I don't recommend working with JD Management neither as a tenant nor as a landlord. Although staff members try to be helpful, based on my experience the company suffers from serious systematic issues. Some examples: -In one case it took the company ~60 days to fix our dishwasher and finally after we had to find someone ourselves, it took them +10 emails back and forth to agree to reimburse us. They eventually promised to do so but warned us against future "unauthorized" charges. AFTER 60 DAYS of failing to get the job done. -For more than two years, they refused to removed a lot junk from the backyard which they have promised to do before we sign the contract -Our windows are a source of a lot of energy waste which is costing both us in terms of electricity cost and the environment. A company that thrives on preying on and defrauding vulnerable students, especially international students. They are negligent and incompetent. They will illegally keep your security deposit to pay for things that are in no way your fault or responsibility, and threaten legal action if you contest any of their actions. As a scare tactic if you're an international student, they will threaten reporting you to Department of Homeland Security if you don't comply with their demands. They will threaten to sue you for fraud. If you leave a bad review, they will threaten to sue you for slander. They will threaten to file a formal complaint about you with the University of California. Many students, fearful of their threats and/or not wanting to jump through the burdensome hurdles and obstacles JD Management Group places on its tenants in order to get the full security deposit back or get things fixed, just let it go. And this has become JD Management Group's business model. Do not let up. Do not roll over. Have you been defrauded? Have you been threatened? Take them to small claims court. Work through the University (they have staff to help with this!). Leave negative reviews. Pursue legal action. THEIR BUSINESS MODEL IS TO DEFRAUD STUDENTS through shady and deceptive practices. Don't let it continue. Stand up for yourself. Use the resources available to hold them. They will stoop as low as possible to defraud you out of your money. The best advice I can give is to avoid doing ANY business with them. Don't let them management your properties and do NOT rent any of their properties. I lived in an apartment in Berkeley under JD management for 1 year when I was in college. Overall, I thought it was a smooth experience. The process of signing the lease, requesting maintenance, moving out, etc. was all very straightforward and easy. The property manager Mansour is very responsive and takes care of the apartment building very well. I rented a property from this company and had a very bad experience. I found them to be totally unprofessional and incompetent. Things got started on a bad foot when Jonathan was shady about the parking situation at my unit, and it turned out it had *NO* parking options. We were repeatedly ticketed for parking in front of our unit. The unit was also absolutely filthy when we moved in. Then Jonathan illegally withheld our deposit after our lease was done - i.e., did not return deposit within 21 days and did not provide proper documentation of defects. Despite trying to work this out with them, I was forced to take them to small claims court. I could not proceed because the address Jonathan filed with the CA Secretary of State appears to be inaccurate so we could not serve them. These people are crooks. STAY AWAY. read more

My experience with JD has been stellar. My studio apartment across from Highland Hospital is very nice so I've only had to reach out twice. 1. Thermostat, fixed the next day. 2. Lost my keys in an Uber at 3pm, by 5pm Jonathan had a very kind gentlemen meet me for spares. The keys incident literally saved my tail since I had to pick up my dad at the airport that night. Other than that the location is great, and the tenants are working people, kind, and surprisingly quiet. I get a great night's sleep every night. Occasionally I've heard some younger folks doing the party thing but only on a Friday or Saturday. I was lied to several times about what was going on with prospective tenants. The owner is in the middle and depends on the agency to be detailed about screening tenants. In the end, I did not wish to add additional business with this company. So, the lied 3 more times about when they mailed my money. Told me Tuesday. On Friday, they told me it was mailed Thursday. I received today, Monday. The post mark was done on Friday. They received money from the tenant on Nov. 28, 2021. I just received my check today, Dec. 6, 2021, eight days later. I love JD Management! I rented a studio on the top floor of Treehaven 2325 Ridge Rd, Berkeley, CA and from viewing the property to moving out, everything was easy and enjoyable. Mario Perez showed up half an hour early to show me the apartment. He responds to almost all my phone calls and if he doesn't pick up, he returns them within the hour. Punctuality and reliability, I mean how more professional can you get? When I couldn't meet with him to sign the paperwork, he let me sign everything electronically and email them to him. Jonathan Davis even picked up his phone when his wife was in labor at the hospital. God, I love these people. They really care about their work and their tenants. Maintenance is awesome! JD Management has an online system that lets you request maintenance work and pay rent. When I poured too much bacon