When I decided to sell my home in Sonoma, Alice came to our first meeting with exhaustive research and a clear, actionable plan to get the best price. Even though she was working outside her home county, her preparation was flawless. The results speak for themselves: my home sold within one week. Alice is now helping me find my next home, and she is just as impressive on the buying side--quick with disclosures and comparatives, and always providing sound, honest advice.

Alice isn't the type of agent who tells you what needs to happen and then says, "call me when you get it done." Alice will actually manage the fix-up process for you, which enables you to get your home on the market in a very timely fashion. If you think about it, that makes good business sense for her, too. My family home, as you can imagine, had a lot of emotional meaning for me and let me just say that there was also some family drama. Through it all, Alice showed what a determined AND compassionate person she is. Her team members are also on the ball, and I felt their support the whole way through this first-time selling experience. I'm glad I chose to work with Alice and her team at New Horizon Real Estate and highly recommend them.

When I initially inquired about an apartment, Sarah wouldn't even let me fill out an application the moment I mentioned I had a Section 8 voucher. They only came back to me after their other applicants backed down. After waiting an entire month to move in with my family, I arrived at the move in inspection to a complete nightmare. The listing explicitly promised "New beige waffle weave carpet to be installed in all bedrooms" and "luxury vinyl flooring." In one bedroom, management left sharp debris and trash all over the floor from a recent window or paint repair, completely unvacuumed. Dakota explicitly lied to my face, claiming the new carpets were to be taken care of by move in date, only to later shift the blame entirely onto Sarah. The bedroom carpets were never replaced. Instead, the apartment was delivered completely filthy and in the exact same neglected state as when I first viewed it. the appliances in the unit are severely neglected and broken and need replacement. The kickplate at the bottom of the dishwasher was broken and poorly masked with a large piece of red tape. It completely fell apart upon inspection and requires full replacement. Stove and oven was heavily rusted, caked in thick, old grease, and still contained dirty aluminum foil left behind by the previous tenant. The paint was peeling off the range hood from age and severe grease buildup, posing a fire and another health hazard. I noticed a thick, unsanitary buildup of dust and filth along the sides of the refrigerator. Furthermore, the unit had a cracked toilet seat covered in urine, a broken front door sweeper, broken thermostat, severe mirror rot, and cracked, lifting bathroom flooring. Most alarming of all, there was severe black water damage and suspected mold under the kitchen sink, a major health hazard for my kids. The place seemed as if it had not been cleaned in years!!! When I pointed these out, Dakota dismissed these health and safety issues as "cosmetic or minor maintenance matters." I even offered my own time to clean the unit a day early, but they refused to give me the keys for "liability purposes," yet expected my family to move into a filthy construction zone and live out of boxes until they could finally schedule carpet installers days later. Management showed zero empathy, never apologized, and tried to push me to sign the inspection sheet just to get the keys. Fortunately, I stood my ground, refused to sign, and immediately contacted the MHA, who backed me up completely to cancel the contract. Please beware of Marshall & Co. They misrepresented the property, lied about updates, and tried to force a family into a sub standard, unsafe apartment!

Key Highlights: 1. Exceptional Team: I've had the pleasure of working with Wilsen, Ahyeza, Chris, Patricia, Jana, Fiona, Nikki, and Ramiro. They are professional, attentive, and easy to collaborate with. 2. Problem Solvers: One of their greatest strengths is that they never shy away from a hard problem. Whether it's a maintenance issue or a tenant concern, they tackle it head-on with a level of responsiveness that is hard to find. 3. Trusted Partnership: When you are looking for a partner to manage an investment property, creating an empathetic and caring relationship with the tenants is the most important factor. They have proven themselves to be reliable stewards of my property. Pro-Tip for Owners: Because they manage a diverse portfolio of both condos and houses, I found that providing clear context on my specific expectations for house-level marketing and maintenance from the start created a great feedback loop. Their receptiveness to this high level of communication is exactly why our partnership works so well; it ensures everyone is aligned from day one. Overall: If you need a team that is responsive and capable of handling the complexities of the Bay Area rental market, I highly recommend The Cal Agents.

