This company managed my property for 10+ years (1 Bed Condo), there was always something or another that frustrated me about them but I let it go. Our renter moved over in Sept 2025 and we sold the property (vendor was unhappy that we didn't use them to sell property). This month (May 2026) I get a notice from City of Oakland that a lien had been placed against my property that vendor sent me for lack of business license or registration of rental on May 18th (payment for lien was due May 28th) at no time did vendor sent me updates or requests and now I have to deal with the city of Oakland to get lien removed. You would think that after 10 years, they could have sent me proper notice. read more

Every time I request help with an issue in my apartment, Advent Properties sends a great person who solves the problem. Once the issue is solved, without fail, the company sends a request that we rate *them* instead of the professional they outsourced who should be getting the credit. So, because they keep asking, here is my honest review of living at an Advent Property, not just a few stellar folks. Pros: -9 times out of 10, they hire quick, efficient professionals to solve plumbing or electrical issues. -Amenities in the apartments are up-to-date for the most part and the places are pretty aesthetically pleasing. We rented our place without realizing the ice machine in the fridge was broken and their solution was to offer to buy us an ice-maker for the counter which...not a great solution when you use lots of counter space. We said no thanks and bought trays. (If you're looking to rent from them, double-check everything works before signing anything!) -The staffers I've spoken with are communicative and kind (Tyler & Kelly especially). Cons: -They raise the rent to the max as often as the law allows WITHOUT making major improvements to the building. - They charge you $2.50 for every time you pay rent online and don't offer clear alternative options (I know it's only $2.50, but why do you need to keep making money off me trying to pay you when you already raise rent annually???). -They're inconsistent with sharing relevant information about the building, including regulations with a nearby parking lot and, in the case of an active smoke alarm while a resident was out, we couldn't get a hold of anyone until the fire department came and went. None of my neighbors knew we had an onsite manager we could call in times of emergency, including someone who's been here for 13 years! So 3 stars out of 5, and the exceptional professionals they hire and staff for immediate are the biggest reason for my rating. I've rented my home through Advent for several years, and have many good maintenance experiences. I am writing specially to recognize Julio, part of Advent's maintenance team. Julio has come to my house several times and is always extremely helpful, kind, personable, resourceful, generous, and generally a delight to be around. Today, he came by to fix my range, didn't have the necessary tool, so went out to his truck and made it! In minutes, he was back in and adjusted the range exactly to my liking. I'd like to take a moment to recognize Zach Moss personally. While I appreciated the majority of the individuals I interacted with while a tenant of Advent Properties, Zach truly stood out to me as professional and client focused. I met Zach during my move out process. He was thorough and clear during the pre-move out inspection. He brought a trainee and thoroughly assessed the townhome taking the time to explain what he was assessing and why. He was reasonable in his assessment while also ensuring he was looking out for his client, the owner's, best interest. Additionally, I had several packages that were not delivered before my move so I asked the team to leave them at my door and explained my neighbor would pick them up. A technician inadvertently picked them up and took them to the Oakland office. When I reached out, I was told I could pick them up in Oakland between 9 and 4, M-F. I work long hours during the week and this wasn't feasible for me. Zach got wind of the issue and drove back to Castro Valley to personally drop the package off at my neighbor's home. Willingness to go above and beyond is rare in this day and age. Zach's act made a huge, positive impact in my life during a difficult time and I was genuinely grateful. It makes me wonder if they're truly motivated to fill vacant units. In the ultra competitive Bay Area rental market, it is unreasonable to have to exchange days of messages to arrange a time to view a property. James gets 5 stars for his service today. He went above and beyond replacing our bedroom window blind. He checked our wall heater to confirm the repairs from before, and stayed a few extra minutes to check something else and put us at ease. Yelp doesn't let me give reviews for other staff at Advent though, so this overall rating is an average. I'm rounding up to give James the boost. A few months ago, Scott Sousa, Property Care Manager, falsely pinned us with a prior tenant's damage to our garage door track. He was slow to respond, despite us cc'ing founder Ben Scott. Then the accounting team took awhile to remove the $225 charge from our account. We had to stop and restart autopay to avoid overpaying July's rent. Our concern was the garage door clicker, but no one checked that and it still doesn't work well. 1 star. When we moved here in March, Tyler was disorganized and unprofessional. He texted/called twice at 12:15 to ask where we were for our 12:30 tour. I was at the post office getting a money order for the deposit that the ad said was required. It proved unnecessary but Tyler gaslit me, claiming the ad didn't say what it did. He rescheduled our 12:30 key appointment to 11 am but was late. He forgot the (malfunctioning) garage door clicker and one of our keys, requiring my wife or me to wait 4 hours on a work day for his 3 pm return. No acknowledgment or apology. We didn't rent this apartment for its location at a noisy intersection in Berkeley. We moved here so I could return to my alma mater after 30 years. 1 star. 5 + 1 + 1 = 7 / 3 = 2.333. Our bathroom towel hook fell off the wall, leaving a sizable hole. James called to set up a time to assess the damage and repair the fixture. He was very courteous and prompt in his work. James replaced the fixture, patched up the hole and color matched the paint. He even followed up after the work was done to make sure we were happy with the results. When it comes to Advent Properties and outstanding customer service, don't expect too much. I lived at one of their properties and it was a total nightmare. Backed up pipes. Trash all over the parking lot. Defective smoke detectors. You name it. Poor communication was also a constant theme. When requesting repairs or updates on said repairs, I would get directed to someone, who would then direct me to another person, who would ultimately direct me to someone else. And sometimes, a maintenance request would A) get lost in the shuffle or B) get charged to my rent when I didn't have any appointment scheduled. I will give Scott and the service technicians credit. They do their jobs to the best of their abilities, but everyone else gets an unsatisfactory mark. Edit: I am a former resident and their records are inaccurate. read more