grease down my sink, maintenance came the next day when I was in class to clear my drains and calcium build up in my faucets. When my light burned out, maintenance came on that Saturday to change it. The building is about 90 years old, but still maintained well. Every weekend maintenance vacuums the carpet and a gardener tends to the bushes. The building is secure and the tenants are trustworthy enough to leave packages for weeks outside your door. Most of the tenants are generally quiet. The neighboring co-ops have some wild parties, but they're friendly enough to give notice and provide us with their phone numbers if they get too loud. My only complaint is the water bill. They use an independent company called Northwestern Utility Billing Services to charge the tenants for sewage and water usage. My water bill ranges from $50-$60/month even when I was on vacation. I guess it's understandable because electricity, gas, and garbage is included in rent. Rent is a little steep, but worth it. The rooftop has a view of the Bay Bridge and the Golden Gate Bridge. I would rather rent from JD Management than deal with the Berkeley slum landlords that give you nonstop headaches. read more

Disorganized at best, negligent at worst. I don't totally agree with every bad review on here. To be fair, I'll throw in a few props to the company. My problems were more with my former landlord than the management company itself (which in Berkeley is pretty common). Once you are able to get in touch with them, things do get solved pretty fast. Another potential plus is that Esteban was really nice and helpful answering questions at the showing. However, the building was in bad shape when I rented it. But, being desperate for a place, I went ahead and signed the lease. I really don't know what angle a property management company could have renting a building that was literally falling apart (when I moved in the linoleum on the shower was peeling off in chunks, the bedroom window had a huge crack in it, lack of screens on windows....I could go on). Brook did my walk through and he seemed genuinely shocked at the conditions. This was a sign of how uninvolved the management company really is in the properties they manage. My problem is that the only times you'll hear from anyone at the company is the day you move in and the day you move out. Literally. Even when I signed my lease I had an issue with the portal, so I tried to contact them. I felt that Jon talked over me and seemed pissed off that I even had contacted him at all. Poor customer service and general disorganization (got my name wrong in several emails too lol) are what this company is guilty of, not the often criminal actions of your landlord. My suggestion to the company would be to improve your customer service. Honestly hire a receptionist so people don't feel like they're either getting ghosted or yelled at. Can I give 0 stars? These guys were one of my first experiences renting an apartment and by far the worst. This was ten years ago. I occasionally still have flashbacks of me answering my phone to Jon screaming at me for a half hour without me being able to get in a word. When I say screaming, I mean SCREAMING. Completely unprofessional and rude. I subleased an apartment on Blake street in Berkeley quite a few years ago, which Jon knew about. The place was completely run down. My tub kept clogging, two of the burners went out, and my fridge was broken for an entire month-completely illegal given it's under the Berkeley Rent's Board jurisdiction. It was impossible to get ahold of Jon and JD management to get anything fixed, and funny enough, as soon as he thought-again thought-I hadn't paid my rent, he called screaming. I had actually paid my rent on time as I always do, which he must've figured out after the 30 minute screaming session, because I never heard back from him again. No apology. No nothing. Eventually the place was nearly uninhabitable, so I gave my notice and left. Never heard back from them, and I never got my deposit back. I've never had such an experience with a landlord. Most every other landlord has been great, and I was so young then that I didn't realize how bad it really was. I hope they've gotten better, but it sounds like they haven't. DO NOT LIVE IN AN APARTMENT THAT IS MANAGED BY THIS COMPANY. I lived here my sophomore year and am eagerly anticipating the move-out date. The manager is extremely rude and unprofessional. The apartment we live in now (2232 Blake St.) is also a complete mess. The oven is broken and various lamps and lights are hanging by a thread. And there's no hope of getting them to repair these things! I mean, who checks to see if the oven works properly when you go through the walk through? Also, they painted white over the giant cracks inside the tub of the bathroom so that it looks clean, but when you shower in it, the paint chips off under your feet and you see the bathroom floor for the gray cement surface it really is. And the toilet broke several times! Yes, this happens. But it wouldn't be such a problem if the manager would send someone to fix it in a timely manner. Waiting four days to get your toilet fixed is entirely too long, especially if you live far from campus and can't run there to pee every time you need to. He "lost" one of my checks in the mail a month ago, charging me $75 and telling me to send another. And once I did, he "found" the check and kept the $75 fee until I bombarded him with emails and phone calls to take it off. He also ended up cashing both $700 checks, and told