information that we requested, or feed us vital information that we overlooked but needed to know. Sean and his guys were always spot-on in their advice and definitely helped us understand what could work, what wouldn't, and what we should do taking into account our long-term plans for the house (potential rental down the line). Third, the estimated time to complete the work had to be reasonable. The times that Sean quoted were very reasonable and most importantly, they ultimately met all their timelines. I oversaw all their work and ZERO minutes were wasted during performance. Finally, the prices had to be competitive. We weren't exclusively entertaining the cheapest rates because when it comes to renovations, you really do get what you pay for. AMC's prices were extremely competitive, especially considering the amount of one-on-one attention we received during the entire process and the kind of experience and quality of work they bring to the table. This of course is generally an advantage of going with a smaller company. The renovations and repairs Atlas Moran Construction helped us out with turned out great. I should note that the renovations and repairs were completed through two different work projects, so obviously we were very happy with the first project that we went with them on the second one. We're currently looking at some complete bathroom renovations and you can bet that we're going with Sean and Atlas Moran Construction again! Fast forward to now and we had a bird break a panel and accessed our soffit vents. I called Real1 Construction and Jason came out again identified then bird damage in about 20 minutes. Only two days later and under an hour of work our bird damage was replaced. Again it was a fast and positive experience for us. Would highly recommend Real1 Construction if you need roof work.