An absolutely horrible company. When I had to evict a tenant and they were fighting the eviction Advent told me it was too much trouble for them to deal with and I was on my own. I had them manage my property for 6 years. So long as all they had to do was cash my check they were happy to help but as soon as it took any work on their part they jumped ship. They will probably respond to this by saying how sorry they are and it won't happen again (that is for sure because I would never hire them again). That mine was an isolated case etc. The truth is everyone I spoke to that company treated me the same way. Remember, when the going gets touch Advent Properties will disappear. read more

We have rented a house that is almost one hundred years old, so issues do come up. Scotty, the director in charge of maintenance, is great and has been amazing in terms of turnaround and follow-up. Today, Isaac came by and was very helpful, thorough, and friendly as well. I have full confidence our issues will be handled well and in a timely manner. I have had disappointing (that's putting it mildly) experiences hiring property managers for two of my father's homes and I am actually shocked at how responsive and sympathetic this company is. I put in a request to have the fan in my bathroom fixed after it started making some concerning sounds. James Ryan Jr. called me first thing in the morning one business day after I submitted my request to arrange an inspection. He was able to come the same day and managed to fix my fan so quickly! Our bathroom fan stopped working. We put in a maintenence request and James Ryan was brought in to help us out. He removed the fan day 1 and assured us that issue was due to age of the fan as well as debris from our recent roofing job, and not our doing. He came back a few days later with a new system. We moved into our place almost 4 months ago now since June. Advent Properties was simply amazing walking us through the rental applications process. There is always that concern when moving if a property management company will be reliable on repairs or communications. Since moving in we've made requests for a few needed maintenance and repair issues including replacing a kitchen faucet, installing new fire alarms and even a door repair etc. I want to give a big thank you to Advent and especially James Ryan Jr who came in to do the repairs. Beware when working with Advent Properties. Advent properties tried to scam us out of our move out deposit. We lived in our unit for 3.5 years. They collected a months rent as the deposit when we moved in, which exceeded $2000. Before we moved out, we had a pre-move out inspection where someone from Advent came. They hardly looked around, we had to point out things and ask questions. He told us not to bother cleaning unless we were going to have it professionally cleaned, and expect to have a cleaning fee of around $200-$300 deducted from our deposit. He told us how much we would get charged per wall. After talking to the manager we found out that they shouldn't be giving us the dollar value of expected charges. We moved out, leaving the keys in the unit. We were not present for the official move out inspection (lesson learned). A few weeks later we receive a letter from Advent saying that charged us $550 for cleaning and because we "lived In the unit for almost 5 years", they charged us $335 which was "10%" of the cost to paint the entire place. I contacted advent and told them I thought the cleaning fee was ridiculously high and asked for the move out report including a break down of costs, which is legally our right as renters. I also told them we shouldnt be responsible for regular wear and tear for painting. We asked them to provide proof what walls were damaged that warranted repainting. Advent properties was extremely rude and defensive to us over the phone, saying that 'the place was so dirty' and the 'walls were so bad'. We're wondering how the pre inspection person didnt see all these issues. They said they do their cleanings in house and didn't have a break down of the costs (number of people who cleaned, number of hours). They sent a few pictures of the unit which included a dirty bathtub, a few spills in the fridge and a dirty stove, all regular items that need to be cleaned. I still didn't understand how that would warrant a $550 cleaning fee so I requested to see the move out report. Two weeks passed of me calling and emailing before we received a letter in the mail where they refunded the painting fee without any explanation. The letter they sent also listed the $550 cleaning fee invoice from a company that I tried to search up and couldn't find any evidence of. I looked up the address of the cleaning company provided on the "invoice" and it was a house in Vallejo. Until now I have never seen the move out report. I find it very sketchy that I asked to see proof of these charges and they didn't provide any and just gave me a partial refund. Were they just hoping I wouldn't say anything and they could charge me illegally? Over all I feel scammed and would never work with Advent Properties again. read more