me I had a credit for the month of May. Which, yes, wouldn't be a problem if we weren't moving the hell out of here. So now, here I write this review, right after calling him and telling him to send me my money back as soon as possible. This is actually my first Yelp review. I got an account just to write it. Go J.D. Management for inspiring so much hostility in me! I honestly wouldn't do any kind of business with this company ever again. Unfortunately had a very poor experience with JD Management, renting for multiple semesters in a large unit in Berkeley. Communication was poor from the start, contracts were late, neglect of contact from students when oven and shower stopped working. Those services were lacking for more than a month, but JD completely refused discussion of the matter. Standard landlord stuff except some of the management went around students complaints to undermine their word to the landlord. When they pushed for late fees on contracts that weren't even assigned for the time, lots of people complained but again communication was subverted + indirect. I recently moved here (14th Ave.). Even though I am a new tenant, these guys have been great. I have severe arachnophobia and ended up sending them three maintenance requests because of spiders in ... probably about a three week period. They responded quickly and without complaint - I got screens put on my windows, the stairwell (which is safe and secure) was taken care of by pest control, and they even trimmed the tree outside my window to further reduce the risk of those [expletive] from getting in. I was probably a pain in the ass about this, but they never once made me feel like I was neurotic or anything. They have been very respectful and efficient. (As an arachnophobe, I can spot a spider almost anywhere - so it's not like this place is infested ... I just seem to be able to see anything with eight legs that moves.) read more

Do not rent an apartment from this management company. I lived in Treehaven Properties (2523 Ridge Rd) my second year at Cal, and my dealings with the landlord were a mess. Besides the fact that the prices are high for VERY old buildings with old pipes and fixings, the landlord is careless and irrational. The manager is the reason this place gets at least one star because he is very courteous and prompt, but the landlord just kills the deal. A couple complaints. First, we've had troubles with our sink and draining at least twice during the school year. My roommates and I would come home from school to an overflowed kitchen or bathroom sink full of dirt, sludge, and god knows what. We would call the manager and file complaints, but no one would come to fix the pipes (unless they entered when we weren't home), let alone help us clean it. Secondly, our landlord was very irresponsible about Berkeley's rent policy on interest on security deposits. He didn't give us the interest by the deadline (some date in January), so we left him a formal note saying that we were going to deduct the 10% as stated by the law. He later said that he actually did leave a note while we were gone during winter break, which none of my roommates or I saw. Also, he technically entered without leaving a 24-hour notice. I asked at least 7 other rooms in the building if they had received their security deposit interest, and only the tenants that had resided there for more than a year had received it (2 out of 7 rooms). That definitely is not part of the policy, and I was shocked at how irresponsible Joseph (landlord) was. All of my friends who lived in other apartments had said they had promptly received their checks or some notification from their landlord. Lastly, the cost of the utilities we had to pay (water and sewage) irritates me. Treehaven uses some third party payment system, and I eventually figured out that our utility bill stayed the same, no matter how much we used or saved. During winter break, in which we were gone for more than half of December, our utility bill for that period INCREASED by a couple dollars. It seems that this third party billing company takes the water usage of the entire building and divides it by the number of tenants living in the apartment. What's stupid is the idea that, assuming half the tenants are Cal students who go home for winter break, the other half of the tenants managed to consume enough water to go past twice the normal usage. Plus, I'm pretty sure most of the water and sewage utilities would come from the city of Berkeley, so I'm guessing there's some shady business going on. All in all, my very long rant will hopefully convince you to stay away from Treehaven, if not JD Management in general. Oh, and to top it off, they lost the form that my roommates and I signed to split our security deposit. And then when we turned it in again, they deducted $125 for cleaning even though the manager had said it was amazingly spotless (definitely cleaner than the previous tenants had left it before). This place just drives me crazy thinking about it. read more

In 2019, I was looking at apartments to rent in Berkeley as a new graduate student. I looked at three apartments managed by this group, and each was worst than the last. The first had mold in the tiles in the bathroom that was so dark I thought the grout was black until I looked closer. That same apartment had unusable blinds that were falling down and poking out into the room. The second apartment smelled like it had a gas leak, and had no access to laundry services, yet was being rented at an exorbitant price. The third apartment had a LITERAL DEAD BIRD just inside the door that was rotting and smelled!! The worst part was that the person showing me the apartment picked up this bird with his bare hands to throw away. There were also many stains on the floors in all of these apartments, and I highly doubt any of them were retrofitted for earthquakes, as they shook just walking normally across the floor. All of the apartments were ludicrously overpriced for how nasty they were. Save your time - don't even bother looking. read more