I spoke to one agent, then made an appointment to have calls with others. The Cal Agents called me, and in less than a minute I realized it was someone from a Philippine call center. What a slap in the face. Outsourcing is a hot button issue, and I will NEVER share personal information with someone overseas, but also: WHY? Are they too busy for a two minute call to make that connection? Introduce themselves? Answer relevant questions? And perhaps MOST CLOYING: is this the same company that employs those same call centers to make masked cold calls asking to buy our property? HARD PASS.

After owning homes for 25 years, I sold my house when I got remarried. After renting from individual landlords several times, we moved to a new place that uses Feagley as their property management company. Initially we were concerned about the level of service we might receive, but things turned out much better than expected. We went to their nautical themed office to sign our lease, meet Cindy and some of the team. Everyone was nice, super professional. Up until that point, everything was smooth and by the book, from the showing to the application process. Flash forward to living in our new place, and everything is so well organized. We pay on an app, and if there's any maintenance concerns, we initiate a request in the app. We have been contacted promptly on our requests, first by someone in their office, and then they let us know who to expect to contact us next, such as a handyman or locksmith. The professionals they sent over always do great work. Honestly, our setup now is better than previous places. Landlords in the past, while responsive to our needs, absolutely micromanaged us to death with sometimes ridiculous things, like, you left the lights on, you're using too much water, questioned everything we asked to be repaired, often implying simple wear and tear issues were our fault, and complained about the costs of repairs. I don't miss that one bit. We go about our business, pay our bill, and nobody bothers us. If we need something, we ask, and get a prompt and courteous response. We are responsible, proactive tenants, and are treated with the respect that we deserve, which we greatly appreciate. Based on our experience, some landlords get way too emotionally involved in their properties. Having a management company takes that out of the equation, and leaves it as it should be - just business. Based on my personal experience of their professionalism, I recommend Feagley. Your precious investment will be in good hands.

When I went to pick up my property files and keys to the buildings on April 28th, the end of our contract, they had lost all the keys to one building and there were missing keys to the other buildings. The property files were missing leases also. The year that they managed my buildings, I had numerous complaints from tenants that they do not return calls about maintenance. Even though our contract will not terminate till April 30, 2023, one tenant was informed by Feagley that they are not responsible for any maintenance issues in mid April. I will never recommend Feagley to my worst enemy.

My father has Alzheimer's and reached a point where it was no longer medically safe for him to live independently. Their move to assisted living was not a choice -- it was a medical necessity. Despite extensive communication and documentation explaining these circumstances, the property management response was rigid, transactional, and strikingly lacking in compassion. The situation was treated purely as a contractual inconvenience rather than a human crisis involving cognitive decline and elder care. They also levied a "leasing commission" - $5500! - to re-rent the immaculately kept house that took exactly one day for them to re-rent. What was most distressing was not just the financial posture taken, but the tone: repeated legalistic arguments with no acknowledgment of my father's condition, no empathy for an elderly couple in crisis, and no effort to handle the situation with basic humanity. If you are a tenant who expects empathy, discretion, or flexibility when life takes an unexpected and serious turn, I strongly encourage you to think carefully before working with this property management company.

My goal was to secure reliable tenants paying market-level rent within a few short months. Lee Petty and his team were exactly the right folks for the job. They connected me with skilled, efficient tradespeople (electrician, carpenter, painter, professional cleaner) who did high-quality work at a fair price and had the place ready in short order. TPM also handled the rental listing and vetting of prospective tenants. Result: a beautifully upgraded townhouse that commanded the desired rental rate, inhabited by wonderful and responsible tenants who are well liked by their neighbors. While I've chosen for now to manage the tenants and property myself, TPM is available to take that over at any time. I recommend TPM very highly!