An absolute disaster and not to be trusted. I lived in an apt building 'managed' by J. Davis, or JD Management, that had holes in the floors, fire doors that jammed and so were propped open (meaning you could escape in a fire but also meant anyone could walk into the building, which was right off of University Ave), dogs (although the owner said dogs were not allowed in the building and one tenant let his dog run loose in the hallways), basement windows propped open, debris strewn all over the basement. The list goes on and on. Now for the apt itself: during my tenancy of less than one year, I had two serious ceiling leaks, the toilet broke, the bathroom sink pipes were so rusted they disintegrated and leaked, the phone line didn't work (which meant the doorbell didn't either), the lock to the front to was inoperable, and repairs that JD Management promised would be made before I moved in (that gave him over 20 days to complete them) were not completed before move-in. The building was a mess and the property manager disorganized at best (criminally negligent at worst). In the interest of full disclosure, I took both JD Management and the owner of the apt building to mediation with the Berkeley Rent Stabilization Board. The RSB decided in my favor, but the owner is appealing, as is his right. I can whole-heartedly say *avoid* this 'management company' like the plague and, if you have the misfortune to live in one of his buildings, know your rights!!! I eventually moved out with legal cause because of the second ceiling leak. They did hold my deposit and last month's rent and I'm still fighting to get it back, but justice will prevail. Do NOT even consider living in a place "managed" by this company. We used to love our apartment when it was managed by North Berkeley Properties. Then, JD Management purchased it, and it went downhill fast. They are completely unprofessional, unresponsive, unpleasant, and seemingly uninformed about any of the Berkeley Rent Board laws. Our experience echoed a lot of other commenters. The wiring was in such a state of disrepair, that the power would go out for seemingly no reason and completely short out the circuit breaker panel. It would take JD a day or more to get back to us about it, and then we would wait several more days for an electrician because he "didn't want to pay extra for him to come out sooner". The best part was that the woman upstairs would shove all of her food waste down the garbage disposal, so that it would clog, and we would come home to find our kitchen flooded with her dirty water and food remnants all over the floor. Sometimes, it even backed up into our bathtub, filling it with foul-smelling sludge and leaving us without use of our kitchen sink or bathtub. And since they didn't want to pay for a plumber to come out right away, we would be left for DAYS in this mess. Out of the NUMEROUS times this happened, they never once told the woman upstairs to stop throwing all of her food down the drain. These people will not return your phone calls in a timely manner (if at all) about noise complaints, health and safety issues, leaking ceilings or other repairs, but if they lose your check one month you will be harassed until you send them a replacement. There were so many other problems with this company that we eventually moved because we couldn't handle it anymore. In summary, this is the sleaziest management company I have ever dealt with, and I wish I could give them negative stars. read more

No stars for this company. They managed my property for a year and they ran it i(the apartment) into the ground. They stole money from me - meaning they charged me for landscaping and did not do it. They left a tenant with a backed up bathroom for two days. The water ran into the hall and bedroom leaving the wood floors no longer use able. I would not suggest you use this company. I'm not sure what the problem is. I leased an apt from JD in west Oakland for a year. I never had a problem. I paid my rent on time and Jon Davis was always reachable for me. I didn't have a long credit history and when I moved in I had to pay an extra deposit. When I moved out I received the entire deposit back within 2 weeks. JD Management is one of the most irresponsible management groups I have ever had to deal with during my Berkeley housing hunts. I dealt exclusively with the main person, Jonathan. He is rude, brash, disrespectful, and unprofessional. At first, things were cordial and professional. When it came time to turn in the deposit, he became exceptionally rude and demanding. He lied to us about the lease, didn't meet with my roommates (who just needed to turn in the deposit money), and rented the apartment to another group with no prior warning. The day of, he exploded in a fit of anger over the phone at my roommate for little to no reason. He is incredibly unprofessional. Despite honoring an agreement to give us the apartment, he went with a higher-paying group with no warning. I do not recommend renting an apartment from JD Management.
